- "Lovely spacious well-heated house in beautiful countryside. We had a week of snowy weather which was heavenly. Edward, the owner was extremely helpful. He towed out some cars which got stuck in the car park by the house, provided lots of logs, replaced the washing machine which had problems and was generally a great help. This is a house for people who like old books and furnishings...don't go there if you want modern posh." - "We had an amazing time in this beautiful old 18th century property - it felt very much like a French chateau with its faded elegance, charm and homely living. The house is spacious and set in beautiful surroundings with wild deer and horses roaming in the fields and a myriad of birds roosting and populating the skies. The fireplace was cosy, the outside space and hot tub inviting and the large comfortable sofas were great for curling up in and reading or watching TV. There is also a grand piano which we made full use of . Edward was a perfect host and made us feel at ease and right at home straight from the start ! We also had use of a kayak and boat on the nearby loch and the walk around the loch is very pretty. There are some great towns to explore nearby such as Kelso, Jedburgh, Alnwick and Berwick upon Tweed. We would certainly stay here again and would highly recommend it!"

- "We stayed at Avenel Cottage for a week with our dog and found it to be located in a very peaceful, beautiful part of the Scottish Borders and very dog friendly. The cottage is ideal for those who love to get way to experience peace and quiet and walk in the countryside. It is a very good location for visiting historical sites such as Dryburgh Abbey, Melrose, Smailhome Tower, Abbotsford and Kelso. We found the people who live in the area very friendly and welcoming. We found the cottage to be very comfortable and it has the most spectacular view over the loch. The kitchen was well supplied with utensils well enough to cook meals with no problem and there was plenty cupboard space for us to use. We used the washing machine and tumble dryer (located in a cupboard in the hall). Both being easy to use and effective. The fridge has a small freezer compartment but to make up for this there is a larger freezer in the barn. The main bedroom was surprisingly big with plenty of wardrobe space. For our part we had a good nights sleep in a very comfortable and clean bed. The view from the bedrooms is spectacular and a pleasure to wake up to. The bathroom was small but there is a good shower over the bath providing plenty of hot water. The cottage has a really good heating system and we would not hesitate to book up during the colder months as it would be very warm and cosy especially if the wood burning fire was used. The garden is enclosed which for us as dog owners is essential. It has a small courtyard leading to a wooded garden with a circular grass path. The garden attracts lots of different birds and butterflies. We enjoyed walking around it in the morning spotting the different species visiting the garden. We went out into the garden at dusk and saw bats flying around the tree tops. The garden is a little overgrown and would benefit from regular pruning. We used the back door to enter and exit the property. We definitely enjoyed our holiday at the cottage and hope to book again next year."

Set in the foothills of the Cheviot hills and on the edge of the Northumberland National Park, Gypsy Palace is an unusual self catering cottage with a fascinating history. Situated in the Scottish Borders at the most northerly point of the Pennine Way, the small village of Kirk Yetholm has been regarded as the home of the gypsies of Scotland and Northern England for over 300 years; Gypsy Palace is famous the world over as the royal residence of both Queen Esther and her son and heir, King Charles Faa Blythe. It is said that Queen Esther became very popular receiving the gentry from far and wide who visited especially to hear her words of wisdom, We have no idea how old the cottage is but records mention its existence back in the early 1800's.
The Palace can sleep up to four people, though its small size means its more suited to couples or small families. It is perfect for exploring both the Scottish Borders with its stunning moors and quaint market towns, and Northumberland with its spectacular beaches and many castles. Kelso, Jedburgh, Melrose, Holy Island, Alnwick and historic Berwick upon Tweed are all just a short drive away short drive.
Gypsy Palace has frequently appeared in the national press including:
The Times: 30 Serene Scottish Hideaways
The Scottish Field magazine
The Scotsman
The Sunday Times - article: Fit for a Queen
Tiny Living magazine
The Independent newspaper: UK's Best Holiday Houses
The Scottish Herald
We have also featured in many books and on websites all over the world including Lonely Planet, Buzzfeed, BBC Legacies, etc.
- "Loved this quirky cottage - has everything you need. Bed was very comfortable - definitely be back 😃" - "I’d go back. The cottage is very comfortable and warm and its history is very interesting. The kitchen is well equipped and there’s a good shower in the bathroom. It’s perfect for a dog because it has a back door and stone floor. The garden is fully fenced in, but won’t keep in a smaller dog. There’s a lovely sun house. It’s situated on the Pennine Way, and there’s a hotel close by serving food, so there’s no need to be driving a lot."

- "Enjoyed our stay in this country pile. The owner was friendly and helpful and the location was great. We enjoyed a walk around the loch and the views. House decently equipped for self-catering. The issue was the agent company who are managing the property - they failed to update the details on the heating contribution costs, send us any info about how to check-in or pass on the owners details or the owners request for our bank details to return the deposit.
