Old crumbs in the toaster. The pull cord in the toilet next to the kitchen was dirty and discoloured. The radiator was very rusty. This was due to urine splash, but would not have got in this state if it had been cleaned after each occupancy. There were other rusty corners harbouring dirt. A very rusty soap/towel holder bracket was fixed to the wall without its tool. Just a dirt trap. Light switches and door handles throughout were dirty. A kitchen wall was spattered with what looked like coffee stains, but could have been anything. The thermostat on the hall radiator was broken and unusable. Bedside lights in the main bedroom flashed on and off continually. They could not be used. Standard lamps in the lounge and main bedroom were defective. The top bulb fitting was broken on the bedroom one. Deep cracks on the ceiling and wall of the lounge suggest that the building should be surveyed for subsidence. A booking condition was that we check out by 10:00am as is usual. The demand that we should do so by 09:00am was unacceptable. The further demand that we should bag up bed linen, etc. has nothing to do with safety. Your cleaner/housekeeper should wear gloves when doing this job. The standard of this holiday let is unacceptable. Visitors from abroad would return home with a very poor impression of The Lake District!"

Sitting just back from the main thoroughfare of Keswick you are only 100 yards away from traditional pubs, restaurants and lots of walks whether it be Derwent water or the fells of Skiddaw. Your dog is more than welcome to holiday with you and Keswick is very dog friendly!

Beagle’s open-plan ground floor is great for spreading out and doing your own thing or coming together to snuggle up with cosy toes in front of the log burner while you watch a film together. The kitchen has everything you need with a handy breakfast bar for fuelling up for the day to come in the mornings and plenty of utilities for cooking up a hearty meal in the evenings.

Upstairs the double bedroom has a characterful exposed brick wall featuring the original fireplace (not functional), and exposed slate lintel. There’s plenty of storage with a wardrobe, drawers, and individual bedside tables. There’s also a small stereo to add a little music to your mornings. Just off the bedroom is the bathroom, equipped with a bath and shower, hand basin, and WC.

This is an ideal cottage for two, cosy, central, quiet, well finished and with an attention to detail.

The lounge has everything you could want including leather sofa and a log burning stove. A smart TV means you can log into your own streaming service to watch a movie and relax after a day of adventures.

The modern kitchen has a breakfast bar, under-counter fridge with ice box, integrated microwave, oven, induction hob, dishwasher, washer-dryer, and a Nescafe Dolce Gusto coffee machine.

The bedroom has a superking-size bed (That can be split to twin beds on request - £15 charge applies), wall-mounted Smart TV, and an impressive en-suite walk in shower room. The bed will be made up with luxury crisp white linen and towels for your arrival.

To the front of the cottage is a small outside space with a bench on which to relax and pass an hour or two.

There is parking for one car available, however you should note that entry to the car park is down a narrow alley so this is best suited to a small - medium size car. There is plenty of unrestricted on-street parking close by. A parking permit may be available for the local long stay car park (2min walk away) @ £30 for a week £20 for a short break.

Ardale House is a comfortable detached property in the quiet locality of Threlkeld ideal for walkers, families or small groups. It nestles under the impressive slopes of Blencathra. It is well situated near Keswick providing easy access to the many places of interest in the northern parts of the Lake District. A short walk takes you to a renowned hostelry or coffee shop in the village hall. There is immediate access to the fells as well as numerous circular walks in the vicinity.

Guests can take advantage of a good sized garden with garden furniture available for use in the garage. The garage is useful for storage of outdoor equipment and hanging wet clothes.

Cosy Lakeland terraced cottage situated in the charming, picturesque village of Portinscale, about a 5 min drive from Keswick (or a 20 minute walk) and providing self catering holiday accommodation for couples or a small family. Dog friendly and a hit with ramblers and those who enjoy messing about in boats, as the cottage is situated close to the western side of Derwentwater lake and also to fantastic fells and mountains. Wonderfully located in the north of the Lake District National Park.

The space
The cottage is well equipped for self catering purposes including a fridge freezer, microwave, gas hob with electric oven. It also has a washing machine, clothes drying rack, iron and ironing board. If you have very young children there is one travel cot, a stair gate that can be fitted to the kitchen entrance and a high chair. The space easily sleeps 4, ideally 2 adults and 2 children however if 4 adults stay guests need to be aware that two adults will need to sleep on bunk beds.
One dog is permitted.

Guest access
The cottage is fully accessible with the exception of the roof space (loft) and the rear garden shed. To the rear of the property there is a covered porch which is shared with the neighbouring property. In this space there is space to keep a bike. The walled garden area to the rear of the property is fully accessible but requires ascending 3 or 4 stone steps.

Other things to note
You are welcome to bring one dog (a request to bring a second dog can be made but an additional sum of £15 per will be charged for rgis) but please note dog beds, food or toys are not provided. Dogs are not permitted upstairs in the property.

One travel cot is availed but bedding for the cot is not provided so this would have to be brought. A high chair and a stair gate are also available.

The space
On entering this fabulous Lakeland cottage you will find yourself in the stunning kitchen/diner, which has been completely refurbished for 2023. The kitchen makes a lovely place to socialise while you cook and dine, and is well stocked and equipped with double range master gas oven, dishwasher, fridge/freezer, washer/dryer and microwave.

The warm and welcoming lounge is ideal for spending quality time with friends and family. There is plenty of comfortable seating, a stunning open fireplace perfect for cosy nights in, board games and books to enjoy, and even a Smart TV with complimentary Netflix access.

On the first floor there are two pretty bedrooms nicely decorated with solid oak furniture, along with quality beds and mattresses dressed with luxury linens and towels. The double bedroom room has plenty of storage space with bedside tables, wardrobe and chest of drawers. There is room for a cot if required. The second bedroom has two single beds, bedside table, wardrobe, chest of drawers. Both bedrooms have original cast iron fireplaces, stunning views of Skiddaw plus well co-ordinated soft furnishings & decoration.

The beautiful Victorian style bathroom is on the same floor as the bedrooms, and features a roll top bath ideal for soaking tired muscles after a day of exploring the great outdoors!

There is a small enclosed garden to the front and one offset to the rear of the property which is accessed by descending wooden steps from the elevated patio area at the back door . The lawned rear garden is south facing with garden furniture for alfresco dining.

Guests will not need to worry about where to leave the car/s during their stay as there are two good-sized allocated car parking spaces for the cottage.
