The accommodation is part of Hallin Bank, a 17th century Lakeland farmhouse. The buildings are set in eleven acres of private land at the end of a single track, with parking space at the top. The location, on the south slopes of Hallin Fell and overlooking the valley of Martindale, is stunning. The same family has occupied Hallin Bank since 1905 and the owner mostly lives on site.

'The Fold' is a small cottage, available to rent all year round. It is attached to the farmhouse, which is also sometimes let out as a holiday let, but it is separated from it by a large barn (so there is no risk of sound interference) and has independent access. A public footpath runs past the back of the buildings, but the house faces the other way, looking south down the valley.

The loft bedroom contains a king size double bed and a single bed. It is accessed by a steep staircase rising from the kitchen area. Downstairs is the bathroom, with shower and washing machine, and the kitchen-dining room. The living room, on two levels, features a wood-burning stove and television/DVD player. Its garden door opens on to a terrace where you can sit outside, observe the local wildlife and enjoy views down the valley. From the terrace there is access straight into the orchard and terraced garden, filled with snowdrops and daffodils in springtime. It slopes steeply down towards the field.

You may wander anywhere in the fields and woodland above and below the house. There are splendid walks in every direction with wildlife close at hand, including red squirrels, badgers, red deer and many types of bird. Well behaved dogs are welcome. Lake Ullswater is a 15 minute walk away and you can take the ferry from nearby Howtown to the villages of Glenridding at the head of the lake or Pooley Bridge at its foot. The nearest town, Penrith, is 10 miles away. You can eat well at a number of pub or hotel restaurants in the area, the nearest being the Howtown Hotel, famous for its old-world charm and excellent cooking.

The Fold is old, and the location is remote, and I spend a lot of time working on the land around the house! Please don't expect straight lines, spotless surfaces, super-fast broadband, or a yard free from tree-planting material. Nevertheless, hopefully you will find this a good spot for rest and relaxation, a base for walking in the fells, or a romantic retreat.

- "We stayed at Lake View from Monday - Friday at the beginning of December. The barn conversion is very comfy and cosy and it was really peaceful and quiet. We didn't see a soul all week although I would imagine in the summer this would be a different scenario. The drive that leads up to the barn is easily missed from the main road as happened to us and we had to turn around. There is no signage at the bottom of the drive also the entrance is a bit concealed and I would imagine in the summer months would be difficult to exit. The view from the living room to Ullswater is beautiful. The lack of outside space wasn't really an issue for us due to the time of year but in the summer months this would be different. There is no outside decked area as described in the property description. A couple of downsides - although the barn conversion has all you could need for your stay in terms of equipment and cleaning items, there was no washing up liquid, not everything will go in the dishwasher. Also it was nice to have coffee, tea, sugar, biscuits and wine left for us but some milk in the fridge would have been great to. Overall we had a lovely stay in this beautiful property. We would stay again but in the winter for us rather than the summer as it was so peaceful and quiet."

- "Cottage was perfect, so clean and cosy." - "Finale Cottage was surprisingly spacious. It was tastefully furnished and very well equipped. The heating was effective and made it so cosy. It sits at the end of a little lane, so is quiet whilst being very close to pubs and local shops. We had a fantastic stay." - "A very nice little cottage at the end of a very narrow street, just enough turning space to reverse into parking space. Very large boot room which was extensively used and a very welcoming lounge with large settee. Didn't need to make use of the wood burners as property was warm enough. Galley style kitchen very well equipped but a tight squeeze for two people in it at same time; could do with a proper old fashioned tin opener though. Dining room just enough room for 6 adults as it is. Bedrooms are a good size, had a travel cot in the largest one and still plenty of room. Beds are on the firm side but warm and cosy. I kept hitting my ankles on the bedstead though as I like to sleep with my feet hanging off the end! Only one bathroom which is a decent size and a downstairs loo as well which was good. Emergency light at top of stairs came on twice for some reason, both times during the night and had to reset the circuit breaker which was in the boot room. Other than that, a lovely little cottage overlooking fields behind and less than a minute's walk to the shop for fresh croissants and The Crown which serves good food at reasonable prices."

- "Perfect place for a relaxed family holiday with dogs, away from the hustle and bustle. Located next to the famous waterfalls and with amazing hiking up the fell behind and with our own kayak we had only a short distance to go for the perfect launch spot. Important to take your own provisions as there is no supermarket for miles. - "This was our fourth stay at this property and yet again it did not disappoint. Everything was perfect. It is an extremely comfortable and cosy place to stay with the most incredible views to be seen from pretty much every single window. The view from the main upstairs bedroom window is just stunning. There are so many fantastic walks on the doorstep and pooley bridge is just a five minute bus ride away ( the bus stop is a two minute walk from the property) or a 40 minute walk via the Ullswater way route. I don’t see how anyone could stay here and not absolutely love it. We stay for a week and it is never enough time. We will definitely be back again."

- "This is a lovely spacious cottage surrounded by fields on 3 sides. Photographs on website don’t do justice to it and rooms are a lot bigger than you expect. Homely, very well equipped and comfortable. Great location apart from the Bridge in the village itself not currently being open to cars at the moment meaning the only way in and out is via Eumont Bridge. 4 restaurants/pubs in village plus a lovely tearoom and takeaway/secret garden both with river views. For those who like a Gin the off licence/shop has a huge stock. The kitchen in the bungalow is not large and could benefit with room to store food rather than just the fridge but we were able to use the sideboard in the large dining rooms We had 3 issues with the cottage, the main bathroom toilet flushing mechanism was broken on arrival and poor water pressure to hot tap in en-suite both of which were resolved the day after we reported them. The 3rd issue was the wooden bedposts at the foot of the master bed, which both my hubby and I stubbed our toes on and then my hubby tripped over the bedding which hung over them and landed heavily on his ribs/breast bones on the knoB on top of the post. This resulted in a 999 call due to him struggling to breath and he ended up in Carlisle hospital on only the 2nd day of our holiday and injuries which will take 3 months to heal. My suggestion would be change the bed to a divan to avoid any chance of further accidents. Otherwise we had a great week and would certainly stay again. - "We loved the location of the property and were able to take some gorgeous hikes right out our door! The farmhouse is very charming. It was a bit musty when we arrived so we opened the windows which helped. The bedrooms were very comfortable and the views were exceptional. There were no fires laid in either stove so we didn’t have any fires. The kitchen refrigerator was quite warm when we arrived but we were able to get it colder. The dog next door defecated twice in the yard and we picked it up both times. We never saw the neighbors to let them know. We loved the solitude and feel of the home and area and will miss being there! We also.met and enjoyed the couple next door, Ann and Doug. Lovely people! They let us use the landline once!"
