Guest Reviews:

- "Very nice property, plenty of space, especially in the top floor bedroom and en-suite. Bear in mind that its (fabulous) location means that local amenities (apart from nearby hotels and cafe) are some distance away but there is an excellent bus service. Two issues with cleanliness. (1) main bedroom carpet was covered in (mainly human) hair (of different colours - suggesting not just immediately prior occupants). The cylinder vacuum cleaner in the property was not up to the task of removing them (our first task on arrival). (2) the verandah / boot room had a substantial amount of cobwebs in the corners suggesting that it is overlooked when cleaning."

- "Lobstone Cottage is in a wonderful location - a paradise for all walkers! We hardly used our car all week. The cottage is comfortable and homely - all we needed. While the front is directly on the narrowest bit of the road going through Rosthwaite, that didn’t bother us. There is no traffic at night - from 8pm it was very quiet, and the first signs of life in Borrowdale were when farm vehicles started to come through around 7am. Would we go back again - yes, indeed! - "We had the best time staying at Nook Cottage! It was really beautiful and the cottage was very clean and had a well equipped kitchen for cooking. The bed in the main bedroom was really comfortable! The owners have a working farm next door and were very nice and welcoming. They checked in with us to check if we needed anything. We were also able to bring our dog and there is a beautiful enclosed garden for him to run around in. Highly recommend this cottage!"

Guest Reviews:

- "We really enjoyed our stay although we were there during there during the pouring rain and 80mph winds of Storm Dennis. We all got horribly wet but thanks to the many and very efficient radiators we were able to dry out, and were able to warm up with hot baths and cosy beds. We were there also with a toddler who loved the staircase, his cot, and the view out of the window onto the animals in the farmyard and fields opposite. Having an attractive short cut through to Rosthwaite, and having the hourly bus turn-around only yards from the front door were also a great convenience"

Luxury Lakeland cottage, Borrowdale
Cottage
Allerdale District

Spacious one bedroom cottage in Borrowdale with stunning views across the valley. Gentle strolls and demanding days walks from the door to the river, lake, fields, woods and fells.

The space
Cocklety How Byre is part a 17th century converted barn that sits at the peaceful foot of Catbells, overlooking the fields, woods and fells of the Borrowdale valley. We built the Byre extension in 2000 with great care and attention and are really proud of the result! It's a beautiful cottage that blends the original stonework and beams of the old byre with a modern vaulted ceiling extension that curves along the contour of the fellside to make the most of the spectacular views. The cottage is extremely spacious and the fixtures and fitting are of a very high quality, with La-Z-Boy leather arm chairs, solid oak floors and a sound system. Treat yourself to some luxury!

The cottage is all on one level. The bedroom has a king size four poster 'pencil post' bed, fabulous views east and north, luxury 100% wool carpet, and chaise longue. There is a separate large walk in wardrobe/dressing room with window to the fell (plenty of space for a cot). The en suite bathroom/wc has a shower over the bath.

There is a lovely big oak fitted kitchen with dining area at the other end of the cottage from the bedroom. It has original exposed beams and stonework, a range style cooker, dishwasher and all the equipment you'll need to cook up a storm.

Between the kitchen and the bedroom is an open-plan living area, with solid oak floor and rugs, and a double height vaulted ceiling. You can relax after a walk in reclining leather armchairs and sofa. There's also the additional sofa bed for the third guest. The living room's French doors open onto the patio and the wonderful views across the valley of Borrowdale. If you get bored with the view (unlikely we think!) there's a smart TV with freeview and a sound system (ipod and mp3 player compatible).

At the back of the cottage is a utility room with sink, washing machine, drier and back door.

Please note: the bathroom/w.c. are en suite to the bedroom, so the third guest using the sofa bed has to go through the bedroom to use the bathroom.

Outside we've made a private fell garden behind the Byre with beautiful panoramic views and water feature. At the front, the patio & gravelled area outside front door look out across the valley. There's a choice of garden furniture including recliners, table and chairs. Parking for 2 cars by the cottage.

Please note, except for very last minute bookings, arrival / departure days are Mondays and Fridays.

Guest access
Guests have their own parking space, entrance, fellside garden and have exclusive use of the house. They are welcome to explore our small wooded fell side behind the cottage. They have access to a shared utility room with extra tourist information, games, puzzles, books and portable bbq.

We have one outdoor wood fired hot tub in our little wood, which can be booked for a day at a time for an additional cost by guests staying in any of our accommodation. Please book in advance and check availability before you book accommodation if this is an integral part of your holiday plans.

Other things to note
Before your stay we will email you full information about check in and details of your stay. We are always at the end of the phone to help when you want it and usually around to chat with our guests.

3 Bed in Borrowdale (SZ465)
Cottage
Allerdale District

This spacious and characterful cottage is ideal for walking enthusiasts and is nestled in a truly breathtaking part of the Lake District National Park. Seatoller is a quaint and idyllic little village that offers peace and solitude as well as direct views of the local fells. You are surrounded by many of the great mountain giants of the area including England's highest mountain, Scafell Pike.

The space
The canvas pictures dotted about in the cottage were taken by the owner and show many of the fells that can be climbed from nearby the cottage. There is also great scope for easy half-day walks: Seatoller sits in a lush green valley surrounded by woodland, riverside footpaths and some great low-level summits. This really is a walker's paradise and you will be struck by the grandeur of the area from the moment you arrive.

The cottage itself is comfortably furnished and beautifully decorated with plenty of room for a group of friends or family who want to enjoy a holiday together. The true highlight of the cottage has to be the old barn doors, which have been re-engineered to open up and reveal a large glass front, allowing lots of light into the kitchen and offering expansive views from the downstairs of the building. When you wake up, you can simply open the barn doors and enjoy looking up at Glaramara and Bessy Boot while you eat your breakfast. In the evenings, you can retire to living room, which has plenty to keep you entertained at the end of the day!

Between the beautiful setting, access to a huge array of walking, and proximity to lots of attractions, this is an ideal Lake District holiday cottage.

Please note: the cottage is unable to accept children under 8 years old (including infants).

This beautifully furnished cottage is nestled in the little village of Seatoller, which sits right at the bottom of Honister Pass and is only 20 minutes' drive from Keswick. Shortly after passing Glaramara Outdoor Centre and the National Trust car park, you will see a red phone box to the left of the road and the cottage is directly opposite this. There are two private parking spaces right outside the front door, so it's easy to unload your luggage. To park, it is easier to drive past the property up the hill and the use the turning circle by the bridge and then reverse park into the drive. The large wooden barn doors open up to reveal a glass front, with sliding door.

As you walk in, you step into a carpeted cloak room area, which is slightly elevated above the kitchen, with the two areas being separated by a banister. This space is great for storing outdoor kit and there is ample space to hang coats, rucksacks, walking poles and boots. There is a little bench, so people can sit down to take off their walking boots. A step leads down into a sleek modern kitchen, which is spacious and beautifully decorated. Extensive cupboards run the full length of the kitchen which is fully equipped with everything you might need for dining in with plenty of surface space for preparing food. There is an integrated fridge/freezer, integrated double oven, split with microwave/combi-oven at the top, fan oven at the bottom, electric induction hob, a dishwasher and a kettle and toaster. There is a wall-mounted TV, for those who like to catch up on the news at breakfast time, hung above the dining area. The dining table is plenty big enough for six but can be extended out if needed and there are six chairs. The controls for the two-zone heating are next to the stairs, allowing you to regulate the temperature downstairs.

A corridor leads from the kitchen to a bathroom and bedroom. The bathroom is stylishly decorated and has a bath, a shower (over the bath) with waterfall effect shower-head, a basin with lit mirror (de-misting), a shaver charging socket, heated towel rail and toilet. This bathroom has been very cleverly designed so that it can be either a shared bathroom or en-suite because there are two doors that lead into it and both lock; the door that leads into the bathroom from the corridor can be locked from the inside, which then means that the bathroom can only be accessed from the bedroom. The bedroom is reasonably spacious and has a king-size bed with storage drawers, wall-mounted reading lights, a single wardrobe, two chairs, one in a recessed sitting area, a bench-table for those needing office space and a wall-mounted 32' Smart TV. The main lights can be switched off from the bed side and there are reading lights mounted on the wall, on each side of the bed. A door leads from the bedroom into a utility area, which has a washing machine, tumble dryer, Belfast sink, clothes hanging rail, an iron and an ironing board (there are also hairdryers in both of the king-size bedrooms).

From the kitchen, wooden stairs (with hand-rail) lead up into a spacious living room. This room has a country-cottage feel to it, with its high gable ceiling, large wooden beams, wrought iron lights and large Persian rug. There two comfortable double sofas and two chairs, cupboards full of books, games, OS maps and local guide books and a 42' Smart TV with blue-tooth sound bar. The main living room window offers fantastic views across to Bessy Boot and Thorneythwaite Fells. This is a lovely place to come and unwind at the end of each day and there are dimmer lights to create a low glow in the evenings. The controls for the two-zone heating are next to the door to the hall, allowing you to regulate the temperature upstairs.

A corridor leads from the living room through to a bathroom, twin room and a further king-size room. The sleek modern bathroom is spacious and has a large shower with two shower heads (standard and waterfall effect), a basin with storage drawer, heated towel rail and toilet. There is a very large lit mirror and lots of shelf space for storing wash-bags. Further along the corridor is the twin room, which is small but the high beamed ceiling creates a feeling of space and a window lets plenty of light into the room. There are two single beds, with wall-mounted reading lights, a double wardrobe, draws and chair. At the end of the corridor is the master bedroom. This has a king-size bed, drawers, large wardrobe, bedside table and wall-mounted reading lights on each side of the bed. The room is nicely decorated and a window looks out onto some quaint little National Trust barns. Seatoller Farm next door is a National Trust farm and has a craft shop specialising in locally made products and the owners are always happy to show people around the farm, if asked.

Seatoller has very little light pollution, so make sure to look up at the stars at night! There are barn owls which often nest in the adjoining barn wall and red squirrels love living in Seatoller and the surrounding woods.

Cottage
Allerdale District

A spacious stone house in the heart of the Lake District with wonderful views, this is a splendid holiday base for families or friends. The traditional Lakeland property, sleeping eight, is in the pretty village of Rosthwaite, overlooking the Borrowdale Valley. The fells and wonderful walks are at your door and beautiful Derwentwater is less than 4 miles away.

The space
Your entrance to this characterful house is through the pretty, country-style kitchen. Next door is the large lounge, with magnificent countryside and mountain views. This welcoming space has original ceiling beams, ample comfortable seating, and a wood burner where you can toast your toes on chilly nights. French doors lead to a dining annexe, where families or friends can enjoy a meal together against the scenic backdrop. A small room with table football and board games is ideal for nights in. Upstairs are four attractively furnished bedrooms, all looking out to the fells. Outside is a secluded patio, with the same glorious view. There is also a garden and lawn, shared with neighbouring holiday homes.

Rosthwaite boasts a restaurant and farm shop selling tasty Lakeland produce, along with a tearoom. The lovely market town of Keswick (6.5 miles), known as Queen of the Lakes, has a wealth of attractions, including Kong Adventure Centre, with indoor and outdoor activities for all ages. Hope Park has beautiful gardens, a cafe, and a games area where you can have fun with crazy golf and steering remote-controlled boats on a miniature Derwentwater. Explore the real thing on a 50-minute boat trip with a hop-on-and-off service at eight jetties around the lake. From Keswick, visit Castlerigg Stone Circle (1.5 miles), one of Britain’s most striking prehistoric monuments.
