The open plan living room/kitchen is bright and airy, and the kitchen area is fitted with good quality appliances and has everything you will need to prepare a special meal or full Scottish breakfast. The living area is well-presented with comfortable furnishings and has an open fire, ideal for those cooler days. A good place for a celebration meal and for everyone to sit around the table and plan the next day’s adventures, the dining room looks over the front garden and has views to the hills beyond. Ardchoille Cottage has a lovely, well-maintained, enclosed garden which is planted with trees and herbs and is a delight at any time of the year. There is garden furniture in both the front and back gardens so guests are able to find a sunny spot at any time of day, ideal for an impromptu barbecue or relaxing with a book and admiring the surroundings. Directly from the garden guests can follow the path to the River Lyon through the countryside.

Just a few minutes’ walk into the picturesque village of Fortingall, there is a hotel serving food, a pub and restaurant, as well as an historic church with a famous yew tree which is the oldest living thing in Europe.

For guests who enjoy exploring the area on foot or by bike there are lots of established footpaths, quiet roads and cycle paths available from the cottage. There are outdoor activities to suit all tastes with mountains to climb, white water rafting, mountain bike trails, horse riding and golf courses all nearby. Loch Tay and Kenmore are well worth a visit and offer good places to eat, boat trips on the loch (in season) and a loch beach. The Scottish Crannog Centre on the shore shows you how we lived 2500 years ago and is one of Scotland’s top heritage sites. Aberfeldy can be reached within a 15-minute drive and is a popular destination with a good selection for places to eat, local shops, galleries, community cinema, book shop and walks along the River Tay. Designed by William Bell circa 1899, Dunvarlich House is a superb example of Arts and Crafts movement architecture and has a Historic Scotland listing category B. The house occupies a stunning position with breathtaking views overlooking the River Tay, with its 18th-century stone bridge, glens and mountains beyond. To the front of the house there are steps that lead down to a beautiful river walk. The house is entered by an Oriental-style vestibule with pale green stained glass, opening into a long, imposing hall and has been lovingly restored and elegantly furnished with antiques for discerning guests and families. It boasts original oak panelling in the drawing room, wood-burning stove, glass sun porch and a quaint, original cloakroom. Downstairs, you will find a well equipped kitchen with dining area, American style fridge freezer with ice dispenser, electric cooker with oven, dishwasher and washing machine.

The comfortable living room includes a large HD TV with Sky channels and a cosy electric fireplace. The living room leads to a conservatory with a pool table and wall mounted TV. You can then enter your private garden through the conservatory door.
The main bathroom is also located downstairs and includes a bath and shower.

The 3 bedrooms are all upstairs. These are two large bedrooms both with king size beds. One of these bedrooms has an en suite bathroom. There is a further single bed bedroom. All with plenty of storage in large wardrobes.

The owner was incredibly responsive, answering a guest's question within a minute. The little touches, like board games in the cupboards, really added to the experience. A few minor complaints / things to keep in mind: The main master bedroom mattress was far too soft—you could feel the springs and almost hit the bedframe. I noticed a similar comment in another review. Despite this, it’s not enough to downgrade the property from 5 stars to 4 (the other three mattresses were perfectly fine). Also, the road leading up to the lodge is quite bumpy until you reach the well-stoned area near the property. I can understand that this is probably out with the owners hands. Due to the location, the WIFI/5G/4G is not the best, We knew this would be the case anyway so wasn't too much of an issue. If coming to the property with younger children it would be something to consider. Unfortunately, we couldn't find a pen to sign the guest book on our last morning, but we would definitely recommend this place to others!"

Starting in the kitchen with the warming range as the centrepiece, there is everything you’ll need to cook up hearty meals after a long day exploring the local area. There are two living rooms, one with a large TV and open fire, the second with a well-maintained piano. There is also a toilet and shower room downstairs beside the kitchen. On the first floor are two bedrooms and a large bathroom with bath and shower. The master bedroom has a kingsize bed, and the other bedroom has two bunk beds, both with a trundle bed under the bottom bunk, making the cottage ideal for a large family.

Grantully Cottage nestles into its own ancient woodland which has been in existence for several hundred years. The 2-acre woodland, where Grantully Cottage sits pride of place within, is only a small portion of the much larger forested area managed by the Edradynate Estate. The woodland, as you would expect from its age, is magical and is home to many Scottish wildlife icons. Red deer often graze in the glade in front of the cottage, and red squirrels are plentiful, easily being seen from the living room window. The birdlife is exceptional, a highlight being owls cruising the glade at dawn, dusk and through the night whilst hunting.The area around Grantully Cottage beyond the woodland is truly spectacular. The River Tay is only a couple hundred yards away and offers fantastic fly fishing (enquire locally for permits). There is also a lovely walk along the Tay both east and west to Strathtay and Aberfeldy respectively. Beyond the river, Loch Tay is 8 miles to the west, and the Cairngorms National Park is only 15 miles to the north. Grantully Cottage makes for the perfect base from which to explore the Scottish Highlands whilst at the same time relaxing in the most tranquil of locations. There are ample opportunities for walker of all abilities with the 7 Munros circuit within 10 miles, including Ben Lawers (Perthshire’s highest mountain) and Schiehallion. Follow mountain biking trails through the forest, or enjoy white water rafting on the River Tay, bungee jumping and horse riding, all available close by. Golf enthusiasts are spoilt for choice with numerous 9 and 18-hole courses in the area. The lodge is in an ideal location for exploring further afield, including Perth, Stirling, Pitlochry, Oban and Glencoe, all within a comfortable driving distance, as are the ski slopes at Aviemore and Glenshee.

Margmore is in a truly special location, sitting just above the famous Birks of Aberfeldy (Moness Falls). It is a detached cottage with no neighbours in sight, offering a remote feeling yet still only 5 minutes drive to Aberfeldy town centre. This fully refurbished holiday cottage benefits from underfloor central heating on the ground floor and radiators upstairs, a wood burning stove and beautiful furnishings, as well as WIFI broadband access. Once you are up at Margmore with all your favorite food and drink with a few good books and a pair of boots, you will not want to leave. High in the hills surrounding Aberfeldy, the cottage is accessed by a rugged country track, and therefore is best suited to a visitor with a 4-wheel-drive vehicle, or a sturdy family car (as opposed to a sportscar with low ground clearance). If you are looking to book this cottage in the winter, it is advisable to contact Rebecca prior to booking to discuss travel arrangements - the track can be challenging in Winter! There is ample parking outside the Cottage and a cot and highchairs are available on request. This cottage is well suited for a romantic couple or a family. Additional amenities include underfloor heating on the ground floor, a well equipped and very large kitchen diner, wood-burning stove in the sitting room, and an enclosed garden.

- "We stayed at the above property for 5 nights in October. I cannot rate it enough as it was one of the most luxurious we have stayed in. However, it was still very practical for children and I feel it was carefully decorated to bear this in mind. The space was wonderful, the kitchen superbly equipped, and the beds large, clean and comfortable. The house was absolutely spotless and wonderfully "new". Coming home and lighting a log fire was also great, making this an ideal house for autumn/winter lets. The windows were huge, giving magnificent views over the surrounding farm and countryside. The farm itself was a bonus also - my children enjoyed feeding the ducks, though we didn't get chance to see the ponies which are on the farm... The owners, and particularly Beckie the manager were extremely kind and helpful and made sure everything was to our liking. Both my boys have special needs and in this respect the owners were particularly accommodating. They were never intrusive and the cottages are set around the farm and each enjoy their own private garden space. We had not been to Perthshire before and could not get over how beautiful it is, with lots of things for children to do in the immediate area (and enough to do if it rains!), as well as magnificent walks. Aberfeldy, the town closest to the farm, is only a short 2 minute drive away. It has a decent Co-op and some lovely shops (especially the "Mill" Book shop and cafe!). I simply cannot recommend this place enough!! "

Opon entering there is a large hallway providing storage for footwear and coats and an upstairs toilet. with a wood burner for those cosy nights in. The upper level consists of a spacious open plan kitchen, dining and living space with a wood burner for those cosy nights in as well as a balcony boasting stunning views of Loch Tay, and plenty windows to let that natural light in. Taymore is designed with upside down layout, for you to get the most of what it has to offer.

Down stairs are three king sized bed rooms with 100% cotton bedding and towels, suitable for sleeping up to six adults. The bedrooms are linked by a corridor and access to the back garden. The master bedroom features an en-suite with shower and patio doors for direct access to large garden to the rear inclusive of an outdoor cooking pit.

The other two bedrooms share a washroom with a standalone shower, and bathtub. One of the rooms can be converted to a twin room upon request during booking. There are four extra foldable beds ideal for extra sleeping for children as well as a cot for babies, these are only available upon request, during booking.

The space
Croftness Bothy is part of the old farm dating back to the 1860s and has been upgraded in early 2017. It has a generous ground floor, great kitchen, ground floor WC and a cosy living area with open fire and Smart TV.
Upstairs the bedroom consists of king size bed and an ensuite bathroom. The bedroom can be changed to a twin upon request. There is also a Smart TV in the bedroom.
To the rear you have a private raised patio with stunning views over the giant trees by the 'Birks o Aberfeldy' and the Tay Valley. You can sit and enjoy the peaceful scenery from the garden furniture or from our 2 person hot tub.

While staying at the Bothy you will have your own private patio looking onto the giant trees of the Birks and down the Tay Valley. As well as this there is parking to the front of the building.

Deuchars Cottage is situated in the idyllic conservation village of Kenmore which sits on the northern fringes of Loch Tay. The Loch offers a wealth of activities including water sports, fishing and sailing whilst the surrounding countryside has numerous opportunities for walking, climbing and cycling. Within the village is a golf course as well as a local hotel, bistro and village shop. In recent years the Cottage has undergone substantial refurbishment and has been finished to a high standard.

The space
On the ground floor is a lounge, kitchen, small double bedroom and shower room. Upstairs are two generous double bedrooms.

Deuchars is well equipped and should have everything you need for your holiday including bed linens and towels.

Other things to note
While there are enough beds to sleep 6 there is only comfortable seating for 5. There are fold away chairs for 6 and the dining table is extendable but it’s a bit of a squeeze.

Please note there is no access to the back of the property. The garden with table and chairs is located at the front of the property.

The Owl House is a cosy retreat, five minutes from historic Fortingall. This former outbuilding has been lovingly renovated and commands beautiful views over the glen. Guests can sit out on the patio or in the large garden. There is high speed fibre optic wifi throughout.

The accommodation comprises one double room and one twin bedded room. There is also a newly refurbished, good-sized, bathroom with a walk-in electric shower. All linen and towels are supplied. Guests can enjoy the sun-trap patio in front of the house or can make full use of the large garden to the rear of the property. There is a private, gated, car park attached to the house which will accommodate one car for 19A, in a designated parking bay. There is also free parking on Kenmore Street. The cottage is good value for between 2 and 6 guests when compared to B&B or youth hostels!
We provide a complimentary basket of logs, kindling and firelighters between October and April. Thereafter guests can purchase these locally at Girvans, /Co-op or at the Gatehouse nursery via the Birks road. Additional logs can be purchased from the owners for £5 per bag when we are in residence- good quality hardwood only should be used please ( they provide a much better burn).
Our free range hens produce a reasonable number of eggs which does mean we can usually have more available at £1.50 per half a dozen if you would like some during your stay or to take home ( although they do sometimes go off lay so we cannot guarantee availability).
We provide plans in the cottage to show you the extent of our land and our other holiday cottage who can also roam the grounds and visit the sheep and Hens. We just ask that everyone shows each other courtesy and then we can all enjoy these beautiful surroundings.
We do not own the Old Mill which is split horizontally into two flats, a 2-storey upper flat and a single storey lower flat.
Lower Old Mill have some land on the right of the drive as you approach Mill House and Burnside cottage– they have put up ‘private property ‘signs, and the tree swing is theirs. We would ask that you respect their privacy since it upsets the owners if you walk on their grass, which starts one metre in from the drive; they do not say anything to you but then complain to the holiday let companies.
For the avoidance of doubt, I attach a plan of the Lower Old Mill (PTH33866)– the pink is the land to which I refer and the tree swing is about half way down.
I own the rest which is shown on The Steading plan (PTH48526) in pink, yellow for the drive and courtyard and blue for the back drive – this is the registered small holding which you can roam during your stay and visit the free ranging hens. We ask guests at The Mill House to be sensitive to the presence of Burnside guests whose access to their garden seating is via the French door overlooking the burn, when visiting the sheep and/or hens.
Please do not let dogs off the lead (if you are bringing dogs), and please pick up after them– the green lidded bin is for general waste (all to be bagged please). The blue is for recycling.

Detached character cottage set in stunning Highland Perthshire scenery. Providing unique, quirky, spacious holiday 'no smoking' accommodation for 4.
It has been renovated to add the comforts of a modern home whilst maintaining the features of a listed period cottage, The Mill House is a traditional stone walled cottage on a small holding in the heart of rural Perthshire, but close to the town of Aberfeldy. with private garden area and further shared grounds including a small burn.

The space
It is a great option for a family holiday, but also very attractive to couples wanting some rural seclusion, to sit and listen to the burn and to the waterfall which cascades down the side of the original Old Mill which sits at right angles to the detached Mill House cottage. The Old Mill is in separate ownership and has been split into two horizontal flats with a singe storey ground floor flat accessed from the courtyard. The Upper flat is accessed from the Camserney lane side. The Mill House is the detached cottage which is your holiday let property. It is reached via a private drive off a ‘no through’ country lane, from which the Lower flat also access their flat.

Probably dating from the early 19th century, the Old Mill of Camserney is a fine example of the type which survives with little external alteration. Converted to a dwelling in the late 20th century, its original use is unmistakeable and it retains its external character. Sited at right angles to the well-detailed Mill House, the picturesque setting also has a U-plan steading (converted to dwellings) and evidence of a much used water course which begins at the Falls of Camserney. Following a route to the east of Camserney Burn and rejoining at a point just south of the mill, the water formerly entered the Mill Dam to the north east of the mill. Controlled by sluices, which are still evident, the lade was directed beneath the road and onto the mill wheel.

The garden is to the side and rear of the property and adjoins a 5 acre area available for exploration, edged by an unfenced burn. The small holding used to be home to a small flock of Soay Sheep, a rare and endangered Hebridean breed which are almost goat like, but people friendly and will come to a bucket to feed. They have been rehomed up the A9 in the Cairngorm National Park. Speckeldy hens, Buff Barred and Blacktail , Hy -line hens remain at the small holding.

The property even provides bike storage for anyone looking to take advantage of the local mountain biking routes of Camserney and Dull Wood.

For groceries there are a number of options, but the one offering most choice is the Co-op which is in Dunkeld Street PH15 2AF. You will pass it on the left hand side if you come if via Ballinluig. If you come via Crieff Road, instead of going straight on at the traffic lights in the town (just after The Birks and the fire station on your right ( turn right at the traffic lights, follow the road round to the right and go straight passed the Birks cinema on your left. Co-op is on the right after the Birks – you will probably see the petrol station, to which it is attached, first. Co-op is open 7 days a week. The Bakers opposite is great for fresh bread and cakes. During Lockdown they converted the café to a grocery store with fresh vegetables too. They do a good range of speciality foods and gluten free if needed- good for a browse.

Cruck Cottage is a fully renovated traditional stone cottage, still retaining many of it's original features. Originally built in 1768 the cottage was once thatched. It lay derelict for many years before being beautifully renovated in the late 1980s and still features the original oak Cruck (oak frame that used to support the thatched roof) in the lounge/dining room. This provides a unique and historic feature in the main lounge/dining area with it's high cathedral ceiling. The lounge has a floor to ceiling stone fireplace with large wood burning stove.

The master bedroom on the ground floor features a luxury solid oak super king sized bed with extra deep mattress, antique double wardrobe and chest of drawers with dressing mirror. This bedroom leads through to a beautiful conservatory with double doors to the garden.

The second bedroom is on an open plan mezzanine level which is accessed by a staircase leading from the lounge/dining room. This room has 2 luxury single beds, two comfortable armchairs, a well stocked bookcase and selection of board games. As well as being a very comfortable bedroom this room also provides a lovely space for relaxing, reading etc with views to the garden and surrounding hills.

The bathroom has a bath with electric shower over the bath. Wash hand basin with vanity unit and toilet.

The cottage has a beautiful recently fitted kitchen with cashmere coloured wall and base units, mahogany wood look laminate worktops and flooring. The kitchen is very well equipped including an electric oven and ceramic hob, under counter fridge with freezer compartment, microwave and washing machine.

Guests have exclusive use of the entire property and it’s private well maintained (dog friendly) cottage garden. The garden is completely fenced all round.
Use of garage is not included.

Other things to note
We provide a generous supply of firewood, kindling, firelighters, and matches. If you’re out and about during the day the fire wood supplied should last 2 - 3 evenings. Additional firewood etc can be purchased from Gatehouse Nursery (if closed you can purchase logs from their log store and pay using their honesty box), the Co Op or Girvan’s hardware store in Aberfeldy. You can also use peat briquettes which are available to purchase from nearby Highland Safaris or from the Co op or Girvan’s Hardware store in Aberfeldy. Please do not use any form of coal on the fire as it becomes too hot which could damage the fire grate.

The storage heaters and water heater are set on timers during autumn/winter/Spring. There is normally no need for this additional heating in the summer although it will be switched on before your arrival if the weather is cool.
The storage heater in the lounge and the heater in the bathroom have convector heaters which can be switched on manually as and when needed. There is also an additional freestanding electric heater in the property which can be used anywhere in the cottage as required. Please do not place the freestanding heater anywhere near curtains or other soft furnishings and always unplug before leaving the cottage to avoid risk of fire.

Croftness Cottage is part of the old farm dating back to the 1860s and was upgraded in early 2017. The Cottage has a rustic yet modern feel to it. It feels light and airy yet still retains the traditional charm.

The first floor has two bedrooms (one of which can be either a kingsize or twin room) both of which are ensuite and have their own Smart TV with Freeview.

Aberfeldy village is only a 15 minute drive away where you will find cafe’s, restuarants, shops, supermarkets & a petrol station etc. Kenmore is an approximate 10 minute drive away where you can book the very chic Hot Box Sauna on the edge of Loch Tay which has the distinctive feel of an Austrian Wellness Retreat

A 2 bedroom detached country cottage situated in Keltneyburn (near Aberfeldy & Kenmore), Highland Perthshire which offers a welcoming escape for couples, families or a small group of friends & four legged friends.

The space
After a day exploring, relax in the cosy living room on the two comfy couches in front of the wood burner.

Watch the world go by and admire the visiting wildlife from the window seats in the sun porch.

The country style kitchen/dining room features a Rangemaster induction hob, a Belfast sink & all modern appliances and utensils to cook as much or as little as takes your fancy.

Both spacious bedrooms (king and superking/twin) have a calming effect with views from your bed, decorative traditional fireplaces and crisp 100% cotton sheets.

The bathroom has a shower over bath if you need to soothe aching muscles after a day in the hills.

KEPRANICH STEADING is a secluded, modern, no-smoking, double-glazed cottage with wonderful loch and mountain views. Bound by a burn, the pleasant garden grounds, sit in 12 acres of grass and woodland where paths lead down to a private beach on the shores of Loch Tay. Private fishing. Well-behaved pets are welcome.
Located on the quieter south side of the loch, the conservation village of Kenmore (5 miles) provides local amenities. The small town of Aberfeldy is 12 miles to the east.

The space
Re-built on the site of an abandoned cottage and steading, the cosy architect-designed interior features high-standard wood finishes and ceiling beams The spacious sitting-room has an open fire and wood -burning stove and also features large patio doors facing on to Loch Tay and the corrie on Ben Lawers ,one of the highest mountains in Scotland.

Guest access
Guests will be able to access the 12 acres of grass and woodland in which the cottage sits. There is pedestrian access to the private beach area below the house.
There is a good track leading to the cottage and a large gravelled parking area adjacent.

Other things to note
There is outside seating, a barbecue, grills for taking to the beach for camp fires, a Wendy house for young children, a swing and indoor games.

Short stroll to town centre, The Birks of Aberfeldy, Wade’s bridge and river Tay. 15-20min walk to Aberfeldy Distillery, the home of Dewar’s whisky. Kenmore/Loch Tay are just a 10 min. drive straight down the road from Ivy.
Home-away-from home in Aberfeldy, the heart of Scotland, to enjoy and relax after a day of exploring the beautiful Highland Perthshire.

The space
Ideally located end terraced grade II listed Victorian cottage with private driveway and garden.

Downstairs, you will find a well equipped kitchen with dining area, American style fridge freezer with ice dispenser, electric cooker with oven, dishwasher and washing machine.

The comfortable living room includes a cosy electric fireplace, a large Smart HD TV with Sky channels also allowing you to log in to your own Netflix account etc. and a vintage Nintendo games console.
The living room leads to a conservatory with a pool table and wall mounted TV. You can then enter your private garden through the conservatory door.
The main bathroom is also located downstairs and includes a bath and shower.

The 3 bedrooms are all upstairs. These are two large bedrooms both with king size beds. One of these bedrooms has an en suite bathroom. There is a further single bed bedroom. All with plenty of storage in large wardrobes.

Guests have full access to the entire property.
We now also offer full access at member’s discount to all Live Active Highland facilities (swimming pool, gym etc.) at Breadalbane Community Campus which is located behind Ivy Cottage. Your voucher will be at the cottage upon your arrival.

Other things to note
*All bedrooms are upstairs in the cottage. The main bathroom with bath and shower is downstairs, with a further en-suite in the main bedroom.

*Children are welcome, but please note the cottage is not child-proof. We do have a baby travel cot and high chair available on request, anything else required is the guest’s responsibility.

*Pets are not allowed at Ivy Cottage due to our many returning guests with pet allergies and those who prefer to book pet free accommodation.

*We endeavour to try and fix anything that might come up during your stay, but are not liable for loss of services/amenities beyond our control.

The cottage has been lovingly restored with a great attention to detail and an emphasis on comfort and luxury for our guests, which we believe make Glencroft a truly memorable experience.
The cottage is the perfect location for those looking to recharge their batteries and reconnect with nature.
Whether your looking for a romantic weekend away or simply together time with the family or friends, then Glencroft is ideally situated for walking, cycling sailing, tennis golf and a whole host of other activities.
Glencroft is within walking distance of the four star Fortingall Hotel where you will find a fine dining restaurant and also a bar food restaurant.
Each Friday evening there is a gathering of the local musical talent in the bar area which makes for a lot of noisy good fun.
Aberfeldy village is only a 15 minute drive away from the cottage where you can find local cafe's, restaurants and unusual shops for clothing and specialised goods. There is a supermarket and a petrol station for the essentials of life. A ten minute drive will take you to Kenmore and onto the famous Loch Tay where you will find the recent addition of a Scandinavian style wellness spa called
'The Hot Box' (google 'Hot Box Loch Tay').
This is a wonderful place to kick start your holiday in the magnificent sauna whilst taking in the simply outstanding surrounding natural beauty of Loch Tay.
A simply wonderful and rejuvinating destination for a friends get together or time out time with your partner, the Hot Box is a must visit.
