Very quiet, close to all the Royal Mile attractions and castle. There was a room being painted in the unit next to mine, so there's strong paint thinner fumes in the hallway, but they dissipate soon as door is closed, I didn't find them troublesome. The unit was very clean and looked newly renovated, with clothes washer/dryer, dish washer, mini fridge, espresso machine, rain shower head and hand held shower head. There's no outlet in the bathroom except for a razor (two prongs) so I brought my own extension cord to use the blow dryer and hair curler in the mirror. "

The only issue we had, and for me more of an inconvenience, was I booked on hotels.com and selected pay at hotel. Please select pay online through hotels.com or whoever you book through. The ladies are not set up to accept credit card payments. I had to pull out cash. I called my bank asked for an increase in ATM withdrawals and paid that way. I would rather not done it that way and thought hotels.com shouldn’t offer pay at the hotel option for this one so just make it easy pay online. This place is such a gem!! Definitely book it!"

The flat has gas central heating, wifi, on-street parking and a private west facing garden to the front of the flat which is great for an evening barbeque.
Fresh bedding, towels and shampoo are provided.
Kitchen will be stocked with basic staples, including herbs, spices and oils. Breakfast foods also available including (bread, jam, marmalade, eggs, milk, porridge oats, tea, coffee etc.).

Guests have the use of my flat as their home for the duration of their stay. Double bedroom, living room, bathroom, kitchen. The flat also has a lovely garden which acts as a sun trap in the evening.

During your stay
I will welcome you on arrival and if I am not available I will leave keys in the key safe for you and will send details of the code. You will be able to contact me by phone or email throughout your stay. I am happy to recommend places to visit, restaurants, cafes etc.

The apartment has a home cinema projector setup.

The space
The room has a double bed, desk, and a wardrobe to keep your things organised. The room gets plenty of natural light, making it a great place to be.

The apartment has 2 shared bathrooms, 1 with shower, the other with a fully functional bath.

Kitchen:
There is a spacious shared kitchen, with everything you need to cook. Pots, pans, plates, dishwasher, electric hob, oven and all the other facilities you'd expect from a modern kitchen.
I also keep a cupboard stocked with various things for the guests to share. Tea, coffee, cereals and other things can be found here, for free use. This cupboard is found on the far left of the top cupboards in the kitchen,
There is also a cupboard allocated to your room number to keep your own stuff in. Please empty this when you're leaving, feel free to leave stuff for others to use in the shared cupboard.
PLEASE KEEP THE KITCHEN CLEAN FOR OTHERS TO USE!! :-)

Living Room:
There is a Hifi and projector system in the living room. Please feel free to use these and make yourself at home, but keep the noise to a reasonable level for the sakes of other guests and neighbours.

During your stay
Sometimes I'm not available in person, as I work out of town a lot. Sometimes I'm around and will happily come and meet you to help with any problems you may have.
You can always gets me on phone, 'Whats' or through Airbnb, though.

My flat is only a few steps from Linlithgow Loch and 5 minutes away from the Palace. I share my home with my partner Graeme and two curious and friendly indoor cats called Ginny and Felix. We have a small campervan and love to tour Scotland so we are happy to give advice on places of interest.

The space
The flat is on two levels, a maisonette. The decor throughout is bright and modern. The bedroom has recently been decorated using Laura Ashley soft furnishings and wallpaper.

The bedroom is compact and has a double bed which will fit two people snugly. One side of the bed is against the wall and there is one bedside light and bedside table due to size limitations. A welcome tray with a small kettle and tea/coffee making supplies is in the room in case you fancy a late night or early morning cuppa but you are welcome to make full use of the kitchen during your stay. There is a selection of guide books in the flat for places of interest which you are welcome to use.

There is a shared shower room in the flat.

A washing machine is available for use on request.

The flat is situated on a busy High Street where there are numerous cafes available.

Guests are provided with a key and fob to the door entry system and front door and you can come and go as you please.

My flat is part of a large council owned building. It is accessed from Linlithgow High Street opposite Fair Tradewinds. There is a door entry system. The flat is on the second floor and there are no lifts so possibly may not be suitable for guests with mobility issues as you have to climb stairs . There are also stairs once you are in the flat.
