The house is tastefully decorated with a modern touch.

Downstairs, the well-equipped kitchen is large enough for dining in, complete with all the cooking essentials. Guests are kindly asked to clean up after use.

The living room is sizeable, with a comfortable three-seater corner sofa and a TV—licensing covered.

There’s a private front garden too.

Upstairs:
The spacious bedroom features a double bed with a Simba Hybrid Mattress, a large mirrored wardrobe, and ample room for personal items. Multiple plug points and a radiator are present, and all bedding, including bath towels, is provided fresh for each guest.

A desk and chair cater to work or study needs, and the room's rear position assures a quiet setting, overlooking a nice view, for a good night’s sleep.

The bathroom is fitted with both a bath and a separate shower cubicle.

The house is conveniently situated for access to Leeds, Wakefield, and Dewsbury, as well as the M1, M62, M621, and A1.

You have access to the entire house, expect the cellar and the second bedroom. The second bedroom is used for storage by the house owner and is locked.

-- The house has two bedrooms but the second bedroom is locked and is used for storage. You also don't have access to the cellar. Other than this you have the entire house during your stay.

-- For safety reasons please do not use the fireplace in the living room (IMPORTANT!)

-- Maximum guests are two. For the second guest, there is an extra charge per night. Please make sure you select 2 people when you book the house.
The accommodation sleeps 2 adults only.
The accommodation is not child-friendly.

If you prefer to stay in separate beds then the corner sofa in the living room can be transferred to a sofa bed.

Stay with Sarah. Charming mews situated in Wrenthorpe, a small village 3 miles from Wakefield City with great access to the motorways M1, M62 and A1 and train station at Outwood & Wakefield Westgate. Only a 10 minute journey into Leeds Centre. Regular trains to Leeds & London KX.

Guest room has a King size bed, tea/coffee making facility, iron/ironing board. Hairdryer, fresh bedding & towels. Free wifi. Access to cooking facilities & fridge.

My home is a quaint cosy mews terrace. I have a guest room available with a shared bathroom and downstairs loo. Access to kitchen facilities and garden which is a sun trap South West facing.
I live at the house too. Absolute consideration for guests privacy.

I work from home so am available the majority of the time however, my furbabies and I will give you as much privacy as you require.

Other things to note
Good restaurants and local supermarkets nearby. Village post office and 2 pubs within walking distance. A nature reserve over the road for a breath of fresh air if you feel like a quiet walk.

I have two cocker spaniels, well behaved and trained.

Pets allowed however must be socialised and house trained. if you are wishing to bring a pet please ask before booking.

Due 2 very scary incident with guest with Epilepsy please do not book if U suffer from condition that may require medical help. I am 64yrs old & this incident left me very shaken & upset 4 quite a few days after. I am not a first aider & due 2 my own ailments will not B able 2 assist in emergency. No Smoking & No alcohol. Please note I live in a Grove not Avenue look at the photo of my front door before knocking at wrong address as its causing a nuisance for them.

Other things to note
There is a secondary train line (Kirkgate) not the mainline (Westgate) that runs along the back of the property mainly freight. I hardly notice any noise at all as I'm used to it and it is not a busy line but I feel I should include it in my notes for your information. I also have two rabbits who live in back garden but also use front garden too.
