- "The location of this cottage is extraordinary… the views from morning to night are truly amazing. The cottage itself is a little rustic, but comfortable. Being winter we certainly needed the fireplace which performed admirably. A couple of things to note … a rug on the slate floor in the lounge would have been nice. The reverse-cycle air conditioner didn’t heat very well, and you have to beware of the circular staircase just inside the front door - we had to drape a blanket over part of it to avoid hitting our heads upon entering the cottage. Overall, it was a very nice stay."

The cottage is self contained with two bedrooms (one queen and one double), there is an open living area together with a balcony for wonderful views of Maria Island or for just sitting and relaxing your getaway.
All linen is provided. You will only need to bring your own food and toiletries.
The cottage is close to the Blue Waters Hotel, Orford Road House, cafe, IGA and other services. It is a pleasant five minute stroll to the beach and the foreshore walking track.

Birch Cottage is set in private native surroundings at the start of the historic walking track on Old Convict Road and is surrounded by the crystal blue water of the Prosser River. It is close to many pristine beaches and has acces to a shared jetty for some casual fishing and guests will have access to kayaks and life jackets. It's only minutes walk to cafes, restaurant, hotel and supermarket.
The space
Birch Cottage is set on the bank of the beautiful Prosser River with an ever changing calm and relaxing vista. Enjoy the terraced area for an outdoor picnic or relaxing wine. Sit around the fire pot or have a BBQ while watching the fish jump in the river. There are four kayaks along with life jackets for guests to use, so why not go for a paddle on the river. All this in the heart of Orford which is the gateway to the magnificent Tasmanian East Coast and the Great Eastern Drive.

Only minutes drive to Triabunna where a ferry can take you to the ruggedly magestic Maria Island. Once a penal colony now a historic site full of stories for your imagination. Professional walking tours are run on the island for all capability levels. Continue your journey further up the East Coast to visit pristine beaches, and a number of Wineries to discover Tasmania's fine wines and produce.

Guests will have access to all the basics in the kitchen - coffee, tea, milk, sauces, Vegemite, honey, olive oil, etc, etc. For all your other needs there is an IGA supermarket a few minutes walk just across the bridge.

The space
Built in 1925 by Harold Millington for his wife and three daughters, 'Millingtons House' is a stone’s throw from the riverside and five minutes from the ocean beach that bears his name. The house captures daylight from every compass point in spacious rooms that still have their original features.
Sunways has undergone a recent cosmetic overhaul inside which includes a new kitchen that connects to open plan living & dining - this is modern living at it's best within the bones of a gorgeous 100 year old home.
Sunways comfortably sleeps four people across two spacious queen bedrooms. The property is perfect for couples or small family getaways. You will find upholstered sofas in both queen bedrooms to pull the sandals on with ease or just read a book by the window with the ocean and river breeze flowing through the linen curtains.
**Please note there is a small double bedroom in addition to the two queen rooms which remains locked if not requested to be opened up, but it can be made available at a cost of $25 per night.
We have a fresh new bathroom with a gorgeous overhead rain shower, free standing bath tub and one toilet - we provide beautiful Tasmanian owned and made Lentara Grove bodywash, shampoo and conditioner and fluffy soft bath towels.
The bathroom sits at the end of a hallway and the bedrooms flow off either side - there is a door which can be shut to the hallway which connects you to the open plan living, kitchen and dining space. This ensures you can rest in complete peace and comfort.
The kitchen is fully equipped with all of the amenities you need to comfortably reside here for days on end - fridge, kettle, coffee machine, tea pot, electric oven, stove top and dishwasher. We provide a simple complimentary pantry of muesli, pasta, olive oil, salt and pepper, sugar, teas and ground coffee for guests. For the bigger items we encourage you to drop in to a supermarket on your way to stock up on any provisions like milk, bread and any other culinary tassie delights you might want to cook up whilst at Sunways. We are a short 5 minute walk to the local shops and cafes where you'll find the IGA which is open daily until 7pm, Orford Riverside Cafe also provide fantastic heat and eat meals you can arrange to have stocked in the fridge prior to your arrival.
There is a gorgeous stone top island bench (though it is stain guarded, please always wipe down any spills or stains as they occur to continue the longevity of the stone) with stools for casual dining in the kitchen or a 4 seater dining table for a more formal setting. The living area has a comfortable three seater sofa and ottoman with additional armchairs and a Samsung frame TV to have some time out watching your favourite shows, alternatively (and my favourite) there is a sunroom that flows on from the living area which is a discrete place to curl up and lose yourself in a book, lying on the sun drenched window seats for hours on end.

We have a fully enclosed front and back yard - the back is completely private and perfect for dining alfresco around our 6 seater outdoor dining setting on those warmer evenings. A perfect spot to enjoy your complimentary G&T when you arrive! You will also find out the back, the external laundry - though simple in appearance you will have full use of a Fisher & Pykle washer and dryer with detergent provided.
There is nothing pretentious about this beautiful old house - there are layers of wallpaper, paint and original floor boards that could tell a story or two and that's what we adore about this place, it creaks and groans and whispers through it's old bones, no floor or wall is straight and we love that! We are merely nurturing and appreciating all of these beautiful flaws and we want you to as well.
Our expectations when you stay at Sunways is to go slow - relax and ease in to all of the comforts within the house and take a deep breath. This is our home away from home and it's brimming with our love and treasured possessions so please treat it like it's yours and enjoy every second - The house commands that.

If you wish to pre-order a breakfast pack (at your expense) then please be in touch with Orford Riverside Cafe and they can arrange to have the breakfast box sitting in the fridge prior to your arrival.
We have a small third bedroom with a double bed that is available on request for an additional cost of $25 per night. Please get in touch if you require a third bed in addition to the two queen beds.
We have two young sons so you will find board games, cards and various kid toys in the cupboard under the TV, there are bikes and scooters in the shed where you'll find the laundry - please feel free to use throughout the stay but please bear in mind that these are our boys gear they're happy to lend so please treat with care and return as you found them :-)
We welcome pets but request they must strictly remain off all furniture and you will need to supply appropriate bedding and equipment for your furry friend and clean up after them. We request that you check for droppings in the garden and on the lawn throughout your stay and pick up as you see them.
