This newly renovated 3 bed/2 bath home is perfect for your stay on the lake. Open concept kitchen and living room provide the perfect space to entertain, or relax as a group. Enjoy panoramic waterfront views of Lake Pocotapaug both inside and out!
The spacious yard is partially fenced, perfect for lawn games, playing outside with the kids, or catching some sun.
Directly next door to the house is Lakeside Bar & Grille. On Friday and Saturday evenings (summer only) they typically have live music outside- which ends between 10:30 and 11 pm. It is a fun and lively atmosphere, but please take this into consideration when booking if you have children or anyone in your group that will be disrupted by noise. It is not terribly loud within the house, but you can hear it.
Also within walking distance is the Happiest Paddler- a locally owned kayak and paddle board rental shop. If sand and swimming are more your vibe, Sears Park is just a 5 minute walk down the street. They have public restrooms, a picnic area, and a playground for the kiddos.
Parking- The driveway can fit up to 3 vehicles. There is no off street parking.

There are houses right next door on both sides so not much privacy. Also, note, only one shower (a very nice one!) but if you have a larger group, make sure you factor that in."

Small beach next door provided a break for sand digging, jumping and sliding on inflatable trampoline. Lots of seating on the shaded deck. Most lunches and dinners eaten outside. The beautiful sunsets and fishing off the dock or our boat as it got dark were indeed highlights for all. Patrick responded immediately when a couple of things or questions came up. This beautiful, large home is a perfect vacation home for full waterfront enjoyment!"

- "This property is the perfect summer getaway. It has so many activities available such as kayaking, canoeing, paddle boarding or if you just wanna chill and enjoy the lake view. The lounge areas in the house and outside are perfect for reading, hanging out with friends and family or playing games and putting a puzzle together. 85 feet of lake front with dock. Spacious modern house with huge well equipped kitchen - everything from baking pans to 24 assorted herbs and spices. There is a 24 inch Amazon Fire TV in the kitchen. On the main level you will find the kitchen and living room, each with a sliding door opening onto the upper deck; master bedroom and bath suite with a door opening directly out onto the upper deck; as well as a second bedroom with a queen bed and another full bathroom. On the lower level is another large living room with 2 sleeper sofas, a bedroom with one twin bed and one double bed, and a full bathroom. The 55 inch Samsung TV is in the lower level living room. Also on the lower lever is the washer and dryer (laundry detergent provided). From the sliding doors on the lower level, you will exit onto the lower patio level with an outdoor eating area protected from the rain. The garage has been converted into a game room with a pool table and a ping pong table. Don't worry, there is still plenty of off road parking in the driveway in front of the garage and a secondary parking area at the side of the property. There is a Level 2 Electric Vehicle charging station in the garage, available for your use.

Guests will have access to the entire house, except for one or two small locked supply closets. We love our area in every season of the year. Fall brings beautiful leaves and great hiking and mountain biking, or ride the Airline Trail. Winter is a peaceful quiet time here, with hiking, skating, cross-country skiing, and ice fishing. Spring means beautiful flowers, pleasant temperatures, more hiking and biking, and a return to boating. And I guess we don't need to tell you how beautiful summer is, and how much there is to do here. Year round, just over a mile away on the other side of the lake, is a nice gym called Team Fitness. We have made arrangements with them to provide discounted access to our guests for $10 per person for up to a week.

We're eager to hear from our guests, both about anything they may need and any ideas they have for improving the property. We may be able to help you with anything from finding babysitting to suggestions for activities to finding a mountain biking guide.

We are in the middle of a quiet friendly neighborhood. Spellman Point Road is a dead end road, so there is not a lot of traffic. Just a 3 minute walk down Bay Road is a Middlesex Land Trust park with trails for walking and mountain biking. Five minute drive to either Stop & Shop or Big Y for grocery shopping. Eight minute drive to the large playground at Memorial School. Lots of cute shops along downtown Main Street. 6 minute drive to the Air Line Trail, a great bike or walking rail trail.

We are right on Lake Pocotopaug, a beautiful body of water, providing boating and swimming opportunities. Across the lake from us is a town beach with a playground, and it is open to the public (although only residents can park there). We have a rowboat, kayaks and paddleboards for use by our guests, and a slide out on the water which kids will enjoy. On occasion the owners may also use the kayaks, paddle boards, rowboat or slide.

Plenty of free parking. Approximately 1 mile walk to Middletown Area Transit bus stop.

The owners of the house live in the adjacent property. We are always available by messaging for any questions or problems, and usually can come over in person if necessary.
If interested, check with your hosts about local baby-sitters, all kinds of biking expeditions, windsurfing and other local activities.

Pets (cats and dogs) are allowed: maximum of 2 pets. Notify owner in advance of stay so that we can prepare for your arrival and put out dog beds, feeding bowls, etc. We may put protective covers on some sofas and beds when pets are visiting.

Some amenities are only available in specific seasons, for example waterfront amenities are available throughout the summer.

Only toilet paper in the toilets! NO "flushable wipes", paper towels, feminine products, etc. Ignoring this rule could cause you to lose days of your vacation, as the house is unusable if the sewer grinder pump fails.

We have never seen any dangerous animal in the yard. However, within a half mile of the property bobcats, foxes, and raccoons have been seen, and a black bear was reported within 2 miles of the property. Like everywhere in CT there are various insects and also ticks that could carry Lyme disease.

Everything you need is available on the entry level, with the exception of the laundry room. Within the house, there is a staircase from the entry level to the lower level. A child safety gate is installed at the top of these stairs. From the deck to the patio, there is a spiral staircase.

My kids had a lot of fun trying to play dominoes with their Aunt and Uncle, as well as playing in the backyard with the toy trucks in the shed and trying out the hammock - they had never seen one before and thought it was the coolest thing. The hosts were available and very responsive. House was clean and well taken care of. We didn’t get to use the fire pit, but we sat back there a few times and it was very peaceful. Our dog loved hanging out in the mulch with us. There is a steep hill between the house and one of the two beaches (two steep hills for the other one - we liked the second one better since it was sandier and you could walk in rather than climb in using stairs.) We found it easiest to walk to the beaches downhill then have one adult walk back to the house to get the car so we didn’t have to try and carry the kids and all the stuff back uphill. All in all, we had a fantastic stay and we’d definitely recommend Mohawk Cottage to anyone looking for a quiet and relaxing getaway on a beautiful lake."

The property is less than a 5-minute walk to the Marriott hotel, an 8-minute drive to Mohegan Sun. A 30-minute drive to Mystic, CT, and about a 40-minute drive to Misquamicut beach in Rhode Island. The drive to Newport, RI is about an hour.

This is the perfect place for a family gathering with plenty of bedrooms and yard space. The main house can be rented in combination with the small 2BR cottage to provide even more accommodations.

The covered in-ground pool is not heated. The pool is open end of May through the end of September, with the season opening and closing being weather-dependent. The pool area will heat up with the sun, but only so much on cooler days.

There is a small gym with a treadmill, rowing machine, weights, and stretch band. Adjacent to that you will find the enclosed back porch with a ping pong table.

You will find plenty of yard space to enjoy nature, play sports, and bird watching. There is also a little pond and a little trail.

The property is overall very quiet because it is set back from the street, providing plenty of privacy. However, with the I-395 passing close by, you will have some traffic noise.

The best way to get around is by car. We provide parking for 4 cars. There is a ride & share lot less than a 4-minute drive by the exit/entrance to the I-395

DOGS: We allow our guests to bring their dog(s) as long as they are fixed and house-trained, and friendly. This is out of courtesy for other guests who might be renting the cottage. Guests are responsible for any damage dogs may cause, and urine stains inside the house will require an extra cleaning fee of $150. All dogs must be leashed while on the property! We do not allow cats.

This is a strictly non-smoking property. A cleaning fee of $250 will apply if guests smoke inside the house.

- "Everyone in our group of 12 enjoyed their stay. The ages rnged fron 12 to 80. There was fishing from the dock and the provided canoe, kayak, and SUPs. The ducks and beaver swam by everyday. There was lots of swimming. A nightly fire in the big fire pit. A corn hole tournament of the lagrge green space in front of the house. Also room to set set up a badminton net. Only one hot night, otherwise it was open windows every day and night. The whole house fan really worked pulling in the cool air then pullingg it thru the house. A front screen door would have been nice. Dish washing would have been easier if the light over the sink had worked. A suggestion to the owner is to replace all the interior lights with LEDs. The kitchen was well equipped. Interesting to not there was a great microwave oven! However all the dinner and dessert plates were marked non-microwaveable. Either a knife sharpener or a few more "sharp" knives would have been welcome. Visited the Gillette Castle, needed a reservation so did not get inside. Also visited Mystic, if you go be sure to buy an ice cream at the Drawbridge Ice Cream Shop and say hi to Connor. We also made a trip to the beach! One final wish; it would have been nice if the owner provided a guest book to sign and a history of the house. It was pretty amazing."

This private rental unit is located on the second and third floors of a two family house. The owners live in the rest of the house. There are no shared spaces between units. You enter from a second floor deck into the main room, featuring a fully equipped kitchen with an antique farm sink, books, board games, a coffee station and a flat screen tv. Although this room is not huge (200 sq feet) there is ample seating for 8 and a coffee table. For additional dining options there are tray tables available, and a large outdoor dining area. The side bedroom features a twin over double bunk bed. In the front of the house is a small sunroom, which can also be used as a bedroom, with two loveseats for lounging that pull out into twin size beds. Up a set of stairs is a charming converted attic. (Please note that this is a loft style space with very low sloped ceilings - 5’ 10” at its highest) There is one queen and two twin beds. This unit is accessed by an outdoor stairway, guests must be able to climb stairs. The stairs to the third floor bedroom are a bit steep.

The entire unit, outdoor shower, and deck is your private space. You also have full access to the patio, outdoor dining table, screened porch, yard, gardens, pool (14 feet x 48 inch saltwater), grill, hammock and fire pit. The owners do not use any of the backyard amenities when our guests are outside - when you are using the pool, patio, screened porch, etc. you will not be sharing with anyone!

There is parking available for several cars. There is a pack and play for those with a small child. TV is ROKU equipped so you can access all your streaming accounts. Pool is open seasonally. We are on well water and a septic system. For those who dislike the taste of well water, we provide a Brita pitcher. There is one outdoor security camera which only shows the entrance to the unit, there are no other cameras inside or outside. My husband John and I live in the other half of the house and are available for anything you may need.

Our house is just minutes from Pickerel Lake, Bashan Lake, Upper and Lower Moodus lakes, Day Pond State Park, Salmon River State Forest, and more! Our welcome book includes detailed information on all of the local attractions.

House Rules:
- Check-in: after 3:00 PM Check-out: 11:00 AM. No late check-out as our cleaners arrive shortly after 11:00
- Guest limit strictly enforced. No parties or events. No visitors without prior permission.
- No pets.
- "Quieter" hours are 9 pm through 7 am on weekdays and 11 pm to 7 am on weekends. We don’t expect silence but during these hours please keep noise/voices at reasonably low levels. At all times please be respectful of us and our neighbors and refrain from yelling, screaming, and very loud music.
- We are on a septic system. DO NOT flush anything except toilet paper. Dispose of wipes (even "flushable"), tissues, paper towels, sanitary items, etc. in the trash. In the kitchen sink always use the provided sink strainer and dump food particles from the strainer into the garbage. IF FAILURE TO FOLLOW THIS RULE results in clogged pipes, you will be responsible for any plumbing fees to unclog.
- Children must be attended at all times. No children allowed outside without an adult present.
- Window screens are designed to keep bugs out – not to keep kids in. If you have young children, to prevent falls only open windows from the top down (don’t forget to push the screen to the top as well)
- If you need to take out any trash or recyclables please place in the bins to the right of the garage. Trash bags left outside attracts nighttime wildlife!
- Please no food or beverages in bed.
- Absolutely no smoking or vaping inside or on the deck. Smoking and vaping of legal substances allowed on patio or at fire pit only. Please use the provided covered ashtrays for all ash and butts. Do not leave butts on patio or lawn.
- No candles or open flames.
- No diving or jumping into pool. Ladder must be locked when pool is not in use. Children must be attended at all times while in pool. Swim at your own risk.
- When using hammock: take care getting in and out. No standing or jumping. Gentle rocking is fine but no forceful swinging. Two person maximum. Children using hammock must be supervised at all times.
- For your safety please do not enter the garage, barn, or greenhouse. The smaller screened porch on the front of the house is reserved for the owners.
- Please refrain from cooking foods that leave a strong lingering odor, such as curry or fried fish, inside. You are welcome to cook these foods on the grill.
- When using the fire pit or grill, do not leave unattended.

- "I booked Lena's place for a mini college reunion, 8 friends who haven't seen each other in a while. What a good choice! We love to cook, so we made dinner at the house, happy that there were plenty of pots and pans, bowls, utensils, etc. We were hoping to eat outside on the patio but it was a little rainy so we ate inside. The kitchen/living room isn't huge, but there was definitely enough room for us all, plenty of seating, a big coffee table, and we used a few of the tv trays. I opted to sleep in the little sunroom, which has a wooden ceiling and is super cute. I was skeptical because I usually don't like sofa beds but these were actually quite comfortable. I especially appreciated the little white noise machine as I'm a light sleeper. There is a book in the house with information on nearby things to do, so the next day we all went hiking in a state forest right down the road. I went to school in CT but didn't really know much about this part of the state - there seems to be so much to do! It's a beautiful area and Lena has a beautiful home. Thanks!"

There will be a $50 charge for every 30 minutes past checkout time if not pre-approved by the host. Our cleaning staff will arrive shortly after the scheduled check-out time.

ALCOHOL CONSUMPTION:

Alcoholic consumption IS PROHIBITED for any guest(s) under the age of 21.

ILLEGAL ACTIVITIES ARE STRICTLY PROHIBITED:

Illegal activity, prostitution, and possession of firearms are strictly prohibited.

NO COMMERCIAL USE:

Commercial photography and videography without written consent are strictly prohibited.

GUEST LIMITS:

The number of overnight guests shall not exceed the number specified in the reservation. We are legally required to report the total guest count to the state for tax filing purposes, and any changes must be formally incorporated into the reservation details. Furthermore, we are obliged to adhere to space occupancy limits, and our restrictions are established to ensure compliance with all applicable local laws.

It is important to note that only the guests explicitly listed on the reservation are permitted on the property unless prior authorization has been obtained.

FAMILIES WITH CHILDREN:

Guests traveling with families are welcome. To ensure the safest and most comfortable experience, the maximum occupancy is as listed on the booking allowance limit of our listing, inclusive of children over two years of age. Kindly note that the premises are not child-proofed, and child locks, gates, and monitors are not provided.

A pack-n-play travel crib, accompanied by sheets and mattress protectors, is available for guest use, typically found in the closet. If any of these items have been utilized during the stay, please leave them visible upon checkout to facilitate sanitation.

PET POLICY:

This property maintains a strict no-pet policy based on owner allergies.

SEPARATE REGULATIONS GOVERN SERVICE ANIMALS:

Guests intending to reside with a service animal are required to provide advance notice prior to booking so that the relevant service animal regulations can be furnished separately.

QUIET HOURS:

Quiet hours are from 10 PM to 7 AM daily.

AMENITIES:

We strive to ensure all advertised amenities are in working order. If an amenity fails mechanically and cannot be used during your stay, we will refund $15 for every 24 hours the amenity is unusable, provided we are properly notified. No refunds are issued for improper use by guests.

CONSUMABLE AMENITIES:

Initial supplies of amenities like toilet paper, paper towels, trash bags and coffee/tea are provided. Guests are responsible for replenishing these items as needed.

INTERNET SERVICE:

Wireless internet is provided as a courtesy. Service can sometimes be erratic and are beyond our control. We are not responsible for internet issues or provide technical support. No refunds are issued for internet service problems.

PARKING:

Parking is always at your own risk and if ever street parking => Always park in the direction of traffic and be mindful of fire hydrants and designated no-parking zones that are not part of this rental.

SECURITY:

Please lock up behind yourself including the windows. The front door may auto lock after several minutes provided it is fully closed and an audible noise will be heard during the auto lock process.

Cameras are located outdoors in parking and arrival areas only.

We contract with a 3rd party monitoring company for monitoring critical safety systems. Do not tamper with, remove, deactivate or otherwise alter any smoke, carbon monoxide detectors, temperature monitoring devices or exterior security cameras.

EXTENDED STAYS:

For extended stays, refuse disposal is facilitated by designated trash receptacles located at the parking area exit. Residents may be requested to assist in repositioning receptacles for collection, or alternatively, personnel will relocate them as required by the specific location.

During the summer season, grounds maintenance may be conducted by personnel during standard business hours. In the winter months, snow removal services are provided. Residents may be requested to reposition vehicles as necessary to facilitate snow clearing operations.

Booking a reservation constitutes agreement to comply with these House Rules. Violations will
result in liability for any associated damages, fees, costs, or expenses

There are three window AC units in the house and each bedroom has a powerful tower fan. The country's kitchen is fully equipped with Lacanche gas stove, professional espresso machine, extensive baking equipment and Staub and Mauviel cookware. Help yourself to fresh herbs from the deck. There are also two working fireplaces; great for that evening cocktail hour. And if you must work, the large office with desktop monitor offers a relaxing view of the stunning waterfall.

Bikes and kayaks are available for our more active guests and we highly encourage a short walk (just 5 minutes!) to the Connecticut river for kayaking or to simply enjoy the sunset. Also at guests’ disposal are a trampoline, Concept II rowing and Nordic Track elliptical machines, Equinox SoulCycls spin bike, board games, puzzles and an extensive library. Sonos sound system is available throughout the house.

If you want to take in the local area, just 5 minutes’ drive away is the Hurd State Park, which is great for hiking, or you can head up to the Airline Trail for a scenic bike ride. Enjoy the excellent restaurants of South Glastonbury and Middletown within a 10 to 15 minute drive, or visit some of the area's fantastic antique shops.

Even though this is a country retreat, Whole Foods can deliver within 2 hours of placing your order; there is also a Stop and Shop, wine and liquor store, cozy local tavern and a pizzeria all within 7 minutes’ drive from the property.

The house is charming and the backyard was expansive and it was so peaceful listening to the waterfall and the creek. The pool was the perfect temperature. Everything was clean and as described.
