The Space
Our Carriage House apartment has been fully renovated for your enjoyment whether you spend just a few nights or have an extended stay!

The kitchen is fully equipped with a full size oven, dishwasher, microwave, refrigerator with an ice maker and a garbage disposal. We have serving sets for eight with our dishes, flatware, glasses and stemware. The kitchen is stocked with coffee and tea along with spices, olive oil and balsamic vinegar to get you started. All-Clad/Calphalon pots and pans, baking dishes and utensils are all included.

The sheets, towels and quilts are 100% cotton, the comforters are 100% down and the pillows are a down and feather mix.

The kitchen table is set for four with views of the New London Harbor Lighthouse. The granite kitchen island has four stools.

The main living space is furnished with a La-Z-Boy queen size sleeper sofa with an air dream mattress, two cushion chairs and a long table and a chair and lamp for your convenience or business needs. Dish Network 120 package and Wi-Fi are all provided.

We have two ceiling fans; one in the main living space and one in the bedroom, along with six windows for an ocean breeze in the summer. There is a Mitsubishi split unit for AC in the living room and bedroom if we have a more humid day.

For your convenience we have a full size washer & dryer along with a laundry basket and detergent on the first floor of the Carriage House. The washer & dryer are in a small room along with some of our personal storage.

Your apartment has its own private entrance with a keypad and is located above our detached two car garage.

We have miles of sidewalks right outside your door that run along the water. You can enjoy a walk, run or even stroll to one of our local restaurants, ice cream parlors and/or Ocean Beach Park which all are within a 1.5 mile walk for the adventurous. Our own private beach is just across the street to be enjoyed year round.

New London is proud to be home to the Coast Guard Academy, Connecticut College, Mitchell College, Ocean Beach Park and Electric Boat.

Mystic is a 20 minute drive where you can visit the Mystic Seaport, Mystic Aquarium, the Village and of course one of a kind shopping in Downtown Mystic.

For some Casino fun we have the Mohegan Sun, a 25 minute drive, and Foxwoods, a 45 minute drive, both nearby.

Drive to Boston or New York in 2 hours without traffic or jump on Amtrak in New London and enjoy the ride.

Getting Around
We live in a residential area so a car is the easiest way to enjoy all of the sites within an hour of our home.
If you bring your bicycles you will enjoy miles of sidewalks along the shore.
Amtrak Train service is located in downtown New London and is a great way to access Boston and New York.

This historic single family home has been in our family for over 100 years. You will be steps from the mystic river, downtown shopping and restaurants. It has been rejuvenated and given fresh paint, new furniture and charming decor.

The home is located on a quiet side street a minute's walk from the best restaurants and attractions in town. It comes with a queen bed, queen sized sleeper sofa, washer, dryer, walk-in closet, full bath, full kitchen, dining area and back deck with a yard and garden. Guests with small children will find a pack-n-play, toys, cups, plates, and utensils all suitable for little hands.

The property is feet from the water, well back from the street, and inside a fenced compound with off street parking for 4 cars. The interior has a mid-century design and open floor plan with bright sunny rooms. There is a king master suite on the second floor and a queen Murphy bed in the first floor studio. There are no steps to the first floor bed and there is full bath adjacent, making it a good space for guests with mobility challenges. All white linens are professionally laundered, including fresh duvets. The floors are all hard surface with beach vacation in mind. Enjoy the three season dining area with grill just outside. The second floor deck is simply massive. There is a cozy first floor deck with cafe seating that faces the sunrise. Adirondack chairs and fire pit are set by the water.

This lovely 2 bed / 2 bath Victorian townhouse has just been remodeled to a high standard. The highlights of the property are two luxurious bathrooms, one featuring a gorgeous copper soaker-tub, and the other featuring sumptuous marble tiling and a walk-in rain shower. Both bathrooms are stocked with a large variety of good quality toiletries and quality towels.

The dining table accommodates 6 guests. There is an outdoor dining table with an umbrella for shade that seats 6.

LOUNGING AND LIVING SPACES: Indoor or outdoor comfortable living spaces with plenty of seating for all.

OUTDOOR LIVING:
Fresh air outdoor showers are a vacationer's dream! Start your day or end it with a lovely outdoor shower and enjoy the sound of seagulls and birds flying overhead. The new propane grill can be fired up at a moment's notice for a quick or gourmet meal. Gather around the fire pit for more outdoor conversation and star gazing as you enjoy in the private backyard.

SPECIAL FEATURES:
This home is fully equipped to ensure a stress-free, relaxing vacation. Linens are provided to include sheets for all beds and bath towels. You only need to bring your beach towels. The home has Bluetooth Harmon Kardon stereo speaker. high speed internet (1G), beach chairs, beach umbrella, start up paper supplies, and parking in the private driveway for 4 cars.

ADDITIONAL DETAILS:
Covid 19 Precautionary Measures: Homeowner has contracted a Linen Company with an upgraded package to include sheets, bath towels, hand towels, and kitchen towels delivered for each reservation. This is free of charge to the renter. The cleaning company is spending more time in each home to sanitize high touch areas (door knobs, wall switches/plates, remotes, lamp switches, appliances (touch pads and handles) for your safety.

Louis was a fantastic host - providing a ton of great information proactively, was super responsive to any questions (we only had one!), and provided a really enjoyable experience overall. Your guest room is painted serene gray and blue but the rest of my home interior is painted bold, vibrant colors. There is a medium size dorm fridge in your room. Though my cat sleeps upstairs with me, she is allowed in every room except the guest rooms.

The main floor kitchen, bathroom and living room are open for guest use. My personal living space is on the upper level and is reserved for my use. I don't have cable TV but I do have Netflix streaming and an extensive video library.

During your stay
I only accept bookings on nights that I can be home from work so I can really make myself accessible to my guests. I'll provide a few treats in your room and we can discuss breakfast preferences--I make great omelets and muffins! **Please let me know when you book what food allergies or sensitivities you have so I can begin snack and breakfast planning.

Other things to note
The most important thing to know is that I have a very friendly cat who will want to befriend you. I don't allow her in guest rooms but she has free access to every other room in the house so you will probably be loved up. ;)

This unit is close to Foxwoods, Mohegan, Mystic, and several local hospitals if you are a travel nurse.

Take it easy at this unique 6-unit property. This Private room is great for business travelers. The space sits on an INDUSTRIAL setting next to General Dynamics Electric Boat and minutes from Pfizer, Naval Base and Coast Guard. You are minutes away from Eastern Point Beach, Esker Point Beach, and just 30 minutes to Misquamicut State Beach, RI. You can even take an enjoyable hour-ride ferry to beautiful Block Island. You can also enjoy a night out at either casinos, Foxwoods or Mohegan Sun.

The space
This lovely and very cozy apartment sits in an INDUSTRIAL setting next to General Dynamics Electric Boat plant and is the “Home of the Submarine Force.” This beauty has three PRIVATE bedrooms and shares ONE FULL BATHROOM. Two of the bedrooms are beautifully decorated, they have a queen-sized bed, TV (Netflix/streaming only) and desk for the business travelers.

This particular room is super cozy and is small with a full-sized bed. I would not recommend for two people. Does not have a closet but drawers are available to store clothes. You also have TV (Netflix). All included with wi-fi.
You will be sharing a fully stocked kitchen with all the essentials for your dining needs. There is no living room or common area besides the kitchen and the bathroom. This space is located in the upper level and requires two flights of stairs, one of which are a little steep.

If you need to rent a car, there is an Enterprise conveniently right around the corner.

Just 6 minutes away, you will find the main road, Long Hill Road. There you will find Big Y World Class Market, pharmacies, shops, Planet Fitness, etc.

And my recommendation for a lovely dining experience, just go over to our neighboring town/village, beautiful, quaint, Mystic. (My favorite.)

About Me
I am a US Navy submariner and I have been stationed in multiple places. I have been in the military for 12 years and I have lived in Virginia, Connecticut, Georgia, California and Washington state.

Location
My house is located right off of Boston Post Rd and is about ten minutes from Exit 85 of Interstate 95 in Connecticut. Then you will be about 3 minutes away from the Naval Submarine Base New London.
Route 14 provides daily transportation between the New London Union Station to the New London Mall, Waterford Commons, Crystal Mall & NL Shopping Center, among other stops.
There are many Ubers and taxis in town. Amtrak trains stop in New London from Boston and New York; check the schedule to verify times.
Parking, Entrance and Keys
You can park anywhere in the left driveway or in front of the house. My white Toyota Camry is usually parked in front of the house.
There is a keyless entry system on the side door. Walk to the side of the house and you will see a lock with the number pad on the door. Just press the last four digits of your phone number to unlock the door.

There will be additional keys inside the house for your use as needed, especially if you decide to use the keyed lock. The lockbox will be on the back door also has keys in case the electronic lock does not work.

House Tour
Kitchen
● I have made some space available in the cabinets, refrigerator, and freezer. Feel free to use anything you find in the kitchen. If you use a lot or run out of something (i.e. olive oil, salt, etc), please replace it.
● There is usually both decaf and regular coffee and tea available.
● The stove and oven are electric and pretty self explanatory. The microwave has additional controls once you open the door.
● There are plenty of cookware items. Extra dish towels are in the large drawer to the right of the stove. Paper bags, shopping bags, etc. are located in the first floor closet. You can find the Instant Pot above the fridge.
● Extra sponges and dish detergent are located below the sink.
● The dishwasher may be used as well. The settings are visible once you open the door. This is only for upstairs.
Dishwasher detergent is located under the sink.
● Please use the exhaust fan above the stove if cooking something that might need it.
● Extra paper towels and napkins are located under the sink.
Dining Room

● Please be careful with placing hot
items and cold drinks with
condensation on the table (or any
wooden furniture) as it can leave
marks. There are plenty of coasters available, as well as placemats and a tablecloth in


the secretary’s desk. This is usually not a problem unless something is left for an extended period. Please wipe up after yourself.

Guest Bedroom (front of house)
● The small cabinet has shelves for you to use.
● The closet has space for hanging clothes and a large
surface if needed for storing things.
● Note: The mini-split in this room has a pump when the AC is running. It does make some noise, but is
not on continuously. I’ve found it best to run the AC an hour or so before going to bed to get the humidity out of the air. The pump won’t need to run much after that.


Basement
● The washer and dryer are located upstairs and available for your use. There is detergent as well if needed. Please empty the lint filter in the dryer after each load.

Bathrooms
● Extra towels and extra toilet paper are located in the bathrooms.

● Please use the bathroom fan when taking a shower.

● Please wipe up any water that drips on the floor after your
shower.



Heating/AC
The mini-splits are used for heating and air conditioning. There is one in the living room upstairs and one in each bedroom. Each unit has its own remote control attached to the wall. Please do not turn on the baseboard heat in the dining/living room or bedrooms (the larger square thermostats).
For the mini-splits, make sure you point the remote at the unit and listen for a beep. If you do not hear the beep, it might not have adjusted the temperature, even though it will change on the remote.
Also, the mini-splits must all be set in AC mode or Heating mode. You cannot have them in different modes at the same time.
In winter, please leave the mini-splits on the lowest setting when you check out (60 degrees). In the summer, please turn the mini-splits off when you check out so that the AC is not running.
Please close and lock the windows when you check out. Bedroom windows can also be opened, but please close them when you leave.
There are fans in each bedroom and in the dining/living room area.

Home Security
When leaving the house, please lock the front and back doors. First floor windows can be locked when checking out, but it is not necessary to lock them every time you leave.
Storms
Hurricane season is from June through November. We don’t get hurricanes every year, and there are always several days or more of warning if one is coming. I will be in contact about any special precautions to take if a hurricane is approaching.
More often, New England will get “nor’easter” storms in the fall, winter, or spring. These can bring heavy rain or snow, wind, and may cause power outages. No special preparation needed other than preparing for possible power outage and making sure you have food in the house.
Tornadoes are extremely rare, but they can occur in Connecticut. Keep an eye on local New London weather stations (KHB47, WWH33) or other sources for alerts when there are severe thunderstorms.

Trash and Recycling
● The garbage and recycling bins are located by the refrigerator. New London does mixed recycling: All paper, cardboard, glass, and plastic can be put into one container. Food waste goes in the trash; there is no composting.
● Extra trash bags are located under the sink.
● If you are emptying the trash, please empty the bathroom containers as well.
● Trash can be put in the green bin in the back of the house and recycling can be put in
the blue bin.
● Trash is collected on Tuesdays, usually around 6 am or later. If you are staying on a Monday night, put the trash bin in the grassy area between the mailbox and the driveway. It
should be facing the road.
● Recycling is collected every other Tuesday. I will let you know if it is a recycling week while
you are here, or you can easily tell by what the neighbors are putting out.
Cleaning
There are cleaning supplies in each bathroom. There are also supplies for the kitchen under the
sink.
When checking out, please leave the house as you found it. Here are some suggestions:
● Bathrooms - Spray countertops, sink, toilet, shower and clean.
● Kitchen - Use soap and sponge for countertops if needed; use Windex (under sink) to spray and wipe countertops and stove top. If anything gets burned onto the stove top, a putty scraper works well to get it off (located in the downstairs closet).


● Floors - Sweep living/dining room and bathrooms. If needed, use the spray mop to go over the floors downstairs and in the bathrooms. If needed, vacuum living room, rug under dining area, back entrance rug, and the kitchen mat.
● Windows/Mirrors - If needed, the purple cloth in the downstairs cabinet is great at doing a quick cleaning of mirrors and any obvious window smudges. No detergent needed - just get it a little wet.
● Bonus! - If you really like cleaning - there are dust cloths in the downstairs closet and even some furniture polish.
These are my suggestions - but it really depends on how long you are staying and what needs to be done when you leave.
Towels and Linens
Sheets are on the beds, and an extra set for each bed is located in the linen closet upstairs. There are towels in the bathroom and extra ones in the linen closet. Extra blankets and pillows are also located there. Help yourself to anything you need.

● I prefer guests not to wear shoes in the house. If you do, please be thorough when cleaning the floors and run the vacuum if needed.
● If you are returning from the beach, please rinse off any sand using the outside hose before entering the house.
● Mail will either be collected by my neighbor or held at the post office.
● In case of a power outage, there are candles in the kitchen, bathrooms, and basement closet. There are flashlights in the downstairs closet and in the kitchen drawers with batteries.


A Note about Cleaning
In the interest of avoiding having to resort to cleaning fees, I’ve decided to be as explicit as possible regarding my standards.
I typically spend two hours or more cleaning my home in preparation for guests. While I do not expect guests to do this level of cleaning, there are minimum expectations which I list below. This level of cleaning, along with the items on the checking-out checklist, should take no more than 30 minutes.
Minimum for five-star cleanliness review:
● Thoroughly sweep the first floor and upstairs bathroom.
● Thoroughly wipe clean countertops, stovetop and dining room table.
● Spray and wipe sinks.
● Spray and wipe toilets.
Pet peeves (less than five-star; all things I’ve encountered):
● Grease on stovetop
● Sticky counters or tables
● Dried food on countertop (it’s easy to miss on my countertops, so please check)
● Dried food under the dining room table
● Toothpaste/other splatter on mirrors or in sinks
● Obvious lack of sweeping
● Muddy footprints on floor

Checking Out Checklist
Thank you for taking care of these items before you leave!
Empty bathroom and kitchen garbage and recycling container. Run the dishwasher if needed.
Clean (see previous section).
Bring used towels and sheets to the laundry area.
If asked, put a clean set of sheets on beds. Otherwise, leave
unmade.
Leave extra keys on the kitchen counter.
Cover the deck furniture (couch and recliner).
Lock the electronic lock only on the back door. Lock the front door.
Make sure windows are closed and locked.
Turn off lights. Turn off AC (in summer) or turn heat to 60 degrees (in winter).
Check to make sure you have everything, especially chargers!

Bedroom for rent in our peaceful home. Large bedroom on the second floor with dressers and large closet. Private bath attached to bedroom with shower.

The main room when you enter is a shared space with me and my wife. You’ll have access to a countertop with stools and limited kitchen use.

Located 20 minutes from the Mohegan Sun. 5 minutes from two lakes with public access.

The space
My wife and I live in this home and will respect your privacy. We may or may not be home during your stay.

The area is very quiet and surrounded by trees. Houses are spread out and difficult to see in the summer.

No other AirBnB guests will occupy the house during your stay.

Guest access
Guest access includes the main room where you enter the house. This is a common area shared by us. You may use the three stools and kitchen counter top there but cannot use or enter the kitchen.

Common areas include the access from the main room to the staircase and the hall to your room.

Your bedroom, bedroom closet and adjoining bathroom are private to you and can be locked.

Common area also includes access to the basement for use of the washer and dryer. Access to the basement is from the main room where you entered the house. Just across from where you entered is the door to the basement. Go down the stairs, take a left, go through that room and you will see the laundry area. Detergent and bleach are provided.

All other areas are private.

During your stay
If you would like us to not be there during your stay, that can usually be arranged. The additional cost is $35 per day. This does not give you access to any other parts of the home. There is no indoor quiet time if we are not there.

Other things to note
No shoes indoors please. You can leave your shoes inside by the entrance of the main room.

Fire extinguisher is located on the other side of the door that leads to the basement.

Please ask about discounts offered for travel nurses staying more than 28 days. 15 minute drive to Backus Hospital and 30 minute drive to L&M.
