We loved this house; the view is more than awesome, the accommodations were cozy, and the accessibility to attractions like Cooperstown were great. Diane is a great host - she even left her blender for me to use! Definitely bring bug spray (we got eaten alive by mosquitoes) and your own knives (the kitchen knives were very dull) if you plan to do some cooking. It was the best decision we could have made. The keener greeted us on our arrival was so friendly and helpful. We cannot say enough about the cleanliness and home-like feel of the house. We felt so comfortable staying at the cabin the at we would refer to it as “home”. “When we get home”, “We will be home in a couple of minutes”, “We can take the leftovers home”. Plus, everything we could need was there! Dishwashing detergent, some spices, laundry basket, paper towels. It’s those little things that make a stay that much more relaxing. We very highly recommend!"

- "We had a wonderful time at this location. The house was clean and well kept. It had everything we needed. The split sleeping areas were great as the kiddos could go to bed early and the adults could hang out upstairs. The pool was such an added bonus feature for all to enjoy. The only minor detail I would leave for feedback is to clarify the directions (GPS takes you to another location) but the owner quickly helped us so it wasn’t a problem. If the instructions indicated this odd GPS navigation issue prior we might have avoided it. Lastly, the outdoor grill was pretty dirty and well used. We ended up not using it because of this fact. Just feedback for the owner and nothing that would be a dealbreaker. One of the best experiences we have had and lots of memories were made."

- "The house is very clean and had everything we needed. We didn't cook while we were there, but it was very well stocked if we had wanted to. There's even a Kitchenaid if you're in the mood to bake. Dish soap, hand soap, laundry and dishwasher detergent were even provided. The bedrooms have AC to keep it cool and comfortable for sleeping. While there's no AC in the main living areas, it wasn't too hot as the house seems to get a good amount of shade and there are fans in the house. The temps were mostly in the low 70s the week we visited (Aug 2-8). It's only 10 minutes to the Village of Cooperstown for shopping, dining, and the Baseball Hall of Fame. The only thing that would have made it better would have been the proximity to the Dreams Park, which is about 25 minutes. We knew this going into booking the house, so it wasn't a surprise and the drive is a very easy one."

Apple Tree Apt 2 - is very conveniently located in the center of Milford, less than a five-minute ride from Cooperstown Dreams Park, or just 10 minutes to the Village of Cooperstown. Laid out efficiently and always sparkling clean, Apple Tree Apartments are a great value for a small family. The Village Park is across the street, while Rail Explorers and the Charlotte Valley Railroad station are a block away. This is a scenic railroad that runs only during the day. Three local breweries are close by, one within walking distance.

Apple Tree Apt 2 is located on the second floor of this renovated historic building. It is the whole second floor of the duplex. There is a private covered entry on the left side of the building. A private balcony off the back area provided private outdoor space. There is a patio area complete with picnic table and grill available for your use.

Other Things to Note:
The cabin sits on 5 acres of forested sloped grounds frequented by all forms of wildlife, including but not limited to raccoons, fox, deer, etc. Please avoid leaving food in your car and garbage around the property grounds.

The premise is equipped with two Blink floodlight cameras. One on the front deck facing the drive up to the cabin, and the other on the back deck facing the backwoods of the property. Cameras are used for security purposes when unoccupied, and for monitoring wildlife activity.

Firewood: We always try to maintain a healthy reserve of firewood in stock while also maintaining a level of sustainability. If you plan to use the fire pit or wood burning stove and notice we are low on wood, small bundles of wood and kindling can be purchased at the local Stewarts & Sunoco gas stations, or at the Tops supermarket in town. You can also find locals who sell bundles by the "honor" system right off their property.

Pets:

*Pudding Hill is a dog-friendly cabin. Due to allergies, cats are NOT allowed. All pets must be announced prior to the stay and the $100 fee per dog must be paid prior to the arrival. A maximum of 2 dogs are allowed. Other animals are not permitted without prior approval. All pets must be kept on property as neighbors dogs tend to patrol the private roads near their home. Any dangerous behavior on behalf of the pets towards our neighbors or their dogs can lead to a cancellation of the remainder of your stay without a refund.

*Please clean up after your pet both inside and outside of the cabin, including their paws upon entry of the cabin (ALL dog waste NEEDS to be picked up). Failure to do so will result in a $150 fine that will be strictly enforced. Never leave your pet(s) unattended at the cabin, or around the property. You are financially responsible for any damage done by your pet(s).

HOT TUB GUIDELINES:

• Guests will shower and clean feet before using the hot tub.

• No oils, lotions/fragrances should be applied to body prior to using the hot tub.

• NO oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub.

• No glass products whatsoever are allowed in or around the hot tub.

• Cover should remain on the hot tub at all times when not in use.

• Give notice of hot tub use to host.

• You are using the hot tub at your own risk

• Pregnant women, persons with heart disease, diabetes or high blood pressure problems and elderly people should not use a hot tub or spa without a doctor’s permission.

• We do not advise young children to use the hot tub. In the event that you allow a minor to use the hot tub, they must be supervised at all times.

• Hot tub temperatures should not be allowed to exceed 104 degrees Fahrenheit.

• Never use a hot tub or spa alone.

• Never dump water in wood burning stove to put out fire.

• Start out with a roaring fire until you get close to the target temperature, then reduce the size of the fire until it reaches 102°F - 104°F. Note that it can take upwards of 3+ hours for hot tub to reach the ideal temperature (depending on external temperature). When you get to ideal tub temperature, keep a small fire going in order to maintain it. The fire can also be slowed down by adjusting the draft (oven door slides back and forward, open for more oxygen and stronger fire, close for less oxygen and lower fie). It is better to control temperature by fire size than by closing the damper because a build of up creosote can result. It is also easy to cool down the tub just by adding cold water.

• Limit time in the hot tub or spa to no more than 15-30 minutes at a time.

• Do not use a hot tub or spa if the water temperature is more than 104 degrees Fahrenheit.

• The high-water temperature in a hot tub or spa will accelerate drowsiness if a person has consumed alcohol or is taking drugs, increasing the risk of drowning.

• Although we constantly maintain the hot tub, at times you may be required to fill the tub on your own, as water levels may dip via natural evaporation or drainage, a hose will be available in the back of house in order to refill tub.

Rope Swing Guidelines:

Inspect the Rope Swing: Before using the rope swing, visually inspect it for any visible signs of wear, fraying, or damage. If you notice any issues, please do not use the swing and notify us immediately.

Wear Appropriate Attire: Wear suitable clothing and closed-toe shoes.

Maintain Control: When using the rope swing, maintain a firm grip on the rope and keep your body under control. Swing out and back, being mindful not to collide with the surrounding trees.

No Horseplay: Do not engage in any horseplay or risky behavior while on the rope swing. Use the swing for its intended purpose, and avoid any actions that could endanger yourself or others.

Supervision: Children should always be supervised by an adult when using the rope swing. Ensure that they understand and follow these guidelines.

Know Your Limits: Understand your own abilities and limitations. If you are not a confident or have health concerns, exercise caution and consider whether using the rope swing is suitable for you.

No Alcohol or Drugs: Do not use the rope swing under the influence of alcohol or drugs. Impaired judgment can lead to accidents.

Emergency Procedures: In case of an emergency or injury, contact us immediately. We will provide assistance as needed.

The Loft at Oak Shores - ARNOLD LAKE - This delightful, unique waterfront was built in 2009, and updated in 2020. The Loft at Oak Shores is a studio apartment on the second floor. No one else lives in the building. It is located on Arnold Lake with 120’ of private waterfront, complete with private dock. Arnold Lake is the closest lake to the Dreams Park.

Stocked with Rainbow Trout and Brown Trout, Arnold Lake is a great spot for any fisherman. Your host offers a canoe for your use. Guests at The Loft have their own private dock. There is a beautiful view of the lake from your own private deck. The private deck overlooking the water is ideal for outdoor dining or relaxing.

The interior features a delightful space with cathedral ceilings with fans set in recessed spaces. This is a perfect choice for a family of 2 - 3, visiting the youth baseball tournaments at the Dreams Park, which is only a 10-minute drive.

Terrace Lawn Cabin is a private, seasonal rental home with the feel of being on the edge of quiet woods, while being situated on a main road with easy parking & nearby conveniences. The space
Escape to our secluded A-Frame cabin in the woods for a serene "glamping" (no electricity) experience. This cabin is equipped with a king sized bed and large windows that overlook the nearby flowing creek. Outside, find a picnic area, fire pit, and two Adirondack chairs. Access the shared but separate outhouse on your way from the vehicle.

Please review the check-in instructions and directions provided by Airbnb carefully before your trip. It’s very important to double-check which cabin you have booked — we have two cabins on the property! If you are unsure of which cabin you’ve booked, please refer to your “My Trips” tab on your Airbnb app. Your booking information will specify if you booked “Hillside” or “Creekside” and review your cabin photo - both cabins do not look the same or have the same amentities. Failure to check-in to the correct cabin, may result in an additional fee.
• Look for the driveway just past our large barn with rock signs labeled “Creekside” and “Hillside.”

Please be aware that while you have access to an outhouse (shared) and a king-size bed, this rural retreat offers a camping-like experience with limited heat, no electricity, or running water. We provide water for handwashing at the outhouse . Extreme weather and wildlife encounters, including squirrels, snakes, mice, deer, coyotes and rarely bears, may occur. Visit the NYS DEC website for tips on avoiding attracting black bears.

Pet Policy:
Unfortunately, pets are not permitted at the A-frame. You may encounter our two Australian Shepherds, Raleigh and Jasmine, during your stay. Although friendly, they may not always want to play with other dogs.

Service & Wi-Fi:
Cell phone service and Wi-Fi are unreliable in this area. Please be prepared for limited connectivity during your stay. We suggest saving our address in a mapping app before your service is limited.

Upon Arrival:
Turn into the driveway after the large white barn (shown in listing photos). Look for rocks painted "Creekside" and “Hillside” on the left. Follow arrows along the field edge to your parking spot. *Please take note of which A-frame cabin you have selected. There are two rentals on the property.* Use the provided wagon to transport your items to the A-frame. If arriving after dark, we can leave a lantern at the walking path's end. Low vehicles may struggle in the grassy field; please message us for assistance.

Early Check-Ins or Late Check-Outs:
Please note that early or late check-ins are only allowed with prior approval and will incur a $30/hour fee. Because some check-in changes may not be accommodated, be sure to contact us directly to request and confirm any adjustments to check-in times.

Cleaning fee: Our cleaning fee is set at a low $30 to help maintain affordability, with the expectation that guests will follow the closing rules by washing dishes, taking out the trash, keeping the common areas/outhouse clean, and leaving the space tidy. If these guidelines are not followed (ex. Unwashed dishes, food left out, fire pit pushed in, misc. items scattered on camp ground, overflowing trash, etc.), an additional cleaning fee of $50 will apply.

Kick back and relax in this calm, stylish space located in Cooperstown, NY. It has direct lake views of Otsego Lake. It is a 1 bedroom, king bed, 1 bathroom apartment with a trundle bed that sleeps 2 more in the common space; a mini kitchen, furnished right down to the utensils. You have water access at the public beach 2.5 miles up the road at 3 mile point, where you can fish or swim. Great beach! There is a whole house generator that automatically kicks in during power outages!

The space
My space is small, but roomy with the open floor plan! It’s beautiful! You have the expansive deck with a porch swing, and bistro sets to sit, eat, enjoy a morning French Press coffee while the sun comes up! It has a king bed in the bedroom; a twin day bed with a twin trundle bed in the common area. The place sleeps 4, and possibly a fifth person on the couch. There’s a mini kitchen (no oven and no dishwasher). There’s a large mini fridge, a microwave, and a two burner cooktop for cooking; dishes, pots and pans, and utensils! Bring your food and clothes! Initial bed linens and towels are provided!
