Departure Checklist:
-When leaving the home for a day trip, and/or prior to check out, please switch off the lights and fans, and unplug the coffee maker. Please turn the A/C to 76 degrees Fahrenheit (A/C must remain on to deter mold growth). Please shut and lock and doors or windows that were opened. Make sure the garage door is closed.
-Please leave the home clean and tidy - please wipe counters, sweep up crumbs, tidy bathroom, etc.
-Please rinse, load, and start the dishwasher prior to departure.
-Please leave the used beds unmade including the sofa sleeper so there is no confusion on what bedding needs to be washed. Stripping the beds would be the most helpful.
-Leave used towels on the bathroom floor or place in the dirty laundry basket in the garage.
-Please discard all uneaten food and clean out the refrigerator and pantry upon departure.
-Bag up all trash and recycling, and bring to the receptacles at the side of the house, outside of the garage. (green & brown is garbage, blue is recycling).
-Check that the grill gas is off.

- "Very comfortable and clean home! We enjoyed our stay very much." - "Our group had a fantastic stay at this VRBO. The property was clean and beautiful! The communication was great when we asked to check-in earlier. The only thing that was noticeable was the neighbors loud barking dog along with slightly uncomfortable bedding, particularly using the pullout couch. There is a metal bar under the pullout that lays right by shoulder when laying down. It was very uncomfortable and guests resorted to sleeping on the floor. Outside of those things, we all really enjoyed our stay and would recommend to others! Thank you!"

Camper Guide: Important Information
This isn't your typical house; it's a camper, so things operate differently.
- Avoid putting toilet paper in the toilet; there's a designated trash can for this purpose.
- The toilet flusher handle is gray and located behind the seat. Pull it halfway to fill the bowl with water, and pull all the way to flush.
- The ceiling-mounted AC can be adjusted by turning the dials. Remember to turn it off when you leave, and crack a window slightly to prevent condensation.
- On pleasant days, use the bathroom fan and open a window for a refreshing stay. You can also use the fan after showering to clear steam.
- Hot water is provided by propane. Flip the switch to ON about 10 minutes before you need hot water, and remember to shut it off when you're away; it heats up quickly.
- The refrigerator starts on POWER when you arrive, but it beeps annoyingly. Switch it to BATTERY when you're home. It works better on POWER, so switch it back before leaving.
- Enjoy the back griddle for cooking, but remember to turn off the gas when not in use.
- The camper key is a remote and can be found on the left side as you enter. A lost key incurs a $50 replacement fee.
- Parking along the street in the grass is acceptable. Please use the driveway and avoid the ditch or blocking the mailbox.
- For entertainment, the TV utilizes surround sound AUX 1&2 on the radio over the bed.

1) The minimum age required to book this unit is 30 and that person MUST be staying at the property for the duration of the booking.
2) The maximum number of guests allowed for occupancy is 10. You will be asked to leave immediately, and no refunds given, if management determines that bookings have been made under false pretenses, guests are underage, or guest numbers exceed ten.
3) Our goal is that you have an excellent stay, and we strive to provide the house in top condition for you. Please notify the property manager upon arrival if anything appears damaged, needs repair, or cleaning. We will assume that everything is in good condition if we do not hear from you within 24 hours.
4) No smoking or vaping on the premises or inside. Violation of this rule will result in an additional $250 cleaning fee.
5) Please do not set the AC below 73 degrees as this may cause freeze-up and loss of cooling. The thermostat should be set at 77 degrees when you arrive and set to Auto. Please always leave on Auto, but feel free to lower the temperature (up to 73 degrees). Please make sure to keep all windows and doors shut when the AC is running to maintain maximum efficiency and to ensure that the unit does not burn out.
6) Pets. No pets are allowed on the premises.
7) This home is in a residential neighborhood and we kindly ask that you respect the neighbors and community as a whole and keep noise to a minimum after 9 pm.
8) The maximum number of cars allowed to park on the property is 5.
9) We understand that accidents do happen. If damage occurs during your stay, please notify the property manager immediately so we may assess and notify you of any replacement/repair charges if applicable. This also allows us time to repair/replace before the next guests arrive.

We are pet friendly with no weight restrictions. We charge $20 fee per pet per night.
By Florida Law, Emotional Support Animals are not exempt from paying a pet fee in private short term rentals.

1-Inform your host you are traveling with a service dog.
2- Explain your dissabilty and the service the dog has been trained for.

Pool heat costs $40 per day and can be set up to 85 degrees. Please let us know if you’d like the heater turned on and we’ll send you a separate charge.

The Property is equipped with 4 exterior cameras only around the perimeter. 1 of which overlooks only the pool. This is to protect all guests and hosts alike in the case of an emergency.

Mondays, the pool service company comes to check and treat pool. Please make sure one of the screen doors is unlocked so they can access the pool area.

Thursdays, please move all trash and recycling the to end of driveway. The pick up is on Friday but they come very early. This will help prevent any inconvenience to our guests.

The space
Upon entering through the front double doors, you'll step into a screened courtyard with a heated pool. A nice seating area is available for those wonderful al fresco meals.

On the north end of the courtyard is the guest suite with a full bath. A memory foam California King is provided for your ultimate comfort. There is a lofted XL Twin and a work station complete with a wireless keyboard/mouse and a screen available for guests’ use. In the walk-in closet, you will find an additional rollaway which helps this suite accommodate a full family with kids if needed. The room also boasts a large smart TV.

On the south end of the courtyard is the main home. You may enter through the great room/kitchen, the family room or the master suite. As you enter the great room, you will find a dining room table, a seating area, a breakfast bar, and the fully updated kitchen. This is a versatile entertainment space. Off the kitchen, you will find the 2 car garage and the laundry room with brand new extra-large capacity washer/dryer (a must for our family).

As you walk into the family room you will notice the oversized sectional couch that is just perfect after a long day at the beach. It is beyond comfortable and the corner “snuggler” section is a great place to do just that while watching the massive smart TV.

Next to the family room you will find the newly renovated guest bathroom and 2 guest bedrooms. The first has 2 twin beds plus a trundle. The second room provides a queen, dresser and another smart TV.

Finally, as you walk into the master suite, you will be able to relax on the king bed. Another large smart TV is available. The bathroom provides dual sinks, a separate tub and shower, and a water closet. You also have full access to the walk-in closet.

The central pool is in eyesight of virtually every room of the home, and we provide a pool fence for security as well. The pool is heated. The home is kid friendly, and we provide some basic items for young children including: pack & play, dining booster seat, strollers, bike with training wheels, and some toys. The home is free from clutter and easily breakable items which make it a comfortable home to stay in with young children.

There is an application process with reasonable associated fees through HOA. 1 month minimum stay required with at least 1 week advanced notice. We offer a discount for 3+ month stays and would consider additional discounts for even longer stays. Please contact for additional details or questions.

My property is fenced in for your furry family members.

Your host will, at times, live in the travel trailer on the side of the property during your stay. Please find this comforting if you should have any questions, concerns, or simple inquires about fun things to do, yummy placed to eat, etc. ****You will have the upmost privacy of the inside of the house and back yard.

Laundry is located inside of the garage. The host will have access to the garage at times. You will be notified prior to the host entering.

Aside from laundry, all other items are off limits in the garage, including the fridge. Guests will have full access to the fridge and freezer in the kitchen.

During winter months: if you have paid to have the pool heated [an additional $25 a day] and would like pool floaties, please make the host aware at least 2 days prior to arrival.

Items such as: corn hole board, darts for the outdoor dart board, sand toys, fire tongs for hotdogs, and beach chairs are available upon request.

Guests are responsible for obtaining their own firewood.
