I'm offering a completely remodeled Railroad caboose located at 227 Lake June Dr. Lake Placid Fl. 33852. right next to the railroad tracks in the cutest little town you never heard of, Lake Placid Florida. The train passes by 5 days a week. The caboose has an addition on the back deck with a full bath and stacking washer dryer. There is a full kitchen and a barbecue grill. 2 TVs, high-speed internet and cable. There is a short queen Murphy bed and a mini split air condition / heater. You can go to YouTube and type in... "Simpsonville Station Caboose," for a short video tour.

Lake Placid is a quaint little town located about 120 miles south of Tampa in the center of the state on highway 27. The next closest town would be Sebring. It is 15 mi north of Lake Placid and best known for the 12-hour races at Sebring.
Lake Placid has 29 named lakes, so fishing and water sports are enjoyed by many who come to visit.

Lake Placid is also known as "The Caladium Capital of the World" You will see Caladiums growing in many of the flower beds around town, and the bulbs can be purchased from local vendors.

Another enjoyable feature of this cute little town are the 49 murals painted on sides of buildings. They are magnificent, and most are within walking distance. You can pick up a mural magazine at the chamber of commerce building where they also show a 10 minute video of some history of the town and murals.

Another great place to visit would be the old Lake Placid Atlantic Coastline Depot. The Historical Societies Railroad Museum is a great learning experience for all who visit.

There are parks, restaurants, and golf courses, something for everyone. So come spend a couple nights in the Railroad Caboose at the Simpsonville Station. Explore the lovely town of Lake Placid and take with you a lifetime of memories.

Imagine fishing off the boat dock while watching the orange sunsets from while enjoying a just renovated cottage. Features a fully private outdoor shower, shuffle board table and views for days! We are situated on the premier sandy bottom Lake June in Winter, a large 3,500-acre spring-fed recreation lake. The expansive porch allows relaxing and watching the view.

We have installed a mosquito misting system to keep away the pesky mosquitos, midges and other lake bugs so you can come and enjoy your stay and spend more time outdoors.

There are two restaurants within a minute from the house - Jackson's on the Lake and Dock 633. There are several wineries and breweries in the area as well as a quaint downtown area that holds a weekly Saturday Morning Farmer's market.

Lake Placid's downtown is growing with very cute local restaurants and shops as well as a 30 min ride to Sebring. We are 2 hours from Orlando if you want to head to the theme parks.

Things to Know:
Two kayaks and a docking buoy available for a jetski.
There are four dock chairs, three loungers and beach towels for guest use.
There is an assortment of vests in the guest closet for use.
Boat Lifts are not available for use, but a boat can be tied up against the side of the dock.

This is a lake home, and at times we have lake midges. They are harmless but can be pesky.

There are 3 outdoor security cameras. One faces the road to cover the driveway, one faces the dock and covers the sea wall area, and a ring doorbell. There are not any security cameras inside or that face inside the home for our renter's privacy.

No smokers.
One small pet is allowed and must be disclosed in the booking. We charge $100 extra pet fee to allow for extra cleaning, sanitation and home preparation for a pet.

Absolutely no parties. There is a maximum capacity of 6 people unless otherwise communicated with the host. If the host approves, additional persons may visit over the 6 person capacity. This is at the host's discretion.

Important: Guests should be aware that the property is on an open body of water with no fencing at the water’s edge. For liability and safety reasons, children under 3 years old are not permitted.

I have to stress this, there is No smoking allowed anywhere on the property inside or outside. If you smoke you will need to look elsewhere.

This is the South side of my duplex and it is a 2/2 with a Queen in the master, and 2 twins in the second bedroom. The master bathroom has a large shower, and the second bath has a full size tub. New flooring, A/C, doors, fridge, stove, TV, and more. It has Comcast Business internet for running multiple streaming TVs, laptops, and whatever else you may bring. It is fully furnished, ready to be enjoyed as a relaxing vacation home.

- "We stayed for 6 nights while visiting a friend nearby. The host was wonderful! Lots of suggestions for things to do. It is located in a quiet and very friendly neighborhood with direct access to the lake via a canal with dock that is in the back yard. Lots of fish, birds and turtles to see! Huge lanai with bar that was very pleasant place to hang out. The house was spotless, beautifully furnished and the kitchen had everything you need if you are planning to do some cooking. Also has a grill. Adorable coffee bar. Washer and dryer was a definite plus! It was seriously the nicest vacation rental we have ever stayed in!"

Our front patio is screened in and you can comfortably sit out and wait for any guests to arrive. Our back patio is screened in and has a table and chairs to dine alfresco. There is also a fabulous hot tub on the patio to relax in after a long day on the lake. The inside of the home keeps it casual with an open kitchen, dining and living room. Our kitchen has been recently installed with beautiful stainless appliances and granite counters. We have all the dishes, pots and utensils needed for a long or short term stay. Pull up one of the stools to eat your breakfast or sip your morning coffee. Just off the kitchen, in the garage, is the full size washer and dryer. We have 2 spacious bedrooms, each with very comfortable queen size beds and dressers for all your belongings. There is a desk in the guest bedroom for those guests that choose to work from home. The bathroom is bright and clean and recently renovated with beautiful quartz counters, white shaker vanity and white tile in the new tub/shower area. Plenty of towels for your shower and to take on the boat. You will find games, cards and books to occupy your time. Our smart TV can stream your favorite shows. Plenty of onsite parking. One covered parking spot and 5 additional open air parking spaces. Backyard features a firepit for cooler weather. Note that there is no barrier between the house and the lake. Because it is a very short walk from the backdoor to the lake, I DO NOT recommend this location if you have toddlers.
Guests are welcome to have a small fire in the provided firepit. The firepit must remain on the concrete pad and cannot be moved to any other location. No fire on the deck, boardwalk, or boat house. Leave the coals and ashes in the firepit for disposal by host. Do not dump coals/ash into the trashcans or the lake.

The main bath has the same type of beautiful shower. Hot water was never a problem. The view from the back patio looking out over the lake was spectacular, sunsets over the lake were fantastic. JB is without doubt the best host we have ever rented from! He described his property accurately, as I said if anything he under promoted his beautiful home. - "I can't say enough about this stay. The location is incredible -- when they say it's right on the water, it's literally RIGHT on the water. You walk into the lake from the backyard. There's a dock with a picnic table at the end of it that was an additional slice of heaven. The inside of the house has everything you could want and need from kitchen utensils, a great coffee machine, towels - you name it. It was clean and tidy, just like in the pictures. Everything is new and works great. The location is easy to get to and conveniently located close to local restaurants, grocery stores, etc. There's a big driveway with a carport which was nice because it was raining a bit when I first got there. The check in process was simple and the host was very responsive. All in all, I will definitely be back!"

PLEASE read ALL about the booking before writing an unfair, review.l attempt to make your stay feel as much like you just dropped in to a close friend's or relatives house. We have a full kitchen and quiet neighborhood. but if you're sensitive to cats or dogs then you probably should not book here. Sometimes we do stay on the property so if that is a problem instead of a blessing in case you need anything.

The space
the space is comfortable for guests that would be sleeping in a queen size bed together the master bedroom and bathroom has a newly remodeled shower and vanity and toilet because the room was recently remodeled clean and bright with extra towels and amenities as needed to make your stay perfect. The queen size sofa bed in the living room makes for a comfortable extra sleeping space as needed for one or two guests. The second bath is also newly renovated with a soaking tub and lots of extra things you may have forgotten including hair dryer and toothbrush.
I do attempt to be a reasonable person when it comes to the cleanliness that involves all my guests, but I’m not always the most organized so I do have some of my craft ideas or books in some of the drawers. I don’t have anything that I feel is secret and I have left empty drawers in case your stay requires extra space and hooks for you to put your clothes on.

Access is with the front door and a hide a key will be provided for for your stay and parking is either on the driveway or front of the house adjacent to the road.
The space is one level, but if you require a wheelchair, there is tiny little step up

Other things to note
We seem to always be under construction as we have renovated for bathrooms kitchen and they living space and now we are working on the outside we tried to communicate our needs and be as courteous to our guests as possible. Occasionally we stay on the property but not in your living space.
My partner, Randy is Mr. fix it and sadly he goes beyond his space sometimes, but not into your space so we’ve recently moved the motorhome project to the side of the driveway but sadly now he’s moved a small car there which I hope is going to move away quickly, but he has opened up the space for parking on the driveway again and a little wider path for people to enter the entrance area . Please note that many times one or both of us will be staying on the property and we look at as an advantage for extra security and if you need anything, we’re just a few steps away, but if you don’t want us that close, we need you to know that we will be staying there or sometimes not but communication is key..

Kick back and relax in this calm, stylish space. Enjoy a furnished bedroom, shared kitchen, living room space, and a bathroom. There is a front yard with a patio. The back yard is for my large dogs to roam, so it shouldn’t be accessed. I live alone and mainly keep to my room and the kitchen. If needed you could use a shared laundry room. The house is located just 5-10 minutes from the downtown Sebring near Lake Jackson pier and the Circle that often has festivals and quaint shops.

The space
This is a single family home on a third acre. There are neighbours on both sides and orange groves behind.

Guest access
You’ll have access to the shared living space of the living room, kitchen, and guest bathroom. The guest bedroom will be your spaces exclusively. You can enter through the front patio door which is at the left when facing the house. There’s a hallway between the kitchen and living room. The first door on the left is the guest bathroom. The second door on the left is the guest bedroom where you’ll be staying. The kitchen is equipped with a refrigerator, microwave, induction stove, oven, dishwasher, air fryer, toaster, and keurig.

During your stay
Most days I’ll be at the house in the morning until 7:30 a.m. and I return by around 6:00 pm. You can message me through the app. I'm happy to meet and tell you about the area. I'm also content to stay to my room after having my meals. I occasionally host meals for a group of friends at my house which you'd be welcome to join. I will let you know if this is the case.

Other things to note
My dogs will be in the backyard. They may bark when you first arrive, but they eventually settle down. At times they could jump up, so it’s best not to go in the backyard with them. I don’t let them in the house.
