Welcome to the Little TOA, Central Florida's fishing, hunting and winter get away. The house sits just off the Kissimmee River which is part of the Kissimmee chain of lakes, connecting Lake Hatchineha and Kissimmee. This will be a great spot for you and your buddies or family for a short weekend trip or an extended stay. Come see old Florida, the area holds many things to occupy your vacation time.

The house is a 1 bedroom and 1 bath but has two beds inside. The bedroom holds a queen size bed and there's a queen size murphy bed in the living room. The home is only suitable for four persons or less. A full kitchen for your culinary needs, and for entertainment you'll have Dish TV, WiFi and a Roku for you favorite streaming options. The back patio is screened in with fans, making is a great place for coffee in the mornings or a drink at night.

The area is known well for its fishing. Hit the water to wrangle in a record size bass, do a little duck hunting, or just cruise the lakes for the sites.

Just down the street is Camp Mack River Resort the areas biggest draw. Boat ramps, fuel, bait and docking all available for small fees. Don't have your own boat? Rent one of their's or sign up for the Alligator Airboat tours. You can walk over with your evening drink to grab a bite at the food shack while you listen to live music or watch the weigh-ins after a tournament. The area is quiet and far enough from Rt 60 that the only traffic is the locals or those coming to fish or camp. We had a minor plumbing issue and Tyler, our host, quickly took care of it by asking his handyman to fix it." - "My husband and his family have been coming to this area for bass fishing for decades and stay at Camp Mack right next door. Now that we are bringing our girls on this trip we as a family require more room than our usual accommodations provide. Luckily, we were able to find Tyler’s Lil TOA and it was the best place to lay our heads!! The home was clean, spacious and well equipped with most everything we needed. Another bonus was the functioning internet access and the expansive channel selection on the TV!!! Gotta have technology when traveling with kids!!! ;-) The Murphy Bed in living room was surprisingly comfortable and I wouldn’t hesitate to sleep on it next time we visit!! The only downside to this property is that other people are aware of it and availability is limited so plan your visit well in advance!!! Lake Hatchineha connects to the Kissimmee river where you can rent a pontoon or fishing boat at Camp Mac and drive it back home and use the dock and explore many connecting lakes. We have PLENTY OF ROOM FOR YOUR BOAT IN OUR BOAT SLIP, and room in driveway area for trailer. No charge.

The space
Welcome to our condo, which comfortably accommodates up to 5 guests and features a convenient contactless entry system. The entire space is carpeted, including the main living area. In the master bedroom, you'll find a queen-sized bed along with a private bathroom for your convenience. The guest bedroom is equipped with a full-size bunk bed (250 lbs max weight), topped with a twin-size bunk, and there's an additional bathroom located in the hallway for the guest bedroom.

Each room is equipped with its own cable television, allowing you to catch up on your favorite shows and news. As part of the community, you'll have access to a public pool, hot tub, tennis courts and gym during your stay. While the pool is not heated, the hot tub is and you can enjoy it throughout the year.

We take cleanliness seriously, regularly washing and replacing bed linens and pillows as needed. Most furnishings are relatively new, and we prioritize remodeling and updating on a daily or monthly basis to ensure a fresh and inviting environment for all our guests. Please note that smoking is strictly prohibited on the premises.

Guest access
When you rent the condo, you will have exclusive access to the entire space—it's fully yours and not shared with anyone else. However, the community amenities, including the pool, hot tub, tennis courts and gym, are shared with other residents and guests in the community. Enjoy your private retreat while still having access to these communal facilities!

Other things to note
Please be aware that the community pool is not heated, but it is available for use year-round from 8:00 AM to 8:00 PM, depending on sunset times. We maintain high standards of cleanliness, regularly replacing and washing bed linens and pillows as needed.

To ensure a pleasant experience for everyone, we have established strict rules for our guests. Additional guidelines will be provided upon check-in, but here are some key rules you should know:

1) **No Pets Allowed** (due to allergies experienced by the owners).
2) **NO Smoking** is permitted on the premises or in the pool area.
3) Check-in time is after **4:00 PM**.
4) **No parties** are allowed.
5) Only guests listed on Airbnb are permitted—**no additional persons**.
6) Unregistered guests will incur a **$500.00 fee/fine**.
7) Any violations involving unregistered guests, parties, smoking, or illicit drugs will result in **immediate termination of your stay**.
8) The parking area is shared (1 car parking available); any additional vehicles must park in the guests designated area. Please be considerate of others with shared parking.
9) **No parking on the street**—towing or fees imposed by the Association will be charged to the guest.
10) You will find basic essential items provided, but any additional supplies will be the responsibility of the guests.
11) **No eating or drinking in the bedrooms**; excessive mess and/or damages will result in extra charges to the guest.

30 miles South of Disney World and about 20 miles NE of Legoland and only a 5 minute walk to beautiful Lake Marion. After a day at Disney World or Legoland, come back to relax in the hot tub while the kids play in one of two pools, kiddy pool or playground. You can play basketball, shuffle board, tennis, pickle ball. shoot pool in the clubhouse or workout in the gym. Take a short walk through the preserve area to the lake, where you might see eagles, bob cats, armadillos or even an alligator.

The space
This is the only single family house for rent in Lake Marion Resort. All other properties are two or four units attached. The decor is modern with tile flooring. The living room has a large flat screen TV, sofa, loveseat, and recliner. The master bedroom has a queen size bed with a large closet and a large flat screen TV. The master bath has a large shower and double vanity. The second bedroom has a queen-size bed and a large closet. The third bedroom has two twin beds and a large closet. The second bathroom has a tub and shower. The kitchen has stainless steel appliances and granite counter tops with all the utensils, pots, pans, toaster, mixer, crock pot, etc. Dine inside or outside in the large screened lanai with table and chairs. The outside is beautifully landscaped and maintained.

Guests have access to the entire property including master bedroom with master bath (ensuite), two additional bedrooms and one more full bath, kitchen with everything needed to prepare meals at home, living room with flat screen TV and dining room as well as large lanai for outdoor dining and lounging.
