Deposit which will be held as a Security Deposit is due within 5 days of making reservation. 1/2 rental rate due 6 months prior to rental date, full rental amount + Cleaning, taxes, and pet fee if applicable is due 90 days prior to occupancy.
Cancellations must be made 90 days prior to arrival for refund of deposit $ less the administration fee of $ 25.00.. If you cancel within 90 days of your arrival you will loose your rental payments if we are not able to fill the dates. If we are able to rent your dates you will receive a full deposit less a $25.00 administration fee. If you book within 90 days of your arrival date, you will have two weeks from the time you make the reservation to cancel with a full refund of your deposit less the administration fee. If you cancel after final payment has been made and if we are able to re-rent the property, your rental fees and deposit will be refunded less the administration fee of $25.00.

Refunds will not be given for late arrrivals or early departures. if hurricanes or other extreme weather conditions occur the County Emergency Management Offices of North West Florida in conjunctin with the National Weather Service may issue a mandatory evacuation notice. Only at that time, will refunds be pro-rated from the time of your departure. If no evacuatin notice is issued by either of these government agencies and you choose to leave before the end of your reservatin or to cancel because of the potential threatening weather, neither refund nor compenstaion will be made.

- "The house was in a great location and clean. Plenty of utensils, pots and pans for cooking your own meals. Just a heads up, there were no seasonings, salt, pepper or any kind of cooking oil. We’ve been renting houses for years and this was a first. A little cooking spray and some salt and pepper would’ve been great for eggs the first morning. Also, there wasn’t any laundry detergent and we had to buy our own. Not enough to take away a star, but just simple things that would help renters. It was only a short five minute walk to the beach. Also close to a few restaurants and shops. I recommend the Local Catch, which was a short drive to the east. There’s a few state parks around that are a great place to check out as well. We rented a boat from Aloha Pontoon boat rentals just inside the Destin inlet and they were great! We would definitely rent the house again and Charlie was quick to respond with questions."

- "Everything was in good condition and only a short walk to the beach." - "This was truly a great location! 5 min walk to the beach with easy access. The community pool was also located right across the street. The neighborhood had nice shade in the mornings for running. Plenty of parking space in the driveway. 2 downfalls were the nest thermostat was locked and you couldn’t adjust the temperature. It was a little warm at 75 degrees at night trying to sleep. The washer also had mold in it so i wasn’t comfortable doing laundry in it. Otherwise, we had no complaints and this place is perfect if you want close beach access!"

TVs in every room which was nice and lots of places to sleep. Overall, wonderful stay. Wouldn’t mind staying here again."

Nestled in the coveted oceanfront community of Dune 1 Townhomes, this elegant vacation home has everything you need for your whole family to make spectacular Scenic Highway 30A holiday memories. Freshly updated and ready for you, this home has two spacious bedrooms with sleeping space for six people.

Enter on the main floor and into the kitchen and dining space. Glass front cabinets, modern light fixtures, a tiled backsplash, and sleek stainless appliances make an ideal spot for brewing the morning coffee or whipping up some quick snacks for the beach. The dining table has seating for six, while the peninsula bar seats three. The modern, wood-look flooring extends into the living space, where you’ll find a tasteful seating area and flat-screen television. But you may spend the most time on the screened-in deck that overlooks the ocean. Relax here in the evenings with a frosty cocktail while a pink and purple sunset lights up the sky. It’s a perfect spot for enjoying the gentle offshore breezes and searching for frolicking dolphins in the waves.

The unique upstairs master suite has a large soaking tub and double vanity just opposite the king-sized bed. - "This property is in a great location and the proximity to the beach is great. However, it’s in desperate need of a deep cleaning. The place wreaks of dog and the furniture has been chewed up by a dog. It’s supposed to be a pet free rental! There’s mold in the master shower, some of the light fixtures are broken and bulbs need to be replaced. The couch in the living room has sunken in cushions, also smells like a dog and needs to be replaced. "

Beach House 30A #3 is the top floor of the lovely three-story gulf front home, Beach House 30A. This beach vacation getaway has its own private entrance and access to the beach, as well as its own private deck overlooking the Gulf of Mexico. Beach House 30A #3 can be rented as a two-bedroom / two bath unit alone, or in combination with Beach House 30A #1 and #2 to make a ten-bedroom / ten bath vacation home. Either way, Beach House 30A #3 offers its guests a wonderful gulf front vacation on beautiful Dune Allen Beach.

- "Had a great time, wonderful quiet location. Note that this is the third floor unit, no steps from the back deck to the beach, you have to go out the front door. The unit is older, but that’s to be expected since they allow pets, which is great. Had a few missing items due to the previous guests and the property manager immediately sent replacements over, including a new coffee maker. Would go back again A+." - "Beautiful dog friendly beach house, perfectly situated away from the crowds with gulf views and great amenities (washer, dryer, dishwasher). Beach chairs and umbrellas that were available for our unit were a nice touch. Being on the 3rd floor, the elevator was a huge plus. One thing to note was that dogs from 2nd floor/staircase seemed to be right on the other side of our (locked) joining door. We weren't around enough for this to be a problem but it was startling the 1st time our dog was barking back and forth with them. Also I didn't see any recycling bins which sadly seems to be the norm in FL. Not many outlets so you may want to bring/add an outlet strip to allow charging for multiple devices. We had a wonderful time and have hopes for a future stay with you."

This cute Carriage House is located in a gated community just steps from the beach with a community pool across the street. Beach is 700 steps from front door along a paved sidewalk to private beach access for the neighborhood. The Carriage House is perfect for couples, families (with kids), solo adventurers.

This house is situated in beautiful Dune Allen Beach, Florida in the heart of Scenic Highway 30A just 10 miles from Destin to the west and 20 miles from Panama City Beach to the east. 30A is a scenic drive along the emerald coast that is speckled with unique artsy beach communities, each with their special flare and appeal. Seaside hosts weekly concerts and movies and has eclectic shops and great local restaurants. If you travel further east on 30A you will reach Alys Beach which also hosts weekly outdoor concerts and movies. Further east is Rosemary Beach, which again has unique shops and eateries. A 22 mile paved walking/jogging/biking trail extends the length of 30A and passes beautiful beaches, coastal dune lakes, and picturesque beach towns. Bike/kayak rentals, restaurants, and shopping are all within walking distance of the house. With sleeping space for six across two spacious bedrooms, this oceanfront townhome is beach living at its best.

On the main floor, the kitchen, dining, and living spaces are open and inviting. The bright kitchen has a peninsula bar with seating for four people, and a glass dining table has room for six. The living area has cozy carpeting, comfy seating, a fireplace, and flatscreen television. Sliding glass doors lead out to a sun-drenched, screened-in deck with jaw-dropping views of the white sandy beach and the glittering aquamarine of the Gulf of Mexico.

Two bedrooms are located upstairs. The master suite is filled with Florida sunshine and has a king-sized bed, a vaulted ceiling, a small sitting area with a television, a vanity table, and an en suite bathroom. Two sliding glass doors provide dreamy views of the ocean and lead out to a private balcony— an ideal spot to relax and soak up the sun or stargaze. - "We had a great townhome and it was the perfect size. We love the view with the ocean right there and the pool just a few steps away. Our only recommendation would be to put a ceiling fan up in the screened in patio. Over all our stay was AWESOME." - "We had a great getaway at the beach. The location of the condo was fantastic. Literally steps to the beach! The unit itself is a bit outdated with several things in need of attention. Though it was clean, there were broken screens and doors (2 screen doors to the upstairs bedroom balcony were broken and lying on the balcony itself and the other one that was still attached was duct taped) crayon and other marks/scuffs on the walls and rust stains on appliances. There is also old carpet throughout the unit which felt damp due to being so close to the ocean. Overall we really enjoyed it and these minor issues didn’t affect our vacation, it just wasn’t what we expected."

The community pool will be undergoing renovations on and off in 2024. It may or may not be available for use.

The Neighborhood:
The home is located in the Serenity at Dune Allen neighborhood, just a short walk to Dune Allen Beach (.3 miles) or a convenient, 1 minute golf cart ride away. It's just minutes from the shopping and dining of popular Gulf Place. Come and enjoy the crystal clear waters and white sand 30A is famous for!

Getting Around:
There are lovely shops and restaurants closeby accessible via golf cart or bikes. No car needed!

Other Things to Note:
Beach cruiser bikes included (2). We also have beach chairs, bogey boards, board games, books, a beach wagon, and a cooler. Rental includes a six-seater golf cart also. All the amenities to make your stay great!

It's a very close walk to Stinky Fish Restaurant, Bar, and Baitshop. They have amazing to-go drinks that you can grab while at the beach!

We have a lovely, small community that is very close to the beach. We also have a community pool that any renter can use, and we're right near miles of paths.

HURRICANE REFUND: Any dates you've reserved that Santa Rosa Beach is under mandatory evacuation will be refunded to you in full.

FINE POLICY: We will have to pass along community fines for towels left hanging on front porch or cars parked on street/in landscaping.

The house is located in a secluded area off Scenic Highway 30A, about 1/2 mile from the Beach access at Stallworth lake. We are at one of the most pristine beaches in the area, adjacent to the Topsail State Preserve, with many hiking and biking trails, wildlife viewing, canoeing, kayaking and paddle-boarding options. This location has easy access to all the shopping and amenities of highway 98, yet close enough to bike to the action at Watercolor, Seaside and Grayton Beach.

The space
The space is perfect for adults. The queen size bed has a high quality firm mattress. A nice bathroom with a great shower, and a sofa. There are No cooking facilities in the unit, but there is a Keurig coffee maker, a small fridge, a toaster and a microwave, to fix or heat a little bite. Guest have use of beach chairs and umbrella as well as two chairs and small table for sitting by the pond. The space is not suitable for toddlers or small children. The space is NOT Baby Proofed.

Guest access
Guests access the guesthouse by walking through the corridor between the main house and the garage and up the stairs in the back. Specific instructions on retrieving the key will be sent at check in time. Guests are welcome to use the outdoor shower when returning from beach.

Other things to note
This is a quiet neighborhood, surrounded by nature. I view this place as a sanctuary. Play hard and make noise when you are out and about and come here to rest and renew. The beach is less than half a mile away and is accessible through two beach access points one by Stinky’s restaurant the other by stallworth lake. We are close to Topsail State park with it’s amazing trails and pristine beach.

Modern above garage studio apt with private entrance and patio. 1.5 blocks from the South Walton beaches! Enjoy a large living/dining area and separate sleeping space with king bed. 30A is a fantastic destination, the beaches are some of the world’s best with sugar white sand and emerald green waters. You will find plenty of beach accesses along a 17 mile stretch of Santa Rosa Beach. It boasts unique shopping, fantastic cuisine and the incredible architecture that makes 30A famous. There are activities for everyone; kayak rentals, bike rentals, paragliding, fishing, golfing, hiking, swimming, tennis -- you'll find it all right here. 

The snorkelers in your group will love the new artificial reef called Seahorse Reef, deployed in 2017. Located just 715 feet out from the Topsail Hill Preserve State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Seahorse Reef is at a depth of 13-18 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often. Enjoy!

It has three bedrooms and two baths with accommodations for up to eight guests.

Azure 30A 1-203 is located on the second floor, the condo’s open great room and bedrooms are all on one level. The great room features tall ceilings, recessed lighting, and lots of natural sunlight. A sliding glass door provides access to an intimate balcony with views of tropical vegetation. A glass-topped table and chairs allow guests to enjoy the serene setting. A plush couch and two white armchairs make up the casual seating ensemble in the living room. The setup centers around a chic rug and hardwood cocktail table facing a wall-mounted TV. The dining area radiates a beachy feel with a round-topped dining table and four woven chairs.
