We know that gas, food and everything else is up this year. This doesn't mean that "getting away" has to suffer. If you are looking for a quiet relaxing get away at an affordable price, then we have what you are looking for. Although we are not situated right on the lake, it is only a short 1 minute walk across the street to the lake. We call our cabins LAKETIME RETREAT. Our months of operation is March 1st-October 31st. After Oct. 31st, you might try our listing VRBO316256. This property is rented all year long with reduced rates in the winter (Oct. 31 to March 1st). We are located in the residential neighborhood of Cherokee Lake Estates. We are at the south end of Grand Lake just ten minutes from Langley and Disney, Oklahoma near the Pensacola Dam. The Grand Lake area is famous for fishing, boating, swimming, off roading, and beautiful sunsets. At the cabin you have access to a dock across the street for swimming, fishing or parking your boat or jet skis and just a one minute walk.
The dock is shared with guests at Laketime Cottage and Laketime Retreat. There is a new ladder at each opposing corner of the dock so everyone can have their space. We also offer a free covered boat slip upon request at time of reservation. This service is available all year long with the exception of 4th of July weekend. This is subject to availability which you will know at the time of the reservation. As always, you are welcome to tie your boat up to the dock during your stay. With a gentle slope to the water, the lake is at your fingertips. A large beach area for swimming with smooth river rock is provided. . A boat ramp is just two blocks away.

With it's beautiful oak walls and ceiling you will know that you are on vacation. This cabin has one bedroom with a queen size bed. It also has a trundle bed with a twin mattress on top and a twin mattress on the bottom. The kitchen has a new full sized refrigerator, stove, microwave and is fully stocked with dishes, plates, silverware, glasses and cookware. The bathroom has a full size tub/shower. We have a smart tv and WiFi for streaming your favorite shows. The cabin is fully air-conditioned. Outside, in front of the cabin you will find a picnic table with an umbrella and a charcoal grill. Combine all of this with a nice view of the lake and a fire pit and what more could you ask for.

Welcome To Flanagan’s Lake House

This lakefront home is located right in the middle of all the action of Dripping Springs. Sitting on the more than 1,400 square foot of deck, the million dollar view from the house is no exaggeration. You will feel like you’re sitting in a tree house among the birds singing in the mornings as you have your cup of coffee and enjoy the peaceful tranquility. The entire length of the lake side deck is covered with a 5’ overhanging eve for protection during rain. The decks have two huge Oak trees growing up through the deck that provide excellent shade throughout the day. Enjoy cooking on the large gas grill or walk down to the lower level and swing in the cedar porch swing on the secluded deck.

The sidewalk will lead you to the boat dock with dock side tie up. The dock is for your own private enjoyment during your stay. Sit on the upper level of the 20’x20’ sun deck and take in the view of the cliff diving on the famous Dripping Springs Bluff straight across the cove. There are lounge and chairs on the dock. The Drip is also known for its excellent fishing and this small private cove has plenty of room to cast your line. While there is plenty of sun and fun the best is yet to be enjoyed as others are seeking shelter from the afternoon rays, this dock will soon be shaded by the tree lined banks of the small cove. This beautiful little cove is large enough and deep enough for all your boating activities yet secluded enough that it feels like your own private oasis. The water averages around 12-16 feet deep off the dock so feel free to climb down the swim ladder and get wet. For added convenience we have a private neighborhood dirt & concrete boat ramp and there are two full-service marinas within the cove.

The home has an open concept for the kitchen, living and dining so the cooks don't feel left out. The large living room has a sleeper sofa, two very comfortable leather recliners, a game table activity area, a curtained off separated area with twin beds, pile of floor pillows, TV, satellite, DVD, and indoor/outdoor stereo sound. All rooms have ceiling fans. The living room and dining room have windows along the entire length of the front lake view side of the house.

The house has two bedrooms, a sleeper sofa, and two twin beds. (Maximum 8 if it includes small children.) The master bedroom has an on suite bathroom with double sinks and a large walk-in shower with double shower heads. The guest bathroom has a walk-in single stall shower.

The kitchen is equipped with an electric stove/oven, side-by-side refrigerator, microwave, coffee maker, waffle maker, coffee grinder, electric skillet, electric grill, crock pot, toaster, food processor, and blender. All dishes, utensils, and cookware are provided. There is a huge counter-top bar that seats 6 or the pub table in front of the bay window seats 5. Then outside on the deck there is a table and 4 chairs and a pub table with 4 stools.

The house is conveniently located 55 miles from Tulsa and 70 miles from Joplin. It is 8 miles from Langley which has Reeser’s Grocery, Dollar General, Ace Hardware, Walker Lumber, Langley Drug, Liquor Store, Sonic, Subway, Pickles Pub, and many other small shops and restaurants.

There are a ton of things to do in the area, including the extreme rock climbing and four-wheeling below the dam. Be sure to take a tour of the historic Pensacola Dam that was built in 1940. While you’re there you can take in a round of golf below the dam. Upon your arrival be sure to read our Welcome Book that is FULL of information!

Owner is located next door and will be on the premises during your stay should you have any problems or extra needs.

SECURITY DEPOSIT:
A $300 security deposit is required prior to a confirmation of your booking. This deposit is 100% refundable within 14 days of your departure as long as there are no damages to the property.
CANCELLATION:
If canceled at least 30 days before arrival date 100% of your booking fees will be refundable. If canceled at least 14 days before arrival date 50% of your booking fees will be refundable. There is no refund on cancellations made less than 14 days before your arrival date.

GROUPS:
All rentals are restricted to families or mature adults. LARGE GROUPS ARE NOT ALLOWED!! These include fraternities, sororities, high school or college age singles, reunions, drop-by’s, visitors, etc. If a group is found in or on the premises the rental agreement will be voided and the renters must vacate immediately. NO REFUND OF RENT OR SECURITY DEPOSIT WILL BE MADE.
NUMBER OF OCCUPANTS:
The house is furnished and equipped to accommodate only the number of occupants printed in our description on the web site. Your reservation request must have the correct number of people. If more than the allowed number of guest is found occupying the premises the party will be considered in violation of this Contract.
AGE REQUIREMENTS:
We cannot accept reservations for vacationing students. Individuals under the age of 30 will not be permitted without a parent or legal guardian. The person registering must occupy the unit for the length of the stay and is responsible for all damages or missing items in the unit. This responsibility may exceed the amount of the damage deposit. We DO NOT allow additional visitors on the property at any time. No tents, sleeping in vehicles or on boat docked at our slip.
WHAT NOT TO BRING: No Guns or Fireworks on property.
CLEANING FEE: We have gone to a great effort to provide you a very clean and comfortable home during your stay. We ask you to treat our home with respect as if it were your own. Laundry should be placed in the laundry basket. If extra cleaning crews are required to clean the property due to neglect all additional fees above $75 will be charged to your security deposit.
NO SMOKING: NO SMOKING ALLOWED. If any evidence of smoking is found after your departure you will forfeit your deposit.
NO PETS: NO PETS ALLOWED ANYWHERE OF THE PROPERTY, NO EXCEPTIONS. If a pet is found in or on premises you will be asked to leave and no refund of rent or deposit will be issued. If evidence of a pet is found after your departure you will forfeit your deposit.
INJURY & ACCIDENTS:
We assume no responsibility for accidents or injuries to guests. The lake area is of a rough terrain and all safety and precautions should always be observed. The decks are elevated between 4 feet to as high as 20 feet. The sun deck is located on top of the boat slip at 12 feet above water. The lake water around the dock and throughout the cove is 16 to 60+ feet deep. There is a submerged boat lift in the boat dock slip so no jumping in the area around the dock. All children must be supervised at all times.
LOSS OR THEFT:
We are not responsible for damage to or loss of personal property or automobiles. We are a very observant community to any suspicious activities but there is no security service in our neighborhood. It is the responsibility of the renter to lock all doors and windows when not in the house.
PARKING POLICY:
A list of all vehicles: Make, Model, and tag number will need to be provided to the owner prior to your arrival. All vehicles must display a valid parking pass on the front windshield dash at all times. Vehicles must be parked in the designated parking spaces only. This policy is for your protection and the security of our surrounding neighbors who will also be provided a list of the authorized vehicles. Any unauthorized vehicles are subject to tow at the vehicle owner’s expense. Boat trailers must be parked on the Owner's Property ONLY!

Failure to comply with rental rules and policies may result in the forfeiture of all deposits, assessment of additional moneys or both.

- "We brought my kids and their friends to celebrate my son turning 13 and we all had the BEST time here. The house was easy to find, exactly as described, with a quick and easy check-in. The kitchen was stocked with everything we needed and then some. We cooked several big meals and there was plenty of seating, plates, utensils, and cups for everyone. The girls and boys each had their own spaces downstairs with a common room inbetween, where they watched movies and hung out. My husband and I loved the master upstairs so we could go to bed earlier than the teens. The balcony was my favorite place to sit with a cup of coffee and watch the deer, birds, chipmunks, squirrels, and other wildlife in the mornings. The hot tub and firepit were the kids' favorites and a perfect way to end a day at the lake. There were lots of games and things to keep the kids busy constantly. The marina is a short walk where we loved fishing and jumping from the cliffs. Heather was not only quick to respond, but kind and thoughtful in all of her interactions. Can't wait to come back!"

It's a shop house with beautiful wood floors, vaulted ceilings, and perfect lake house.l decor. The back patio has an amazing view of grand lake where we really enjoyed our morning coffee. The house was also equipped with many things we weren't expecting. I forgot shampoo and there was not only shampoo but also conditioner in the bathroom along with a blow dryer. The house had beach towels, sun screen, blankets, movies, games, and any kitchen item you may need. We brought our boat and the house is within a couple min from a nice boat ramp. There is plenty of parking and it is very easy to get to. The only downside is there is no boat dock with a slip. The dock is exactly how it's listed a swim dock. It's a great dock thats easily accessible and has a ladder for swimming, fishing, or loading and unloading your family. This house is very cute, great views, super clean, and staying here made our entire grand lake experience so much more comfortable."

This rental has complete kitchen with cooking utensils, full size refrigerator, stove, dishwasher, microwave and table that is also great for cards or family games. It has a flat screen tv with dish network, has a dvd player, a living area with 1 couch, a futon, and a daybed that can be used for sleeping and 2 comfortable recliners, plus the ac works great! The bathroom is roomy with a shower and vanity area with plenty of space. The bedroom has a queen size bed with two alcoves with twin size mattresses, there is also a full size front load washer and dryer. It has 1000 ft of deck space with chairs that look down at the water with stairs leading directly to the boat dock and lake. You have use of a covered boat dock with a 13' x 34' boat slip for your use during your stay you can also swim at the dock there is a ladder, it is also great for fishing. There is a boat ramp nearby to launch your boat. This rental is just a short distance by water from the party place Dripping Springs. It definitely has something for everyone if privacy is what you want you can relax there in the quiet cove or if you want lake action you are not far from it. There is a covered carport for one car. If staying on weekend, must book for Friday and Saturday night, if during Sunday-Thursday, 2 night minimum.

Clearwater marine very close to launch boat. You do need to be aware lots of stairs you have to carry you stuff down to & more to lake."
