3. Maximum 4 free cars parking only. 2 in the front of the garage, and 2 by the front entrance covered parking). No parking on drive way or neighborhood sharing drive way.

4. Please register full names of all guests staying. And please message host the list of all guests' first names after the booking such as

Maximum 8 guests total including yourself ($50 charge/night/person after 5).

5. No outside guests visitors allowed unless permitted case by case from host. And no party or event allowed.

7. Outside guests are not allowed to enter the pool or using any excercise tools unless approved from host.

If house rules are not followed, 1st warning will be sent out, second warning will be notified to Airbnb Support and after the 2nd warning, the contract will be immediately terminated with no refund!

This is a quiet neighbor, yet it is close to malls, shops and restaurants... Only 5 minutes' drive to Costco. This house has been newly remodel. 1 Master Bedroom with bathroom, 2

- "This is a small apartment for 1 or 2 in a very quiet neighborhood. Great for anyone wanting a quiet place. The photos are a perfect representation. The only reason I gave it 4 stars rather than 5 is because the water must run 2-3 minutes prior to getting any hot water and we work hard to be good environment stewards. (Nesa, the caring/thoughtful Manager made us aware prior to showering) The queen size bed is extremely comfortable!! This place was spotless!!! We never heard any bothersome noise from upstairs. The sounds of birds in the morning was delightful. The patio and lovely, rustic, backyard were great places for meditation, morning coffee and simply relaxing. The screen at sliding glass door didn't work properly and Nesa, the property manager had it fixed within a day. I mentioned I didn't care to use the high kitchen table for my laptop use and next day she had an "over the sofa" type laptop table for me. The bathroom had great "start up" supplies as did the kitchen - oil and salt and pepper and a good supply of dishes and cooking utensils. If I were looking for a longer term stay for maybe business reasons etc., I would love to come home to such a peaceful, enjoyable place! Thank you Nesa for making our stay a memorable one. Our house is located 25 min from Sea-Tac International Airport, 35 - 40 min from Seattle by car, 5 min from downtown Federal Way (city of 90,000), 5 min from the beach at Dash Point State Park (you may also walk there on several well-traveled trails through the park forest which surrounds us), and 3 minutes from 2 different beautiful golf courses as we are located between them.

Larger (3300 sq.ft) home in newer upscale neighborhood. Clean, creatively decorated rooms with nice furnishings (bed, desk, bookshelves, dresser), and large closets.

You can choose to stay in our extra large studio apt.size room, which has a comfortable Queen size futon. This room has a lot of personality with gabled ceilings over the 2+ car garage. Or there are 2 spacious bedrooms with a lot of color and charm. All the rooms have large windows with a territorial view, or choose a view of our private English style garden. Neighborhood is close to Dash Pt.State Park trails and beach, and near bus lines.

Includes Xfinity High Speed Internet via WiFi.

AIRPORT PICKUP/DROPOFF AVAILABLE--There's nonstop bus to Federal Way Transit Ctr. and I can meet you there. And if I'm unable to meet you at all, there's a Supershuttle transportation or taxi right to my doorstep.

And if you want to go to Seattle, you can drive 15min or take the Rapid Ride bus up to our new light rail station onward to Seattle. Further your adventure by hopping onto our trendsetting Worlds Fair Monorail in Seattle and finish the journey right underneath the Space Needle.

Whatever you would like to do is within reach, if you want to go to the beach, shopping, ride the Sounder or Metro bus to Seattle or the airport or go to the movies. If you want to go for a run, bike, or hike our neighborhood borders Dash Point State Park that outlets onto Puget Sound, and we are right down the street from the trails access.

For someone easy going, kitchen is small only for simple cook. There is a little hill drive slow down to us on a private road. There is some stairs to reach the room from the entrance. Potential noise from upstairs or others. Sheets are clean. Just not expect like hotel standards level, this is just a simple stay. common areas are mess sometimes. Private entrance is through a gate on the street. Please shut and latch the gate as you enter and exit so the dogs can't go walking. Parking is free and on-street. Please be aware another guest may need to park in front of or behind you.

During your stay
We live upstairs, and Hawk works from home. He would be available most of the time. We have other AirBnB spaces in our home but you would not need to interact with other guests if you preferred privacy. The walk-out basement is light and airy, large, and sectioned for privacy. We make ourselves available for interaction, but leave it up to guests after your orientation.

We are far enough from the city bustle to be very quiet, yet close enough to be convenient. Common laundry room available upon request.

Have I mentioned our wonderful dogs? They will want to meet you. They are happy to play fetch or just have pets. They have access to the yard but spend most of their time in our part of the dwelling. They do not have access to the rooms.

To be completely honest, THEY BARK LOUDLY when people or vehicles approach their property. The up side of that is we NEVER have intruders. The down side is if you are afraid of medium sized dogs you will likely feel intimidated. They stop barking when they get attention from you, but if you are going to be afraid of loud & curious (though harmless) dogs, maybe this is not the place for you.

Relax at this peaceful and quiet place to stay. You will feel like home. Great for vacation: Dash Point Park and beach, golf course, club house, and lakes nearby; a lot of trees, and friendly hosts. About 25 minutes from the airport, 40 minutes from downtown Seattle and Chinatown. We have another room available if you have more than two persons in your party. Cozy daylight basement unit of a split-level house in Federal Way.

This 3-bedroom unit offers not only an exquisite living space but also the incredible advantage of being within a mile of an array of restaurants, shops, a mall, clinics, and parks. Embrace the convenience and luxury of this prime location, and enjoy your stay!

The space
There are 3 Bedrooms (2 Full Beds, 1 queen bed), a full bathroom, kitchen, and a living room.

The property is a split-level unit, with my family living in the upper unit. The entrance and parking are separate, but the laundry facilities are shared and located in the garage, which has its own separate entrance.

We prefer guests who will be respectful and avoid disturbances, especially during sleeping hours. Our home is drug and party-free, as we spend most of our time here due to remote work.

Other things to note
* Quiet Hours : Quiet hours are from 10:00 pm to 7:00 am. Please be mindful of neighbors and us/upstairs during these times.

* No Smoking : Smoking is not allowed inside the property. You may smoke in the backyard deck area, but please dispose of cigarette butts properly.

* No Parties or Events : We do not allow parties, events, or gatherings beyond the number of guests listed in your booking.

* No Pets: Pets are not allowed.

* Maximum Occupancy : Any additional guests not included in the reservation are not permitted. An additional charge will be applied for each extra guest staying per night beyond the confirmed reservation.

* Kitchen Use : Please turn off all kitchen electronics when not in use or before leaving the property. Do not leave them unattended while operating.

* Garbage Disposal : Please dispose of garbage in the designated trash cans and recycling bins. You may want to take your trash out by Thursday night, as the garbage collection occurs every Friday morning. The trash cans are located outside next to the garage.
**Make sure to use the Green garbage can for food/compost only. The plastic bags and anything non-recyclable should go to the Grey can and Blue is for recycling.

* Laundry : You are welcome to use the laundry facilities located in the garage, accessible through the backdoor. The laundry area is shared, so please remember to remove your clothes promptly after use. It is open at all times for your convenience.

* Security : Lock all doors and windows when leaving the property. For safety, avoid sharing the address or key with others.

* Damages : Accidents happen, but please inform us immediately if something gets damaged. You will be responsible for any significant damages or missing items.

* Parking : You can park your car in the driveway by the side of the garage. Please note, the driveway space on the in front of the garage is reserved for us/host.

* Thermostat : The thermostat is configured to operate automatically via Wi-Fi. However, you are welcome to adjust it to your comfort. If you need assistance with the thermostat, please contact the host.

* Additional Requests : Please refrain from moving furniture and do not tamper with appliances or electronic devices.

* Other Notes
Any violation of these rules may result in additional fees, and we reserve the right to terminate the stay without a refund if house rules are not followed.

GREAT WALKING/BIKING TRAIL- My guests have considered that I am a 5-min. walk from the BPA Trail to be one of the biggest advantages of living here. This 7-mile out-and-back trail is paved for biking or walking. The trail connects many of the key parts of Federal Way including Celebration Park and nearby The Commons at Federal Way Mall, the King County Aquatic Center, Madrona Park and the wetlands of Panther Lake Park. This trail also connects midway with the West Campus Trail, which heads to the north.

Beautiful multi story home at the top of Dash Point hill. 2 bdrms with gorgeous views of Mount Rainier and Puget Sound. Spacious kitchen available for cooking meals, and property has a large deck in back for relaxing and entertaining. Minutes from Weyerhaeuser King County Aquatic Center and Wild Waves Theme Park. 1 block walk to trail head into Dash Point Park with walking trails down to the beach. Great for 1 or 2 couples, or family with children. Enjoy a 4 star experience at a value price.

The space
You are sharing the home with your hosts, Mary and Val Guyett. You have private use of two upstairs bedrooms and full bath. You are welcome to share and use any of the common main floor areas as well as the deck and back yard. While we are in the home with you, we both work and are in and out frequently and the house is large enough for all to use without feeling crowded. We are available if you need us, but we strive to respect your privacy
We don’t have specific rules regarding comings or goings during your stay- we just ask that you be quiet as you access the residence before 7AM and after 10PM.

Views- Bedroom 1 has a awesome view of Mt Rainier (when our cloudy weather doesn’t obscure it), and Bedroom 2 has a view of the Puget Sound, the airport, and Space Needle (way in the distance)
TV’s—Both rooms have TV’s and they have access to cable as well as Netflix. If you have a Hulu or other account, you are welcome to sign in and access it. Use the ROKO remote to power the TV on and off, and choose Xfinity live to access cable channels. You will see the other choices as well.
Beds- Both rooms have queen beds. The beds have an incline feature at the head of the bed for relaxing or watching TV. We also have twin bed mattress in the closet you can put on the floor for extra sleeping accommodations if needed.
Bathrooms
Upstairs-The upstairs bath is reserved for your exclusive use and is not shared. It has double sinks, bathtub and shower. We have supplied it with bath and hand towels, as well as basic toiletries like soaps and shampoos. You will also find a small first aid kit with bandages and such. Please let us know if you are running short or have a need for something we didn’t provide. We will certainly restock quickly and try to accommodate any special requests.
Main floor- there is a shared half bath that you are welcome to use on the main floor (will save you some steps up and down when in the main living area).
Laundry Room
You are welcome to use the washer and dryer. Let us know if you are planning to use and we can give you a quick tutorial on their operation. There is laundry soap available to use as well as dryer sheets. The is also an iron and ironing board that you can feel free to use.
Kitchen
Coffee- We have a Keurig single use, as well as a french press and regular drip coffee maker, along with a stock of coffee for all. Feel free to enjoy a cup at your liking. You are welcome to use our coffee mugs or we also have disposable cups with lids to take on the road. We generally have some creamers in the fridge, but these can be hit and miss and suggest you bring you preferred creamer if you have a strong preference.
Breakfast- we don’t do a breakfast, but often will have a mixture of fruit, rolls and/or muffins in the morning
Meals- You are welcome to use the kitchen and stock food in the fridge, freezer or pantry. Let us know if you are planning on using the kitchen and we can give you a tour of where key items are. We have standard gas range, oven, microwave, toaster and blender available for your use, as well as a variety of pots, pans, cookers, crock pots and cooking utensils. We also have a very nice gas grill on the back deck. Feel free to use either regular plates, bowls and glasses, or we also have paper plates, plastic utensils and cups. You are welcome to take advantage of all of this- we simply ask that you clean up immediately after use and place any dirty dishes in the dishwasher.
Main Floor Shared Living Spaces
There is a TV room with a large sectional that you are free to use- it uses the same ROKO set up as the bedrooms. The living room is a nice quiet place to relax and enjoy a view of the Puget Sound or watch the variety of birds that visit the feeders in the front yard. There are two dining rooms- either are available for eating. The back deck is a wonderful place to relax, sunbath or eat meals. There is also a basketball court if you feel like getting a little exercise in.

During your stay
There will typically be interaction with us as we both are coming and going, but we do try to give our guests space. We have an added a dog to our household in Feb of 2020. She is a large, but very mellow, Alaska Malamute. She is very friendly and mainly lays around the house, but will accept any petting or attention anyone wishes to give if you are a dog person.

Other things to note
If you are looking for a serene and comfortable stay, this is for you. This is a high quality home with lots of shared living space, large private bath and washer/ dryer access. The views are spectacular.

Enjoy this centrally-located place, this studio has a separate entrance and unit from another Airbnb listing we have that is a hit! People love that it is mins away from the freeway, stores, restaurants and federal way transit center!
