The house is approximately 100 yards off highway 89 and is nestled up against a hill. With plenty of seating on the wrap-around front porch, you’ll find the sights and sounds of the country irresistible! In the mornings and evenings, you’ll likely see deer; and maybe some other critters, in the hayfields. At night, you’ll be completely awestruck by the stars! In fact, if you can keep your eyes open long enough after such a fun-filled day; you’ll get to make a wish on a shooting one!

The space-
This 3 bedroom and 2 bath home will be your private space. In the living room there are incredibly comfy couches with 4 built-in recliners. There is also a table with a cabinet in it that has some games, cards, and a few toys inside to entertain your crew while dinner is being made. The smart TV only accesses a few local channels so Roku and a Netflix account has been set up for guests to enjoy. You may also use your personal login to any apps you may have. The full kitchen has seating and dinnerware for 10. (a main table for 6 and side table that seats 4 with extra chairs by request) There are pots/pans, a crockpot, griddle, toaster, mixing bowls, kitchen utensils, can opener, grater, knives, cutting board, basic seasonings, and plenty of pantry space for your groceries. There’s a bbq outside and inside the back door, you’ll find bbq utensils hanging on the wall. This is also the laundry room where there’s a washer and dryer with detergent, liquid fabric softener, bleach, and dryer sheets for your use. You’ll also find an iron and ironing board and vacuum. A broom is located next to the refrigerator in the kitchen.

Guest access-
The Sevier River is approximately 100 yards behind the main home and is accessible by taking a short stroll down the dirt road on the north side of the house. From there you’ll have to open a gate and climb over a fence but, as long as you remember small town rule #1: ~Always close a gate that you open behind you~ you are welcome to explore! From the top of the hill behind the ranch house you will see Taylor’s Pond, the horse track, the city park, and most of the town!

Interaction with guests-
We live in town and are available to answer any questions or requests you may have. The front door has a keyless entry with a code that will be given to you after you book so you will be able to check-in at your convenience. If privacy is what you’re after, this is the place for you; although, if you would feel more comfortable meeting us, just let us know!

Other things to note-
In the closet of the master bedroom there are 2 twin rollaway beds with linens ready to go. You’ll also find extra blankets and pillows, a pack-n-play that can be used as a crib, and a safety gate if there’s an area you’d like to keep a toddler out of.

- "This home was exactly as advertised. It was within extremely close proximity to anything you could need, & right down the street from the ball fields which was the purpose of our stay. My only complaint was that there was not a broom or vacuum to clean up any messes left on the hardwood flooring." - "The only thing on description missing was hot tub or sauna. This tiny house was a great place to stay! It is convenient and right off the freeway. In fact, we worried that we would be kept awake by the on-ramp just behind the unit we stayed in, but we weren’t at all. The bed was comfortable the water pressure great. We had nice hot water for our entire stay. It was nice to have a fridge and a stove and microwave, although we did not use the stove top. We were glad we brought some disposable dishes and utensils as there was not a dishwasher and you were asked to wash the dishes before you leave. Not a huge deal, but made me want to wash the dishes before I used them as well since it’s hard to know how well the last people there would have washed the dishes."

We loved riding our machines right out of the property and having endless miles of amazing trails. The Miners Park and Bullion canyon falls trail are less than a mile from the cabin. This really is an ATV / side-by-side paradise. The cabin has an amazing front deck that was great to sit and watch deer or star gaze. We loved having a place to come home after riding, where we could clean up, cook a good meal, and relax."

- "This was the perfect home for a family reunion. We needed a place for 40 people of all ages and this totally fit the bill! Enough beds and chairs at the table for everyone. The kitchen is very spacious and has everything we needed and more. The home is beautiful and the property is too! The kids loved the little play area and were out there for hours! The view of the river and the mountain is gorgeous and with a well maintained property and a fence in the back, it’s obvious where kids should stop by the river to stay safe. We felt like the kids were safe the whole time. When we weren’t playing in the house, we took a trip to Fremont Indian state park and there was plenty for all the family to do there. We could have also hiked other trails, or played on the river. There are plenty of options for everyone! The host was also gracious and kind, and really helpful for everything we needed. One note I have is it would be really helpful if all the drawers and cabinets in the kitchen were labeled for easy finding and easy putting away. We would love to come back for another family reunion someday!"

Welcome to Circleville, UT! An all-american small town off the beaten path that has some of the best sightseeing, fishing, hunting and ATV trail riding in Utah. Whether you're just driving through or planning a weekend enjoying the great outdoors, we have the house for you. Located minutes away from the Paiute ATV trail, you can leave from the house and be up in the mountains in no time. There are numerous places to rent ATV's and fishing boats- perfect for the plentiful lakes and streams.

Our home is a two story with a finished basement. The master bedroom has a California king with a 32" smart TV. The two guest rooms upstairs have a full bed and a queen. There is a queen bed located in the basement.The basement has a 55" SmartTv and a 24" flat screen TV above the bar and a mini fridge below the bar.

The kitchen is fully stocked with all the amenities you need ( coffee maker with filters and coffee grounds included, pots, pans, griddle, waffle maker and all necessary utensils)

We have chairs and tables for the front patio and propane gas grill located in front of the home.

Washer and dryer with included detergent available to all guests.

- "Great spot with lots of beds. Great spot to drive from there to the Piute trail" - "We really appreciated the well-kept, spacious, comfortable accommodations. Access was easy. Nice view of the mountains to the west and a nice backyard with outdoor seating, table, and firepit. We used the house as a homebase to access 3 National Parks that were 1-2 hours away. We didn't spend any time there during the day. The town is quite small. If you arrive after 6 PM during non-summer months, there is no grocery or restaurant open. But there is in town 25 miles south. Highly recommend if the location works for you."
