Located right outside city limits, this private house is only a few miles from downtown Henderson and the shopping areas. With a cabin like feel and all the things you need to be comfortable, this place is perfect for a quick stay or even for a long one.

Other things to note, this is just a basic cabin. There are some scuffs, stains and cracks in the linoleum floors, the furniture isn’t super fancy or modern and you may experience an occasional bug that decides to come in with you as this is located outside the city in front of woods.

Pets of all sizes are very welcome, I just ask that you clean up after them.

- "Thank you!" - "What a great place. Nothing fancy but with plenty of nature and ambiance. Very peaceful and beautiful. It is clear this is a concert and outdoor meeting venue that is designed to host large numbers of people but this weekend, just a few campers. The place was clean and in good shape. Great view and I really admire the passion someone put into the venue. It is well thought out. The Hideout was perfect for us and our golden retriever. Great to enjoy the large deck with a cold beverage and the one's that I love. Thank you!"

In the country but close to town. We're 2 hours from Dallas, 1 hour from Shreveport and 1 hour from Canton's First Monday! Come enjoy the quiet atmosphere of a working cattle ranch.

Escape to our tranquil and serene country abode sitting on Booker's Dude Ranch, in historic Henderson, Texas, home of the Annual Heritage Syrup Festival.

Enjoy the peaceful sounds of nature and the uninhibited star filled nightsky. This humble abode has Bluetooth speakers in and outside, a full kitchen, shower, restroom, 3 beds(one queen bedroom and 2 bunk beds), a sofa, and dining table. Cool drinks and snacks are waiting for you inside. Brew a fresh cup of hot coffee and enjoy the sunrise in total peace and quiet.

The Indigo is a 2023 Jayco Jayflight travel trailer equipped with a full kitchen, dining area that doubles as a sleeping area, and two queen sized beds. The top bunk is for storage only.

This unit is situated on the quiet, country property of Booker's Dude Ranch in Henderson, Texas, home of the Heritage Syrup Festival. The property is perfect for quiet, private getaways under the stars. Wake up to the sounds of nature with our local bluebirds, mockingbirds, blue jays, and hummingbirds. Every now and again you will see a bald eagle or red-tailed hawk. Bring your horses for a nice ride and rest. Henderson hosts rodeos during the rodeo season and this is a great place for both you and your horse to stretch your legs.

We have on-site bbq grills, playground, venue, and outdoor seating. Book a family reunion or corporate event at the venue and have your family or friends stay in the on-site lodging.

We are pet friendly and if you come during the holiday season, we will even invite you over for a southern home cooked meal.

We offer big truck parking on the upper area of the property as well.

Outside
We are in a very natural setting with lots of trees. Many of the very large pine trees were planted by East Texas horseman Booker T. Washington, who was the original owner of the property. We also boasts large oak trees as well. You will find wildflowers, Red-Tailed Hawks, Blue Jays, Cardinals, Chickadees, Crows, and the occasional sighting of an American Bald Eagle. Pets love to run around the property and check out the scents and sounds.

At night, the sky is unobstructed and you can enjoy a full view of the moon, stars, and planets. Our mornings are greeted with a full view of the sun rising up over the trees. Dusk allows you to enjoy full views of the setting sun towards the front of the property.

We have grills and you are welcome to bring your own. There is a playground on the far left of the property where children can play. You can also use our volleyball net and mini basketball court.

Picnic and cafe tables are spreaded throughout the property and near the RV's.

The Kitchen
Kitchen equipped with propane powered stove and oven, electric microwave, and full refrigerator and freezer. If you are uncomfortable with propane, we have provided an electric hot plate. Cookware and utensils are provided.

Sitting Area
Sofa doubles as a bed if needed and is situated right outside of the bedroom.

Dining Area
Dining area doubles as a bed if needed. Seats 2-4 adults with windows viewing the property.

Queen Bedroom
Full Queen bedroom separated by curtain from main area. Window viewing field and trees. Clothing storage in room with two nightstands. Equipped with plugs for charging electronics.

2nd Queen Bed Sleeping Area
Bottom bunk is Full/Queen with window and place to charge electronics.

Bathroom
Bathroom contains a shower and toilet, sink is right outside the door. Amenities are included; soap, shower gel, shampoo, conditioner, toothbrush, toothpaste, towels, toilet paper. Please only use the toilet paper provided and do not flush any sanitary products or any flushable items except the ones we have provided as anything else will clog the pipes.

Visit some of the finest ladies' and men's apparel boutiques in East Texas. A custom barbershop Uppercut” it’s located in one of our historic downtown buildings.
Henderson’s downtown is truly a lovely and unique community that offers many luxuries of larger cities with a friendly and warm hometown vibe.

The studio apartment is located within the former 1902 JC Penney building which now occupies our upper loft apartment. And, if you are looking to open your own retail business, we have the space for you. Who wouldn't want to be a part of this piece of JC Penney history? This precious Victorian house was built in 1896 and is owned and operated by local artist Amanda Hancock and her two dogs, Miss Elizabeth Bennett and Mr. Fitzwilliam Darcy. It is a home/ gallery/ art studio/ bed and breakfast.

Situated in downtown historic Henderson, TX, 210 Nesting Place is within walking distance of all the downtown activity and shopping. It is a cozy abode that is literally a “home away from home.”

The space
There is parking in the front of the house. If we make arrangements for you to get a key, it will be to the back door.

Regrettably, there is no wheelchair access to my house. There are steep steps in front; however, there are only three steps in the back to the screened-in back porch.

During your stay
As you are renting a single room within my permanent residence, some interaction is inevitable. I am likely to be busy in the kitchen, garden, or art studio. I will, however, most definitely leave you to your privacy within your room.

Pricing is per guest per night (because breakfast is provided). So the maximum is actually TWO guests.

Additionally, due to the fact that I am a single woman, I do not rent to single men or groups of men. I’m sorry for the inconvenience; it is simply a safety measure for myself.

This In-Law Suite is a totally separate, fully equipped apartment. Private entry and parking space; fenced back yard. Full living room has a faux leather sofa, tv, built in desk. Full kitchen with range, fridge, dishwasher; all pots & pans, etc. provided. The bathroom has a tub with shower and washer/dryer. The bedroom has a queen size bed and a very large walk-in closet. Neighborhood is upper middle class, safe, clean, nice. Near Kroger, Wal-Mart, downtown. All are welcome.

The space
A patio is just outside the entry door. Guests are welcome to use patio. A fenced back yard is perfect for pet's outside time. Please feel free to walk around outside in the back yard. Three steps lead onto the patio from the parking space. One step from patio to suite.

The upstairs driveway is for your vehicle alone. There is an electric plug on the patio if you need to charge your auto. The patio and backyard are shared spaces. I have a Corgi that uses the back yard as well. The space is not handicap friendly: Three steps lead from the parking space up to the patio. There is another step from patio into Suite.

Other things to note
Please be advised that I own a Corgi. She was born Oct. 17, 2022. She may bark if it thunders or if there are unusual noises. She is friendly and loves people. I walk her most mornings, and she has access to the back yard.

This is a duplex. One parking space is designated for each side. Additional parking is available at rear of driveway. Please do not park on the street. Each side also has a separate trash and recycle bin. Currently, trash is picked up by the city on Wednesday and recycles on Friday. It's a good idea to have your containers out to the front sidewalk the night before. You will need to bring them back to the rear of the house after they're empty.

Enjoy the beautiful view, including rolling hills, cattle, horses, and a duck slough. Ten minutes from both Henderson and Kilgore, shopping, dining and entertainment are a quick drive away. For those who are horsemen, trailer parking and hookups are near the cabin and your horses are welcome!

We are a private property on Booker's Dude Ranch, where you can also enjoy YOUR privacy and serenity of the country. Listen to the birds in the morning as the sun rises with a nice hot cup of fresh brewed coffee or your choice of herbal teas. At night, we have uninhibited views of the entire sky so you can truly enjoy a night under the stars and moonlight.

The Texas Bighorn is a Heartland 5th Wheel RV unit situated on the quiet, country property of Booker's Dude Ranch in Henderson, Texas, home of the Heritage Syrup Festival. The property is perfect for quiet, private getaways under the stars. Wake up to the sounds of nature with our local bluebirds, mockingbirds, blue jays, and hummingbirds. Every now and again you will see a bald eagle or red-tailed hawk. Bring your horses for a nice ride and rest. Henderson hosts rodeos during the rodeo season and this is a great place for both you and your horse to stretch your legs.

We have on-site bbq grills, playground, venue, and outdoor seating. Book a family reunion or corporate event at the venue and have your family or friends stay in the on-site lodging.

If you come during the holiday season, we will even invite you over for a southern home cooked dinner with all the fixins. (Thanksgiving and Christmas).

We offer big truck parking on the upper area of the property as well.

Outside
We are in a very natural setting with lots of trees. Many of the very large pine trees were planted by East Texas horseman Booker T. Washington, who was the original owner of the property. We also boasts large oak trees as well. You will find wildflowers, Red-Tailed Hawks, Blue Jays, Cardinals, Chickadees, Crows, and the occasional sighting of an American Bald Eagle. Pets love to run around the property and check out the scents and sounds.

At night, the sky is unobstructed and you can enjoy a full view of the moon, stars, and planets. Our mornings are greeted with a full view of the sun rising up over the trees. Dusk allows you to enjoy full views of the setting sun towards the front of the property.

We have grills and you are welcome to bring your own. There is a playground on the far left of the property where children can play. You can also use our volleyball net and mini basketball court.

Picnic and cafe tables are spread throughout the property and near the RV's.

The Bighorn Kitchen
Kitchen equipped with propane powered stove and oven, electric microwave, and full refrigerator and freezer. If you are uncomfortable with propane, we have provided an electric hot plate. Cookware, paper plates, paper towel, napkins, and utensils are provided. Dishwashing supplies, drip coffee maker and mugs also provided.

Living Room
Equipped with two super comfy recliners and a sofa that transforms into a bed, surrounded by windows, a fireplace, and smart tv. Enjoy the complimentary snacks and bottled water.

Seats 4 adults with windows viewing the property, table and 4 chairs.

Texas King Bedroom
Full King bedroom separated by hallway and door, from main area. Window viewing field and trees. Clothing storage in room. Equipped with plugs for charging electronics and a tv.

Bathroom
Full size shower with closing door to enjoy a nice steam. Shower gel, shampoo, conditioner, handsoap equipped. Please do not use any oils in the shower. Please use only the provided toilet paper as the sewer systems for RV's are not able to handle household paper products.

This property was once a horse ranch where Tennesee Walkers, Missouri Fox Trotters, and Quarter Horses once freely roamed. I used to wake up to a horse staring into my window, waiting for a treat.

We have a vast variety of Texas pine trees, oak trees, and many other native plants. Some of our pines are over 100 years old.

You will see turtles, mockingbirds, cardinals, squirrels, Red-tailed Hawks, foxes, deer, the occasional American Bald Eagle, and a few other wild animals. At night, you may hear coyotes in the distance.

Sometimes the deer walk right up to you.

We have an uninhibited view of the night sky so you can see all of the stars, the moon, and some constellations.

Booker's Dude Ranch is a great place to host a family reunion, old fashioned holiday dinner, or get hitched! We have a 4500 square foot fully enclosed facility with ac/heat, full kitchen, studio suite, auditorium, restrooms, and a playground. Tables and chairs are included for 120 people but more are available for rent. Prices start at only $750/day.

Our location is only minutes away from farms, air balloon rides, airports, plantations, cafes, a dog park, hunting, and many other activities.

Henderson is the home of the Annual Heritage Syrup Festival every November where you can see real syrup making, enjoy authentic fresh kettle corn right from the cast iron kettle, pick up a bag of fresh ground cornmeal, watch ladies spin wool into thread on real spinning wheels, watch a real blacksmith cast iron tools and horseshoes.

Entire unit is for guest use. Parking near RV and designated spaces on property.

Absolutely No Smoking is allowed in the unit. If guests smoke, take special care to make sure the scent does not get into the RV. Lingering smoke scent will result in additional cleaning fees.

Easy check-in instructions will be at gated entrance and on desk in suite and very simple to find. Pool, hot tub and grill areas are community property but possible to reserve entire area for an additional cost, depending on availability!

Other things to note
Folksy Joe's is a very pet friendly getaway and I've rescued many a dog over the last 20 yrs and I refuse to charge extra for a pet but after recent happenings, I am requiring a fully refundable 100 dollar cleaning deposit and If you are a responsible pet owner, your baby or babies stays free, 2 max. I require shot records and a leash but depending on the pet and situation, that leash may be taken off and I supply the pooper scooper. I have 2 fenced and gated acres my dogs and cats run on and if yours can mingle, we may let em run and play.
