Our cabin is located near the small settlement of Neilltown (actually a crossroads with 6 homes and a church) 9 miles from Tionesta & Titusville and within the western part of the PA Wilds, adjacent to the Allegheny National Forest and Wilderness Area. You can come here to look relax, find peace and quiet, and refresh your spirit in the solitude of the Big Woods. Or, you can find more activities than you can possibly do in one visit. Forest County is PA’s least populated county where camps outnumber residences.
The cabin, Procrastination Station, can sleep 6 to 8 people. It has 2 bedrooms; a queen size bed in one, a queen size bunk bed in the other, a full bath with shower, and a fully equipped kitchen. The living room has a sofa with a double pull out bed. It has a flat screen TV with DVD player and a DVD Library for young and old alike, games and books. There is a modern wood stove, propane heater, and outside features are a rear deck, a graveled 16ft x 24ft picnic pavilion with picnic table, lawn chairs, gas grille, fire ring and dry firewood. All you have to do is bring your own food or choose restaurants in nearby Pleasantville and Titusville. Hunting can be arranged in season. In nearby Tionesta, Bald Eagles nest along the Allegheny River and soar over the Wilds. You will be close to Cooks Forest State Park with its virgin timber, Tionesta Dam for swimming and boating, tubing, kayaking and canoeing on the Allegheny River, Drakes Well in Titusville - the Birth Place of the Oil Industry, Cornplanter and Oil Creek State Parks, Kinzua Dam & Recreation Area and several huge State Game Lands.
We are also adjacent to the Great Lakes Region. Within a 1 ½ hour trip you can be to Lake Erie, Presque Isle, Waldameer Amusement Park, Presque Isle Downs Casino and Racetrack, Wine Country Tours, ski resorts, and more.

New furnishings through most of the home, Four new Samsung 4k TVs, and freshly remodeled rooms make for a cozy environment for our guests. The kitchen is well stocked with all the essentials along side new upscale appliances. The dining room has no problem handling 6 people for a sit down meal or post trail beverage and is located right next to the kitchen. Let's talk coffee and tea for a moment....we have provided a Cuisinart 12 cup insulated carafe drip coffee maker in the kitchen along side an instant hot water pot for the tea lovers and a Nespresso coffee/espresso maker in the en-suite bedroom/office combo room for the ultimate "wake-up roll out of bed inject caffeine experience".

Wireless near field charging stations for Samsung & I-devices are on hand in every bedroom, the kitchen & living room. For those that prefer tech, an Amazon Fire HD tablet puts you at the helm of a whole house Sonos Surround Sound system, Lockly entryway door lock, Nest thermostat and the 3 smart TVs at the touch of a finger. There are no stairs, a ramp for entrance, and is handicap accessible throughout, including railings for toilet and shower, message us if you have any questions.

All the streets have sidewalks and it was very nice walking through Franklin and looking at the variety of architecture. After a day of being out and about, it was so warm and welcoming to come back to our river retreat. Highly recommend and definitely hope to stay again!"

Dine at the hand-crafted pub table (seats up to 6) made from a repurposed Jack Daniels whiskey barrel. When you're done, a dishwasher simplifies clean up! Only 6 miles from Super Walmart and Aldi so you can stock up on everything you need to enjoy excellent homemade meals.

The coffee and tea station includes a Keurig coffee machine with the option of making a single-serve cup or a pot of coffee. The electric tea kettle and tea bags are ready for your next cup of tea. All coffee and tea, as well as sugar packets and creamers, are provided for our guests.

Not in the mood to cook? Local towns like Cranberry, Seneca, Oil City, and Franklin are loaded with restaurants of all kinds. While there are chain restaurants to choose from, check out local favorites like Valley Dairy for family friendly fare, Trails to Ales for a local brew, or Bella Cucina for some fine dining.

DOWNSTAIRS
The quaint living room features a 43" Roku TV and DVD player, loveseat, leather recliner, and a comfy glider and ottoman. Use your favorite streaming services with Roku Guest Mode and automatically sign out of your accounts on the date you set.

There are two bedrooms on the first floor. Down the hall from the kitchen is the master bedroom and bathroom. This bedroom features a king bed, 6 drawer dresser, a pair of night stands with lamps (with built-in charging station), recliner, and large closet (hangers included).

The large bathroom has a double vanity, walk-in shower, storage for towels and toiletries, and a high efficiency toilet. Towels, wash cloths, body soap, shampoo, conditioner, and a hair dryer are all included. Please only flush toilet paper and natural waste.

The second bedroom on the first floor features a queen bed, 3 drawer dresser, a pair of night stands with lamps, 2 armchairs, and a free-standing closet organizer (hangers included).

Connecting the house to the garage is a sizeable mudroom entryway where you’ll find plenty of closet storage for shoes and coats, as well as a front-loading washer and dryer for your use. Hypoallergenic laundry soap is provided.

UPSTAIRS
Upstairs has one more bedroom with a queen bed, nightstand and lamp, two dressers and 3 small closets (hangers included). The full bathroom next to this bedroom is where you’ll find another toilet, sink and vanity, and tub/shower combo.

Need to get some work done while you're away? The office, with a full-sized desk and stationary items, makes it easy to get a little work or school done during your stay.

KID FRIENDLY AMENITIES
Kid friendly amenities include a highchair, pack 'n play, and children's dinnerware. Safety features like outlet covers and doorknob covers are available upon request.

OUTDOORS
With over two acres of maintained yard included, there’s plenty of room for kids, outdoor games, and privacy. A concrete covered porch with an outdoor table and chairs is a great spot to enjoy the fresh spring air, mild summer days, and colorful fall mornings. Outdoor seating is not available during winter months.

BONUS: The house is equipped with an automatic back-up generator. In the event of a power outage, the generator will automatically switch on so you'll hardly notice there was a problem!

The garage is available for guest use but is only intended for storing vehicles. Please let your host know if you intend to use the garage for any other purpose.

- "Our family spent a week at this rental right on the Allegheny River. The house was very clean, and the furnishings/decor were very modern. Cupboards in the kitchen were labeled so it was very easy to find things—and the owners stock quite a bit, including spices. We had the good fortune of seeing the July 4th fireworks right in the backyard before lighting a bonfire. We kayaked on the river from OARS, the neighbor on the other side of the public landing. And OARS also hosted a band on Friday night which is open to the public, just BYOB. Had to deal with some days of rain, but it was relaxing just to veg in the house, do puzzles, play card games, read books, and watch movies. All in all, a great place to stay and explore Franklin and the surrounding small river towns. Highly recommend and we look forward to coming back!"

The Poland Hill Hideaway is a cozy cottage on a private dirt lane nestled in the beautiful woods of Tionesta, PA in Forest County. This cabin features a full bathroom with shower/tub combo, a private bedroom with a queen size bed, as well as a loft with two additional queen size beds. The cottage comfortably sleeps 6 people. The hideaway is located in WMU 2F, which is the Allegheny National Forest region, for those who are interested in hunting.

Situated on nearly an acre, the Poland Hill Hideaway offers a screened-in front porch, ideal for watching the sunset or eating comfortably outside. In addition, the cottage boasts a rear-deck that faces the woods. The back yard area has a fire pit ring for campfires. There is a propane grill provided for use.

Equipped with a full kitchen, including a stove, oven, microwave, and refrigerator, guests can cook home-cooked meals. Utensils, dishes, cook wear,a coffee pot, and toaster are provided.

This cottage is a retreat from the everyday grind and is located within minutes from public hunting land (Collins Pine) and the Allegheny River (for those hunting, or fishing and kayak/canoe enthusiasts) and has multiple boat launch entries at various intervals along the river. You can bring your own kayak or canoes, or rent from a local outfitter in town.

In addition, Tionesta Lake is approximately 10 minutes from the Poland Hill Hideaway for those who wish to relax on the lake, hike, boat, or fish. Located nearly 30 minutes from Cook’s Forest, guests can engage in a variety of outdoor activities, including a children’s fishing pond, go-karts and putt-putt, hiking trails, or visit various local artisan shops. In addition, Hunter’s Station Golf Course is only 4.8 miles from the cabin and boasts beautiful views of not only the forest, but the Allegheny River which winds quietly along parts of the course.

The “Kaneville Lodge” is close to Oil City,Titusville and Franklin. It is near both Oil Creek State Park and Two Mile Run County Park. Hunting, fishing, kayaking, canoeing, biking, hiking opportunities etc... abound in our area.The kitchen is complete with dishes, pots and pans, full sized appliances and many extras so your short or long term stay will be very comfortable.Your well behaved dog(s) is welcome too (fee). Enjoy nature, the woods and maybe even some wildlife while you are visiting.

The space
No steps to enter or inside. Open and spacious floor plan for living, kitchen and dining areas. Large bathroom with walk in shower. In the bedroom there is a door that opens to the back yard area. A roll away twin sized bed is available if needed. Please let us know in advance if you need it so we can put it inside the apartment with linens for you.

This building formerly a housed a business. We converted half of it into to this Airbnb by doing a complete remodel with new kitchen and bathroom. As we are “pet friendly” we choose to keep the original cement floor vs. putting in all new flooring and put out some area rugs. This makes it easy for cleanup and lessens flooring/carpeting replacement which helps keeps our rates down.
Pack light! We provide our guests with bath towels, washcloths, toiletries, bedding, and everything you will need to enjoy your stay. We will also provide basic "starter toiletries" that include toilet paper, paper towels, dish liquid, soap, shampoo, lotion, and conditioner.
Limited K-Cups, tea, sugar, creamer, snacks and bottled water provided.
There is a fire pit you may use. There is some firewood at the property, but you will need to bring starter wood.
Parking is right next to your door. A picnic table in the backyard overlooks the nearby creek and wooded area. There is plenty of room to park a trailered boat/ATV if you are bringing one.

Our house is on the same piece of property approx. 200-225 feet away.

Guest access
This building houses the AirBnB apartment and storage for us. Your side of the building is on the right hand side so use the door on the right. Do not block the garage door or the other door in the event we need to access them during your stay. There is a keypad for access. The code will be provided to you via message 1-2 days prior to your stay.

Other things to note
Maximum of 2 dogs allowed. Please make a reservation request and send me a message with the types of dog(s) you would like to bring. We require that you keep your dog(s) under control/leashed when outside and clean up their waste.

Dog(s) are not to be left alone inside the apartment. They must be crated or kenneled. These are not provided. You must bring your own. Dog(s) are not to be on the furniture or bed. There is a pet fee of $40 per stay if you are bringing your dog(s). Please add this to your stay. This helps cover the additional time to clean and launder due to pet hair and dander.

We have 3 dogs that are contained by their Invisible Fence around our house. The fence does not allow them near the lodge. They will be loud when they see you and your pet(s) but will calm down within a few minutes.

There is not a second bedroom. Second bed that is available is a rollaway/cot bed that we bring out upon request.

The Plumer Country Cottage is located 6 miles north of Oil City. A great getaway with the comforts of home. It is a cozy cottage where you can relax and enjoy, with nature around. There is a pond beyond the garden in the back of the cottage. Cell phone service/ streaming your favorite program can be achieved by entering the wifi password. This is a must. In any direction there are numerous activities for you to do. Oil Creek State Park is a great place to explore and only two miles away.

The space
The cottage has two bedrooms upstairs. One has a queen sleep number bed, the other has a comfortable full bed. Also there is a long wall closet upstairs. The first floor has a den/bedroom with a pullout twin bed with a memory foam top. There is a bar in the kitchen with two stools. There is an additional cot, if needed. We asked that there are no children under the age of 10 staying in the cottage. In regards, to gathering and parties, we ask that you contact us prior to your stay to determine if it is permitted.

You will receive a code for the door in an e-mail prior to arriving. The entire house and yard is accessible to all guests.

Our property is a double lot with plenty of waterfront. You must stay within the property boundary. Do not encroach on other's properties as they are privately owned. You may walk the roadway which many people do.
The property is on the market for sale, a viewing may happen while you are there.

The space
This is your home away from home! This house is ideally suited for a family (or more), and has an abundance of amenities to simplify your trip. Please note that AC is only in the bedrooms.

KITCHEN & DINING
The kitchen is fully stocked with plates, bowls, glasses, and utensils for dining; as well as a variety of pots, pans, cooking utensils and bakeware. The large dining room has two tables; one that comfortably seats 8 and another that seats up to 4. When you're done, a dishwasher simplifies clean up! Only 3 miles from a grocery store and 6 miles from Super Walmart and Aldi, you can stock up on everything you need to enjoy excellent homemade meals.

The coffee and tea station includes a Keurig coffee machine with the option of making a single-serve cup or a pot of coffee. The electric tea kettle and tea bags are ready for your next cup of tea. All coffee and tea, as well as sugar packets and creamers, are provided for our guests.

Not in the mood to cook? Local towns like Cranberry, Seneca, Oil City, and Franklin are loaded with restaurants of all kinds; the closest being just 3 miles away. While there are chain restaurants to choose from, check out local favorites like Valley Dairy for family friendly fare, Trails to Ales for a local brew, or Bella Cucina for some fine dining.

LIVING SPACES
The living room features a 58" Roku TV and DVD player, gas fireplace, large couch, loveseat, and two comfy chairs. There's even extra space to add two more accent chairs from the office for extra guests. Use your favorite streaming services with Roku Guest Mode and automatically sign out of your accounts on the date you set. The space is well situated for fireplace conversations, group games, or just kicking your feet up to watch a good movie.

Need to get some work done while you're away? The office, with a full-sized desk and stationary items, makes it easy to get a little work or school done during your stay.

The entire first floor is easily accessible for those with disabilities or limited mobility. The bedroom on this first level has a queen bed, two large closets, and air conditioning. It's conveniently located next to a full bathroom featuring an easy to walk in shower with grab bars and bench. Towels, wash cloths, body soap, shampoo, conditioner, and a hair dryer are all included. Please only flush toilet paper and natural waste.

A stackable washing machine allows you to do laundry without having to travel up and down stairs. Hypoallergenic laundry soap is provided.

UPSTAIRS & OTHER BEDROOMS
Upstairs has three more bedrooms and a full bathroom (with tub). Each bedroom has a window unit air conditioner and convention heater so you can tailor the room's temperature. All bedrooms also feature large closets with hangers. The front bedroom has one queen bed and is ideal for a couple. The middle bedroom is quite large and has two bunk beds; each has a full mattress on the bottom (which sleeps two) and a single mattress on the top. The third bedroom features two single beds.

KID FRIENDLY AMENITIES
Kid friendly amenities include a highchair, pack 'n play, children's dinnerware, and two baby gates. Safety features like outlet covers and doorknob covers are available upon request. The back yard has almost 2 acres of maintained lawn for outdoor playtime.

BONUS: The house is equipped with an automatic back-up generator. In the event of a power outage, the generator will automatically switch on so you'll hardly notice there was a problem!

Guest access
Guests have access to the entire house, garage, and 2-acre property. Guests enter the house with a keypad lock and custom entry code given to them upon booking.

All linens and towels, kitchenware, and food and beverage treats are for our guests to enjoy.

Some cabinets and closets that hold supplies for our cleaners will be locked and not accessible to our guests.
