This cozy home is light and bright. The property has been decorated with a minimalist approach offering little to no clutter. Guests will have access to the entire property. The are only 2 areas that are off limits: the Owner's Closet located downstairs next to the washer and dryer, and the Owner's Garage located at the end of the driveway behind the house.

Located in a quiet family neighborhood on a non through street. This rental offers close proximity to the newly remodeled Merle Hay Shopping Center which will feature a brand new 3,500 seat multi purpose arena. This newly developed center will be the new home to the Des Moines Buccaneers USHL hockey team - all while hosting national tournaments, e-sports, trade shows and concerts. The shopping center will also offer plenty of shopping, restaurants, theatre, and sports bars all within less than 1 mile from the rental property.

Uber and Lyft are available in the immediate area. A personal vehicle or rental car is always encouraged.

HOUSE RULES & CHECKOUT PROCEDURES

* QUIET HOURS: The City of Des Moines enforces a strict policy of quiet hours starting as early at 10 PM. Any violation received by Des Moines PD, the booking AirBnB guest will be held personally responsible for paying any fines incurred.

* PET FEE: There will be an additional Pet Fee of $150 per pet. Pricing can be negotiated based on size, age and training of animal. Please be advised that this fee is PER ANIMAL and that the guest is still liable, responsible and will be held accountable for any pet accidents throughout the home for the duration of their stay (i.e Urine or poop stains, chewed up furniture, damaged property or missing personal belongings).

* Please be sure to shut and lock ALL DOORS throughout the entire property prior to departing. These doors will include:

- Front Door
- Back Patio Door

* Take out the trash prior to your departure. The trash can is located on the East side of the home to the left of the driveway. All RECYCLABLE ITEMS can be disposed of in the BLUE can located next to the black trash can.

* Strip all beds of any dirty sheets, pillowcases, used linens and place them inside of the washing machine in the basement prior to vacating the premises.

* ABSOLUTELY NO SMOKING of any kind inside of the home (Back patio only). Please be sure to pick up your cigarette butts after yourselves.A $250 Penalty Fee can and will be enforced.

* There is absolutely NO DECORATING allowed at the rental property. This will include but not limited too: confetti, pin tacks, tape, and streamers. In the event we find any of these items at time of checkout a $300 fine will be incurred.

* Empty fridge of all personal items or leftover food.

* Place all dirty dishes in the dishwasher.

* Be mindful and careful of furniture & furnishings.

The Lake Halice Neighborhood is a lovely, established development located in Urbandale, Iowa. Well kept homes, stately trees and a leisurely lifestyle mark the area. The 15 acre Lake nestled within this community is the hallmark of the neighborhood, and backs immediately to the home.

The surrounding neighborhood is very walkable. Additionally, it is located very near the Inner Urban Bike Trail and can connect easily to all of the several hundred miles of Central Iowa bike trails. One of Urbandale`s finest city parks, Walker-Johnson Park is only a 5 minute walk away and includes activities such as tennis, pickleball, softball/baseball, a skatepark, playgrounds, a fishing pond, a community center, and access to walking and bike trails.

PETS
We allow up to 3 dogs of 50lb each, for $75 per pet per stay.
At the moment of booking, if you add you bring pets, Airbnb will add the first charge to the booking total, and we will request any additional ones.
If you want to bring more than 3 dogs or any over 50lb, please send us an inquiry, and we will approve on a case-to-case basis, at $150 per pet.

Important: When cancelling your reservation, the credit card processing fees of 3.9% + 30c will not be refunded.

**PRE-ARRIVAL CHECK-IN (Happy Guest Platform)**

This property requires completion of a brief pre-arrival check-in through a secure third-party platform called **Happy Guest**. This includes:

- Agreement to the Guest Rental Agreement
- Selection of a damage protection option (waiver or deposit if applicable)

Arrival instructions will only be provided once the pre-arrival check-in is completed. Happy Guest is a simple, web-based platform that requires no app download and takes just a few minutes to complete.

**1. MAXIMUM OCCUPANCY**

Guest must accurately disclose the number of adults, children, and pets in the booking. This number applies to both overnight and daytime visitors. Unauthorized over-occupancy may result in eviction without refund.

**2. NO SMOKING OR VAPING INDOORS**

A $500 fee applies for indoor smoking or vaping. Outdoor smoking is permitted only with windows and doors closed. Guest is liable for odor or residue removal costs.

**3. PET POLICY**

Pets must be pre-approved and disclosed in advance. An Animal Addendum is required for all pets, emotional support animals, and service animals. Unauthorized animals may result in eviction and fees.

**4. DAMAGE POLICY**

Guests must choose between a refundable deposit or a non-refundable damage waiver. Guests are responsible for any unreported or excessive damage, missing items, or extra cleaning.

**5. CLEANLINESS**

Guests are expected to maintain the home in a respectful condition and report any cleanliness issues within 24 hours of arrival.

**6. NOISE & QUIET HOURS**

Quiet hours are from 10 PM to 9 AM. Excessive noise or neighbor complaints may lead to eviction.

**7. PARKING**

Parking instructions and capacity are listed in the property description. Unauthorized parking or exceeding the limit may result in fines or towing.

**8. LOCK OUTS / KEYS**

Keyless codes are active during your stay. Lost keys or lockouts may incur up to a $150 fee.

**9. LINENS & SUPPLIES**

Please refer to the listing for what is provided. Only flush septic-safe toilet paper. Plumbing damage due to misuse will be charged to the guest.

**10. ISSUES OR COMPLAINTS**

All issues must be reported immediately and within 24 hours of arrival. Guests must allow the host an opportunity to resolve any problems before requesting outside intervention or refunds.

**11. REHOUSING & REFUNDS**

No refunds or reimbursement will be offered if a guest chooses to vacate the property early or declines offered solutions.

**12. CANCELLATION POLICY**

Our cancellation policy applies regardless of reason. Guests are strongly encouraged to purchase travel insurance.

**13. SUBLETTING / THIRD PARTIES**

No subletting or third-party bookings allowed without prior written approval.

**14. CAMERAS & TECH**

There are no indoor cameras. Outdoor cameras, smart locks, and safety devices may be present and must not be tampered with.

**15. SECURITY**

Guests must secure the home when not present. Entry codes must not be shared with individuals outside the booking party.

**16. ENTRY DURING STAY**

Host or agent may access the property with proper notice. Light cleaning may be scheduled for extended stays.

**17. INTERNET USE**

Illegal or abusive internet use is prohibited. Guest assumes all responsibility for online activity and must secure their own devices.

**18. FALSIFIED RESERVATIONS**

Providing false information (age, party size, purpose of stay) will result in eviction and loss of payment.

**19. EXCEPTIONS IN WRITING ONLY**

Any exceptions must be pre-approved in writing by the host.

**20. WEATHER / FORCE MAJEURE**

Extreme weather or acts of God do not warrant refunds. If travel is affected, contact your insurance provider.

**21. TEMPORARY LODGING ONLY**

This agreement does not create a permanent residency. It is a temporary rental only.

**22. EVENTS POLICY**

No parties, gatherings, or events without written host approval. Unauthorized events may incur up to $1,500 in fines.

**23. SIGHT UNSEEN**

By booking, you acknowledge viewing the listing and understand variations in guest experience may occur.

**24. PAYMENT PLATFORM USE**

All funds are processed through the booking platform unless otherwise agreed.

**25. HOUSE RULES AGREEMENT**

Guest agrees to all instructions and house rules provided before or during their stay.

**26. COMMERCIAL USE / FILMING**

No commercial photography or events are allowed without written consent.

**27. PROHIBITED ITEMS**

No fireworks, confetti, glitter, or piñatas allowed. No tape or adhesives on walls.

**28. CHILD SAFETY**

Guests are responsible for child safety. The home is not childproofed.

**29. MINIMUM AGE**

Primary guest must be at least 18 years old and present for the duration of the stay.

**30. INDEMNITY CLAUSE**

Guest agrees to hold the Host harmless for any injury, illness, theft, or loss sustained during the stay.

**31. USE OF POOL, HOT TUB, WATERCRAFT, AND RECREATIONAL AMENITIES & LIABILITY WAIVER**

Guest acknowledges that the property may offer amenities such as pools, hot tubs, kayaks, paddleboards, pedal boats, bicycles, hammocks, fire pits, lake access, and play structures. Use of these amenities is at the guest’s own risk.

- No lifeguard is on duty.
- Children must be supervised.
- Life jackets are required for watercraft.
- No glass, food, or soaps near water amenities.
- Hot tub/pool use is prohibited within 1 hour of chemical treatment.
- Guest is liable for all damage or misuse.
- Guest releases and indemnifies the host from all claims, including injury, illness, or death.
- Amenities may be removed or closed without notice due to weather or maintenance. No refunds will be given for amenity unavailability.
- Guest is responsible for any lost, damaged, or stolen equipment, including GPS-tracked amenities.
- Guest agrees to pay for all medical care or emergency services required during their stay.

- "We recently stayed at this property for our boys' basketball tournament. This house was central to several gym locations in the greater Des Moines area and worked great for three moms and three teenage sons. The boys enjoyed the pool table and even took the kayak for a spin on the little lake which is right in the backyard! Property manager was super quick to respond to any questions (which I didn't have many of, but they were quick on the one I did!) and we will definitely look to rent again when our teams are back in Des Moines."

Wow... hard to find 9 bedroom home on a intown acreage within city limits but very private and relaxing. The property is the best of both worlds …. even though it is on 3 acres (parking for 20 cars and many trailers) is close to everything including grocery stores, coffee places and drug stores and fast food plus many restaurants.

This house has both old world charm with the original part of the house and new modern features with the huge addition giving you so much living space including a gigantic living room measuring 28 x32 with a HUGE 85 inch TV...Wow… talk about a fantastic place for family holidays ( perfect for Wedding or Christmas gift opening) or family reunions, anniversary or birthday parties or wedding parties … or even company functions needing a large meeting room for office meetings.

This is not only Great for large families but contractors and work crews in town who want own bed in their own bedrooms. 15 beds in 9 bedrooms and we can add more beds if needed. Can sleep 24 people on beds plus another 6 people on couches or floor space for air mattresses.

This awesome home recently went through a $120,000 remodel job with 3 of the 4 bathrooms being remodeled but all have a shower making it a total of 4 showers in the house. You also must see pictures of the remodeled spacious kitchen with newer appliances and new quartz countertops and quartz also on the "L" Shaped Island. In the original part of the house you will find a FORMER living room with fireplace that was transformed into a 1st floor master bedroom and curved archways that are sealed off with Barn Doors for privacy. The formal dining room has a huge round dining table and the kitchen has extra seating with stools that pull up to the island bar like counter. This house has 2 bedrooms and one bath on the main level and 7 bedrooms and 3 more bathrooms on the 2nd floor plus laundry in the huge hallway bathroom... basement has a 2nd set of washer and dryer.

Outside you will have an above ground pool and a large sitting compacity for a newly constructed a fire pit area and a nice deck to grill on.

I ended up being given a rental other than what I booked. It was dirty, blinds were broken, the closet doors were broken. One was literally just leaned against the wall. Another one fell down and hit me. The batteries in the smoke detector needed to be changed so the thing chirped all night. The trash bins were full. Toilet paper wasnt stocked and there was no wifi. They kept saying they were going to fix the wifi but it did not work at all during my 7 day stay. Horrible. I do not recommend this property/owner. Avoid this VRBO "
