This simply cozy studio looks out upon a hay field visited daily by deer and other wildlife. We let nature take its course here, plants and wildlife run free. The covered patio is a perfect place to relax, unwind and watch the geese land in the reservoir. The kitchenette includes a mini-fridge, microwave, toaster, tea kettle and coffee machine. This is an open area studio, there is not a separate bedroom. This 4+ acre hay-farm property is bordered on 2 sides by the reservoir. We are within walking distance (about a mile) to two vineyards, and just a few minutes drive to downtown restaurants, shops and Choate campus. The main house is about 25 feet from the studio. No-cost early check-in and late check-out is available much of the time, just ask. Please note, regardless of where you park (on our paved driveway or on the designated grassy area so you are closer to the studio) you will need to walk 40 or so feet across lawn to access the Studio).

I enjoyed my stay. Just one caveat: the train tracks run just behind the building. The trains aren’t constant, but they do blow their horn at the intersection. I brought earplugs, and the noise didn’t keep me from sleeping " - "This property was almost perfect for what I needed, which was a home base where I could sleep, bathe, cook, and eat. I did not spend a lot of time there during the day, but was able to pop in as needed to make meals before heading back out. It's very cute and I appreciated all of the thoughtful touches, like the Brita water filter, the basket of travel toiletries in case I forgot something, a decent amount of hangers to fully unpack, a spice rack, cooking necessities, etc. It was also nice to have a code to get into the building and into the room making check in easy and providing a sense of safety. I rented a different property from Karl last year and had a good experience there as well. The only reason I am giving 4 stars instead of 5 is because the property is right next to the train tracks and the rail car honks the horn while crossing the intersection. If you are a light sleeper that may be an issue. I brought a white noise machine plus had the air conditioner on and was able to sleep fine, but it did wake me up between 7am and 8am each morning. As long as I didn't need have a need to sleep late, I would stay here again. "

- "The apartment is beautifully restored, whimsically decorated with very nice furniture which is also comfortable. There are lights and outlets everywhere!! Linens and towels sparking clean and brand new!! All kinds of kitchen equipment. As an “older person”!! I had a little trouble navigating the shower that is in an enclose tub but that would not be a problem for the young. It is in a part of town with a moderately busy street and a rooster in the am!! But the white noise machines on both sides of the bed made it all okay. There is a washer and a dryer so longer stays would work well. I would definitely stay there again. Karl was a very nice host."

Great for travel RNs and medical professionals, bedroom #1 allows for 2 overnight guests only. Access to this fully furnished unit includes all the common areas-large kitchen, pantry with washer and dryer, LR, DR and small office. In addition, guests are invited to enjoy lounging on deck complete with outdoor furniture. Please note over occupancy may result in eviction.

VISITORS: Please note, are not allowed without my consent, as the comfort of every occupant is the primary goal.

Upon entering the house, there is a 15-step flight of stairs to the large 2nd floor apt. The apt consists of 2 floors w/ bedrooms (#1 and #2) with shared bathroom on the main floor separated by a second flight of stairs which leads to the upstairs bedroom #3.

The upstairs BR #3 has a queen-sized bed, air mattress, sitting area, study desk and en-suite bathroom w/ walk-in shower and jacuzzi tub.

My contact information is supplied upon reservation confirmation. Please call me at anytime (day or night) for questions or concerns. My husband and I maintain the property grounds on the weekends and are usually around then, if you prefer one -to -one interaction.

The apt is professionally cleaned biweekly and prior to and after each stay (cleaners will not enter your bedroom area while occupied, just common areas), please notify me if there is any mishap that requires a cleaning sooner than expected. Masks are supplied, as well as, cleaners and purell hand sanitizer. Also, please do not put holes in or place frames on the wall. I have provided a list of amenities included in the unit. If you need something that is not listed, you have to buy them and understand I will not reimburse you.

PARKING: There is off-street parking available for 1 car, one per bedroom. On street parking is available for additional vehicles.

This all-inclusive apt, which is meticulously maintained and professionally cleaned every 2 wks is 5-min drive to Masonicare, ~8 min drive to QU, Midstate, ~20 min drive to Yale. THE 1ST FLOOR:
- the 1st floor has private bedrooms 1 & 2, full shared bathroom, fully equipped kitchen with microwave and SS appliances, ie. refrigerator, stove and dishwasher, DR, LR , small office/workspace and pantry with extra storage, washer and dryer. Kitchen and pantry fully stocked with dishes, pots/pans, utensils, keurig-like coffee maker and pods, toaster, bactericidal cleaners and purell hand sanitizer, detergent and paper products.

THE 2ND FLOOR:
-The 2nd floor has a 14 step flight of stairs to 2nd unit, which houses large bedroom and private bathroom unit #3. In addition to the bedroom and bathroom, this unit has its own lounge area, Smart TV, walk-in closet, desk/workspace and dresser.

PARKING: There is off-street parking available for 1 car, one per bedroom. On street parking is available for additional vehicles.

SECURITY: Each room has a lock and key. For security reasons, there are audio/video cameras on the outside of the house for added security.

PETS: Only 1 pet allowed in BR, WITH MY CONSENT. Due to our insurance policy, only certain dogs are allowed. Please ask before booking if this applies to you. As a mutual pet owner, I trust you to manage your pets in the presence of other guests for safety and health reasons.

This traditional and historic New England carriage house has been completely renovated in the summer of 2022 into a peaceful, cozy, bright & airy loft. We are a 3 minute walk from downtown where you will find a variety of restaurants, bars, a brewery & only 1 mile from from Choate Rosemary Hall. A 15 minute drive to Yale University & downtown New Haven.

The space
As you enter you will find a bench seating and area to leave your shoes, coats and keys. Upstairs leads you into the open cozy living room and wet bar area with beautiful skylights that allow an abundance of natural light. Off of the living room is the brand new bathroom with walk-in shower. There is one spacious bedroom with a King bed, a large closet along with a dresser.

The Garden Loft has it's own private deck with plenty of comfortable seating and a wonderful view for sunsets along with plenty of privacy making you feel as if you're in your own oasis.

Laptop friendly work space with FAST internet for remote working.
Smart TV with Roku that will give you access to all of your favorite streaming channels.

NO dogs or other pets are permitted to stay at The Garden Loft for cleanliness and allergy purposes. The only exception to this are service animals, as defined by the Americans with Disabilities Act.

This charming colonial home built in 1870 and fully renovated in 2023 greets you with rich original hardwood floors, open dining and living room, eat in kitchen with window seat to enjoy the bird feeders outside. Have your morning coffee on the 3 season porch while watching the day begin. Upstairs are 3 bedrooms each with gel foam mattresses and lush pillows. The home does not have air conditioning. Each bedroom has ceiling fans and black out curtains. Washer, dryer and folding area located in the basement.

The entire house is accessible. There is some locked storage in the basement that is not to be opened, but there is a washer, dryer and folding area in the basement available for use.

No pet fees ever! We ask that you respect our home so we never have to charge pet fees. We love to travel with our pets and want to make more space for others who wish to do the same. Please clean up after your pets and crate them whenever they are left unsupervised in the home.
