The space
This first floor suite has a private entrance and lock. It connects to the main house, but is separate and closed off providing privacy. It also connects to a beautiful sunroom. Both heat (baseboard electric) and air-conditioning (a window unit in spring and summer) can be controlled by guests for your comfort.

This beautiful sun soaked space offers a large credenza and complete walk in closet with abundant storage and extra bedding. There is a comfortable "Thread and Needle" mattress and queen sized bed with quality linens as well as a luxurious daybed that can be used as a couch and a twin.
The room includes a kitchenette. (Please note this is not a full kitchen and there is no stove). The kitchenette includes; a Keurig coffee maker and coffee pods, a smaller (3/4) refrigerator, microwave, electric water-kettle and a toaster. There are paper products, mugs and glasses, cutlery and cutting boards as well. Feel free to use the bathroom sink to rinse dishes but please be sure that all food scraps are disposed of in the trash.

The bathroom offers a full bathtub and shower with a large pedestal sink. There is a hair dryer, iron and ironing board, towels, hand soap, shampoo/conditioner and a first aid kit for guests' convenience.

In the large walk-in closet you will find a pack n' play baby crib as well, extra pillows and blankets and a massage table.

The baseboard electric heat can be adjusted to your comfort, but please turn it down when you leave for extended periods as it is very inefficient.

Douglas (father) lives in Northampton, about a 40 minute drive away, but is easy to reach via phone, text or email. You may also find him working around the house. Rory (son) lives on the first floor of the house and is happy to be of assistance.

Our apartment is self contained. It has its own entrance, and its own deck for your private use. The apartment is adjacent to our house, but the view from each deck does not look out at the other deck.

It is very close to the Yankee candle flagship store, as well as a local very popular microbrewery that has outdoor seating as well as indoor seating. Our listing is Northeast of the campuses, which is awesome for high traffic travel times. Most people visiting these campuses are coming from the other directions.

Even though we are within 5 minutes of the Colleges and Amherst Center, we are nestled on the North side of Mount Boreas, kitty-corner to the Atkins Reservoir, and steps away from Robert Frost Trails. You will find yourself surrounded by quiet wilderness and only a short drive to everything else you need.

You have private access to the pool house/cozy cabin which includes entryway, main living area, kitchen, bathroom, and bedroom. In addition, you may use the deck around the apartment. Please enjoy the patio furniture we have provided. You will also have shared access to the pool area during the day (Last week of May through First Week of September). For safety reasons, we ask that you do not swim after dark. We may need to open the pool late or close early due to weather, schedules, etc.

The guest door is located halfway around the right side of the home (in a little alcove). This is your private entrance. You will be provided a keyless entry code before you arrive. This gives you the freedom to check in anytime between 3p and 12a and check out anytime before noon.

The bathroom has a walk-in 1 person shower stall. There is no bathtub available.

Some cell phone carriers have limited service at our listing. We have provided a landline that is available for unlimited calling in the US and Canada. The fire pit was massive so we didn’t think we could manage it. Should have messaged the host. I didn’t know it was bunk beds, and would have preferred a regular size bed in the second bedroom. Had to block the light from outside with a drape. Would have liked a screen door for air on both front and back doors. Great kitchen!"

Easy short drive to Northfield Mt Hermon, Stoneleigh Burnham, Deerfield Academy and Thomas Aquinas College. Close to VT and NH and 30-90 minutes to many ski slopes, including Mt. Snow and Berkshire East. Short drive to swimming holes, hiking, cross country skiing, skating rink, canoeing, white water rafting and zip lines. Of course you can also just hang around and relax.

Firewood
There is a Fire Pit, guests are asked to purchase their own firewood.

Tully Pond
No motorboats are allowed. There is a children's day camp on the pond in July & August, Mondays thru Fridays. You will hear the sound of children frolicking on weekdays. Tully Pond is a public pond, that the general public can and does use.

Boats
If you are enjoying the lake on one of our watercraft, please remember to return the boats ^ oars to shore and place near firepit area. Please make sure boats are turned upside so that they don’t collect rainwater. Guests are responsible for retrieving any boats “lost at sea” during their stay. Life jackets are kept in outdoor storage bins & should be returned to the bin dry after use.

Location
The pond is a nature pond, so it has weeds, but is perfectly clean and safe. For serious swimming use the nearby Tully Lake. Rodents, insects, ants and other wildlife can and do enter into the house.

Pets/Animals/Companion Animals
Well behaved pets are welcome, but we do ask that you include the pet fee of $175 for stays under four days. For stays for five days or more, we ask that you add the pet as an extra guest which is an extra fee.

Pets are not to be left unattended in the space unless placed in a guest provided crate or something similar. Please use our sofa cover for our sofa & do not allow pets on ANY furniture.

Our properties do not have fences. Please keep your dog leashed at all times during your stay. Please pick up any animal waste.

Outdoor Furniture:
If you have used any of the outdoor furniture, we kindly request that you put the covers securely back on them to protect them from any weather elements.

If the patio umbrella is not in use, we kindly ask that you keep it folded down to prevent any damage from unexpected weather conditions.

Adirondack chairs near firepit area, please turn them upside down when not in use.

All outdoor furniture is brought inside for the season from Mid October until Mid April

Fire Extinguisher
The fire extinguisher is for emergencies only, if you are putting out a fire in your firepit. A replacement fee of $50 will be charged if the fire extinguisher is used in non-emergency situations.

Essential Oils
Please do not use of essential oils, candles, fireworks, or outdoor torches (i.e. tiki torches)

Garbage
During your stay and when you check out, put your filled garbage bags into the Gelinas dumpster. Dumpster will be on the left side of the long driveway when exiting the home.

Keys
Key can be found in the lock box at entry. The key should be returned to the lock box every time you use it. If a key is lost or you get locked out during your stay you will be charged $50.

Hot Tub
Water Appearance: Due to regular treatment with cleaning solutions, the hot tub water may not always appear crystal clear. Rest assured, it’s thoroughly cleaned & treated before each guest’s arrival for a safe & hygienic experience.

Hot Tub Waiver:
Guest understands that a hot tub is available on the property for their private use. By booking this listing, guest assumes any and all liability from use of said hot tub.

Guest specifically accepts ALL liability for use of the hot tub on the property and understands that Owner shall have no liability from any accidents, injuries, or death that may result from the proper or improper use of said hot tub. Guest accepts said liability by voluntary use of said hot tub.

No lifeguard on duty. Use at your own risk.
Minors should not use the hot tub without adult supervision.
Pregnant women and those with medical conditions should consult their doctor before use.
Do not use if you are under the influence of drugs or alcohol.
Limit your time in the hot tub to 15-20 minutes
Shower before use.
Avoid adding oils, lotions, or soaps to the water.

Guest are required to acknowledge Hot Tub waiver prior to check in.

Heating & Cooling
Each bedroom contains fans in the closet. These fans can be used to circulate air and provide additional cooling when needed.

Furthermore, our home features two pellet stoves for additional heating. If you choose to use the pellet stoves, it's important to ensure they are turned off completely after use. Failure to do so can result in unnecessary energy consumption and potential hazards. Please note that a $75 fee will be charged for failure to turn off the pellet stove to cover the costs associated with its operation and maintenance.

Grill
There is a grill for your use. Guest are responsible to supply their own propane, charcoal, and lighter fluid & cleaning/scrapping grill before and after use.

Expendables and Toiletries
We provide guest with 1-2 rolls of toilet paper for each bathroom (between 3-6 rolls in total) and 1-2 rolls of paper towels. Depending on your length of stay and number of people in your party, guest may be required to add additional supplies.

Items Left Behind
We are not responsible for any items left behind under any circumstances, and while we will use best efforts to get them back to you, we offer no promises or guarantees. You will be charged the respective shipping fee for any items left behind in addition to $25 for our time in finding, packaging, and shipping.

Maintenance
Please note that, to maintain high standards, our maintenance team may need access to the outdoor grounds during your stay for tasks like lawn care or snow removal. Any access required inside the home will be for emergencies only, and we’ll provide notice as quickly as possible

Cancellations
We have a strict cancellation policy. Because unforeseen things can and do happen, from weather events to sickness, we strongly recommend guests purchase travel insurance

- "The inside of these cabins was exceptionally clean and quaint. We loved the upstairs master bedroom loft! One of our guests needed to use the chair lift on the stairs, and it worked perfectly. The two second bedrooms were nicely equipped and pleasantly decorated. The kitchen had new appliances with a coffee bar. The view of the lake was stunning from multiple views. There were many activities available to take advantage of the outdoor spaces (boats, fire pit, grill, seating, etc.). We really liked how quickly the pellet stove in the basement heated the area. Having said all this, I would stay in this home again with no hesitation.Some cons:The exterior was a bit unkempt. There were buckets and tools lying around. The outside pizza oven's interior was in pieces. If a person didn't know how to use it (as we didn't), it was useless as there were no directions.There were some things we had to figure out how to use (how to turn on the ceiling fans, how to work the pellet stove, how to use the stair lift, how to use the hot tub) as there were no directions.There is only one television in the entire house, and it is located in the basement. Hopefully, there are plans to add more in each bedroom.The hot tub was not getting hot enough. I did communicate with the host about this. She responded quickly and apologized. We were only staying 3 nights, so there was no time to have it fixed before we left, but she assured us she would contact the company for repairs."

Located in a quiet town with plenty of exciting activities nearby! Just a quick 20-minute drive from the stunning Mt Wachusett, perfect for skiing and hiking. Lake Tully is only 10 minutes away, perfect for kayaking and exploring the trails. Plus, Walmart's a mere 5-minute drive for any last-minute essentials.

Our place sits on a quiet street – great for leisurely walks and bike rides. Downtown's just 5 minutes away, so you're never far from local shops and hidden gems.

Feeling a bit daring? How about some skydiving adventure? Yep, we've got that too! Whether you're here for the chill vibes, retail therapy, or a dose of adrenaline, our house is your comfy home away from home.

- "We rented Sean’s place for overflow guests at a weekend celebration and they raved about everything. The house is beautiful, super comfortable, spotless, and well-appointed without being at all cluttered. They were thrilled with the thoughtful coffee selection for the Keurig and were impressed with the tools and appliances in the kitchen since they had some cooking to do for the parties at our house. All in all a very relaxing and pleasant stay. One note: the house was clearly recently built, so the shrubbery or fencing we’re sure Sean is planning isn’t in yet and the property is a little bare, but in March in New England they didn’t spend any time outside so it didn’t detract at all from their stay. Can’t wait to see further enhancements to the yard; they are sure to be equally wonderful. Thanks, Sean — we will be back!"

From the moment you arrive at this two-bedroom one-and-a-half bath lakeside cottage, you’ll feel how special it is, as it sits on the south shore of lovely Moores Pond, facing a spectacular view of Mt. Grace. Welcome to Corkscrew Cottage!
Small private cottages line the thirty acres of clear water that afford swimming, fishing, boating, and kayaking. The signature spiral stairs connect the first floor full kitchen, living area, bedroom, and bath with the bedroom, loft, and half-bath.
Use Corkscrew's swimming area and dock, or make new friends at the public Town Beach 100 yds down the road. Use Corkscrew's rowboat and kayaks or launch your own boat at the public boat launch. Explore the large wetland on the north end on a summer evening, viewing the beaver lodges and carnivorous plants. Ice skate in winter or go ice fishing. The pond has a variety of fish including trout, bass, pickerel, perch, and pan fish, and is also home to colorful waterfowl, turtles, frogs, otters, beaver, deer, and the occasional moose. Hike the Old Stagecoach Road through the state forest to the quaint, historic Warwick Town Center. Bike the scenic Franklin County roads. After sundown, the frog symphony begins at the Pond and the wide-open night sky delights any stargazer.
Corkscrew is by no means isolated, but the pond and neighborhood are serene and quiet.
Follow the brick walkway from your own driveway to the cottage door. Step into a fully equipped, eat-in kitchen that is flooded with warm tones of sunshine streaming through the stained-glass Corkscrew window.
The knotty pine walls and open ceilings continue into the living area, where you will notice a cozy gas stove fireplace, a media center, and the signature spiral staircase* that gives our cottage its name. You are drawn into the attached enclosed porch sitting area, with its 180-degree view of the pond, where you can enjoy the ever-changing views of Mt. Grace. Take an afternoon nap on the couch. Read by the fireplace.
Cool off under the porch ceiling fan or by the A/C unit. Gather around the game table. A porch door leads out to the deck, dock, and boat.
The primary bedroom is off the living area. Two bedroom areas are up the spiral staircase, with three single beds and a half bath.
Outdoor eating and lounging decks are on both sides of Corkscrew Cottage, including a gas grill near the kitchen.
Fishing gear is provided in the basement, along with floaties. (Fishing for those over 15 requires a Massachusetts fishing license, available online).
*Caution: Spiral staircases can be tricky. Always walk on the outside, larger part of the tread, step slowly, and hold on to the rail. Please use caution if your family includes the elderly or very young. We provide a children's gate to block the top of the stairs and a fence to go around the bottom.

Other amenities include a washer & dryer; 2 TVs for DVD/VHS or streaming, premium fiber optic internet/WIFI, and excellent cellphone reception.
All linens, pillows, blankets, and towels are provided.
Pets with excellent house manners are always welcome but must be leashed outdoors to avoid wildlife confrontations.
The downstairs bedroom is equipped with a built-in desk & shelving/drawers for conversion to a separate home office.
Stone 'n Sky Lodge is privately located on a paved, maintained, dead-end road, adjacent to a 2700+ acre wildlife sanctuary. Wildlife sightings may include moose, bear, deer, fox, coyote, turkeys, and other animals, as well as fantastic birding opportunities.

Spacious,quiet,upstairs bedroom. I have extended use of the house frig and micro wave. Getaway for relaxation or if an outdoor enthusiast, biking and hiking outside your door. Summer provides enjoyment swimming,fishing and boating at Lake Wyola 5 min.away and 10 min. to the Quabbin reservoir where you just might spot some loons.
Starlight nights on the deck show off the Big Dipper on those clear sky nights overlooking the pond. Come enjoy!

The space
The room supplies a hot water kettle ,tea and coffee maker. Cups , glasses, silverware, bowls, and great tasting water. I allow use of the frig. and micro wave from the house kitchen. The property has lots of woods to explore as well as local walks .

Guest access
Guests have a spacious bedroom with sitting space, bathroom,and deck. I encourage guests to walk the grounds .
There is a great Country Store in New Salem, 10mi. away for fresh baked goods and yummy delie.

During your stay
I prefer to give guests their space in a friendly atmosphere. Often I am not around but do prefer to greet guests and answer any questions. I like to hear the many stories people have to share about their journey.
Willing to share any information I can concerning the area. ..food, entertainment, hiking , biking, swimming etc.

The Wendell Retreat is a cozy 1 bedroom home located in a private setting bordering the 7,000+ acre Wendell State Forest. A spacious yard is shared with a separate dwelling occupied by the host with a generous amount of space in between. Visiting dogs are welcome to run/play in the yard under supervision of course. There is a private deck & firepit nestled within a nearby rock outcropping. Wendell is a special place with a Country Store . The area offers swimming, hiking, biking & fishing!

The space
The Wendell Retreat is a cozy, clean and modern 1 bedroom home with the bedroom on the 2nd floor. The bedroom is accessed via a spiral staircase (see photos) so keep that in mind when booking. An exterior staircase also accesses the bedroom. On the 1st floor, in the living area there is a generous IKEA couch/futon that creates a queen-sized bed. The dining table is located in front of large windows looking out to the Wendell State Forest. The bathroom has a shower, washer and dryer. Outside is a connected deck covered with a sun sail during summer months. The yard space offers a fire pit placed against a rock outcropping making for a great place to relax.

Notes: There are 2 televisions (Roku) and wifi. Cell phones will only work at this location if you have "wi/fi calling" turned on, on your phone. Once you've turned on wi/fi calling the internet service is fast and consistent.

Guest access
You'll have access to the entire home and the adjacent yard and firepit. Firewood will be provided in a limited amount so please keep fires small and manageable.

Other things to note
Keep in mind that Stone Road in a dirt road, although well maintained. The driveway is on a gentle slope so there are a couple of drainage swales across the drive so speed on driveway should be slow. Access to Stone Road should be via Wendell Depot Road (GPS might try to send you via Farley Rd... that road is not maintained so don't go that way!). The driveway is at the last telephone pole on Stone Road. Take a right and come up the driveway. The cottage is on the right as you enter the clearing.
