The main living area offers a cozy space for movie nights with a 77” Sony OLED TV, and each bedroom features its own TV for winding down. - "Great home off the beaten path. Super clean and spacious. We needed a dog friendly easy access home for dove hunting. This spot was within 15 minutes of all the fields. Grill and kitchen are great. Bedrooms and baths were very clean. Soaking tub in master bath is what I needed after hunts." - "We had an amazing 5 days at this remote countryside property. I would also recommend that you arrive in the daytime, or at least at dusk and not at night because it might be a little bit nerve-racking the first time that you are entering the property. The property manager is just one text away and response immediately answers any questions that you might have an offers to assist with anything that you need."

- "Overall it was a great place to stay with so many bed combinations for our group. It was nice to have so many single beds. It was clean and updated. The game room has lots of options which would be so fun to use, but unfortunately the game room was too cold for us to really use because that weekend was freezing temps and game room is basically in garage type area. I had some trouble with communicating prior to our stay as I had tried texting and they didn’t receive text messages, and had also emailed but didn’t hear back until we were already there but it ended up working out. We asked for more blankets and he brought over more for us. But for a house that fits so many people I’d recommend having more blankets and some different types of pillows (the adults didn’t care for the super thick pillows where the kids didn’t mind). The property was nice and fun to be out away from the city. We were attending a church conference, so most of our time was spent there, but this was just a great option for adults and a large group of teen girls."

Brand new RV featuring a bunkhouse with a lower full size bed with 2 upper bunks. master has a queen size bed. All bedding and pillows are provided. Kitchen includes a large refrigerator/freezer. The kitchen also includes a single-cup keurig, a toaster, and dishes. The bathroom is spacious with plenty of storage and comes with washcloths/bath towels and hand towels. Outside includes an outdoor shower, griddle, and mini fridge. It is equipped with 2 - 30 lb propane tanks for cooking, hot water, and heater. Disclaimer: Rv is set up in our side/front yard. You are more than welcome to hang out and relax in the yard. We are very seldom home during the day and stay in the house in the evenings. We welcome any pets with the exception of cats.

- "We stayed at the Sparrows Nest for my son’s wedding. I can’t express how much Sherry (the host) went above and beyond to make us feel welcomed. She communicated with us and was extremely helpful and understanding with our families dog (who is a tad reactive). The little thoughtful items that are around the house. (Extra toothbrush in case you forgot yours, items for your pet, fenced in back yard). Besides all that, they have a lovely nature path through their fields where you can walk and enjoy the flowers. (I enjoyed watching the birds and butterflies) it was a nice quiet getaway for a very hectic but beautiful weekend. It is located around a few different towns which offer food. I use the Wild Daisy hair salon in Leonard as well as the cafe across the street from them. Both were amazing. If you are going to be in the area and need a place 9 minutes from Leonard TX. I would 100% recommend the Sparrows Nest."

10 acre ranch overlooking Lake Lavon. It's the perfect place to get away from it all with parks, hiking, horse trails, gun range, fishing and boating nearby. Spectacular views of sun-rising in the east and sun-setting in the west over the lake.

The ranch was recently used by a local North Texas Independent Film Production Company, Stranger Mornings to shoot a short film for the Rack Focus Competition in Dallas.

Slow down a bit and enjoy this spacious and comfortable retreat from the city located on 38 acres of beautiful pasture and wooded trails, behind the main house. Features include a full kitchen with Keurig Coffee maker and basic cooking supplies, spacious living area and conversation space.

The bungalow offers a spacious living area with 2 couches and an inviting conversation area. Feel free to cook your own meals in the full kitchen equipped with a stove, full-size fridge, microwave and Keurig latte/coffee machine. Basic cooking utensils, pots and pans are supplied along with basic spices. Besides the queen bed, a comfortable double Tempurpedic style mattress will accommodate 2 children or 2 adults that like to be cozy! Toiletries include shampoo, conditioner, body wash, towels and washcloths. Iron and ironing board are also available. Upon request, up to two pack-n- plays are also available.

Accessed off hwy 121 and 78. Backs up to forest and faces sunny fields. The home contains a fully stocked kitchen, a laundry room with washer/dryer, 2 large bedrooms (queen and full beds) and a cozy living room. Flower gardens around the home bloom most of the spring through fall. A tower outside the house ensures good WIFI for work or to enjoy movies!

The space
1080 square foot metal building on 8 acres set to the back of the property shielded from the hosts by a garden and various plants. The butterfly garden and birdfeeder near the front porch are a peaceful view from the porch rocking chairs. Two large bedrooms offer dressers, closets, and luggage racks. I leave a sealed bottle of water on the bedside table next to the tissue box and table lamp. The bathroom is stocked with fluffy towels and basic amenities. A full kitchen is stocked with all the kitchen basics and then some! Please avail yourself to the coffee bar and provided snacks. A cozy living room has oversized loveseat and chair. 2 c-shaped end tables double as worksurface or TV trays. The laundry room has a full sized washer/dryer it's tiled and has a kennel and doggy door opening to a fenced backyard and small bricked patio.
PLEASE NOTE: We are close to forest. this means occasional visits from forest dwellers; deer, owls, rabbits, coyotes, bobcat or snakes. Keep an eye on your little dogs. If you see a copperhead contact me immediately

Guest access
You will have access to the house, the fenced backyard, and driveway. You are welcome to walk the mowed trail around the property but please leash your dog. Bug spray provided and recommended.
The owners are on property so please respect our privacy - the pole barn, rock faced house (at the front of the property) and pool are private.

Please note: I work hard to treat for fire ants, chiggers, and other critters, but it is Texas country - they keep coming. If you walk in the field in the summer I recommend bug spray (available in the laundry room by the door and in the bucket under the table on the porch).

Our fireplace is wood burning. For safety reasons, we do not provide wood and we ask our guests to refrain from using it without previously arranged, written approval. Thank you kindly.

Please note that in order to be a good neighbor and host responsibly, comply with local noise ordinances and occupancy regulations, and prevent unauthorized parties, we have installed a noise alert device in our home. Guests are not permitted to access the front room/office, which will remain locked at all times. Additionally, all lawn equipment is for the owner's use only.

The property includes a spacious 3-car garage equipped with an EV charger, built-in speakers, and a heating system for added comfort. Additionally, the backyard features 1 charcoal grill and the front has fire pit, perfect for enjoying outdoor gatherings during the colder months.
