- "We had a very quiet time at this pod. The facility was recently built, so it was modern, warm, and comfortable with a great view. It was great that they had a wide variety of coffee and tea, and that cooking utensils were well-equipped. I also felt that they were committed to sustainability, such as using Faith in Nature shampoo. Things to keep in mind are that it would be that there was no dishwasher or washing machine, so everything had to be washed by hand."

- "Had a lovely stay at Windsor cottage. Well presented, great amenities and the most comfortable bed in the master bedroom. Slept like a log! Ate out in local restaurants, which were lovely especially Alberto’s Italy. There are a couple of free parking areas in town 5-10 minutes away. During our stay there was a film set in place for Father Brown and a restriction at the end of the road. It didn’t take away from our stay, but was glad of the premier inn parking just a 100m away. We pulled up to the cottage easily to drop off but when the film set was in place that week only, we carried back to the premier inn really close car park. At the time only £3 a night if you pay in the machine right by the premier inn entrance, as advised by their staff. Worked really well. Would highly recommend using it for the cottage as it made coming and going from the cottage really easy with lots of spaces. (The only very tiny issues to highlight to the owners need to maintain the path out the back of the property, to make more pleasant use of the back gate for rubbish. Also just some maintenance like the blind in the bathroom) However I would definitely book again as it’s a great base for Blenheim and the rest of the beautiful Cotswolds. One bathroom which has a massive shower, the lounge was cosy with a log burner and the kitchen was well appointed for our short stay. We really enjoyed our stay at Windsor Cottage. Thank you!"

- "The location was close to the high street and conveniently accessible to nearby attractions in the Cotswolds. The house was cozy and warm, making it a great choice for a family winter getaway for a few days. However, there were a few minor details that could be improved, such as the TV remote lacking batteries (we had to purchase and replace them ourselves) and the kitchen knives being quite dull, which made them difficult to use. These small points aside, we had an enjoyable stay overall."

Lying just off the main Stow-in-the-Wold to Burford road, Nether Westcote is a peaceful and quiet village lined with pretty stone houses and an excellent pub. A five-bar gate leads to a private gravel driveway and the pale, time-weathered Cotswold stone of Crofter's Barn.
The barn lies end on to the drive, and two stone steps lead up to a stable-hinged front door. Inside, the open-plan ground floor is spacious and filled with light from the dining room extension, which boasts huge windows on three sides and views of the garden. The cosy living area is warmed by a wood burning stove sitting within a beautiful original fireplace, and polished stone floors reflect the heritage of the building but ensure it also evokes a modern feel. There's a compact but well-equipped kitchen and a ground floor cloakroom. Upstairs is no less enchanting with a spacious and supremely comfortable bedroom with views over the rear garden, and a generously proportioned shower room.
Crofter's Barn enjoys the luxury of both space and privacy. To the rear of the barn, accessed from the driveway and the dining area is the garden which is enclosed by stone walls and laurel and conifer hedging. The patio area sits on one side and is surrounded by fragrant lavender bushes. Bordering the lawn is a long, trough-style stone water feature with fountains. Spend warm summer evenings enjoying the fresh air, with the sound of water trickling nearby and the echo of birdsong in the trees.Ground Floor
Entrance:
From the stable-hinged front door, there are three stone steps which lead down into an open-plan living room and dining area. Stairs to the first floor rise from the right.
Living Room:
This charming living room is both cosy and light and airy. Original timbers and stone walls take centre stage, as does a wood burning stove that sits perfectly within a Cotswold stone fireplace. White shuttered windows grace three walls allowing the room to fill with light. Two comfy two-seater sofas, with cushions and soft throws, face each other in front of the fire, a wooden chest sits between them, ideal for card games, placing a drink or a good book. When it comes to reading there is plenty of choice, with two bookcases filled with a selection of novels. There is also a selection of board games, a TV with an integrated DVD player and Freeview. This is a calming and restful room, a lovely place for relaxing evenings after a day of exploration.
Dining Area:
The open-plan space flows into the dining area, which is a stylish extension of the original barn. With a vaulted ceiling, large windows on all three sides and two sets of double doors to the garden, this is an open and sunny room. The dining table seats four comfortably and there are two rattan occasional chairs where you can sit looking out to the water feature and garden. Underfloor heating keeps the polished stone tiles warm, whatever the weather.
Kitchen:
The compact but well-equipped kitchen has everything you need for a self-catering stay including a gas hob, oven, fridge-freezer, washer-dryer, and a full-size dishwasher. There is plenty of storage within the white, shaker-style cupboards and a variety of equipment for preparing delicious meals.
Cloakroom:
Behind the stairs, there is a ground floor cloakroom with a WC and a storage cupboard that houses the boiler and vacuum cleaner.First Floor
The stairs are carpeted and lead to a galleried landing.
Bedroom One:
The lovely room is decorated in shades of pale grey, white and duck egg blue and is spacious and well-appointed. The comfy king-size bed stands against an exposed stone wall, which is a striking feature and is made up with soft white linen, soft cushions, and a cosy throw. There is plenty of storage with a wardrobe and a chest of drawers along with two bedside tables with reading lamps. The deep-set window looks out to the rear garden, with glimpses of the countryside beyond.
Bathroom / Shower Room:
A stylish and spacious bathroom features a large step-in shower cubicle, WC, and a vanity unit with storage. The large Velux window lets in plenty of natural light. The light switch is actually a pressure sensor tile in the same spot you would expect the light switch to be, just press the tile and there will be light!Outside
One of the best aspects of Crofter's Barn is the amount of privacy with the outside space. To the front of the barn is a spacious gravel drive with plenty of parking, to the rear is a fully private garden, enclosed by high hedging and a stone wall. A patio sits to one side, encircled with lavender and the little bistro table and chairs is a lovely spot for evening drinks. Beyond this, there is a lawned area, bordered by a long, stone water feature.
- "The only thing is the shaving socket, didn't find it inside the bathroom cupboard until the last day. Could do with a mirror above the sink as well." - "Lovely property, excellent location. A shame most of the kitchen cupboards were locked leaving only one cupboard for you to store your own shopping. Everything is there that you could possibly need and would recommend this property for a great stay in the cotswolds." - "We spent a happy week exploring the beautiful Cotswold villages, not to mention the many good pubs in the area. The cottage is very welcoming and comfortably well furnished, plenty of space for a couple. The kitchen is well stocked with plates, glasses, utensils, pots and pans, etc. and the garden, though small, is a charming and unexpected plus on a warm summer’s day. The Feathered Nest pub is just across the road and offers a good restaurant and large grounds with lovely views of the countryside. We will happily return when we get the chance."

Overview:
Field end started as a small barn built with friends during a barn raising. Now extended by John it is a simple, stylish, underfloor heated 2 bedroom cabin. With a deck that extends into the field at the back, a hammock and a BBQ, it is immersed in surrounding Cotswold countryside. We are dog friendly and have ample parking. Thirty minutes drive to Oxford, three minutes drive to the village of Great Tew and Soho Farmhouse, Field End is well connected for exploring the surrounding rural area. There are two other properties on site, we live in one and the other is called The Artists House and can be booked in conjunction with Field end to sleep a total of 12 guests. Both are completely separate buildings with private entrances and parking.
Ground Floor - With a ramp up to the property and everything at ground level, the property is easy to access. As you enter the property you are led into the open plan kitchen/living area, with a fireplace, sofa and table that seats 4-6 guests it is perfect for cooking and socialising. There are two bedrooms, both King sized which can be separated into singles if required. The larger room is lighter due to a high window and the smaller has an en-suite with a shower. There is another general bathroom with a shower as well. We have a cot available if needed, let us know and we can set that up for your arrival.
Outside - Double doors to the outside which can be left open, bring nature into the kitchen/dining area. There is seating on the deck which can host 8+ guests, a BBQ, sun shade if required and a hammock to enjoy the surrounding nature. There is plenty of parking space on the property, but if you’re arriving with more than 2 cars please let us know.
The Site:
Built originally as a large playroom/nursery we extended added and re-built it as children started to fly our nest in 2015. Designed and built by John you can see the frame going up at the end of the photos. We are part of the Great Tew Estate and Field End is part of the site called Potato Town. The history of the name is a bit of a mystery but the " Town "consists of a cluster of buildings. Field End is separated by a garden, bordered by a lane and fields.
Things to Note:
Pam and John live in one of the other properties on site so help is at hand if required and after having travelled extensively in their youth enjoy hosting other peoples memorable journeys and breaks. Without being too earnest about it we are trying to reduce our waste and adopt eco friendly practices. We air dry our french linen bedding and are moving over to as much organic cotton as possible. We provide toiletries from Faith In Nature in refillable dispensers and do not use chemicals on the garden. As mentioned above, both bedrooms contain beds that can be separated into single beds if needs be, please let us know how you would like the beds for your arrival.
Where you’ll be:
Field End is perfect for exploring the rural Cotswold countryside, you can walk directly into the village of Swerford or walk down “The Lane” a path that leads from the deck of Field End into to beautiful views. The Boxing Hare serving delicious food is 200 yards down the road. Discover the Cotswold villages of Stow on the Wold and Burford within 20 minutes drive. Closer still, explore the thatched village of Great Tew with its Famous Pub The Falkland Arms and enjoy coffee or food to takeaway at Quince and Clover. Soho Farmhouse is less than a five minute drive away. Daylesford Organic Farmshop for spa treatments and luxury is nearby in the village of Kingham. National Trust properties of Hidcote, Chastleton and Upton are within easy reach as is Blenheim Palace and the town of Woodstock. Less than a minute drive from Chipping Norton, shops, pubs and cafes are easily accessible. Oxford is a thirty minute drive away and Bath an hour.
Getting around:
You will need access to a car. The nearest stations are Banbury and Charlbury, both around 20 minutes drive away, Oxford Parkway is slightly further afield but all train stations run direct to London Marylebone or London Paddington. There is a bus that goes into Oxford from Chipping Norton every hour till late.
- "we staued for three nights and had the most wonderful stay. The location is great and only a short drive to lots of local attractions and surrounding villages. Our hosts couldn't have done enough for us and we are already planning on coming back next year. Thank you so much for having us." - "Lovely stay in the Cotswolds, the whole family loved the house with the Beautiful view and the Lovely surroundings." - "This accommodation surpassed our expectations in every way. John was so helpful and friendly. Attention to detail had gone into everything and the outside space was just superb. The icing on the cake was watching a deer walking down to us on the decking whilst we held our breaths. We can't wait to return. Hope the weekend is full of joy and celebration for you both. Carolyn"

Tachbrook started life as a mid-17th century cottage with a second cottage added next door during the Victorian era. The current owners completely renovated and restored the two cottages, with the Georgian half forming the living room and master bedroom and the Victorian half forming the remainder of the house. Both sides blend perfectly, retaining the character of each era, to form the luxury, Grade-II listed holiday home that you see today.
At the front is an immaculate garden with a stone path leading to the front door. A drive and garage sit to the left-hand side, providing parking for two cars. To the right-hand side is a residential lane where guests will find a wooden gate that opens to the garden and patio – also accessible through the kitchen.
Welcoming is the best way to describe Tachbrook's interior. The owners' attention to detail, using the perfect combination of colour, fabrics, furniture and lighting, has created a style that would easily feature in any interior magazine. On the ground floor is a delightful living room with a wood burner and a beautiful dining room connecting through to the fully equipped kitchen, with a back door out to the garden and patio. Upstairs are two bedrooms - one with a super king-size bed and en-suite shower room and the other with two single beds - and a large family bathroom with a bath and separate shower. (The twin beds can be converted to a super-king on request).

Step through the front door into the living room and the Georgian side of the house. This beautiful, dual-aspect room, with its pretty bay window and view to the garden behind, is light, bright and elegantly furnished with two sofas, an armchair, a footstool, occasional tables and reading lamps. The room features a large, original inglenook fireplace with a wood burner fire. A smart TV is provided, with a Sky Sports package, as well as family games, books and walking maps.
Dining Room:
Guests will notice the change of era as they walk into the dining room, with its higher ceiling and delicate, Victorian, glass-fronted china cabinets. The room is furnished with a large rectangular table to comfortably seat four guests and has an electric wood burner-effect stove and sideboard. At the bay window is a parlour-like setting with two chairs for guests to sit and read by the light streaming into the front of the house.
Kitchen:
The Kitchen adjoins the dining room through an arch, creating a light and bright, open-plan space entertaining area. The kitchen is fully equipped, with every appliance guests need for a self-catering/or catered-for stay, including a 5-ring, induction Rangemaster oven and hob, dishwasher, microwave and Bosch fridge-freezer, with brilliant white preparation space and a quirky half table. A back door opens from the kitchen out to the lovely garden and patio. Beside the back door is a large boiler cupboard with cleaning items, fire extinguisher and hoover.

A feature of Tachbrook that sets it apart from many other holiday cottages in Charlbury – as well as its luxury interior - is its great outside space, which includes a private, walled garden, and off-street parking for two cars – one in a garage. To the front of the house is a delightful, gravelled courtyard garden with red robin bushes and box hedging. To one side is a garage, accessible from the front or via the garden, and to the other is side access leading to a wooden gate that opens into the garden and terrace. The terrace has a seating area beside the living room windows and a raised patio with a large, circular table, chairs and a parasol – the perfect spot for al fresco entertaining. Two reclining sun loungers are provided for guests to use on the raised lawn or patio. The garage is accessible through a rear door off the patio. In here guests will find the washing machine, tumble dryer and outdoor cushions.
- "This was the perfect welcoming cottage in a great location to explore The Cotswolds. Spotlessly clean and well thought out for short breaks or longer stays, it was stylishly furnished, but also very comfortable. Would highly recommend for couples and smaller families at any time of the year." - "We had a wonderful stay in the Cotswolds the cottage was perfect for our family of four (including two toddlers). Sitting/Drawing Room:
The handsome front door opens into a magnificent double-width sitting room with original, exposed beams and contemporary artwork offset by Farrow & Ball's Setting Plaster paintwork. To the right side is the drawing room end, with an original inglenook fireplace and wood-burning stove, a flagstone floor with a cosy rug and two inviting, four-seater sea-blue velvet sofas. To one side of the inglenook is an alcove with a chest of drawers full of family games. To the left side of this fabulous living space is a sitting room with an L-shaped, deep and comfy sofa, a button-back armchair, antique coffee table-trunk and a 50" Smart TV. Two low, sash windows with bespoke wooden shutters and wide window seats provide a lovely spot to sit and peek out at the world going along Sheep Street.
Dining Room:
The living area at the front of the house connects to the dining room through an open arch and walkway, to either side of a wide pillar, creating a lovely flowing space. The dining room, with its extendable, rectangular table*, console tables and stunning glass table lamps, can be dressed up or down to create the perfect setting for casual or formal dining. (*Photo shows the table set for eight; however, the table has an extra leaf, so can comfortably seat up to 12 guests.) One sash window throws light into the room and provides a view out to the garden, while the other looks into the rear hallway and contemporary extension.
Central & Back Hall:
The central hallway is, as the name suggests, at the heart of the house, seamlessly connecting the original, ancient Merchant House to the contemporary, rear extension, with its exposed Cotswold stone wall and bespoke, ash staircase that ascends to the top floor. The space is open and practical, with hooks for coats, a shelf for hats and gloves and a large cupboard with room for shoes, boots and cleaning equipment.
The back hallway, also accessed from the garden through the back door (used by the owners as the main entrance to the house rather than the front door), is a light and bright space with the kitchen to the right, a cloakroom straight ahead and the central hallway down two steps to the left. You'll find a handy console table here - the ideal place to leave keys, maps, hats and gloves.
Cloakroom:
No room has been left out in the styling of Merchant House and that includes the downstairs loo, which features Little Greene's sage green walls.
Kitchen/Breakfast Room:
The fabulous, open-plan, bright and airy kitchen and breakfast room runs the length of the contemporary extension, from the back hallway right through to the lower garden terrace through striking bi-fold doors. This is likely to be the room that will be the hub of your stay - especially on a sunny spring or summer's day. The fully equipped kitchen features bespoke shaker units, solid oak worktops and Fired Earth's exquisite Bert & May Luna tiling. To one side of the kitchen is the main cooking and preparation area, with a triple oven stove and 5-ring induction hob, and a wide worktop that doubles as a breakfast bar, with two bar stools, on the far side. To the other side of the kitchen is a ‘utility' area with a dishwasher, washer-dryer and double sink looking out to the barbecue, easily accessed through a side door beside the sink.
At the far end of the room is a wooden, farmhouse-style table with eight chairs, and the bi-fold doors, which when open form an extension out to the lower terrace of the garden, drawing the eye beyond and over the second terrace to the lawn and outdoor dining area.
First Floor
Head up the wide, ash staircase to a spacious, first-floor landing, with feature stone walls, a tall chest of drawers and a dresser. Off the landing you'll find three bedrooms - one ensuite - and a family bathroom.
Merchant House's six bedrooms, and landings, have a soft, foot-loving, carpet. The bedrooms have 6,000 pocket sprung mattresses with natural fibres and fillings, creating a luxury sleeping experience, while the bathrooms are furnished with stylish and distinctive Heritage baths and showers and feature Neisha Crosland Fired Earth tiles.
Bedroom One:
Sitting at the back of the house, with glorious views of the garden through two sash windows, this wonderfully spacious bedroom has a thyme green theme with accents of raspberry pink, creating a thoroughly relaxing space…big enough to roll out a yoga mat should you have the urge. The bedroom is furnished with a super-king bed with bedside tables and reading lamps, a chest of drawers, vintage French mirrored shutters, a dressing table and clothes rails with hooks and hangers.
Bedroom Two:
The master bedroom on this floor has a charming entrance with a chair and hooks and hangers for clothes to one side, and the doorway into the ensuite bathroom on the other. The calming and tranquil bedroom lies ahead, furnished with a super-king bed with luxury cotton bedding, bedside tables with Pooky lamps, a double wardrobe and a large chest of drawers with an antique French mirror over it.
Ensuite Bathroom:
This elegant bathroom has a freestanding, roll top bath with central taps, a wash basin in a vanity unit with a large rattan mirror over it, a toilet, heated towel rail, and a lovely wicker chair to lay your clothes on. Lie back and relax in a deliciously scented 100 Acre bubble bath.
Bedroom Three:
This is the cosiest of all our rooms, small but perfectly formed. Overlooking Sheep Street, it has an inchyra-blue, wooden bed frame (standard double), with contrasting tangerine cushions and luxury cotton bedding, a pine chest of drawer, bedside tables and Pooky lamps. Hooks and hangers are provided to store clothing.
Family Bathroom:
The exquisite, spa-like bathroom feels like a retreat with its deep, oval-shaped bath and freestanding taps, a walk-in shower with a rainfall and handheld shower head, a toilet, a vanity unit with twin washbasins and a large mirror over them with sensor lighting - all ready for our guests to indulge in a leisurely soak with the complimentary 100 Acres bubble bath.
Second Floor
Head on up the bespoke staircase to the second floor landing off which are three bedrooms - one ensuite - and a family bathroom.
Bedroom Four:
A mirror image of Bedroom One below, but with its own character and exquisite styling. A beautiful and light filled bedroom with fabulous views across the garden and the rooftops of Charlbury. Furnished with an extremely comfortable super king-size bed, with floral upholstered headboard, bedside tables and ceramic reading lamps. The bedroom also has a tall chest of drawer, full-length, swing-back mirror with a luggage rack and clothes hooks and hangers.
Bedroom Five:
Just as Bedroom Two below, this ensuite master has a small and charming entrance hall where there are hooks, hangers and a luggage rack, and a doorway to the ensuite bathroom. Head through an arch into this delightful, dual aspect bedroom beautifully styled with accents of rich teal and paprika. A characterful port window gives you a bird's eye view of Charlbury and the pretty roof tops. The bedroom is furnished with a super-king bed with upholstered headboard, bedside tables and Pooky lamps, a chest of drawers, and a dressing table with an upholstered chair and antique French mirror.
Ensuite Bathroom:
Relax in the freestanding, clawfoot bath with 100 Acre rose and lavender bubbles, or enjoy a refreshing blast in the corner shower. The ensuite has a large Heritage wash basin, with a rattan mirror above it, and a heated towel rail to the side.
Bedroom Six:
Found at the very top of the house, this pretty, botanically themed, twin room has two single beds on white, Victorian iron bed frames, with a centrally placed, antique bedside table and a reading lamp atop it. From here you can hear the bells of the local church ringing and take in local life as it passes beneath you. Clothes can be stored in a chest of drawers or hung on the hangers and hooks.
Family Bathroom:
The second family bathroom is just as exquisite, and spa-like as the first, and has an even more impressive view overlooking the lawn and lavender beds. There's a deep, oval-shaped bath with freestanding taps, a walk-in shower with a rainfall and handheld shower head, a toilet, a vanity unit with twin washbasins and a large mirror over them with sensor lighting.
Outside
Merchant House has an absolutely fabulous garden, which has been landscaped into three beautiful, wide terraces. The first terrace is laid to gravel, with a large charcoal BBQ, two long benches and handy boot racks outside the kitchen door for those muddy walks. A bistro table and four chairs sit directly in front of the breakfast area's bi-fold doors - a lovely spot to have a quiet moment in the early morning as the sun rises over the rooftops surrounded by the scent of the flowers in the surrounding borders.
Head up four, wide, stone steps to the second terrace where you'll find a shallow, Corten steel lily bowl filled with water next to a high Cotswold dry stone wall, and stone bench with cushions - a shady and cooling spot to sit on a hot summer's day. On the other side of the middle terrace is a wide flagstone patio backed by a bank of lavender with a Bramblecrest Monterey rattan U-shaped modular sofa with deep, cushioned seats (seats 8) and a central coffee table.
The top terrace, up seven stone steps, has a wide lawn with an oak pergola (not photographed) under which is a long, wooden dining table and 10 chairs. Up here you can look back over the terraces below to the house beyond, enjoy the breeze that ripples across the lawn and delight in some al fresco dining.
- "Our second stay at Merchant House and it was even lovelier than we remembered! Perfectly located in Charlbury, next to the fabulous Bull pub, this house is such a great spot for a family gathering or like us a group of friends getting together for a pre Christmas weekend away. The house is so comfortable for a crowd, super comfy beds and bedding, gorgeous living areas and a brilliantly equipped kitchen. So many thoughtful touches, especially at Christmas, a great supply of logs, a welcome basket and a generous provision of essentials such as dishwasher tabs, washing pods as well as lovely toiletries in all the spotless bathrooms. We couldn't recommend a place more and hope to see you again next year!!"

- "Excellent property having a bonus of allocated parking for one car. We found the security key number given for the passage way door of the sweet shop giving access to high street very useful. The property was very well presented particularly with the furnishings & picture displays. Terrace at the rear very useful in fine weather. Negatives would possibly be the lack of hanging facilities for clothes especially if four persons were staying in the property ( Hanging facilities in the lower bedroom but in the upper bedroom only 4 peggs ) A lot of steps within the accommodation would be a problem for those with mobility conditions."

Welcome to my lovely Cotswolds cottage in beautiful Charlbury old town, just a walk from the train station and bus stop. I recently refurbished it, keeping the original old beams and exposed stone walls and adding modern bathrooms and extremely comfortable hotel-style beds.
Update March 2024: I've just refurbished the kitchen and it now has underfloor heating, overhead infrared heating, new stove, flooring etc.
Jasmine Cottage is home to my daughter and me for some of the year. I rent it out when we are not there. Guests tell me it's a real home-away-from-home, which is exactly what I've tried to create. Complete with piano keyboard, guitar, books for all ages and games. And in winter, you can warm yourself sitting by the cosy wood burner... I swap the furniture around in winter so the sofas are by the woodburner.
You can walk everywhere in Charlbury... There are four pubs within a 3-minute walk. Two are destination gastro pubs with incredible seasonal and locally sourced food. The Co-op grocery store is open late 7 days a week, there's a lovely deli, a Brazlian restaurant, another cafe called Chloe's cafe which does delicious locally sourced food again, mostly salads etc... There is also a pharmacy, a pretty wooden play park for kids (with zip wire, swings, tennis courts, a gym, cricket club, see-saw and climbing areas, and a public library (including children's section), with friendly cafe and picnic area and sports hall. The train station and bus stop are also a short walk away...
With great access to London, Oxford and the rest of the Cotswolds, Charlbury is perfect for walkers, romantic weekends away or families of local residents coming to visit and wanting their own space. The house has a great entertaining space with a dining table that can seat 8. It can sleep 6 in four bedrooms (2 superking double bedrooms, and two smaller bedrooms with 'small double' beds which are comfy really for only one person each! So I count those two bedrooms as single bedrooms. The two larger bedrooms each have huge zip-and-link superking beds so comfy for couples.
If you have children, let me know if you'd like me to provide travel crib, high chair, toddler chair, books, board games etc.
I have a massive (11 ft x 8 ft) Spring free trampoline in the garden.
Use at your own risk - don't wear shoes on it but wear clean socks! Please weep off any leaves etc and keep it clean. My daughter is very proud of her trampoline and is keen that guests look after it as well as she does.
It's a 15-minute drive to Soho Farmhouse/ Daylesford/ Woodstock/ Blenheim Palace and 20 minutes to Burford. You can get there by bus or drive.
The house itself is a pretty, Cotswold stone cottage (c. 1890) in a terraced (i.e. not detached) row of similar stone cottages.
******
Here is a detailed summary of the house...
**

- Bedroom 3 – double bed (4'6") which I count as a single bed as it's not big! It has a table and chair ie a workspace, children's' books, view to the garden. No wardrobe.
- Bedroom 4 - with a large single (4' wide) bed which again I count as a single bed. This is a small room but super cute with a small bedside cupboard, but no wardrobe.
- Bathroom 1 – with brand new walk-in shower (rain head and also hand held shower head), basin and WC and underfloor heating
**
Top floor (attic, with eaves)
- Bedroom 1 - with super king zip and link bed, 2 small sets of of drawers which also serve as bedside tables, bedside lamps either side, hanging rail for clothes, black out lined roman blinds so you can lie in without being woken up the summer sun...

Summarising things for children:

- "Perfect spot for out Christmas vacation. Arabella met us at the house and personally oriented us. Also gave great instructions on hikes and other things to do in and around Charlbury. The town has 4 pubs, 2 of which are also inns with fabulous restaurants. Highly recommend The Bell and even more The Bull. Our host checked in frequently and accommodated any last minute requirements. Everything was perfect. If you need a family place in the Cotswolds I would highly recommend this spot. "

- "If you want a truly relaxing hideaway, then this quaint, but very practical Shepherds Hut, is likely what you need. It's glamping in a place of peace and harmony and one with nature. Set in it's very own magnificent field, with nothing but cooing pigeons and grasshoppers to keep you company, one can just sit back and chill in blissful peace. Now this accommodation is by no means perfect. The tiny fridge holds very little and it is not able to keep things cold enough. Unless its a place just to stop your chocolate bar from melting, then that'll do. But I wouldn't expect your milk to stay fresh very long in there. The small cooker is slow. It does the job, just don't be in a hurry or cook anything overly complex. But let's face it, you will more likely go out to local eateries and just use the cooker for a fry up now and again. The rest of the amenities are spot on. The bed is comfortable, there is a good deal of storage, a great table to eat at or use for games or a laptop, a place to hang clothes, a wood burner to keep warm, a great barbeque set up too, plus outside furniture and a sun lounger. And finally my favourite, the shower, what can I say, it is wonderful and the water pressure superb. This is a fab place to stay. We found it so relaxing and a great base to explore the wonders of Oxfordshire. As well as some nice walks right on the doorstep, literally. Just turn right onto the bridlepath and you'll see what I mean. This truly is 'The Great Escape'..."

We welcome you to enjoy a perfect, unique retreat in our newly built, sustainable 2-bedroom pod, situated in the beautiful Chipping Norton countryside! If you are looking for a peaceful retreat away from the hustle and bustle of daily life, this is the place for you!
As you step in, you will be welcomed into the open plan kitchen and living area overlooking the lake and stunning panoramic views. The kitchen is fully equipped with all the basics you need to enjoy a cosy cooking night together or to prepare a big breakfast, to fuel you for a day of exploring!
The pod also boasts a brand new bathroom and two cosy bedrooms, both with a comfortable double bed so you can fully switch off from the outside world. The pod is the perfect space for both family and friends to spend some quality time together.
We also have a beautiful decked balcony that offers fantastic views to fully immerse you in the countryside and comfortable
furniture to enjoy outside dining!
Our pod is located within the boundaries of the Old Chalford Estate, a 600 acre working farm bordering the Cotswolds. Its setting is idyllic with lakes, farmland and many public walk ways. Enjoyed by both those who like a relaxing escape in the countryside or would like to work away from the office for a change. It's located 3 miles from Chipping Norton, 6 miles from Soho Farmhouse and 9.5 miles from Blenheim Palace.
Access to the pod is via the main estate driveway with private parking available. As we are located on a farm on the outskirts of the town, a car is necessary for getting around (though there are local taxi companies and the adventurous can walk via the public walkways and bridleways to Chipping Norton where buses are available to neighbouring villages including Enstone, Woodstock (Blenheim Palace) and Oxford).

- "Lovely cottage, very convenient for Chipping Norton. " - "The cottage is quintessential Cotswolds -- great place to stay with a family of four. Despite being a cottage, there was plenty of space for four w a lot of luggage. Very walkable with a beautiful ancient church at the end of the lane and good restaurants (Chequers is my favorite) a few minutes away. Parking is super easy with street parking on the lane itself (limited), main road 50 feet away (some), and long-term car park 200 feet away (a lot of spaces). We used Chipping Norton as a base for the British Grand Prix weekend and Oxford, and it worked great. Laundry facility was great (it washes and dries, too) and communication with the property manager was super easy, as was checking in and checking out. Nice and friendly neighbors, too."

Hello! My spare room would be ideal if you have a local work placement eg. if you are a vet student. I am a 5 min walk from the high street. You can make yourself at home but you'll have to be animal friendly as I live with my house rabbit Wilbur! I'd be happy to answer any queries.

Our cosy double room is a super, value-for-money bolt hole just 4 minutes drive from the centre of Chipping Norton but enjoys doorstep countryside views.
The location is perfect for the abundance of walking and cycling routes and places of interest including the Rollright Stones (7 mins drive), Blenheim Palace (25 mins). Soho Farmhouse (15 mins), Daylesford Organic (10 mins), Diddly Squat (7 mins).
Rosie (Cocker Spaniel), Daisy (Sprocker Spaniel) and I look forward to welcoming you very soon.
The space
The property is a cottage of a few hundred years old but alas it’s dated and has not been terribly well looked after… so I’m slowly bringing it back to life.
There is little in the way of kerb appeal and the gardens are vast and need updating too but the views are wonderful and the bedroom itself is perfectly lovely.
If you have any questions about the property, please feel free to ask me.
Guest access
Guests have access to the bedroom and the shared bathroom.
During your stay
If you need help during your stay, please text me in the first instance. If your need is of a more urgent nature, please do call me.
Other things to note
Before booking please note that you have access to a small double room which best suits one person but sleeps two.
You also have access to a bathroom which is clean, rather pink and the shower works well.
A reminder that this is a private home, it’s busy and we have dogs… my friends have dogs too who visit so if doggies aren’t your thing and you wouldn’t like a household with a dog that barks when somebody arrives for example, this is probably not ideal for you.
If you stay here, I want you to be happy so best to consider the above prior to booking.
We really hope to welcome you to Kennels Lane Cottage, soonest.
