In the summer the house is a sun-trap given the L-shape design and in the cold months it is a warm, cosy world of its own. One of the bedrooms is on the ground floor, which makes for easy access.

The bedrooms can be found up the numerous characterful staircases and are spread across the first and second floors. Bedrooms 1-7 are all ensuite with a luxurious free-standing bath in one of the bedrooms. Bedrooms 8 and 9 share two shower rooms and make the perfect spot for those with a young family. All of the bedrooms are crafted as welcoming and calm spaces with a stylish decor for a relaxing ambience.

Painswick is surrounded by beautiful countryside and set in an area of outstanding natural beauty. It is rightfully called "Queen of the Cotswolds" and the village lies at the mid-point of the Cotswold Way national trail, approximately fifty miles from Chipping Campden to the north and fifty miles from Bath in the south. Many of the buildings in the village are made from locally quarried Cotswold stone, resulting from the prosperous wool and cloth trade in centuries past. The pretty church of St. Mary's is a popular wedding venue and is surrounded by the famous ninety-nine yew trees and table tombs which fill the church grounds.

In the village there is a variety of small shops, cafes, restaurants and the local pub with large open fire is only fifty meters up the road.

Comfortably hosting up to 30 people per house, our ARCs are curated experiences like no other; furnished with all the creature comforts and convenience needed to make your stay as easy as possible.

Guests can plan as much or as little as they’d like, using our online Lobby to curate their stay; from the best local breakfast delivered to your door, and a private bartender for cocktails night, to in-house yoga and a personal photographer to document the getaway.

Throughout the homes you’ll find the latest extraordinary work from our ARC Salon, an ever-updating inhouse cultural program exhibiting the artwork of emerging talent – created to support the greatest local artists, designers and thinkers. There to admire and inspire, all pieces are also available to purchase as a lasting keepsake of time well spent, together.

Occasionally we can allow dogs to stay at the property but this is done on request. If you wish to bring your dog then please get in touch with us. If we allow the dog to stay it will be an additional £25 for a max of 2 dogs.

ARC Painswick is nestled between Cotswold cottages, occupying the principal corner of the town. This charming location is further enhanced by its proximity to the delightful local pub, as well as the coffee shop and boutique known as 'Meadows.' The allure of the property is heightened by this prime positioning. In order to ensure the tranquility and comfort of our wonderful neighbours, we kindly request that guests consider their needs, particularly after 10 pm. To maintain the peace, we ask that the swimming pool courtyard not be used during the night hours, and all doors leading to this area be kept closed. However, guests are still welcome to enjoy the internal Fire-pit courtyard after 10 pm, while displaying courteous behaviour. Our attentive ARC Manager actively oversees these measures, fostering a harmonious coexistence between our valued guests and the local community.

The design concept

ARC Painswick is a Grade II listed 15th Century Wool merchants Manor house in the heart of Painswick, known as The Queen of the Cotswolds. The 9 bedroom manor home can accommodate up to 24 guests, however The Half ARC price is based on 12 guests. Regardless of the group size, all the guests can enjoy the private swimming pool, pizza oven/braii, firepit courtyard, bar, projector room and 4 open fires. Restored to its ancestral beauty and embellished with modern comforts to create a homely stay, that seamlessly blends the classic and the contemporary.

The property has recently undergone extensive renovation works by Parti Architects and provides the perfect luxury escape for large friends-and-family get-togethers. Light, space and materials have been crafted and curated to provide a distinctive yet homely feel to the home. Designed to be shared, the home effortlessly combines the charm and attention to detail of boutique hotels with the repose of rural life; embodying a modern luxury that replaces glitz, glamour and style with an architectural elegance, comfort and purpose.

Architecturally arranged around the internal courtyard at the core of the estate, the home’s 7 living spaces enfilade into each other. A modern kitchen extension with 7 metre island completing the ‘ring donut’ plan; making it the ultimate social space, perfect for large groups of people mingling in different rooms. The generous ensuite bedrooms are clustered around 3 staircases that lends itself to family groups.

At the back of the ARC is the swimming pool area and garden, with alfresco dining and views over the Painswick Hills. Fun is ensured with the homes projector room that sits 20, a bar with beer tap, darts & table football, 3 sperate lounges and pizza oven/braii.

The home

The residence offers a total of nine bedrooms, accommodating a maximum of 24. Upon request, all double beds can be converted into single beds. The layout of the house revolves around a central courtyard, which, together with the pool and BBQ area at the back, offers delightful spaces for socializing. The space
A substantial family home in a fabulous edge of village location with far reaching valley views, superb large kitchen, 6 bedrooms, 3 reception rooms, accessed via a long sweeping drive and enveloped by 2.5 acres of grounds.

Both the location and valley views offered by this spectacular home, are truly exceptional. As you sweep up the long drive and turn the corner to the rear access, you are immediately struck by the substantial presence of the house. Opening into a reception hall with coat cupboard off and leading to a spacious inner hall and cloakroom, the sense of space that runs throughout the home, is immediately apparent. The property has magnificent large windows throughout, creating a wonderfully light home. The kitchen is fitted with cream units and an electric Aga and offers superb valley views. A lovely bright room with ample space and a large table and separate seating area, make this an ideal space for a family get together. Access to the garden and a patio area leads directly from the kitchen, perfect for alfresco dining and entertaining friends.

The accommodation can be accessed by obtaining a key from a lockbox by the front door which will take you directly into the kitchenette and adjoining bed-sitting room.

A door to the right of the sink unit leads to a communal entrance hall and your luxury bathroom/ wet room is through a door to your left. You will have exclusive use of the bathroom throughout your stay.

Please take care when using these facilities as there is a small step down into the bathroom and the tiles can get wet and slippy when using the bath and shower. Bath mats are provided for your use.

Other parts of the house are private areas but should you need help and advice you are welcome to seek us out by ringing the doorbell/ knocking on sitting room door.

On request a washing machine and tumble drier can be available for you to use.

You are welcome to use the back garden and will have sole use of a small patio area outside your bed-sitting room. A patio table and chairs are provided for you to use but we would appreciate you bringing these inside if it is raining or rain is likely while you are out.

My family moved to lovely Painswick from London about fourteen years ago when our two boys needed more running around space, it was the best decision we ever made! If you would like any local knowledge please ask.

We have two friendly long haired mini dachshunds (oh yes and as mentioned two teenagers - it’s unlikely you’ll spot them!). In the Hideaway we have blinds to cover the front large glass windows for privacy, but no covering for the skylight. If you are a light sleeper an eye mask might come in handy. Also, please note that our bed is a SuperKing size for extra comfort.

Painswick Hideaway has a hob, microwave, fridge, kettle, coffee machine and a supply of tea, coffee and bath towels to make your stay as comfortable as possible.

Other things to note
There's on street parking just a few yards from the front door (please don't park on the double yellow line directly outside the flat). If for any reason this is not available, free parking is available in the Stamages Lane car park around 50 yards away (23 hrs, no return within 1 hr).

The apartment is behind a glorious oak door that is slightly heavier than the average door, and upstairs. No lift provided. Please ensure that all members of your party are comfortable with using stairs.

One of the Old Library's feature rooms is the mezzanine bedroom. Children and pets should be supervised close to the transparent barrier overlooking the mail reception area.

The thermostat is located next to the doorway into the living area. To adjust the temperature, turn the front dial.

Due to the age of the property, there is reduced head height in certain areas, specifically on one side of the bed in the top bedroom, and the stairs may be steep for elderly or less mobile guests, though grab rails are provided for assistance. This is a non-smoking cottage. Outdoor security cameras are situated in the back door area and are only viewed in the event of a security issue, as guest privacy is of utmost importance to us.

At Loveview Cottage, we want to ensure you have a cosy and enjoyable stay with us! During the cooler months, from October to March, we’re happy to provide firewood to help you get that perfect fire going. We do our very best to supply enough firewood for your first night’s stay during this time—think of it as our warm welcome to you! However, since keeping up with a limitless supply isn’t quite feasible for us, we kindly ask that if you’d like more beyond that initial amount, you source it yourself. Most local shops around here stock firewood, so you’ll have no trouble finding some nearby.

From April to September, when the days are longer and warmer, we don’t provide firewood as part of your stay. If you’d still love a fire during these months, feel free to bring your own or pick some up locally—those same shops have you covered year-round.

The space
This unique house is said to have been built circa 1425. It comprises of a good-sized living room with original stone walls, inglenook, exposed beams and original flagstone flooring.

Just completed a major renovation, the cottage has been equipped with a brand-new kitchen offering a large French-style Smeg fridge, AEG oven and induction hob along with a large Bosch Dishwasher.

The dining room is set with a large dining table suitable to host 8 people. The dining room also showcases original wall and stud work from the 15th century and two Roman pillars that formed a part of the old market hall dating back to 1253.

Two bedrooms on the first floor, the third bedroom located in the sizable loft at the top with original A-frame beams and its own staircase. Each bedroom offers its own ensuite each with Italian marble, fully equipped with new toilets, basins and showers. The master ensuite also contains a white cast iron rolltop bathtub soaking up the history of the original stone walls in its surroundings.

Available on request and subject to availability; 1 x fold-up mattress for one person can be placed in any of the bedrooms and 1 x baby cot. Please provide advanced notice of these requests.

There are two pubs within the village, The Oak and The Falcon. The Royal Oak and a convenience shop is located within 1 minute walk of the house.

There to admire and inspire, all pieces are also available to purchase as a lasting keepsake of time well spent, together.

Occasionally we can allow dogs to stay at the property but this is done on request. If you wish to bring your dog then please get in touch with us. If we allow the dog to stay it will be an additional £25 for a max of 2 dogs.

Access Info:
-Downstairs WC in entrance hall
-Ground floor reception rooms are on slightly differing levels of 3 or 4 steps up/down.
-Outside kitchen/dining, lawn and firepit area are on a higher level up several steps.

Booking terms:
-Up to 2 dogs welcome per booking, additional fees may apply.
-Pets to be kept downstairs and off the furniture at all times and never left alone in the property.
-Strictly no smoking at any time anywhere on property.
- A £750 fee per booking applies if guests wish to have the pool opened between October and April. Please provide at least 10 days notice to allow sufficient time for the pool to be heated. There is no additional charge for pool use between May and September.
-Not suitable for stag/bachelor parties
-Any other enquiries please contact Finest Retreats.

Please contact us for last-minute availability if your dates are within the next 7 days. All last-minute bookings are subject to BACS payment only for the booking total and security deposit before your booking will be confirmed.

The use of the pool is now included in the rate for November 2025.
