The location is perfect for the Cotswolds as a base and painswick is a lovely quiet village with pubs and a small store. We would recommend this location but it is very hilly so you either have to be able to walk or drive a car. The property has recently undergone extensive renovation works by Parti Architects and provides the perfect luxury escape for large friends-and-family get-togethers. Light, space and materials have been crafted and curated to provide a distinctive yet homely feel to the house with an attention to detail that guests will come to expect from the ARC collection of properties.
The house itself provides nine bedrooms with sleeping for up to twenty-four people. All of the double beds can be split into singles on request. The house is arranged around a central courtyard which, along with the pool and BBQ area to the rear provide wonderful spaces for everyone to socialise. A pizza oven/braii and firepit courtyard create a lovely spot for the social evenings whilst the outdoor swimming pool is a wonderful feature to provide hours of fun.
The layout will take you on a journey no matter the entrance you start at and guests will love exploring the interconnected rooms and multiple staircases. On the ground floor can be found the large dining area which seats twenty-six, the projector room and bar area, two separate living rooms and a snug. The kitchen is perfectly designed for cooking up big family feasts: It boasts four ovens, two hobs, two dishwashers a wine fridge and all the appliances are Miele.

All of the bedrooms are crafted as welcoming and calm spaces with a stylish decor for a relaxing ambience.

Painswick is surrounded by beautiful countryside and set in an area of outstanding natural beauty. - "ARC Painswick was used as our base for our wedding. The kitchen has double ovens and double microwaves which allows to cook for up to 30 people easily. The bedrooms were all clean, well made up and the water pressure in the showers was great. We never ran out of hot water either. We opted for the heated pool which was a lovely addition even in December. The venue provided so many extra towels for this option too. There are 4x extra sitting rooms that I didn't quite get an understanding on the website, so felt like the place was much bigger than what I thought it was going to be. Overall a great venue that is beautifully rustic, but at the same time having all the modern luxuries that makes everything easier. Thanks for everything. J&k. Very very minor, but some of the soap dispenser plungers did not work in the showers. But that was it :) everything else was lovely."

Stable Cottage in Painswick, Gloucestershire, is a beautifully, recently renovated barn conversion comfortably accommodating up to four guests in two bedrooms. The dog friendly holiday home has been tastefully decorated throughout to create a wonderful home-away-from-home for small families or couples looking to escape to the Cotswolds' countryside.
Located within the small town of Painswick, Stable Cottage is within easy reach of some of the local areas best loved walks, villages and attractions, this town is also often referred to as the Queen of the Cotswolds as it has some of the best examples of well preserved historic buildings.
The cottage itself lies within the grounds of a large country house but enjoys plenty of privacy. To the front of the cottage is a beautiful garden with a Petanque Piste and a gravelled terrace perfect for alfresco dinners, it is also surrounded by fences and hedges making it the ideal place to let dogs and children play.
Once inside, the cottage has a comfy lounge with a sofa and two armchairs that are perfect for watching the TV, there are also doors leading out to the garden. Next to the living area is the dining table, which can extend to seat up to four. The galley kitchen is off the dining area and is equipped to a high standard and features a wide array of appliances such as a fridge/freezer with ice dispenser, an aga style oven with gas hob, a dishwasher and a combination microwave/oven.
There are two bedrooms at Stable Cottage, the first is the Master Bedroom, which is situated on the ground floor of the holiday house. The Master Bedroom has a super king size bed and a door leading out onto the garden, it also benefits from an en-suite bathroom, which is fitted with a walk-in shower, a WC, a wash basin and a whirlpool style bath. Upstairs is the second bedroom, which has two full size single beds, it also benefits from an en-suite that is styled as a wet room with a walk-in shower, a WC and a wash basin.
The garden features a Pétanque piste not a grass lawn, please view the images with the raised gravel area for the most accurate representation of the property.

Lovely bed and bed linen but again just worth noting it’s a double bed which as a “ tall” couple was a bit challenging. We had perfect weather and the cottage and surroundings could not have been more beautiful."

The cottage was beautifully remodelled, was well appointed and was the perfect jump off point to all of the area sights from Bath to Chipping Campden. 3 cafes within 3mins walk and just as many restaurants. Parking in the town can be tricky but we never had a problem securing a spot in the public parking lot close by. Overall, we really enjoyed ourselves!"

Highgrove Barn is a beautiful converted barn in a tranquil rural location on the edge of the pretty, thriving village of Painswick.
This private home with stunning views and landscaped gardens, surrounded by an area of outstanding natural beauty is perfect for get togethers or get aways.
In the summer the house is a sun-trap given the L-shape design and in the cold months it is a warm, cosy world of its own. The kitchen is a wonderful place to cook and hang out although there are many wonderful places to eat and drink nearby. People, especially children, love the open flow of the whole downstairs where the rooms lead into each other yet make for a special space each on their own. One of the bedrooms is on the ground floor, which makes for easy access.
There is so much to explore, see and do just outside the haven of Highgrove Barn.

This Grade II listed building is situated right in the heart of the popular Cotswolds village of Painswick, and across from the famous St. Mary's churchyard with its immaculately kept ninety-nine yew trees. The property has recently undergone extensive renovation works by Parti Architects and provides an ideal spot for large friends-and-family get-togethers.
The house is arranged around a central courtyard which, along with the pool and BBQ area to the rear provide wonderful spaces for everyone to socialise. A pizza oven/braii and firepit courtyard create a lovely spot for the social evenings whilst the outdoor swimming pool is a wonderful feature to provide hours of fun and is heated between the months of May to September.
The layout will takes you on a journey no matter the entrance you start at and guests will love exploring the interconnected rooms and multiple staircases. On the ground floor can be found the large dining area which seats twenty-six, the projector room and bar area, two separate living rooms and a snug. The kitchen is perfectly designed for cooking up big family feasts: It boasts four ovens, two hobs, two dishwashers a wine fridge and all the appliances are Miele.
The bedrooms can be found up the numerous characterful staircases and are spread across the first and second floors. Bedrooms 1-7 are all ensuite with a luxurious free-standing bath in one of the bedrooms. Bedrooms 8 and 9 share two shower rooms and make the perfect spot for those with a young family. All of the bedrooms are crafted as welcoming and calm spaces with a stylish decor for a relaxing ambience.
There is free parking throughout Painswick as well as a free, large village car park only two minutes' walk away.
Painswick is surrounded by beautiful countryside and set in an area of outstanding natural beauty. In order to ensure the tranquility and comfort of our wonderful neighbours, we kindly request that guests consider their needs, particularly after 10 pm. To maintain the peace, we ask that the swimming pool courtyard not be used during the night hours, and all doors leading to this area be kept closed. However, guests are still welcome to enjoy the internal Fire-pit courtyard after 10 pm, while displaying courteous behaviour. Our attentive ARC Manager actively oversees these measures, fostering a harmonious coexistence between our valued guests and the local community.

Court House Manor in Painswick is a gorgeous Grade 1 listed home events and exclusive hire. Refurbished by owner Linda Lloyd in 2013 and then again in 2020/2021. The property has been restored to an exceptional standard, sympathetic to the past. Court House Manor is steeped in history, with previous guests including King Charles I during the 1643 Seige of Gloucester – it is said that his ghost haunts the four acres of landscaped gardens.
For group bookings, The Court House is available for private hire for three nights or weekly with check ins for both on Fridays (flexibility can be sometimes be granted with this so please email us). Accommodating up to 24 guests in the house comfortably, exclusive hire provides access to all of the grounds and facilities; these include the pool room, the great room, newly renovated Swimming pool, the dining room, the large family room, all 11 bedrooms and full use of the kitchens.
Each room is equipped with a TV and Freeview and the house has Wi-Fi throughout.
