Major leisure upgrades at Hoburne have now been completed. The new 'woodland adventure' soft play area and swimming complex have reopened and full facilities are available again.

The lodge is located in a small quiet cul de sac with parking right outside in your own space. Situated in the middle of the Cotswolds water park everything in the water park is close by. It also benefits from being situated in the Hoburne Cotswolds complex with all its facilities. See Hoburne's website for details on pools, bars, Gym, Sauna, boating lake, Kids entertainment program and shows etc. Fishing lakes are available on site and many others close by within the water park. Cycling and walking in the area is great.
The lodge itself is modern and well looked after and makes a great centre for family holidays in the Cotswolds. Also the more active types, who want to take advantage of the great facilities available in the Cotswolds Water park on your doorstep. Both bedrooms have ensuite bathrooms one with a bath and shower over, and the other has a shower cubicle. We do not allow pets.

Some of the facilities at the Hoburne park require passes: The Cost of the leisure passes are now included
as part of the cleaning price. The passes have to be set up a minimum of 48 hrs in advance of your arrival and i have to register your details, otherwise they will charge you daily rates in addition to use the facilities.

The pass will give you unlimited access to the heated indoor and outdoor pools which are clean and well-maintained, adventure playgrounds, indoor soft play, kids entertainment, number of bars and eating places and evening entertainment. There is also a children's club for little ones, if needed.

A well presented New England styled lodge, overlooking lakes from both aspects of the property. The property benefits from an open plan layout and is neutrally decorated throughout. A great place to share with family and friends. There is plenty to do in the area for all members of the family from water sports, golf, fishing and walking to visiting farms, wildlife parks, National Trust properties or simply making use of the onsite facilities of table tennis, children's play area, boules, tennis, pool and more all set in a relaxed environment or even relaxing by the lake on on your own private decking.

The lodge is larger than most on site, particularly the double bedroom allowing room if necessary for a guest bed. There is an en-suite shower-room off the master bedroom, family bathroom with shower and cloakroom downstairs.

From entering the front door, the open plan layout allows you to look straight through to the decking and the lake. The kitchen is well equipped with Microwave, Fridge/Freezer, Dishwasher, Toaster, 4 ring induction hob and electric fan oven. The washing machine can be found in the utility area along with drying space and additional storage. The downstairs cloakroom is off the utility area.

The dining table seats 6 and can be extended to seat 8 with 2 additional dining chairs available, a child seat which acts as a high chair or booster seat is available. The lounge is furnished with two large comfy 3 seater sofas, coffee table standard floor lamps, Smart TV, WiFi and Bluetooth speaker. A large spacious cupboard houses the cushions for the Patio furniture, books for both Adults & Children, games for both indoors and outdoors. From the lounge you can exit through double patio doors to the decking with Gas Barbecue and low level Patio furniture for lounging or Alfresco dining. Sun Loungers and another patio set are available for more relaxed time on the decking or lawn at the lakeside.

Upstairs the Master bedroom with 5 ft bed and en-suite shower room. The bedroom looks out onto the lake through floor to ceiling window. Plenty of hanging and drawer space. The large second bedroom is furnished with Double bed, Desk, Wardrobe with Chest of Drawers. The Third bedroom has two single beds.
We have a Travel Cot and Guest bed for the 7th guest should they be required. The bedrooms have light restricting blinds if you prefer a darker room or if you prefer to have light coming into your room there is an alternative roman blind in situ. The Family Bathroom has Bath with Shower. For peace of mind upstairs there is a retractable stair-gate and a portable one for down stairs. These do act more as a deterrent rather than safety gates.

Heating upstairs is by Electric radiators controlled individually. The Bathrooms have heated towel rails. Downstairs heating is by Electric convector heaters.

There is a lot on-site to keep everyone entertained, Table Tennis, 3 Tennis Courts one of which is floodlit, boules, croquet, goals for football, playground for the children. The Pavilion has two pool tables, table football you will need £1 coins! The lakes provide fly and line fishing for which you will need a site permit and national rod license. Windrush Lake is used for non-motorised boating. Both Isis and Windrush Lake have a very small beach area for sand castles and paddling. Off site Cafes, bars & restaurant are only a short walk away. Country walks, water skiing, golf are all available close by plus a beach area and swimming just a few kilometres away.

Windrush Lake is a 10 acre carp lake with stunning common's up to 40lb. There are 2 further lakes onsite, 1 also coarse fishing and 1 fly fishing, which is regularly restocked with trout.

We BBQ'd every day and the hot tub was a bonus. We also played tennis and the boys enjoyed snooker and table football in the clubhouse. Outside the park are numerous restaurants and of course the beach on a nearby lake. We have been to Cotswold Water Park for the last 3 years and will be going again next year. This was the best lodge so far."

From the M5 or North – Leave the M5 southbound at junction 11A onto the A417. Take the third exit at the roundabout after a few miles continuing on the A417. Stay on the A417 / A419 for 15 miles passing Cirencester. Leave the A419 following signs for South Cerney and the Cotswold Water Park. Head right over the flyover and straight on at the second roundabout following signs for the Watermark and Cotswold Water Park. Follow this road (Spine Road East) for just over half a mile, passing Isis / Windrush Lakes on your right and The Four Pillars Hotel on your left. Fishing: You can fish from the shared jetty outside your lodge. The Landings has large Carp, Pike, Tench etc... You will need a rod licence and there is no overnight fishing allowed. • Horseriding: The Cotswolds offers perfect riding country and there is a school near to the Watermark that provides both tuition as well as trekking opportunities for the more experienced rider.

• Cotswold Country Park & Beach: this is located nearby. - "Amazing spot right on the water with lots of ducks, geese, swans and water activities to keep the little ones entertained. Orion holidays were really responsive and gave us lots of information about the area which was so helpful. Worth knowing that two of the bedrooms have very little storage (only a few drawers under the bed) and virtually no space to get round the beds so expect a few bashed shins." - "We booked this break over a year ago because we were off to Cheltenham Races. We couldn’t afford the prices in Cheltenham and found this Beautiful gem of place .. set in peaceful surroundings with a view of the lake . The house we stayed in was modern, well equipped, the only gripe we had is that the 3rd bedroom was a pull out bed which turned into a double .. so not really a mattress on the bed .. when you are a group of certain ladies over a certain age we do like to get a good nights sleep so the bed wasn’t comfortable even with an added mattress topper . But it didn’t spoil our enjoyment and we would definitely come back to stay .."

- "Absolutely spot on all round. A lovely house in an ideal and peaceful spot on Isis lake. It’s clean, airy and has a lovely terrace to sit on overlooking the lake. A short walk to the playground, tennis courts and short cut to South Cerney. We stayed initially as 2 adults and a 2 year old which was very spacious and then 4 adults and a 2 year year old which was a little cosier but absolutely fine. It has all the amenities you need plus fast wifi. TV is a little basic so would recommend taking a firestick to access Netflix/Amazon etc if you need that - but otherwise a really great stay. We would wholly recommend and most likely to book again in the near future."

The property is located in the heart of the Cotswold Water Parks, constructed in a New Hampshire style, two story, open plan on the ground floor with 3 bedrooms upstairs. The lodge has been completely refurbished with bi-fold doors, new modern bathrooms, kitchen and quality appliances.

Our large South facing private patio deck directly overlooks the lake, perfect for relaxing :)

We invite all to the lodge, to enjoy an abundance of leisure activities right on your doorstep, surrounded by breathtaking scenery and at the end of the day, when you are ready to come back to your lodge, you will find all the facilities you would expect of a modern rental property as well as a top-of-the-range hot tub.

The open plan ground floor has a newly fitted modern kitchen, fully fitted with quality AEG appliances including oven and hob, fridge freezer, washing machine dishwasher and microwave. The kitchen is very well equipped for a comfortable self-catering holiday.

The large open plan lounge/diner has an entire wall of double glazed panes offering uninterrupted views out onto the lake with large bi-fold doors leading onto a large private deck directly overlooking the lake. Both inside and outside living areas comfortably accommodate 6 adults, with outdoor furniture for alfresco drinks and meals. There is a flat screen 50" ‘Smart’ TV with wireless internet connection for Netflix etc.

Arrival time is after 4.00pm and departure time by 10.00am, we may be able to negotiate these times, dependent on other same day bookings, it might be possible to arrange an earlier check in or later check out at no extra charge. We love fronting on to Windrush where we can keep an eye on our 12 year old grandsons while they paddle away on their paddle boards. No 65 has a very suny aspect and catches the sun until the evening, which is great for lounging about on the patio overlooking the lake. We all love the hot tub as well. There is also lots to do locally. We always go to the beach one day. The boys go waterskiing and we enjoy the Cotswold sculpture park and all the lovely restaurants."

- "Stayed 3 nights in August, property is fab. Very well appointed, everything you might need for self catering stay. Hot tub added bonus. Lots of room on decking area & plenty of seating. Highly recommend & intend to return." - "Beautiful location over looking the lakes, property lovely and clean with everything included that you would need. Hot tub an added bonus and private. Patio does loose the sun about 5pm but a blessing if hot but can always sit around the side of property if a sun chaser. Location 12mins from Bibury beautiful village but visit in evening as far too busy in the day. Also recommended Cotswolds Wildlife Park and Gardens spent whole day there lovely place."
