The roof terrace is accessed from the second-floor landing with electrically operating roof light providing a recently installed hot tub which is available for guests but does have an additional charge

Major leisure upgrades at Hoburne have now been completed. The new 'woodland adventure' soft play area and swimming complex have reopened and full facilities are available again.

The lodge is located in a small quiet cul de sac with parking right outside in your own space. Situated in the middle of the Cotswolds water park everything in the water park is close by. It also benefits from being situated in the Hoburne Cotswolds complex with all its facilities. See Hoburne's website for details on pools, bars, Gym, Sauna, boating lake, Kids entertainment program and shows etc. Fishing lakes are available on site and many others close by within the water park. Cycling and walking in the area is great.
The lodge itself is modern and well looked after and makes a great centre for family holidays in the Cotswolds. Also the more active types, who want to take advantage of the great facilities available in the Cotswolds Water park on your doorstep. Both bedrooms have ensuite bathrooms one with a bath and shower over, and the other has a shower cubicle. We do not allow pets.

Some of the facilities at the Hoburne park require passes: The Cost of the leisure passes are now included
as part of the cleaning price. The passes have to be set up a minimum of 48 hrs in advance of your arrival and i have to register your details, otherwise they will charge you daily rates in addition to use the facilities.

The pass will give you unlimited access to the heated indoor and outdoor pools which are clean and well-maintained, adventure playgrounds, indoor soft play, kids entertainment, number of bars and eating places and evening entertainment. There is also a children's club for little ones, if needed.

A well presented New England styled lodge, overlooking lakes from both aspects of the property. The property benefits from an open plan layout and is neutrally decorated throughout. A great place to share with family and friends. There is plenty to do in the area for all members of the family from water sports, golf, fishing and walking to visiting farms, wildlife parks, National Trust properties or simply making use of the onsite facilities of table tennis, children's play area, boules, tennis, pool and more all set in a relaxed environment or even relaxing by the lake on on your own private decking.

The lodge is larger than most on site, particularly the double bedroom allowing room if necessary for a guest bed. There is an en-suite shower-room off the master bedroom, family bathroom with shower and cloakroom downstairs.

From entering the front door, the open plan layout allows you to look straight through to the decking and the lake. The kitchen is well equipped with Microwave, Fridge/Freezer, Dishwasher, Toaster, 4 ring induction hob and electric fan oven. The washing machine can be found in the utility area along with drying space and additional storage. The downstairs cloakroom is off the utility area.

The dining table seats 6 and can be extended to seat 8 with 2 additional dining chairs available, a child seat which acts as a high chair or booster seat is available. The lounge is furnished with two large comfy 3 seater sofas, coffee table standard floor lamps, Smart TV, WiFi and Bluetooth speaker. A large spacious cupboard houses the cushions for the Patio furniture, books for both Adults & Children, games for both indoors and outdoors. From the lounge you can exit through double patio doors to the decking with Gas Barbecue and low level Patio furniture for lounging or Alfresco dining. Sun Loungers and another patio set are available for more relaxed time on the decking or lawn at the lakeside.

Upstairs the Master bedroom with 5 ft bed and en-suite shower room. The bedroom looks out onto the lake through floor to ceiling window. Plenty of hanging and drawer space. The large second bedroom is furnished with Double bed, Desk, Wardrobe with Chest of Drawers. The Third bedroom has two single beds.
We have a Travel Cot and Guest bed for the 7th guest should they be required. The bedrooms have light restricting blinds if you prefer a darker room or if you prefer to have light coming into your room there is an alternative roman blind in situ. The Family Bathroom has Bath with Shower. For peace of mind upstairs there is a retractable stair-gate and a portable one for down stairs. These do act more as a deterrent rather than safety gates.

Heating upstairs is by Electric radiators controlled individually. The Bathrooms have heated towel rails. Downstairs heating is by Electric convector heaters.

There is a lot on-site to keep everyone entertained, Table Tennis, 3 Tennis Courts one of which is floodlit, boules, croquet, goals for football, playground for the children. The Pavilion has two pool tables, table football you will need £1 coins! The lakes provide fly and line fishing for which you will need a site permit and national rod license. Windrush Lake is used for non-motorised boating. Both Isis and Windrush Lake have a very small beach area for sand castles and paddling. Off site Cafes, bars & restaurant are only a short walk away. Country walks, water skiing, golf are all available close by plus a beach area and swimming just a few kilometres away.

Bathrooms are very modern as is the kitchen. The roof terrace facilities were spot on and sitting out on the deck watching the ducks was very peaceful. So well equipped, beautifully decorated and conveniently located within the estate. My only note to people with children is that there is no barrier between the patio decking and the lake. If the French doors are open then the open water is literally metres away. It’s not a negative at all but just something to be aware of if travelling with small children. This beautiful lodge on Spring Lake offers a cosy retreat with stunning lakeside views. The open-plan ground floor includes a fully equipped kitchen, dining, and living area with a full wall of windows leading to brand-new decking. SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season.

NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system.

PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible.

HOT TUB: All of our hot tubs are maintained by a professional pool company, Messrs, MR Pools. Please do not use the hot tub after 10:30pm to retain the peaceful & respectful environment, in accordance with the Code of Conduct.

TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm.

BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking.

LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children.

- "We picked this property so a large family could get together for a Christmas weekend. With the separate bedrooms and en-suites to the majority along with the living area made an ideal get together location. We were met by the host who kindly talked us through everything and was on call if needed.Although it rained and was windy while we were there we still used the hot tub and the take away pizzas on-site were brill. A couple of us used the on-site bar and sat by the fire which was nice, we unfortunately didn’t use the spa facilities which looked great. Everyone enjoyed the stay and weekend…….. that’s all we wanted"

The Cotswold Water Park is an ideal location for our two active grandchildren aged 6 & 9, who just love the outdoor heated swimming pool and being able to cycle safely around the village. The weather this year was perfect and the kids swam at least once a day…. sometimes twice! I love the relaxed atmosphere of Mill Village and I never tire of the fabulous view across the lake from the decking at Damsel Cottage. I just wish that I could wake up to the view every day. The pool outside most definitely was not heated and the inside pool was cool. Firecrest's light-drenched living area makes togetherness a priority. Gather around the charming wood burner, flick on the TV or pull out a board game to really make the most of this expansive space.

A place for eating, drinking and connecting, Firecrest's kitchen is equally as communal and fully equipped with an oven, fridge-freezer, and that all-important Nespresso coffee machine.

Wander over to the dining area with nibbles and a drink in hand and take a seat at one of the dining table's benches, perfectly placed for chatting with loved ones busy in the kitchen or kids hanging out on the sofas.

The ground floor terrace features wooden decking, seating for a plethora of guests and a grassy area for kids and pets to play. On warmer days, light the BBQ and serve up a delicious feast whilst gazing across to the nearby lake. With a magical view stretching across the wetlands, the balcony is undoubtedly the highlight of this special spot. Framed by a gleaming glass panel fence, it's ripe for pulling out a rattan chair and unwinding with a glass or two as the sun sinks over the water's edge.

SPA ACCESS: All but a 90 seconds walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season.

NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system.

PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible.

HOT TUB: All of our hot tubs are maintained by a professional pool company, Messrs, MR Pools. Please do not use the hot tub after 10:30pm to retain the peaceful & respectful environment, in accordance with the Code of Conduct.

TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm.

BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking.

LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children. The garden is open to the water so additional care must be taken at all times.

Cirencester is only 7 minutes away. It was once Corinium, the second city of Roman Britain, and is now a lovely Cotswold market town with an excellent museum showing many Roman artefacts, a beautiful church, lots of lovely shops, cafes and restaurants.

Whether you enjoy watersports, angling, bird watching, horse riding, tennis, luxury spas, cycling, visiting local farms, shopping or just exploring the local area you won't be disappointed. Fishing: You can fish from the shared jetty outside your lodge. The Landings has large Carp, Pike, Tench etc... You will need a rod licence and there is no overnight fishing allowed. There is a fully stocked fishing shop called The Tackle Den just a short drive away, where you can purchase equipment & bait.

Spa 6 at The De Vere Hotel is a luxury spa where you can discover a haven for the body and mind. Spa 6 is a truly tranquil setting for an enviable range of beauty treatments and spa facilities designed to pleasure, pamper, enhance your fitness and ensure you enjoy a genuine spa experience. The Spa is the perfect place to experience some real 'me-time' and is only a 15 min walk from the lodge.

Walking: You have beautiful lakeside walk around the Water Park right on your doorstep. If you're wanting to explore a little more then it's only a 5-10 minute drive north leading you to some of the most stunning walks in the UK with beautiful rolling Cotswold countryside, hidden footpaths and very few walkers, so you will really have the feeling of getting away from it all.

Golf: For golfing enthusiasts, there is a local 18 hole championship course. If you book 14 The Landings then we give you one round for two people (there is a handicap required to play this course) per booking but please note this is subject to availability. Alternatively there is a local intermediate course whereby you can book on line and play (this is not included in the holiday).

On the doorstep there are the following:
• Windsurfing, Paddleboarding, Rowing, Canoeing, Kayaking and Dinghy sailing available on a number of lakes within a few minutes walk or drive.

• Cycling: There is a 12-mile circuit around the lakes, half of it off road, as well as miles of country lanes and bridleways to explore. For the more adventurous, there are plenty of hills that offer more challenging cycling and outstanding views. Bike hire available through an outside provider - they will deliver to the lodge.

• Horseriding: The Cotswolds offers perfect riding country and there is a school near to the Watermark that provides both tuition as well as trekking opportunities for the more experienced rider.

• Cotswold Country Park & Beach: this is located nearby. Here you will find a man-made beach for sunbathing and swimming, along with an inflatable obstacle coarse, nature walks, BBQ areas, water zorbing, paddleboarding, crazy golf, kayaking, rowing, a coffee/gift shop. - "Amazing spot right on the water with lots of ducks, geese, swans and water activities to keep the little ones entertained. Orion holidays were really responsive and gave us lots of information about the area which was so helpful. Worth knowing that two of the bedrooms have very little storage (only a few drawers under the bed) and virtually no space to get round the beds so expect a few bashed shins." - "We booked this break over a year ago because we were off to Cheltenham Races. We couldn’t afford the prices in Cheltenham and found this Beautiful gem of place .. set in peaceful surroundings with a view of the lake . We had a few hiccups re accommodation but nothing that the Orion team couldn’t sort out. We found them to be super efficient and helpful and nothing was too much trouble for them . The house we stayed in was modern, well equipped, the only gripe we had is that the 3rd bedroom was a pull out bed which turned into a double .. so not really a mattress on the bed .. when you are a group of certain ladies over a certain age we do like to get a good nights sleep so the bed wasn’t comfortable even with an added mattress topper . But it didn’t spoil our enjoyment and we would definitely come back to stay .."
