The residence is situated in a quiet suburb close to all facilities. Parks, Reserves, Gyms, Golf, Boat Harbour, Water Sports or Nature Walks. 5 minutes to pristine beaches or lounge in the saltwater pool. Off pool shower & toilet with large areas for BBQ's or entertaining. We also offer FREE WiFi
The decor is modern with a touch of antique, some of the old pieces of furniture lovingly restored around the house.
Bedrooms:
You have a double bedroom that can sleep 2, (Queen Double Bed) located at the front of residence ground floor and a standard Queen bedroom at the rear of the residence.
Both bedrooms can create an individual living areas for each with an en suite (Toilet/Shower) for the rear bedroom which also opens to the pool deck. The front bedroom has access to a communal Bathroom/Shower with adjoining toilet. Both ends of the residence share a central Kitchen; Lounge and study area.
For the extra guests or visitor stopover the Lounge couches can be joined to form a large Double Bed in the central open sitting room.
The kitchen is large & free flowing with a light & breezy feel to it. A very functional space with easy access to all aspects of the kitchen.
Whitfords shopping center is 3 minutes by car. Hilarys Boat Harbour 5 minutes away with attractions, stores and restaurants. Park & playground are 2 minutes walk. Buses linking to freeway train service runs on Forrest Road with an easy stop 20metres from the front door.
A community Gym with sauna, steam room, undercover olympic size swimming pool with various exercise groups can be accessed via the same Bus route - 5mins away.
Golf, there are many courses close by to choose from.
Or a stroll through Pinarroo, a local memorial reserve, has hundreds of Kanagaroos that are quite OK to have you walk amongst them, all free.

Our lovely 3 bedroom, home comes with everything you will need for your stay in Perth. A fantastic outdoor entertaining area complete with swimming pool(with solar blanket), BBQ and lounges makes this an ideal retreat for couples and families.
The cottage has been furnished to a high standard to make your stay in Perth as comfortable and enjoyable as possible.
A beautiful, comfortable 3 bedroom home situated in a quiet street just a short drive to the stunning local beaches of Mullaloo and Hillarys. The spacious, furnished alfresco area and large grassed area beside the private pool makes this an ideal retreat for couples, friends and families.
Benefiting from hot and cold air conditioning, the fully furnished lounge area has two comfortable quality sofas, coffee table, television, and dvd player. An archway takes you through to the fitted kitchen and dining room complete with sideboard, table and 6 chairs. There is also a desk area.
The kitchen area has fitted cupboards and worktops, fan oven and grill, ceramic hob with extractor fan, microwave, fridge - freezer, dishwasher, kettle, slow cooker, coffee maker (Nespresso vertuo) and toaster.
The master bedroom has a queen size bed, with individual bedside lights and cabinets, and a large built in wardrobe. Bedroom two is fitted with a double bed, bedside lights and drawers. Bedroom three has two single beds, complete with bedside light and cabinets, and wardrobe.
The bathroom has a bath with shower over, wash basin with large mirror and cupboard, while the WC is separate. The laundry is complete with large sink, washing machine, linen cupboards, iron, and ironing board (usually kept in the main wardrobe).
Sliding glass patio doors lead from the kitchen and dining area to a large covered entertainment area with table and chairs to enable dining and relaxation overlooking the enclosed pool and grassed play area. There are steps down to the grassed area and pool but there is a gate for the safety of little ones, and there is a pool gate to the fenced pool area (as per Australian regulations).
Lemon Tree Cottage is very well equipped, with plenty of towels, kitchen utensils etc and the furniture –all the beds, sofas etc are good quality to make your stay comfortable, relaxed and convenient.
For your safety a smoke alarm has been installed (hard wired as per regulations).

Padbury is a quiet area in the heart of the northern suburbs of Perth. The nearby beaches of Hillarys, Pinnaroo Point and Mullaloo just a 5 minute drive away (2-3 miles), are some of the best in Australia and front onto the warm Indian Ocean.Hillarys Boat Harbour has an abundance of restaurants, cafes, shops and bars, many of which overlook the Indian Ocean. There is also a child friendly sandy beach which is floodlit in an evening and is home to numerous families on the warm evenings enjoying their barbecues. Pinnaroo Point boasts soft white sandy beaches and the afternoon winds of the “Fremantle Doctor” makes this beach a popular location for kite-surfers and windsurfers. - "I thought the property was generally clean inside, but the exterior (Yard Patio) was not maintained. The interior needed some general upgrading, like window shades that were impossible to adjust, Shower door in the master bedroom that, if closed and latched was impossible to open easily. So if left partly ajar water spilled onto the floor. Bed in the master bedroom needs upgrading, and the comforter was old and shabby. Kitchen was adequate but needs a set of bowls for salad and serving etc. There was not can opener or wine opener.Washer only has cold water no hot setting.Over all the house was clean but the yard was in need of some major cleaning and watering. The location was good, close to shopping and Hillary Harbor. I think the property was over priced for what we got and I would not stay there in the future unless the property had a major upgrade."

This property boasts an awesome pool. Due to environmental factors such as the weather, leaf debris may occasionally be found in the pool, a pool scoop is available for your convenience to help remove any debris. Additionally, guests may be contacted during their stay to schedule pool servicing so as to maintain regular upkeep. This pool will be tended to by a professional contractor every four weeks to ensure that it remains in pristine condition.
Children must be supervised at all times to prevent accidents or falls, or any other elevated areas within the property.
Some items displayed are for visual and photography purposes for example ornaments, frames, art, display items, Lego, toys, teddies, perfume etc.
Lastly, for your peace of mind, the pool area is fully fenced for safety purposes, and guests are expected to follow all safety guidelines and rules provided by the host. If you experience any issues with the temperature, please allow some time for the system to adjust. Should you need further assistance, feel free to reach out to us.
• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.
• CANDLES/INCENSE: Please do not light candles or incense inside – it is a fire hazard.
• COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.
• COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.
• CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.
• CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.
• CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.
• CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.
• DAMAGES: If you break or damage something during your stay, please advise us as soon as practically possible so we can arrange for its replacement or repair promptly.
• DRINKS & FOOD: Drinks or food must not be consumed in the bedrooms.Depending on severity and cost, we reserve the right to charge you an applicable fee for reimbursement and/or compensation.
• EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. • ITEMS LEFT BEHIND: Please ensure you collect all belongings upon departure as we are not available to hand back your items same day. If you leave something behind and would like this sent back to you, you will be required to pay for postage return of your item(s) which will attract a minimum fee of $50 to cover postage, logistics, and time to return your item(s). If you are a Perth local and would like to collect your item(s) in person, we will get back to you with a time and date that is suitable for you to collect in Osborne Park – please note that we are not always available to attend (due to meetings and out of office appointments) to this same day and you will be issued with a suitable date/time for collection. We do not deliver items – it will be your responsibility to collect or arrange for a friend/relative to collect on your behalf.
• KITCHEN ITEMS: All kitchen items you have used must be thoroughly washed, dried, and put away before departure.
• KITCHEN MATS: When cooking in the kitchen, please use the heat mats provided for the kitchen bench, dining table and coffee table to place hot items on – do not place hot items directly on these surfaces.
• LATE CHECK-OUT FEES: Unfortunately we don’t offer late check-outs. However, we provide a 15-minute grace period after the designated check-out time. Check-out is at 9:00 AM or 10:00 AM, depending on your reservation details. If you remain in the property beyond the grace period, a late check-out fee will apply, starting at $100 or an amount based on the nightly rate, whichever is higher. The fee will depend on the length of the extended stay.
• LETTERBOX: The letterbox is generally not available for use during your stay. Please reach out to us if you require mail to be delivered.
• LINEN: We professionally launder all items such as towels, linen, tea towels etc, please take care when using our bed linen and towels, if there are any stains, an applicable stain removal fee or replacement fee will be enforced to conduct heavy stain removal treatment or replacement.

Kingsley is a quiet, safe, family-orientated suburb with loads of parks within walking distance. It is just a 15 min drive from the city of Perth. There is easy access to the Mitchell Freeway and to the Whitfords Shopping Centre.
A two minute walk down the street is Kingsley Park where kids can kick a football or play Frisbee or play in the little children’s’ playground which fronts Kingsley Drive.
A short stroll takes you to the popular Kingsley Tavern which serves great food and drinks seven days a week and has an outside beer garden to while away your afternoons.
Just 700 metres from the front door is the Kingsley Village Shopping Centre boasting everything you could possibly need. It has a gourmet food shop, a butcher, liquor store, chemist, supermarket, boutiques, Dome Café, restaurants, pizza shop as well as a hairdresser, nail salon, beautician and a Cheesecake shop. There is also a doctor if required. And a few streets away is one of Australia’s last drive-in theatres called the Galaxy. It shows new release films every week and has an on-site café.
Sorrento swimming beach and the buzzing Hillary’s Boat Harbour with restaurants, cafes, ice cream shop, boutiques and the Aquarium of Western Australia, is just a six minute drive.
You can also take the fast ferry to Rottnest Island from the Hillary’s harbor and there is all day parking available.

Guests have full access to all functional areas of the house, and the games, books, magazines and surrounds, excluding locked storage cupboards.
The house is family friendly, but guests with children must supervise their safety around hazards including stairs, inside and outdoor kitchen and the pool.
There is a two car limit for visitors. All cars must be parked in the drive way not on the street.
Other things to note
Our home is located in a residential neighbourhood and so there are strict policies which bind any reservation. These are outlined in the House Rules: No parties, and noise levels must be considerate of our neighbours.
We strive to ensure peace and quiet for all of our guests, neighbours, and community. For that reason we use privacy-safe noise monitoring technology in all of our homes.
The monitor is only for excess levels of noise and does not record any types of sound or conversations. This is in place to help ensure you also have a quiet and peaceful stay with us.
The property is reserved and occupied at the sole risk of the guest/s.
