You have full access to the house, with the exception of a locked owners closet.
We are dog friendly and require a non-refundable $125 dog fee, per dog (2 dogs, max). This does not cover any damage or waste pickup and all dogs must be house trained. If you are bringing your pup along, we must know at the time of booking and prior to your arrival. Please note that we do not allow cats due to guest allergies.
We have installed exterior only security cameras for the safety of both guest and property. These cameras are actively recording both audio and video on all exterior entrances and side doors. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever.
Please note that any refunds made in accordance with our cancellation policy will be less any credit card fees.
We are always available to help, but never overbearing.

- "Where do I begin with this property? In short if you’ve already booked and aren’t beyond the cancellation window I highly recommend you cancel. If you haven’t booked, please look for another more suitable property. From the beginning communication was challenging with this property. Messages weren’t answered and if they were they were met with one to two word answers. With the fact that the property had no reviews at the time on this site and only one on another site, I requested to speak with the owner on the phone. He was friendly but not very helpful but his friendliness allowed me to put down my guard. I should have cancelled. On the day we arrived we received the entry code from a number from Maine with a recording letting you know that the conversation is being recorded. A little odd. As luck would have it the wrong code was given to us setting off the property alarm and police arrived moments later. A phone call to the Portland Maine number and a conversation between property manager and police cleared that up. Next the heat was sweltering and though ac was advertised there were no ac units. Also only two windows that we came across had screens (the kitchen ones). The yard was flooded and full of mosquitoes so opening the windows would have resulted in bites and possible virus transmission. Moving to the basement there was a terrible decaying fish smell that filled the whole downstairs room where the bunk beds were (and where are six childr"

You’re welcome to use the Upper Parking Area behind the house (crushed stone driveway) You may be able to fit up to 3 vehicles in tandem.The Upper Parking Area may be best for loading and unloading, but it may not be suitable for all cars. In the winter, ice and snow may prevent access to the Upper Parking Area.
The Lower Parking Area to the right of the front staircase is for you to use. You should be able to comfortably park 3 vehicles there, and might be able to squeeze in a 4th. If you’re bringing vehicles on a trailer (snowmobile, motorcycles, a small boat), we recommend that you park the trailer here.

We’re lucky to be in a peaceful, close-knit neighborhood, and maintaining strong relationships with our neighbors is a big part of what makes our home and this community special.
For over 99.9% of our guests - this is obvious and not an issue. Unfortunately, for the 0.1% of guests who haven't quite understood this, it has caused a problem with our immediate neighbors, and they let us know EVERY TIME someone violates this rule.
That’s where you come in.
We ask—firmly and respectfully—that guests do not set foot on any neighboring property for any reason.
This includes:
** The yard and beach across the street (no sitting, walking, or passing through)
** Launching kayaks, paddleboards, or other watercraft from the private beach across the street. That is their yard - please don't even ask them if it's ok.
** Swimming or entering the water from any neighboring beach
** Using any garbage or recycling bins that are not on this property
** Taking photos or wandering onto lawns, driveways, or shared paths
Some neighboring properties have security cameras and will contact us immediately if guests trespass, even briefly. Their cameras are motion-sensored.
We know this may feel strict, but it’s part of being a great guest in our shared community.
If you have any questions about boundaries or access points, just ask—we’re happy to help. Our property lines should be fairly obvious, as are the ones for our neighbors as you navigate within our community.

From the stunning view of Baxter Lake through the wall of windows in the inviting lake room to the large deck directly on the water's edge, Grandview Gambrel manifests beauty and relaxation. Nothing beats the scenic natural location and direct access to the lake, with kayaks, canoe, pedal boat, sandy beach, boat launch and docking for your boat and watercraft, all on site! On the deck you will find an 8-person Pub Table for breakfast, lunch and dinner. Couch/chair seating for 8 on the deck is perfect or relaxing conversations or for reading a book while listening to the loons as they swim by. You may even see a bald eagle fly above you as they venture from one of the many nests along the banks of the lake.
Space abounds to sleep up to 10-12 family members and friends comfortably, with sleep options available on the pull-out sofa in the living room couch and more with multiple plush air mattresses. The Serene Gray Bedroom, the Flower Bedroom, and the Pirate Bedroom housing queen, full, and two twin sized beds. respectfully. The large Juliette Balcony Bedroom boasts a queen bed, love seat and couch sitting area with a big screen TV. The computer workstation with printer and large monitor will keep you in-touch with work, friends and current events and the news during your stay. The Master Bedroom double barn doors open to the Juliette balcony that overlooks the glassed in Lake room.

Grandview Gambrel is located on the town line of Farmington and Rochester, where you will find any amenities, you may need only 15 minutes away. We are central to major hubs and activities, with Portsmouth and Lake Winnipesaukee within 30 minutes, and Gunstock Mountain, Laconia, Kennebunkport, Newburyport, Manchester, and Hampton beach all within an hour drive.
Dogs are allowed, maximum of 2, with a $300 fee per stay. Cats or other pets are not allowed under any circumstances. If you are bringing a service animal, legal paperwork certifying the animal as a service animal is required and if not supplied, the pet fee will be charged.
There are 4 active security cameras outside, which monitor the front, back, and side yards. Interior spaces, including the hot tub patio and house are not monitored.
Parking is allowed in the two driveways on property only, with space for up to five vehicles.

Quiet, private location. Home is tucked away from from any main neighborhoods, so it is reserved. Typically you can be as loud as you want without issue (within reason). But I do have a neighbor around 800 feet away so please be courteous of he and his family after 1am (i.e. turn down the music so it's not cranking full volume).

Great location for private gatherings. Private location (with 5 acres of woods) and a vast outdoor space for lawn games, BBQs, volleyball, horseshoes, cornhole, lounging in hammock, pitching a tent, enjoying a campfire, etc. Paths have been created through the woods with clearing and fountain. There is also a large koi pond and mini-waterfall on the property for quiet reflection. We are 10 miles from the University of New Hampshire and are happy to provide housing for families visiting their kids.

We’re lucky to be in a peaceful, close-knit neighborhood, and maintaining strong relationships with our neighbors is a big part of what makes our home and this community special.
For over 99.9% of our guests - this is obvious and not an issue. Unfortunately, for the 0.1% of guests who haven't quite understood this, it has caused a problem with our immediate neighbors, and they let us know EVERY TIME someone violates this rule.
That’s where you come in.
We ask—firmly and respectfully—that guests do not set foot on any neighboring property for any reason.
This includes:
** The yard and beach across the street (no sitting, walking, or passing through)
** Launching kayaks, paddleboards, or other watercraft from the private beach across the street. That is their yard - please don't even ask them if it's ok.
** Swimming or entering the water from any neighboring beach
** Using any garbage or recycling bins that are not on this property
** Taking photos or wandering onto lawns, driveways, or shared paths
Some neighboring properties have security cameras and will contact us immediately if guests trespass, even briefly. Their cameras are motion-sensored.
We know this may feel strict, but it’s part of being a great guest in our shared community.
If you have any questions about boundaries or access points, just ask—we’re happy to help. Our property lines should be fairly obvious, as are the ones for our neighbors as you navigate within our community.

Enjoy a stay at Clark's pet friendly cabin. You'll enjoy this newly built, cozy home. This waterfront get-a-way offers accommodations for up to 8. It has 2 queen size bedrooms downstairs and an upstairs bedroom loft that sleeps up to 5. One bed is a trundle and has side bars if needed. We also provide a packn' play for infants. The kitchen comes fully equipped. Kayaks, canoe, and lake mat are provided as well as life jackets. Fish and swim from the dock, or walk 2 min. to a private sandy beach.
The space
This is single family home located on a small private lake. The cabin is surrounded by tall pine and oak trees with a beautiful view of the water. Guests have over 100 ft. of lake frontage to enjoy. Neighbors are rarely seen and you can expect a quiet retreat from the hustle and bustle of life.

Guests have full access to the house. Access to the basement only in emergencies to check the breaker box. The sandy beach, just minutes from the cabin, is one of four beaches that are part of the HOA you have access to.

One Bedroom apartment above garage in a centrally located part of Rochester. Only 15 minutes from Dover, 25 minutes from Portsmouth and an hour from Boston. This is the perfect location for a traveler who wants to stay out in a farmland area away from downtown, while still being able to commute easily throughout the seacoast.

There are two bedrooms on the main level, two bedrooms upstairs, and two twin/full bunk beds on the lower level (which also includes a reclining sectional, large TV, poker table, foosball, tons of board games, and a full bathroom with a shower/tub combo). It's the perfect spot for kids at heart or for all the actual kids to hang out and have their own space!

You are welcome to use our property, enjoy walking throughout the private roads of Lancelot Shores, and even use the community beaches and boat ramp.
We’re lucky to be in a peaceful, close-knit neighborhood, and maintaining strong relationships with our neighbors is a big part of what makes our home and this community special.
For over 99.9% of our guests - this is obvious and not an issue. Unfortunately, for the 0.1% of guests who haven't quite understood this, it has caused a problem with our immediate neighbors, and they let us know EVERY TIME someone violates this rule.
That’s where you come in.
We ask—firmly and respectfully—that guests do not set foot on any neighboring property for any reason.
This includes:
** The yard and beach across the street (no sitting, walking, or passing through)
** Launching kayaks, paddleboards, or other watercraft from the private beach across the street. That is their yard - please don't even ask them if it's ok.
** Swimming or entering the water from any neighboring beach
** Using any garbage or recycling bins that are not on this property
** Taking photos or wandering onto lawns, driveways, or shared paths
Some neighboring properties have security cameras and will contact us immediately if guests trespass, even briefly. Their cameras are motion-sensored.
We know this may feel strict, but it’s part of being a great guest in our shared community.
If you have any questions about boundaries or access points, just ask—we’re happy to help. Our property lines should be fairly obvious, as are the ones for our neighbors as you navigate within our community.
Renting our home constitutes that you have read and understood this policy.

- "I was looking for a last-minute lake trip for me, my sister, husband, 2 kids, 2 grandparents and 2 dogs. This house was spotless, beautifully decorated and truly comfortable for all of 7 us with plenty of room to spare. The kitchen had everything we needed, from plates, utensils and tupperware to pizza cutters, foil, measuring cups, strainers...you name it. Fridge and cabinets were stocked with essential condiments, salt/pepper and olive oil. Beds were super comfortable (loved that there were four king beds!) all the bedding was brand new. The kids, my husband and I shared the upstairs/bathroom while my parents had the ensuite on the first floor, which was great and easily accessible without needing to traverse any stairs. (There is a ramp from the driveway to the back deck so stairs can be avoided if needed.) My daughter loved the cute reading nook upstairs and my son loved the foosball table in the walk-out basement. We spent a bunch of time playing with the dogs (and each other) in the yard. We brought our own small trash bin to keep outside for the doggy waste, which I definitely recommend if bringing pets. Highly recommend if looking for a spot to kayak or just a clean, fun and cozy homebase when staying in the area. The owners were super helpful and communicative, could not have asked for more from them."

If you're staying in Rochester for a couple days or a couple weeks, this humble home is an excellent and convenient value.
Situated in a quiet little neighborhood between historic downtown Rochester and the retail mecca of our miracle mile! And there's the River and City woods so close!
I love dogs (and cats), but on approval only! Please tell me about your pet family when you request your reservation.
This is a solid and well built classic 50's 2 bedroom house. The master bedroom is large and has two closets and the small bedroom now has a Queen AND a Twin!
-The living room has a fold-out couch to sleep a sixth person, but this is a 4 person rental per night. The 5th and 6th person must be disclosed at the shown additional expense.
--Also, there are new phone and electronics charging ports in the office area AND in the kitchen near the door.

The expected necessities are in the kitchen/fridge, but you'll need to get your primary groceries at your choice of SuperMarkets less than a mile away (Market Basket, Hannafords, Super Walmart).
A large map in the dining room shows Rochester's dining and shopping locations. It's really very nice being this close to everything, yet also have the river and conservation lands next door!
Hanson Pines and the conservation trails are just across the river (footbridge) just 400' away. Canoe and Kayaks are available for your use in the Spring, Summer and Fall.
Gas Grill is in the back yard.
If you have an electric car, 220Volt (Level 2) EV voltage is available to you, but please leave ca$h for your voltage!
There is plenty of driveway for two (2) cars. More than four cars is considered an 'event' and is not allowed in the guidelines of VRBO. If you're having some guests, Please just 'Message' me to let me know.
The welcome sheet on the dining table has QR codes for easy scan access to videos to show how to use kitchen appliances and more.

The laundry is in the basement. Laundry hours are between 8 am and noon, 7 days a week.
Pets are allowed but please bring a pet blanket or bed,, (and/or there is a Pet Bed here for you) AND do NOT allow pets onto the beds. Simple rules. Thank You.
NOTE: Tuesday and Wednesday are Maintenance and Trash Days' and on those two days I will be mowing or doing maintenance/updates and during those nights, I will need to stay in apartment B (Basement). The basement apartment is entirely separate and independent, including the parking and the entrance, and it's just for Tues/Weds and only between 6 pm and 7am. There are two doors that lock from your side for extra security. Feel free to come downstairs and knock on 'Apt B' if you'd like. Otherwise, you won't even know I'm there!

Only 24 mins NorthWest to the big one-Lake Winnipesaukee, and the little village at it's southern tip- Alton Bay, then a bit further to Laconia, the Weirs, and Meredith with all the many activities of the Lakes region. We are only 36 mins to Wolfeboro, the oldest resort town in America, with it's active docks on Winnipesaukee, and it's colorful downtown shopping and popular village shops and restaurants. Don't forget to visit the famous 30 minutes further north to popular North Conway and it's many tax-free shopping outlets ! full of natural wonders and activities- fishing, hiking (easy to expert trails), scenic vistas, and photographic opportunities abound. Kids will love mini-golf, easy canoe trips on the Saco, or the popular Storyland in Glen, NH. There's sightseeing, swimming, and picnics along the Swift River while traveling the beautiful Kancamagus Highway, one of the most popular day trips in the mountain region. The main bedroom faces east and does not have curtains that cover the entirety of the windows, wich means that in the summer is too bright by 5 am. When we checked in we couldnt find towels or toilet paper - they were stored away and we took a while to find, etc.The property sits on a beautiful lake, it is quiet and with good access to a lot of types of activities. Bring the whole family to our lovely home. The entire 1 acre of land is manicured, so there's plenty of room to do picnics outside, grilling, backyard games, etc. There’s also a newly added fire pit area, and we've got a fireplace indoor as well, a charcoal grill, master bedroom with walk in closet and glass shower and more. The kitchen is fully equipped with pots, pans, spices, and utensils. The living room has a large flat-screen TV, perfect for entertainment, includes popular streaming apps like Netflix, HBO, Hulu, etc. There's also a two-car garage attached to the house. And finally, we have in-unit washer/dryer as well.
Very beautiful, quiet, and residential neighborhood. Just half an hour to the beach/coast, the charming town of Portsmouth, and endless hiking trails and access to mountains. There is a horse ranch nearby, and a beautiful river (great for fishing). We often spot wild animals like deer, tons of different birds, and more in our backyard.

We welcome large groups to our home and kindly ask that you inquire prior to booking if you are expecting groups of more than 16 people. We include an additional fee for larger groups, for insurance and liability purposes, and want to be sure you are able to see the full amount you will be paying prior to booking. Thanks!
Please note: We have DirecTV throughout the house EXCEPT in the theater. You are able to plug a personal device into the theater using an HDMI cable that we provide to stream/watch whatever you'd like.
Great location for private gatherings. Private location (with 5 acres of woods) and a vast outdoor space for lawn games, BBQs, volleyball, horseshoes, cornhole, lounging in hammock, pitching a tent, enjoying a campfire, etc. Paths have been created through the woods with clearing and fountain. There is also a large koi pond and mini-waterfall on the property for quiet reflection. We are 10 miles from the University of New Hampshire and are happy to provide housing for families visiting their kids.

This listing is primarily targeted for people in their early/mid 30s-40s looking to find a great place to host a private gathering. No events permitted! No weddings. No vendors.
The home will only sleep 16-20 persons comfortably (5 private bedrooms + 2 sets of bunk beds + various futons/ air mattresses).
One other detail: I do have one fish tank in the house. You are NOT expected to feed the fish.

The hot tub is available year round! We ask that guests be sure to shower prior to using this wonderful amenity, as this ensures the water stays clean and clear. If the hot tub is left in a dirty and messy state, there will be an additional cleaning fee.
The theater is a great space to gather your group together to watch TV or movies. However, we request that guests use the system as is and refrain from moving cords around. The system has been checked prior to your arrival and everything will be working correctly. If you encounter an issue with the theater, please immediately contact the property manager.
Under no circumstances do we allow smoking in the house. Smoking is allowed outside, far away from the entrances and windows of the house. We ask guests to refrain from tossing cigarettes onto the property.

The space
You will share the home with the owner only. Your private area includes separate bedroom with the best views of the river and woods , second room for you set up as den with desk and your own bathroom. Common areas available for your use will be large living room with additional desk, (simple use of) kitchen and its dining area. Two car garage under with space for car - perfect for winter convenience; pro plowing around your schedule. Decks on each level accessible. Quiet neighborhood for walks or runs, access to walking trails and conservation land. Nearby parachute jumping school if you want to take a daring first jump too as my most recent guest did! My horse is stabled at lovely private dressage facility on edge of extensive trail filled state park and is happy to have a visitor with carrots in hand. Pick your own produce farms a few miles away. Visiting downtown Portsmouth for historical, art and fine dinning is not to be missed as well as beaches and mountains.

Feel free to use the living room and simple use of kitchen, any of the multiple decks. Garage bays are under, keep that car warm. Driveway is plowed to accommodate your schedule. Walking trails and friendly quiet neighborhood for jogging or walking. You will be the only guest.

Available to help you during your stay with local information and you wish help create a unique travel experience with sharing knowledge of local places of interest, restaurants etc. If you are relocating glad to help with trustworthy resources. Combine your stay with a private cooking lesson with a Seacoast chef, private guided bird watching trip (perhaps see a Snowy owl), natural horsemanship or dressage lesson and many more ideas that I can arrange for you.

The space
This is a humble and comfortable house that has classic 50s-style arched doorways and the oversized baseboard heating. The kitchen is simplistic and bright. And the sun pours into the sunroom all winter long as the squirrels and the birds are a constant form of entertainment.
----- WHO wants Halloween this Year?! We get 250+ Goblins, Princess's and Super Heros every Year! I contribute $100 for the goodies! My previous Guests just cancelled (unknown reasons, cancelled on Aug 1st) so I'm looking for next guests to hand out the goodies! It's a fun time with the little girls/guys! Last year my Peeps dressed up as Witches and Warlocks and enjoyed the visits from hundreds of the haunted. So who want this year!??? :)

-Several UPDATES- for 2025! --The small bedroom now has a Queen AND a Twin! --And the living room has a fold-out couch to sleep a sixth person. --The office/desk has been relocated to the living room!
--Also, there are new phone and electronics charging ports in the new office area AND in the kitchen near the door.
There are some condiments in the fridge and other basic groceries in the cabinets, but you'll need to get your meats and potatoes, etc,, at your choice of Supermarkets less than a mile away (Market Basket, Hannafords, Walmart). Many Restaurants are also nearby. Please see the big City map in the dining room!
The laundry (washer and dryer) is in the basement.
The three beds (King, Queen and Twin) are made up with clean sheets and pillowcases. Everything is as you would expect! The bathroom is clean and warm. The kitchen is bright and sunny! And then there's the 7 window Sunroom! All in a very quiet neighborhood.
A level 2 EV charging port (220Volt) is in the breezeway. You can reach it from the driveway. Please leave fair ca$h value for your Kw usage!
Dogs are allowed, but please use the Dog Blankets! I love dogs and cats, but please follow the rules that are on the Welcome sheet. Big dogs (>50 lbs) are also allowed, but on approval only! Please tell me about your pet family when you request your reservation. And pet families please make the extra effort to vacuum and clean up everything on your last day!
NOTE: Tuesday and Wednesday are Maintenance and Trash Days', And on those two days I will be mowing or doing maintenance/updates and during those nights, I will need to stay in apartment B (Basement). The basement apartment is entirely separate and independent, including the parking and the entrance, and it's just for Tues/Weds and only between 6 pm and 7am. There are two doors that lock from your side for extra security. Feel free to come downstairs and knock on 'Apt B' if you'd like. Otherwise, you won't even know I'm there!

HOUSE RULES------------(I feel bad that I have to be this clear) I have been advised by both AirBnB and VRBO that most hosts do keep a visible ‘House Rules’ as the phrase ‘Treat this house as if it’s your own.’ can be interpreted differently by various people.
So,, starting with the most important OVER-ALL House Rules.
---Enjoy yourself and be respectful, just as if this house were your Aunts' or Uncles' house.
---Leave the house just as you found it, with the exceptions of the Linens, Towels and the cleaning of the bathroom. Please just leave the linens and towels on their associated beds.
---If you enjoy the consumables (coffee, wine, etc,) please replenish or leave fair cash value.
---There is a house temp/humidity monitor. It is a recommended item for all AirBnB / VRBO homes to have. Please be reasonable with the thermostats and the air-conditioners. There is also a carbon monoxide and smoke alert system. And of course, there is the typical ring doorbell and outside ring cameras. These are all recorded via remote app for if something goes wrong. I'm sure that you understand.
---There are several entrance floor matts. Try not to track in the world. Please wipe your feet off as you come in. And Please remove your shoes in either the kitchen or the breezeway.
---The closet in the kitchen has a vacuum cleaner in it.
PET RULES. Pet blankets and beds are also in the kitchen closet.
The beds are for people only. Mattresses, mattress covers, and sheets and pillow cases get expensive when I have to have them cleaned or replaced beyond normal laundry, so it’s here that I have to be clear that all pets must stay OUT of the bedrooms. Please just shut the doors.
As for the furniture, I understand that it’s almost impossible to keep most dogs off of the couches, but please use the covers that are provided for the couches and/or bring dog blankets and drape them over the chair or couch that they prefer.
Do not leave your pets in the house while you go away for the day. A couple hours for dinner or shopping is one thing, but bring cages if you’re planning on going away for the most of the day.
Please pick up your dog poop after your dog does the business.
Please no pets in the basement.
TODDLER/CHILDREN RULES. Spare mattress liners are in the closet.
Please use plastic covers on the beds if there’s a chance of an accident while staying in a strange house. Take all precautions for toddlers. I do not provide a crib. I cannot be blamed for children falling out of the beds.
Toddlers/Children are not allowed into the basement for all of the logical reasons. Hot pipes and items that should not be touched.

Other things to note
--Hanson Pines and the conservation trails are just across the river (footbridge) just 400' away. The better launch is on the OTHER side of the footbridge! Canoe and Kayaks are available for your use in the Spring, Summer and Fall, but remember, you must take a flotation device with each person. Every accessory needed is in the wooden chest in the breezeway.
--The Rochester Public Pool is open from June through September and is at the school, also on the other side of the river. It's a short walk.
--There is plenty of driveway for four (4) cars, but more than four cars will be considered an 'event' and should be disclosed to the host in advance, as per the guidelines of AirBnB.
--The welcome sheet on the dining table has QR codes for easy scan access to videos to show how to use kitchen appliances and more.
--Please, as with all AirBnBs, replace (or leave cash) for the beverages and foods that you consume.
