The towels were brand new and the view was exactly what we were looking for- a calm, peaceful marina with gentle waves lapping at the docks and the sunset on full display. Ever wonder what its really like? At anchor, in a quiet cove, perhaps dolphins in the morning. Some say its "living the dream". Come join us and find out for yourself.
The yacht DOES NOT STAY TIED TO A DOCK. Each day we go cruising to different anchorages, perhaps some fishing, snorkeling, paddle boarding or playing with the inflatable toys in the bay. No need to worry about sea sickness. All cruising is on the bay side protected by the barrier islands, not on the atlantic ocean.
Our home is a 55 foot Californian cockpit motor yacht. Built in 1991 we lovingly maintain her ourselves,(mostly).She has 3 staterooms, 3 heads, a large salon and sundeck. The galley is complete with microwave, convection oven and a full size refrigerator. There is a on board diesel generator and portable back-up, plenty of power to run the air conditioning and all appliances simultaneously. Note: We do not leave the AC running during the day. Our guest are typically enjoying the outdoors and water activities.
You arrive at the dock in Key Largo mid afternoon. Not to late cause we are cruising today. We will load you and your luggage on the yacht. There will be a brief orientation of the boat and its systems. When you hear the throaty rumble of the big diesels you'll know its time to cruise. Relaxation should set in while the sun sets on the way to our first anchorage. Depending on the time of year and weather this could include some water activities. Along the way its not unusual to be joined by one or more wild dolphins surfing the big boats bow wave and wake. (12 is the record so far).We'll arrive and anchor just in time to witness a glorious sunset, most times. Boat drinks anyone? Dinner will be prepared and served on board. After that we will alternate dining out at a waterfront restaurant every other night. (guest pay for there meals) A light midday lunch is served each day.

There is nothing quite like waking up in a quiet cove aboard a private yacht. We like a morning swim around the boat. There will be fun inflatables tied off the back to relax in. Or you may want to get your tan on. The padded lounge on the bow is perfect for that. After breakfast, we head out to our next destination. That could be to have some fun snorkeling, fishing or paddle boarding. If those things don't interest you then just cruising and enjoying the sights and sounds of the Carribian of America is what we do.

Breakfast is always included. With multiple night cruises, we will alternate, first night dinner on board, next night at a waterfront restaurant and so forth. (not included in charter rate)Access to these restaurants are by inflatable tender. You must be physically able to board the tender. Here's a good way to test yourself, can you get on the floor and get up again with minimal assistance? If so you will have no issues,
There will be a light lunch each day. BOYB .There will be coolers on board filled with ice but you can bring one if you like. There are no additional fees for anything. Check in time is 3pm. Check out time is 12pm.

From above; view gorgeous sunsets, various sea birds catching their meals and even a military jet formation on occasion. Many great areas to kayak/paddleboard all starting from right off the boat. There are several miles of mangrove trails to view wildlife and fish or just simply get lost in nature. Kayak or paddle board up to Cow Key Marina restaurant as well as Hurricane Hole’s restaurant and grab some lunch.

- "The property is amazing, It is tucked away in the beautiful private cove. You can stand on the dock and see star fish, octopus, and all types of marine life at any time. We drove our 38ft powerboat from Miami to the property. When we arrived there was parking for our boat, plenty of dock space, everything was ready for us, and the Houseboat was Excellent. We had a part fail on our personal power boat that we drove down while we were staying and Bill and Wendy took the time to help us get it fixed and saved our trip! They rode with us to a marina and arranged for our boat to be lifted out of the water over a leaking trim line. The line wasn't available so they had ours repaired for us at a local shop, and all within a few hours. They are amazing hosts. They made the whole trip that much better. The beds were amazing, stores were close by, they let the kids use their paddle boards, and even took us out in their Center console for a ride. I just can't say enough good things about this place. We plan to go back."

This Aqua Lodge has a master bedroom with a queen-sized bed, equipped with TV and Air Conditioning unit. The cathedral ceilings offer a loft with two twin beds. There is also a queen-sized sleeper sofa in the living room couch. There is a second air conditioner and TV in the living room. The boat has a full bathroom with stand-up shower and full kitchen with 4-burner stove. The boat comes stocked with towels for 4 guests and have limited cooking utensils for your convenience.

All vehicles and visitors must register at the office upon entering the Campground. Each reservation is authorized for one vehicle, which must obtain a decal for property access. Additionally, one golf cart and one vessel (boat up to 22 ft or Jet-ski) are allowed per reservation for an additional $25 fee. If you require an extra car, there is a $10 per day fee, and it must be parked in the assigned area with a parking pass.

No boats or jet skis will be permitted to check in on holiday weekends or mini lobster season.
No vehicle or parking or anytime / No renters boat or boat trailer parking at marina except in the 15 minute red zone for boat launching. No visitor or guest vessels or watercraft allowed at any time in the park or marina dockage area.

If you enjoy cooking then you're going to love this set up. There is an outdoor kitchen with a propane flattop grill, food preparation area, outdoor refrigerator, TV with DVD player, bluetooth speakers, and a stainless steel sink! It is the ultimate entertainment space.

We have tried to achieve the "glamping" status for our guests. Curl up with a cozy blanket and watch a movie at night on the outdoor TV. Take a stroll to the beach at the end of the street or just simply hang out at the pool. If you want to get really crazy, join the locals for BINGO at the clubhouse! (only offered in the winter season).

There are boat slips for rent, a boat ramp, swimming pool, beach volleyball, basketball, bocce ball, badminton, children's playground, laundry facilities and more.

The master bedroom has a queen sized Layla memory foam mattress, a fireplace for chilly nights (we do get some cool days every once in a while!) and an en-suite bathroom. The couch has heated massage seats that recline with cup holders, an outlet and USB charging ports. There is a wireless charging pad above the fireplace in the main living area for your convenience. The kitchen is upgraded with solid surface counters, stainless steel sink and a gas stove. There is a full Calphalon pot and pan set, Ninja blender, toaster, pour over coffee, electric kettle and all the things you need to cook for your loved ones. The dinette converts into a bed.

The bunk room is in the rear and not just a fun place to sleep. There is a table for board games and another full size sofa. During the day that would be a perfect place to work from home remotely. The couch is a jack knife style which converts into a full size bed. There are three additional beds, 3 with mattress toppers as well so everyone will be very comfortable!

The windows have black out shades so if you have little ones they can nap mid-day after they've had a full morning of fun!

Each bedroom has a 32 inch wall mounted smart TV, the living room has a 40 inch as well as the outdoor entertainment area. Both 40 inch TV's are equipped with DVD players and Rokus so feel free to login to any of your own streaming accounts. The trailer has it's own high speed wifi.

There are two separate bath houses in the Kampground. They are both a short walk from the trailer and have full showers and toilets. One is located on the backside of the main office and the other is across from the clubhouse. This is great for larger groups! It allows more people to get ready at the same time, especially if you're trying to make it to your dinner reservations. That just means more time sightseeing or relaxing at the pool! While the trailer has 1.5 bathrooms this is a great bonus.

Outside of the Kampground there is every activity you could image from jetskis, to eco-tours, fan boats, snorkeling, swimming with the dolphins, scuba diving, para-sailing, live music, boat charters where you get to keep your catch! You can even bring it to a local restaurant where they will prepare it for you. Check out the guest book for more info on restaurants and activities.

Key Largo Kampground & Marina is located 50 miles south of Miami on a quiet 40 acre tropical setting (Mile Marker 101.5 Oceanside). It is a quarter mile off U.S. 1, one mile south of the entrance to John Pennekamp Coral Reef State Park (around 7 min by car).

Our location in Key Largo is the perfect getaway for exploring all the Keys have to offer. John Pennekamp Park offers glass-bottom boats, snorkel, sailing, scuba tours, kayak and paddle-board, rentals and family water fun.

KEY LARGO, FLORIDA, UNITED STATES-
Key Largo Kampground is conveniently located a few blocks away from The Tradewinds Shopping Plaza with a Publix Supermarket.

Key Largo is the first of the fabulous Florida Keys and is the self-proclaimed Dive Capital of the World.

It is home to the world's largest artificial reef, the 510-foot USS Spiegel Grove, the John Pennekamp Coral Reef State Park and the African Queen.

Everglades National Park is just a short trip away from Key Largo.

KEY LARGO KAMPGROUND AND MARINA-There are 2 small quite beaches inside the gated community where the property is located. Please note that the water at the beaches, depending on the time of the year, can be muddy and murky. There is also a sign that says “Caution: Crocodiles in the Area”. These beaches are convenient to launch kayaks/paddle boards from, or to sunbathe on the sand, but not necessarily the best for enjoying the ocean water.

Diving, snorkeling and glass-bottom boating in the clear waters of the Florida Keys National Marine Sanctuary are fantastic experiences.

Watersport activities in Key Largo are plentiful, including fishing, kayaking and swimming with the dolphins.

Or, just relax with a tropical beverage and watch the beautiful sunsets in one of the many restaurants and bars in the area.

Key Largo, like many of the islands in the Florida Keys, is not known for its beaches. Its water is shallow, the result of a 221-mile-long coral reef system that extends from Miami to the Dry Tortugas National Park near Key West. However, there are several man-made beaches that skirt waters teeming with tropical fish.

HARRY HARRIS AND FOUNDERS
The closest beaches to Key Largo outside of John PenneKamp Coral Reef State Park are a few miles south. Harry Harris Park is at mile marker 93 between Key Largo and Islamorada. The park features a small sandy beach with a roped-off swimming area, children’s playground, boat ramp, picnic tables and restrooms. The Harry Harris Park beach is open to the public, and admission is free on weekdays. Farther south, close to mile marker 87, Founders Park offers family fun with a beach, skate park, baseball fields, and an olympic pool with a shallow section. Other amenities include picnic tables and restrooms.Anne's Beach.

ANNE'S BEACH is at mile marker 73 in Islamorada. Named for environmentalist Anne Eaton, the beach features a shallow swimming area, covered picnic tables and a quarter-mile-long wooden boardwalk connecting two small parking lots. The areas around the parking lots can be crowded, but five covered picnic pavilions farther down the boardwalk offer a bit more seclusion. Anne’s Beach fronts the Atlantic Ocean, but because of the shallow water there are gentle currents and few waves.

FAR BEACH is located at mile marker 120 inside John PenneKamp Coral Reef State Park, two sandy beaches are open to the public for a fee. The first is called Far Beach. This palm-lined, man-made sandy beach attracts sunbathers and beachcombers. The water is calm, warm and shallow, making it a good swimming spot, especially for children. A portable rollout mat called the Mobi-Mat is installed across the sand, providing wheelchair accessibility.

CANNON BEACH is located beside the fishing pier in Largo Sound is Cannon Beach, famous for its 17th century cannon mounted right on the sand, as well as remnants from a Spanish shipwreck planted in the water. Like Far Beach, Cannon Beach is man-made, but with its abundance of sealife and tropical fish, including tarpon and barracuda, the site is used frequently for snorkeling. No more than 100 feet from shore snorkelers can view the barnacle-encrusted ship’s cannons and an ancient iron anchor, among other artifacts.

The best airports to fly in to are Fort Lauderdale and Miami.

Fort Lauderdale is typically cheaper than Miami. It's approximately 1.5 hours away. Miami is the closest option at about an hour away but it can sometimes be a little more pricey depending on your flights. You can rent cars at both locations so either option is very convenient for making your way down to Key Largo.

The security gate closes at 11pm. If you're leaving the property, make sure to bring the gate pass. The office is NOT 24 hours!

If for some reason you get locked out there is a security pad with a call button.

Security cameras / audio recording devices
The property has security cameras capable of recording or sending video, audio, or still images. VRBO requires hosts to inform guests of any such camera or device located in a common area—even if it will be turned off during a guest’s stay. VRBO prohibits security cameras or recording devices in private spaces like bedrooms, bathrooms, or sleeping areas. These cameras are for security only and are only able to monitor the exterior of the property. They cannot see inside the RV.

This is one of the most sought after Kampgrounds in the Keys! It's full of families that have been vacationing here and bringing their extended families along for decades. You will be hard pressed to find someone that isn't on "Island Time". The property sits on 40 acres of nature, campsites, and activities waiting for you to enjoy. There is a full en suite bathroom on board, plus a combined kitchenette/walk-in closet area where you can enjoy coffee from a Keurig machine, keep your beverages cool, and store your belongings. A gasoline-powered, electric-start generator can be accessed directly from the closet area, allowing you to have electricity on board without the need to pull any chords or fill any gas tanks (the generator's exhaust fumes are directed to blow outside of the houseboat).

Alternatively, guests can reach the houseboat via kayak or paddleboard (if they bring their own). As one option, a local company provides rentals at a nearby beach resort, and full access to the resort beach, pool, and tiki bar are included in their rental price (food can also be purchased from the tiki bar). The houseboat is within visible distance of the beach resort, making for easy travel between the two during the rental company's hours of operation. (Please note that there is no agreement in place for overnight parking, so we do not recommend this as your primary mode of transport). We can provide the company's information after booking. For now, please be advised of some of their rates below:

COMPLIANCE WITH FLORIDA LAW
Please read our Rental Agreement carefully before booking. Florida law requires houseboats to comply with certain rules and formalities. By submitting a booking with us through VRBO or affiliates, each guest explicitly agrees to be bound by the terms of our "Vacation Rental Agreement," which are shown in our listing.

In order to comply with Florida law and receive the access code to enter the property, EACH GUEST must do the following before the day of check-in:
1. Fill out, sign, and return a full copy of the Vacation Rental Agreement, which will be sent to you separately after booking via SignWell. (Remember, you can read a full copy of the Agreement's terms in our listing).
2. Send us a copy of your valid, unexpired photo ID
3. If born after 1987, send us a copy of your valid Florida boating safety ID card OR a temporary certificate (these can easily and quickly be acquired online, and we can send you the information after booking)
4. Watch the Pre-Rental Instruction Video (we will provide the video after booking)
5. Initial, sign, and return a copy of the "Livery Pre-Rental and Pre-Ride Instruction Checklist and Attestation Form" which we will provide after booking (each guest needs to fill out their own form)

EXPECTATIONS ABOUT YOUR STAY
Because of the houseboat's “off the grid” location on the ocean, it is important that guests have proper expectations about their stay.

FRESHWATER

The houseboat will have approximately 150 gallons of freshwater at check-in. Renters are responsible for making sure that they conserve enough water, and they are strongly encouraged to keep each shower to a maximum of 15 minutes and to turn off the sink’s faucet when not in use. If applicable, and at no extra charge, we will refill the water tanks every fourth day of your stay (or less often, if water consumption is lower than expected).

If more water is needed, guests can request a refill for an extra fee. However, we cannot guarantee that extra water can be delivered quickly enough, since the water is delivered through a third-party.

ELECTRICITY

A gasoline-powered generator is provided on board. The generator needs to be turned on in order to use: the A/C unit, and the coffeemaker. If the batteries are properly charged, then Renters will not need to turn on the generator in order to use: the phone charger/outlet that is by the bed, or the LED lights that wrap around the room. However, in the rare event that these items have no power, it is a sign that the generator needs to be turned on in order to charge the batteries.

AIR CONDITIONING

Guests should be aware that on sunny days, the temperature inside the houseboat will be hot. The A/C unit can help to cool the temperature. However, when it is sunny, the A/C unit should not be expected to create a cold environment. (The A/C DOES create a chilly environment at night!)

In order to better cool off during the day, guests should direct the intensity and direction of the A/C unit’s fan by using the remote control. (For example, if guests are in the seating area, they should adjust the fan to blow in that direction.) The door should remain closed in order to facilitate the cooling.

FOOD

Guests are responsible for bringing their own food and drinking water. Some bottles of water will be provided as a courtesy, but guests should arrange to bring extra drinking water on board (we cannot guarantee that the freshwater provided in the tanks is safe for drinking). Guests are responsible for coordinating their transportation between the houseboat and shore to make food trips. If guests choose to rely on any third-party service (such as a water taxi), guests need to be mindful of that service’s rules and times of operation to avoid running out of food.

Additionally, if you let us know in advance, we can help you coordinate with a third party food delivery service. They typically charge $20-30 to deliver food directly to the houseboat.

WHAT TO BRING

In addition to food and water, guests should bring plenty of sunblock for protection from the strong Florida sun. There is plenty of turtle grass in the area, so water shoes are highly recommended to protect your feet from any cuts or scrapes.

WAIVER AND RELEASE
Due to the unique nature of the property and the aquatic activities involved, guests expressly assume all risks during their stay and agree to release the host from liability for any kind of negligence.

Your safety is our top priority so we require you to use handrails while walking up to the bow. It can be slippery. We also require you to use ladder rails with two hands when climbing up and down from the flybridge. There is no leaning on the rails from the top of the bridge. No running allowed on the vessel.
Please note:
Staying on a boat has some added risks that a house does not. Decks get slippery and you must step from the dock to the boat. With that in mind we do require a signed waiver to stay. Please note that a Registration/Check-In Fee of $125 (subject to change) will be charged by Venture Out Security upon arrival. Additionally, parking is available for only one vehicle per unit, and extra parking permits may be obtained from the Guard Station for a nominal nightly fee, subject to availability. It is important to adhere to all Rules and Regulations during your stay. Renters must be 25 years or older, and overnight occupancy is limited to a maximum of 6 people, all of whom must be registered with the Rental Manager. Furthermore, up to 2 dogs are permitted per Venture Out Regulations.
Check-in time is at 4pm, and check-out time is at 10am unless alternative arrangements have been made with the Property Manager prior to arrival. To safeguard both guests and the property owner, a refundable $150 Security Deposit is required at the time of booking. There is a 4% credit card processing fee.
The main guest of the reservation will be required to submit a copy of your driver's license to the Rental Manager for our records.
The Rental Agreement is required to be signed within 24 hours from time of booking.
All reservations are subject to final approval from the local Rental Manager.

Key Largo Kampground & Marina is located 50 miles south of Miami on a quiet 40 acre tropical setting (Mile Marker 101.5 Oceanside). It is a quarter mile off U.S. 1, one mile south of the entrance to John Pennekamp Coral Reef State Park (around 7 min by car).

Our location in Key Largo is the perfect getaway for exploring all the Keys have to offer. John Pennekamp Park offers glass-bottom boats, snorkel, sailing, scuba tours, kayak and paddle-board, rentals and family water fun.

- Only registered guests will be allowed in the campground. There is maximum capacity of 6 guests per unit.

duration of the reservation and that you will be responsible for the actions and behavior of each
individual present at the Vacation Rental during your stay. This includes ensuring everyone in your party
or otherwise present at the Vacation Rental (each an ìoccupantî) is aware of and in compliance with the
terms identified in this Agreement. If you are bringing a minor as an occupant, you acknowledge and
agree that you are solely responsible for the supervision of that minor throughout the duration of your
stay and agree to the terms of this Agreement on each minorís behalf. 2. PAYMENT TERMS &
CANCELLATION. The total amount due, including the base rates, taxes, and fees are displayed on the
checkout webpage for the Vacation Rental. The balance is due prior to arrival within the schedule

booking at any time in the time frame specified in the app, however, all amounts that have been paid if

hereto, or as otherwise delivered to you, and are incorporated into this Agreement. Please review these
terms carefully, as violation(s) may result in additional fees or the immediate removal of you and other members of your party from the Vacation Rental without refund. Further, violation of any law or
ordinance by any individual at the Vacation Rental during your reservation will result in the immediate
removal of you and other members of your party from the Vacation Rental without refund. 4. ARRIVAL
DETAILS & CHECK-IN/CHECK-OUT. Once your booking has been paid in full, you will receive contact
information for the primary contact for your stay (your ìGuest Contactî). Check-in and check-out times
will be communicated to you prior to your arrival, unless otherwise set forth in the description of the
Vacation Rental. Please confirm your expected arrival time with your Guest Contact. If you or any
member of your group fails to vacate the Vacation Rental at the designated check-out time, the Owner
or the Guest Contact may initiate any and all proceedings necessary to remove you, your occupants, or
your belongings from the Vacation Rental. 5. DAMAGE. Any damage to the Vacation Rental must be
reported to the Guest Contact before check-out. You agree damage to the property is your full
responsibility. This may include damage or loss occurring during your stay, violations of house rules or
policies, additional cleaning fees, and/or any fines or other costs incurred by the behavior of you or any
other occupant during your stay in violation of laws or other regulations. You grant Owner the right to
seek Resolution through Airbnb for any such damages, including, but not limited to, additional cleaning
fees. To ensure that the proper party is held responsible, please notify your Guest Contact of any
damage found at check-in. 6. FEES & ADDITIONAL SERVICES. All mandatory and optional booking-related
fees will be disclosed in the Vacation Rental listing. If you fail to select any option(s) that incur additional
fees applicable to your stay and it is later discovered that you should have paid for such option(s), you
grant the Owner the right to seek Resolution through Airbnb to recover those fees. 7. MAXIMUM
OCCUPANCY. a) The maximum number of people that may occupy the Vacation Rental is indicated in the
listing description. For clarification, this number applies to all overnight guests, day visitors and children.
Unless otherwise approved by the Owner in writing, occupancy over the indicated capacity may result in
the immediate removal of you and other members of your party from the Vacation Rental and forfeiture
of all amounts paid. b) Parties and large gatherings are not permitted at the Vacation Rental under any
circumstances. Conduct of unauthorized parties or gatherings may result in your removal from the
property without refund and the Owner or Guest Contact may contact local law enforcement when
appropriate. You agree to respect the Vacation Rental, neighbors, the surrounding community and to
follow all applicable laws, regulations, ordinances and rules, including noise ordinances. You agree to
conduct yourself in a manner that does not disrupt neighbors or community members. 8. CONDITION OF
THE PROPERTY. The Owner cares very much about their Vacation Rental and strives to keep it in
excellent shape. If you notice any problems, hazardous conditions, housekeeping issues, or maintenance
issues, please notify your Guest Contact immediately. 9. HOST ACCESS. You agree to allow the Owner,
Guest Contact, and/or their agents reasonable access to the Vacation Rental during your stay if
requested. Such access may be necessary to resolve maintenance related issues you report. In the event
of an emergency, the Vacation Rental may be accessed without prior notice or permission. 10.
CLEANLINESS. You are expected to treat the Vacation Rental with respect, keeping in mind that this is an
individualís home, not a hotel room. You are expected to leave the Vacation Rental in a clean, neat, and
orderly condition and respect requests regarding check-out procedures. 11.
CANCELLATIONS/UNFORESEEN CIRCUMSTANCES. All funds are non-refundable unless stated otherwise
(Section 2) and no refunds will be due in the event your stay at the Vacation Rental becomes impossible
for a reason outside Ownerís control, including natural disasters, fire, epidemic, pandemic, federal,
state, or local quarantine, civil commotion, changes in laws or regulations, evacuation orders, or other
acts of government agencies. However, in such circumstances, Owner may choose, in its sole discretion
and as your sole remedy, to issue a travel credit of the amounts paid as an act of goodwill. Any travel
credits issued by Owner will be subject to the terms set forth at issuance, including terms regarding
expiration date and non-transferability. For purposes of clarification, inclement, unfavorable, or even
severe weather is not considered a force majeure event under this provision and no refund or credit is
due (or will be made) to you. 12. INDEMNITY & HOLD HARMLESS. You agree to indemnify and hold
harmless Owner, Guest Contact and their agents, for any liabilities, claims, damages, injuries, costs or
expenses whatsoever arising from or related to your use and/or occupancy of the Vacation Rental,
including, but not limited to, any claim or liability for personal injury, damage, or loss of any kind
resulting from your actions or omissions, and the actions or omissions of other occupants, during or
relating to your stay. 13. ASSUMPTION OF RISK. You and anyone using the Vacation Rental during your
stay accepts and assumes all risks involved in or related to the use of the Vacation Rental and
surrounding property, the pool, or any other body of water (including but not limited to a canal, lake or
an ocean at or adjacent to the Vacation Rental), any water-related activities, features on the property,
activities participated in during your stay on or off the property, amenities provided at the property, or
third-party transportation vendors, as applicable, whether or not disclosed in the listing. You understand
that travelling and staying in a vacation rental property may increase the likelihood of contracting an
infectious disease, such as COVID-19, and you voluntarily assume that risk. You further accept and
assume all risks involved in or related to any recreational equipment of any kind, including but not
limited to beach or pool equipment, golf cart, bicycles, kayaks, docks, boats, paddleboards or other
floating devices, game or sports equipment, as applicable. You are responsible for determining your
fitness for participating in any features or activities during your stay and your ability to fully understand
and comply with any directions, warnings, laws, or regulations presented. TO THE MAXIMUM EXTENT
PERMITTED UNDER APPLICABLE LAW, YOU KNOWINGLY, VOLUNTARILY AND FREELY ASSUME ALL RISKS,
BOTH KNOWN AND UNKNOWN, OF THE ABOVE-DESCRIBED ACTIVITIES, AND YOU ASSUME FULL
RESPONSIBILITY FOR PARTICIPATION IN ANY SUCH ACTIVITIES. 14. ATTORNEYíS FEES & COSTS. If Owner
or Guest Contact employs the services of an attorney or attorneys to enforce any terms or conditions of
this Agreement, you shall be liable to Owner or Guest Contact, as applicable, for reasonable attorneyís
fees and costs incurred. 15. FALSIFIED BOOKINGS. If your booking was made under false pretense,
including, but not limited to, a falsified name, age or size of party, you will be subject to immediate
cancellation of your reservation, removal from the property, and forfeiture of all amounts paid. 16.
LIMITED SHORT-TERM RENTAL. It is expressly understood and agreed that this is a short-term, transient
vacation rental and is not a lease or other long-term residential tenancy agreement, and that the
Vacation Rental is not intended to be utilized as a primary residence. This Agreement is only for the
licensed use of the Vacation Rental for the stated reservation dates. It creates no property rights in you
and no rights to renewal or for recurring usage. If you hold over after the expiration of your reservation
dates, your extended stay, if authorized, will be from day-to-day only and will not constitute a renewal
or an extension for any further term. In such case, you will be liable for paying for the additional day(s)
at a rate equal to two (2) times the nightly rate set for the property on the dates of your holdover, plus
the actual costs of re-accommodating future tenants that were scheduled to use the Vacation Rental
during such dates. You may not sublet the Vacation Rental or any part of it and shall not assign any
interest (in whole or in part) to this Agreement or any rights hereunder. 17. ARBITRATION &
ARBITRATION AWARD. If you have a dispute that arises from or relates to this Agreement or the
Vacation Rental, and if the dispute cannot be settled through direct discussions, you agree to submit all
unresolved disputes, controversies or claims to binding arbitration in Florida administrated by the
American Arbitration Association in accordance with its Commercial Arbitration Rules, to be conducted
in Monroe County, Florida or virtually, if consented to by all parties. ANY AWARD OF THE ARBITRATOR
AGAINST OWNER CANNOT EXCEED THE TOTAL AMOUNT PAID FOR THE GUESTíS BOOKING AT ISSUE.
YOU EXPRESSLY WAIVE ALL CLAIMS IN EXCESS OF, AND AGREE THAT YOUR RECOVERY SHALL NOT
EXCEED, THIS AMOUNT. Any such award shall be in satisfaction of all claims by you against Owner or
Guest Contact. Judgment on any award rendered in such arbitration can be entered in and enforced by
any court having jurisdiction. LIMITATION OF LIABILITY. TO THE MAXIMUM EXTENT PERMITTED BY LAW,
IN NO EVENT WILL OWNER, GUEST CONTACT, OR THEIR AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES,
AGENTS, AND/OR OWNERS, BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR
PUNITIVE DAMAGES ARISING OUT OF OR IN CONNECTION WITH YOUR STAY AT THE VACATION RENTAL.
THIS LIMITATION APPLIES TO ALL CLAIMS FOR DAMAGES WHETHER BASED ON A THEORY OF
WARRANTY, CONTRACT, TORT (INCLUDING ORDINARY NEGLIGENCE), STRICT LIABILITY, OR ANY OTHER
CAUSE OF ACTION, EVEN IF OWNER HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES AND
EVEN IF THE LIMITED REMEDY SET FORTH HEREIN IS FOUND TO HAVE FAILED OF ITS ESSENTIAL
PURPOSE. CLASS ACTION & JURY TRIAL WAIVER. ANY AND ALL PROCEEDINGS TO RESOLVE CLAIMS WILL
BE CONDUCTED ONLY ON AN INDIVIDUAL BASIS AND NOT IN A CLASS, CONSOLIDATED OR
REPRESENTATIVE ACTION. IF FOR ANY REASON A CLAIM PROCEEDS IN COURT RATHER THAN IN
ARBITRATION, THE PARTIES EACH WAIVE ANY RIGHT TO A JURY TRIAL. 18. JURISDICTION & VENUE. This
Agreement is made in, and shall be governed solely by the laws of, the State of Florida without regard to
conflict of laws principles. If for any reason a claim proceeds in court rather than arbitration, such action
may only be brought in the state or federal courts in Monroe County, Florida, and each party hereby
submits to the exclusive jurisdiction of those courts for the purposes of any such proceeding.
19.GENERAL TERMS. If any section, clause, paragraph, or term of the Rental Agreement is held or
determined to be void, invalid, or unenforceable for any reason, all other terms, clauses, or paragraphs
herein shall be severed and remain in force and effect. This Agreement shall be binding on and inure to
the benefit of the parties hereto and on each of their heirs, executors, administrators, successors, and
assignees. This Agreement or any rights hereunder may not be assigned (in whole or in part) by you. This
Agreement is taken in full compliance with federal, state, and local Fair Housing Laws, without regard to
race, color, religion, sex, country of origin, handicap, or familial status. This Agreement becomes binding
upon receipt of your initial payment. Sending payment constitutes your acceptance and agreement to
these terms, conditions, limitations, and restrictions. EXHIBIT A ñ ADDITIONAL HOUSE RULES 1. Check-In:

the hiring of DJs, caterers, bartenders or other service providers intended for hosting parties, events or
large gatherings.
Any commercial use of the property (i.e., film or photo shoots).
Any gathering that
violates applicable laws, regulations, or ordinances

Welcome to PELICAN POINT! We are so excited to share one of our favorite places with you. Come enjoy our brand new luxury RV with all the amenities of home.

We have a 38 foot Sport Trek Touring Edition trailer. It is tastefully decorated, very clean and in an excellent location within the Kampground.

If you enjoy cooking then you're going to love this set up. There is an outdoor kitchen with a propane flattop grill, food preparation area, outdoor refrigerator, TV with DVD player, bluetooth speakers, and a stainless steel sink! It is the ultimate entertainment space.

We have tried to achieve the "glamping" status for our guests. Gather your family or friends, grab a cozy blanket and watch a movie on the new outdoor sectional and coffee table made from polywood. It will comfortably fit everyone while you enjoy the outdoors. Take a stroll to the beach at the end of the street or just simply hang out at the pool. If you want to get really crazy, join the locals for BINGO at the clubhouse! (only offered in the winter season).

There are boat slips for rent, a boat ramp, swimming pool, beach volleyball, basketball, bocce ball, badminton, children's playground, laundry facilities and more.

The master bedroom has an upgraded Layla memory foam mattress; full queen sized bed, not the short RV queen! There is a fireplace for chilly nights (we do get some cool days every once in a while!) with an en-suite bathroom. Each bedroom has either chilled memory foam pillows or down pillows. There are both soft and firm options to ensure everyone has an excellent sleep experience. The couch has heated massage seats that recline with cup holders, an outlet and USB charging ports. There is a wireless charging pad above the fireplace in the main living area for your convenience. The kitchen is upgraded with solid surface counters, stainless steel sink and has a gas stove. There is a full Calphalon pot and pan set, Ninja blender, Calphalon toaster, pour over coffee, electric kettle and all the things you'll need to cook for your loved ones. The dinette converts into a bed.

The bunk room is in the rear and not just a fun place to sleep. There is a table for board games and another full size sofa. During the day that would be a perfect place to work from home remotely. The couch is a jack knife style which converts into a full size bed. There are three additional beds, 3 with mattress toppers as well so everyone will be very comfortable!

The windows have black out shades so if you have little ones they can nap mid-day after they've had a full morning of fun!

Each bedroom has a 32 inch wall mounted smart TV, the living room has a 40 inch as well as the outdoor entertainment area. Both 40 inch TV's are equipped with DVD players and Roku's so feel free to login to any of your own streaming accounts. The trailer has high speed wifi.

There are two separate bath houses in the Kampground. They are both a short walk from the trailer and have full showers and toilets. One is located on the backside of the main office and the other is across from the clubhouse. This is great for larger groups! It allows more people to get ready at the same time, especially if you're trying to make it to dinner reservations. That just means more time for sightseeing or relaxing at the pool! While the trailer has 1.5 bathrooms this is a great bonus.

Outside of the Kampground there is every activity you could image from jetskis, to eco-tours, fan boats, snorkeling, swimming with the dolphins, scuba diving, para-sailing, live music, boat charters where you get to keep your catch! You can even bring it to a local restaurant where they will prepare it for you. Check out the guest book for more info on restaurants and activities.

Key Largo Kampground & Marina is located 50 miles south of Miami on a quiet 40 acre tropical setting (Mile Marker 101.5 Oceanside). It is a quarter mile off U.S. 1, one mile south of the entrance to John Pennekamp Coral Reef State Park (around 7 min by car).

Our location in Key Largo is the perfect getaway for exploring all the Keys have to offer. John Pennekamp Park offers glass-bottom boats, snorkel, sailing, scuba tours, kayak and paddle-board, rentals and family water fun.

KEY LARGO, FLORIDA, UNITED STATES-
Key Largo Kampground is conveniently located a few blocks away from The Tradewinds Shopping Plaza with a Publix Supermarket.

Key Largo is the first of the fabulous Florida Keys and is the self-proclaimed Dive Capital of the World.

It is home to the world's largest artificial reef, the 510-foot USS Spiegel Grove, the John Pennekamp Coral Reef State Park and the African Queen.

Everglades National Park is just a short trip away from Key Largo.

KEY LARGO KAMPGROUND AND MARINA-There are 2 small beaches inside the gated community where the property is located. Please note that the water at the beaches, depending on the time of the year, can be muddy and murky. There is also a sign that says “Caution: Crocodiles in the Area”. These beaches are convenient to launch kayaks/paddle boards from, or to sunbathe on the sand, but not necessarily the best for enjoying the ocean water.

Diving, snorkeling and glass-bottom boating in the clear waters of the Florida Keys National Marine Sanctuary are fantastic experiences.

Watersport activities in Key Largo are plentiful, including fishing, kayaking and swimming with the dolphins.

Or, just relax with a tropical beverage and watch the beautiful sunsets in one of the many restaurants and bars in the area.

Key Largo, like many of the islands in the Florida Keys, is not known for its beaches. Its water is shallow, the result of a 221-mile-long coral reef system that extends from Miami to the Dry Tortugas National Park near Key West. However, there are several man-made beaches that skirt waters teeming with tropical fish.

HARRY HARRIS AND FOUNDERS
The closest beaches to Key Largo outside of John PenneKamp Coral Reef State Park are a few miles south. Harry Harris Park is at mile marker 93 between Key Largo and Islamorada. The park features a small sandy beach with a roped-off swimming area, children’s playground, boat ramp, picnic tables and restrooms. The Harry Harris Park beach is open to the public, and admission is free on weekdays. Farther south, close to mile marker 87, Founders Park offers family fun with a beach, skate park, baseball fields, and an olympic pool with a shallow section. Other amenities include picnic tables and restrooms.Anne's Beach.

ANNE'S BEACH is at mile marker 73 in Islamorada. Named for environmentalist Anne Eaton, the beach features a shallow swimming area, covered picnic tables and a quarter-mile-long wooden boardwalk connecting two small parking lots. The areas around the parking lots can be crowded, but five covered picnic pavilions farther down the boardwalk offer a bit more seclusion. Anne’s Beach fronts the Atlantic Ocean, but because of the shallow water there are gentle currents and few waves.

FAR BEACH is located at mile marker 120 inside John PenneKamp Coral Reef State Park, two sandy beaches are open to the public for a fee. The first is called Far Beach. This palm-lined, man-made sandy beach attracts sunbathers and beachcombers. The water is calm, warm and shallow, making it a good swimming spot, especially for children. A portable rollout mat called the Mobi-Mat is installed across the sand, providing wheelchair accessibility.

CANNON BEACH is located beside the fishing pier in Largo Sound is Cannon Beach, famous for its 17th century cannon mounted right on the sand, as well as remnants from a Spanish shipwreck planted in the water. Like Far Beach, Cannon Beach is man-made, but with its abundance of sealife and tropical fish, including tarpon and barracuda, the site is used frequently for snorkeling. No more than 100 feet from shore snorkelers can view the barnacle-encrusted ship’s cannons and an ancient iron anchor, among other artifacts.

Other things to note
The best airports to fly in to are Fort Lauderdale and Miami.

Fort Lauderdale is typically cheaper than Miami. It's approximately 1.5 hours away. Miami is the closest option at about an hour away but it can sometimes be a little more pricey depending on your flights. You can rent cars at both locations so either option is very convenient for making your way down to Key Largo.

The security gate closes at 11pm. If you're leaving the property, make sure to bring the gate pass. The office is NOT 24 hours!

If for some reason you get locked out there is a security pad with a call button.

The space
The Wild One is anchored in very shallow and protected water, so no need to worry about rough seas or a rocking boat. The houseboat features an open aired front & back deck along with a large 2nd floor observation space that is perfect for enjoying fabulous Key west weather. You have a host of options for sleeping, the back bedroom has an incredibly comfortable full size bed while the living room features a large futon. You can string up a hammock on the front deck or sleep under the stars on the upstairs couch. You have a full bathroom with a propane heated shower, also a solar outdoor shower. This boat has all the amenities of normal house. Last of all this boat is powered by the sun and cooled by the air so enjoy some peace and quiet on the wild one. The cool ocean air makes it quite comfortable.

You have “The Wild One” completely to yourself! We include snorkels and fins, 2 paddle boards, floating noodles and a large lounging float. We provide outdoor cooking equipment, a French press, coffee, cream and sugar. Grill out while watching sunset! There is also a 5 gallon jug of drinking water as well. Generally the houseboat is quite comfortable with a lovely ocean breeze and nothing but windows any direction you look!
For the rare days of low winds there is a portable air conditioning unit on board.

The master bedroom has a king size bed, second room has twin bunk beds(top bunk 100lb weight max) and a table that converts to a bed, & a full size pullout bed in the dining area. Very cozy and quiet atmosphere. We are located in a dead end street where it’s less crowded. No back neighbors which is a plus & the other neighbors are super friendly.

Calusa is conveniently located next to John Pennekamp Park, Fishing Charters, Snorkeling, Scuba Diving and some of the best Seafood restaurants in town.

Please Note Before Booking: This is a professionally maintained RV on a canal lot, not a house. Guests must check in at the Calusa office. A $10 registration fee is required, and additional fees may apply for pets ($10), boats/jet skis ($25), and extra vehicles. A refundable security deposit may also be required by the campground.

Parking: One vehicle included. Extra vehicles may require approval and fee.

Vessel Restrictions: Boats and jet skis may be restricted on holiday weekends and during lobster mini-season.

The space
This houseboat is the largest one we have on the fleet, reach unit 40 feet long and 16 feet wide. There’s more than enough space, with the balcony in the back overlooking the water and entire rooftop deck.

Other things to note
Boat living is not for everyone and we want everyone to have a great experience. Climbing aboard may be difficult for those with hip, knee, or other mobility issues. There are stairs to access the boat and within the boat. You may have to make a longer than usual step to access the boat. Use handrails with caution.

Think of this experience as a unique glamping experience, not a luxury hotel stay! If you keep this mentality, you will not be disappointed!

If you are sensitive to the smell of sea water, an overnight stay on a boat may not be for you.

Be aware that hot water is very limited and showers on the boat will not be glamorous, for this reason, we strongly encourage use of the shower house.

The toilet onboard is emptied weekly. We encourage minimal toilet paper usage and going number two at the marina, if possible.

The boat will remain stationary for your stay. If you are interested in a chartered experience, just let us know and we will help coordinate that with a captain.

The Perry offers great shower facilities that are a short walk from the boat. We will provide you with the key code to access these amenities.

If you're interested in a bareboat charter to the Dry Tortugas, please note that a minimum of five nights is required. In addition to the payment made through Airbnb, you would need to purchase three 24-hour excursions, allowing you to spend one night at the Dry Tortugas. On your way to and from the destination, you would also stay at the Marquesas Islands, which are located halfway. This charter is truly a once-in-a-lifetime experience that will provide memories to cherish forever. Due to the distance, it is not possible to make the trip to the Dry Tortugas and back in just one day.

The excursions and charters offered are discounted from the regular prices and must be paid directly to our company outside of Airbnb at the time of booking.

We also offer bareboat day charters, which do not require an overnight stay on the yacht. To book this type of charter, please contact our company directly, as Airbnb is solely set up for overnight accommodation bookings.

If you wish to operate the boat or tender yourself, you must book directly with our company and go through an approval process. Taking control of the vessel yourself (without hiring a captain) is subject to prior experience on similar boats.

We do not provide snorkel gear, & it is recommended you rent a full set at a nearby dive shop to assure your gear will fit you properly. You can rent fishing gear here as well as this is not provided. Paddle board and kayak rentals are also available nearby and some companies will even deliver them to the marina.

The advertised price on this listing covers the cost of insurance that covers you and the crew during your reservation period as well as the cost to survey the boat after you leave. You will be required to undergo a bareboat contract and will take full responsibility of the operation and safety of the yacht, crew, and all passengers.

Guests must be able to walk up & down stairs inside the boat and be able to make a longer than usual step at times to get on and off the boat. The 12th guest will sleep in the galley on the couch. One cabin offers a single bed while all the other five beds are queen size.

Other things to note
Boat living is not for everyone and we want everyone to have a great experience. Climbing aboard may be difficult for those with hip, knee, or other mobility issues. There are stairs to access the boat and within the boat. You may have to make a longer than usual step to access the boat. Use handrails with caution.

Think of this experience as a unique glamping experience, not a luxury hotel stay! If you keep this mentality, you will not be disappointed!

If you are sensitive to the smell of sea water, an overnight stay on a boat may not be for you.

Be aware that hot water is very limited and showers on the boat will not be glamorous, for this reason, we strongly encourage use of the shower house.

The toilet onboard is emptied weekly. We encourage minimal toilet paper usage and going number two at the marina, if possible.

The boat will remain stationary for your stay. If you are interested in a chartered experience, just let us know and we will help coordinate that with a captain.

The Perry offers great shower facilities that are a short walk from the boat. We will provide you with the key code to access these amenities.
