Even when the nights are cool and crisp, our deck and yard are set up for your enjoyment. With a gas fire-pit in the yard, gas BBQ on the deck, plenty of extra blankets, and several seating options you can settle in for quiet evenings in the fresh air, throughout fall and early winter months.

Downstairs you'll find a kitchen with everything needed to cook complete meals, plus a comfortable living room & dining setup. There's a bedroom with king bed, walk-in closet and dedicated workspace downstairs, plus full bath and laundry. Upstairs you'll find a spacious bedroom with 2 queen beds, huge closet, porta-crib and dog beds which you can use, plus attached bathroom with shower.

55" smart TVs in the living room and the upstairs bedroom will keep everyone entertained when outdoors adventures wrap up. The Wi-Fi is fast enough to stream or work-from-cabin too.

Access to the cabin is super-easy: level and flat entrance from the county road, plus parking for up to 3 cars just steps from the front porch. We have a small deck with seating and a Charbroiler gas bbq. Patio furniture, Adirondack chairs, a gas fire-pit and a redwood picnic table give you numerous options for how and where to enjoy the property.

Guest Access:
You'll access the cabin with a smart-lock. We'll send you the code and wifi password before you arrive. The entire cabin and yard is yours to enjoy! Keep in mind that you're in the mountains and weather, critters and terrain can surprise you at any time - even in the fenced yard area. Don't leave children or pets unattended, please.

The Neighborhood:
Quiet forested mountain neighborhood at 5000' elevation. Easy access from Hwy 4 east of Dorrington, just minutes away from high alpine adventures year around.

Getting Around:
Parking for the cabin is off-street, we have a level and driveway with easy access from the county road. Plow services throughout the winter help maintain access.

Snow and ice: at 5000' we can get snow and/or freezing temperatures any time between October and May. During the winter it is best to always carry chains and come up in an all-wheel drive or 4-wheel drive vehicle with all-season or snow tires.

Other Things to Note:
You'll lose cell service along Hwy 4 most of the way from Murphy's to the cabin. **Be sure to download your check in instructions before you lose service**

Interaction with Guests:
As hosts we are available (remotely) to provide support or answer questions most days 7am - 8pm. We have local cleaners and support personnel in the event of something seriously wrong and will do our best to remedy any situation that impacts your stay. Generally, the cabin creates a very independent experience for guests who enjoy an escape to the mountains.

Upon booking, $300, plus the c/c fee, is due immediately and is charged to the credit card on file. The balance is due 30 days prior to arrival (if you are booking a stay that is sooner than 30 days from the booking date, the full amount is due immediately & will be charged to your card on file). We will accept payment by check for the final payment, as long as your arrival date is further out than 45 days. - "Cabin is located in Dorrington about 10 minutes from the State Park entrance. Area is super quiet, Cabin was very clean, we used the kitchen for breakfast only as we were out for most of the day hiking and sightseeing. WiFi worked great, if that’s important. The stairs to access the cabin are steep, so if you have knee issues or not in at least average physical shape climbing the stairs might be an issue. Wish we would’ve known but if you take the road that keeps going past the turn off to the cabin, you’ll reach the Stanislaus River in about 10 minutes, very beautiful scenic short drive that we found the last day we were there."

WINTER Preparedness:
The cabin has a steep driveway, and can be slippery during the winter. We provide partial snow removal services for the driveway and make every attempt to have the driveway plowed prior to your stay. However, the main highway and roads are maintained by CalTrans and the county. It can result in some delays for private snow removal companies to access the house. 4X4 vehicle and/or tire chains will be required during winter. It is highly recommended to have access to offline maps for directions in the event of power outages causing loss of internet connection. Snow shovels are provided and available by the entrance to the cabin for guests to access the front door and the deck safely. During snow season, street parking is not permitted. Doing so may put your vehicles at risk of being damaged by the snow plow or risks being towed. For up to date road/traffic conditions, pls refer to Cal Trans Website.

Checkout Instructions;
-Turn off all lights/AC/Central Heat(For the HVAC in main level bedroom - use the HVAC remote located on the wall- IMPORTANT), stove, oven, grill.
-Empty all trash including compost, recyclables. Place all trash in bear box located at the end of the driveway. Secure/lock bear box after trash drop off. Raise the red signal flag.
-Lock all doors including access to the house from the deck.

Winter Additional Check out Requirement;
Due to recent low temperature and frozen pipes;
1. Turn off the main water valve located at the right front of the house underneath a wood block.
2. Turn on the bathroom faucet, shower, and kitchen faucets. Flush the toilet until the reservoir is nearly empty.
3. Pour a few ounces of antifreeze (located underneath the kitchen sink) into each sink, the toilet, and the shower drain.

Pinecone Cottage is an inviting cabin set in a wooded area in the quiet community of Dorrington -- a perfect year-round destination. Visiting Big Trees State Park? Use our pass and one car goes for free! And during the summer season (Memorial Day to Labor Day) our guests have access to the Rec Center pool and other outdoor amenities!

The intimate LIVING ROOM area is a lovely place to spend evenings having a snack or beverage, chatting with friends and family, or relaxing in front of the Smart TV. The DINING ROOM table seats six.

The KITCHEN has a dishwasher, microwave, gas range, and oven, refrigerator, toaster, coffee maker, and is equipped with plenty of pots and pans, dishes, silverware, and accessories.

FOR COFFEE LOVERS – We provide locally roasted coffee from Gold Country Roasters in Murphys. Brew it your way with either:

IMPORTANT: Separate RENTAL AGREEMENT and SECURITY DEPOSIT ($250)

Immediately after booking you will receive a link to a separate Rental Agreement from Evergreen Dorrington. This agreement must be e-signed in order for the booking to take effect.

In addition, we require a separate security deposit credit card hold of $250, released within 5 days after check-out. Submission of the credit card is a requirement of Evergreen Dorrington, separate from any requirements of VRBO.

TRASH REMOVAL FEE ($150):
Like many cabins in the area, we do not have a garage and therefore, can't keep trash at the property. In bear country, absolutely no trash can be left outside. For that reason, we require guests to remove their trash from the cabin at check out.

For your convenience, we have just purchased and installed a bear box with both a trash and recycling can. Trash is picked up every MONDAY and recycling is picked up every other MONDAY.

We installed the bear box in the hopes that you won't have to take your trash out with you. But we obviously can't guarantee that the cans will be empty when you arrive. So, if the cans are full, we ask you to take trash with you when you check out. We have large black trash bags available in the pantry for double bagging.

Any trash bags left in the cabin put an extra burden on our cleaner because we don't have a place to store them and she will need to make a separate round trip to the dump. We, therefore, charge a $150 trash fee if you choose to leave trash bags inside the cabin. There is a convenient free trash dump on your way out of town in Avery (more directions/instructions provided after booking).

EV CHARGING FEE
We charge $0.50/kWh for charging. Depending on your booking platform we will either charge the credit card we have on file or request the payment through the app after checkout.

PET POLICY:
You are welcome to bring along up to two well-behaved, house-trained dogs. We charge a flat $125 for up to two pets. Please describe your furry friends and their behavior/personality when you book!

WEATHER AND OUTAGES:
No refunds for storms, poor regional air quality, or weather-related outages (Comcast, PG&E, etc).

In the winter we strongly encourage you to drive a 4-WHEEL DRIVE (AWD) vehicle and/or be experienced with tire chains.
We encourage you to consider purchasing a separate low-cost travel insurance policy that can provide you coverage for last-minute cancellations. As part of the Evergreen Dorrington booking process, we provide you the option to purchase trip insurance from a 3rd party provider.

Please note: cell phone reception is limited in the Arnold/Dorrington area. VERIZON (and its partners like Tracfone, and Xfinity Mobile) tends to be the only provider that works.

- "Wonderful property, clean, comfy, thoughtfully provisioned. Would definitely stay again!" - "Lovely location, amongst the trees and very quiet so you it feels secluded although it is part of a nice neighborhood. Access to the neighborhood community pool and playground was awesome, fire pit and hot tub were amazing, well equipped house including espresso machine. Appreciated small touches like the phone charging cords for the three common charging plugs, and easy to remember door lock code. We had a few questions along the way and the owner was very helpful and replied very quickly. Only issue is that the upper half of the taller windows was uncovered so light streamed in pretty early in the morning, but you kind of have to expect that from staying in a cute cabin in the woods so just make sure you bring an eye mask if you are not an early riser. Would 100% stay here again."

- "There were seven of us and it was specious enough. Fully stocked kitchen and everything one might need. We stayed for a week, loved the place! Very close to the Bear Lake (15 min walk) and relatively close to Alpine lake (7 min drive or 3 mile hike in the forest). We love Bear Valley during summer, so peaceful and beautiful!" - "We stayed here for two weeks and it was a very comfortable home away from home." - "Our family of 4 stayed for a weekend at condo #202. It was perfect. The 'kids' bedroom has 2 bunkbeds so the apartment could fit up 6 (but it might be a bit small for 6 adults). The master bedroom was large and had a queen bed. The condo was very clean, fairly new in all aspects including appliances (gas stove) and looked out over trees- no other buildings are very close on the window side. Plenty of heat and a thermostat controlled gas fireplace. Access was very easy after picking up the info pack as there's a fob to access the indoor parking and the condo door is code. It's a corner unit so only the living room shared a wall which made it quiet. We could hear the people upstairs on occasion but nothing loud at all. The location is great- far enough into the village so you don't hear any traffic on Route 4 and a 2 minute walk across to the General Store and the pub. The kitchen was stocked with the normal rental-ware and we weren't wanting for anything. There's even a full spice rack. The coffee maker is a simple Mr. Coffee basket machine, so bring what you need if you're a coffee snob. ;-)"

Nestled between Washoe Native American grinding rocks, this property is a

significant historical landmark of the village. This popular A-Frame cabin

boasts 3 bedrooms and 2 bathrooms with a loft! The living room offers a large

sofa with a chaise, flat screen TV, wood burning stove, two sliders leading to

the deck with views of the trees and rocks and opens up to the kitchen and

dining room. The fully equipped kitchen offers all of the cooking essentials,

plentiful plates, glassware and silverware and a breakfast bar with barstools.

The dining table has seating for six and extra chairs throughout. The master

bedroom offers a queen sized bed and a dresser. There is a bathroom in between

the bedrooms with a glass enclosed shower over tub and a large vanity. The

secondary bedroom offers twin sized bunkbeds and a queen sized bed, as well as

a Pack N Play in the closet. Upstairs there is a desk and a daybed with a

trundle in the loft, another bathroom with a stall shower and another bedroom

with a queen sized bed. Ideally located, it is only a five minute walk to the

village center where you will find options for dining, the general store and

other amenities. Ski in/ski out via Lunch Run or Home Run with a two minute

ski trip to the free shuttle to the ski resort. Nicely appointed, this cabin

makes for a great winter or summer rental. Firewood provided in winter and a

BBQ available in the summer. **Please note, during winter, roads to the cabins

are closed to wheeled vehicles. As part of your reservation, we provide

snowmobile transportation upon your arrival and departure.

There is also direct access from the carport to the interior of the home, with only 2 stairs to entry. While the bedrooms and 1 bath are located on the 1st floor, interior stairs are required to access the loft and 2nd bathroom

Best Lil Cabin sleeps up to 6 guests in 3 bedrooms (2 bedrooms plus the loft). Bedrooms 1 and 2 are both on the main floor, each with a Queen bed. The upstairs loft doubles as Bedroom 3 and includes a Full Bed and a Twin bed. There is a full bathroom on the main level and a half bathroom upstairs. Laundry is on the main floor.

Note: The driveway is fairly steep, during the winter months chains may be required and a 4WD recommended.

Pet Policy: This cabin is not pet friendly - If a pet is brought to a non-pet friendly cabin, there will be a $1,000 fee charged to card on file.

Tenant must be at least 25 years old to rent.

Communication: Property management will contact tenant by their preferred method of communication (personal email, text, etc.) to send a required rental agreement, check-in instructions, etc.

Payment (where applicable): A 2% surcharge (of the total transaction amount) will be added to your transaction charges when your credit card is charged. Upon booking, $300, plus the c/c fee, is due immediately and is charged to the credit card on file. The balance is due 30 days prior to arrival (if you are booking a stay that is sooner than 30 days from the booking date, the full amount is due immediately & will be charged to your card on file). We will accept payment by check for the final payment, as long as your arrival date is further out than 45 days. If you wish to pay by check, please email our office immediately to advise us NOT to charge your card on file for the final payment. Please note that if your check is not received by the 30 day mark, your credit card on file will be charged, regardless of previous arrangement. All payments are due in full 30 days prior to your arrival.

- "My wife, son, parents and I spent Memorial Day weekend. The views outside of the beautiful trees and woods were so peaceful. We loved the yard and hammocks and the space was very convo and cozy. We loved the neighborhood. Would definitely return" - "Great location, this is perfect for being a bit isolated while still being 10-20 minutes from the main town. We were wonderfully surprised by snow and the cabin was warm and very homey. It has a very nice open concept floor plan, and very family friendly. Sleeping arrangements were comfortable and kitchen was well stocked with cooking items/appliances etc. Also came stocked with board games. Some of us had cell phone services (Verizon/AT&T) others didn’t (T-mobile). But there is wifi which is a plus. Wifi is a little spotty in certain areas of the home but still functions. Only thing that could be improved is for the owners to provide more toilet paper/paper towels when accommodating large parties. When we arrived there was less than half a paper towel roll. And only 1 replacement of toilet paper for each bathroom. For 10 people on a 4-night stay, we went through a lot more toilet paper/paper towels than what was provided and had to make a grocery run. Other than that we had a wonderful time, thank you for hosting!"
