Even when the nights are cool and crisp, our deck and yard are set up for your enjoyment. With a gas fire-pit in the yard, gas BBQ on the deck, plenty of extra blankets, and several seating options you can settle in for quiet evenings in the fresh air, throughout fall and early winter months.

Downstairs you'll find a kitchen with everything needed to cook complete meals, plus a comfortable living room & dining setup. There's a bedroom with king bed, walk-in closet and dedicated workspace downstairs, plus full bath and laundry. Upstairs you'll find a spacious bedroom with 2 queen beds, huge closet, porta-crib and dog beds which you can use, plus attached bathroom with shower.

55" smart TVs in the living room and the upstairs bedroom will keep everyone entertained when outdoors adventures wrap up. The Wi-Fi is fast enough to stream or work-from-cabin too.

Access to the cabin is super-easy: level and flat entrance from the county road, plus parking for up to 3 cars just steps from the front porch. We have a small deck with seating and a Charbroiler gas bbq. Patio furniture, Adirondack chairs, a gas fire-pit and a redwood picnic table give you numerous options for how and where to enjoy the property.

Guest Access:
You'll access the cabin with a smart-lock. We'll send you the code and wifi password before you arrive. The entire cabin and yard is yours to enjoy! Keep in mind that you're in the mountains and weather, critters and terrain can surprise you at any time - even in the fenced yard area. Don't leave children or pets unattended, please.

The Neighborhood:
Quiet forested mountain neighborhood at 5000' elevation. Easy access from Hwy 4 east of Dorrington, just minutes away from high alpine adventures year around.

Getting Around:
Parking for the cabin is off-street, we have a level and driveway with easy access from the county road. Plow services throughout the winter help maintain access.

Snow and ice: at 5000' we can get snow and/or freezing temperatures any time between October and May. During the winter it is best to always carry chains and come up in an all-wheel drive or 4-wheel drive vehicle with all-season or snow tires.

Other Things to Note:
You'll lose cell service along Hwy 4 most of the way from Murphy's to the cabin. **Be sure to download your check in instructions before you lose service**

Interaction with Guests:
As hosts we are available (remotely) to provide support or answer questions most days 7am - 8pm. We have local cleaners and support personnel in the event of something seriously wrong and will do our best to remedy any situation that impacts your stay. Generally, the cabin creates a very independent experience for guests who enjoy an escape to the mountains.

We will accept payment by check for the final payment, as long as your arrival date is further out than 45 days. - "Cabin is located in Dorrington about 10 minutes from the State Park entrance. Area is super quiet, Cabin was very clean, we used the kitchen for breakfast only as we were out for most of the day hiking and sightseeing. WiFi worked great, if that’s important. The stairs to access the cabin are steep, so if you have knee issues or not in at least average physical shape climbing the stairs might be an issue. Wish we would’ve known but if you take the road that keeps going past the turn off to the cabin, you’ll reach the Stanislaus River in about 10 minutes, very beautiful scenic short drive that we found the last day we were there."

WINTER Preparedness:
The cabin has a steep driveway, and can be slippery during the winter. We provide partial snow removal services for the driveway and make every attempt to have the driveway plowed prior to your stay. However, the main highway and roads are maintained by CalTrans and the county. It can result in some delays for private snow removal companies to access the house. 4X4 vehicle and/or tire chains will be required during winter. It is highly recommended to have access to offline maps for directions in the event of power outages causing loss of internet connection. Snow shovels are provided and available by the entrance to the cabin for guests to access the front door and the deck safely. During snow season, street parking is not permitted. Doing so may put your vehicles at risk of being damaged by the snow plow or risks being towed. For up to date road/traffic conditions, pls refer to Cal Trans Website.

Checkout Instructions;
-Turn off all lights/AC/Central Heat(For the HVAC in main level bedroom - use the HVAC remote located on the wall- IMPORTANT), stove, oven, grill.
-Empty all trash including compost, recyclables. Place all trash in bear box located at the end of the driveway. Secure/lock bear box after trash drop off. Raise the red signal flag.
-Lock all doors including access to the house from the deck.

Winter Additional Check out Requirement;
Due to recent low temperature and frozen pipes;
1. Turn off the main water valve located at the right front of the house underneath a wood block.
2. Turn on the bathroom faucet, shower, and kitchen faucets. Flush the toilet until the reservoir is nearly empty.
3. Pour a few ounces of antifreeze (located underneath the kitchen sink) into each sink, the toilet, and the shower drain.

Use our pass and one car goes for free! And during the summer season (Memorial Day to Labor Day) our guests have access to the Rec Center pool and other outdoor amenities!

The intimate LIVING ROOM area is a lovely place to spend evenings having a snack or beverage, chatting with friends and family, or relaxing in front of the Smart TV. The DINING ROOM table seats six.

The KITCHEN has a dishwasher, microwave, gas range, and oven, refrigerator, toaster, coffee maker, and is equipped with plenty of pots and pans, dishes, silverware, and accessories.

FOR COFFEE LOVERS – We provide locally roasted coffee from Gold Country Roasters in Murphys. Brew it your way with either:

IMPORTANT: Separate RENTAL AGREEMENT and SECURITY DEPOSIT ($250)

Immediately after booking you will receive a link to a separate Rental Agreement from Evergreen Dorrington. This agreement must be e-signed in order for the booking to take effect.

In addition, we require a separate security deposit credit card hold of $250, released within 5 days after check-out. Submission of the credit card is a requirement of Evergreen Dorrington, separate from any requirements of VRBO.

TRASH REMOVAL FEE ($150):
Like many cabins in the area, we do not have a garage and therefore, can't keep trash at the property. In bear country, absolutely no trash can be left outside. For that reason, we require guests to remove their trash from the cabin at check out.

For your convenience, we have just purchased and installed a bear box with both a trash and recycling can. Trash is picked up every MONDAY and recycling is picked up every other MONDAY.

We installed the bear box in the hopes that you won't have to take your trash out with you. But we obviously can't guarantee that the cans will be empty when you arrive. So, if the cans are full, we ask you to take trash with you when you check out. We have large black trash bags available in the pantry for double bagging.

Any trash bags left in the cabin put an extra burden on our cleaner because we don't have a place to store them and she will need to make a separate round trip to the dump. We, therefore, charge a $150 trash fee if you choose to leave trash bags inside the cabin. There is a convenient free trash dump on your way out of town in Avery (more directions/instructions provided after booking).

EV CHARGING FEE
We charge $0.50/kWh for charging. Depending on your booking platform we will either charge the credit card we have on file or request the payment through the app after checkout.

PET POLICY:
You are welcome to bring along up to two well-behaved, house-trained dogs. We charge a flat $125 for up to two pets. Please describe your furry friends and their behavior/personality when you book!

WEATHER AND OUTAGES:
No refunds for storms, poor regional air quality, or weather-related outages (Comcast, PG&E, etc).

In the winter we strongly encourage you to drive a 4-WHEEL DRIVE (AWD) vehicle and/or be experienced with tire chains.
We encourage you to consider purchasing a separate low-cost travel insurance policy that can provide you coverage for last-minute cancellations. As part of the Evergreen Dorrington booking process, we provide you the option to purchase trip insurance from a 3rd party provider.

Access to the neighborhood community pool and playground was awesome, fire pit and hot tub were amazing, well equipped house including espresso machine. Appreciated small touches like the phone charging cords for the three common charging plugs, and easy to remember door lock code. We had a few questions along the way and the owner was very helpful and replied very quickly. Only issue is that the upper half of the taller windows was uncovered so light streamed in pretty early in the morning, but you kind of have to expect that from staying in a cute cabin in the woods so just make sure you bring an eye mask if you are not an early riser. Would 100% stay here again."

the deck with views of the trees and rocks and opens up to the kitchen and

dining room. The fully equipped kitchen offers all of the cooking essentials,

- "Three of us spent happy days & nights in this small cabin. Away from the highway in a sylvan development, the spot is a three-minute walk from gorgeous woods and granite outcrops. We stayed in late January, when few of the nearby cabins are occupied and the walk down to the cabin from the road is pretty icy. The cabin is one large room on the ground floor (it combines a kitchen and living room, a bit like a studio apartment) with a narrow staircase leading to a sleeping area (three beds, one with folding doors to screen it) above. There’s a deck facing north off the main room. The beds have comfortable foam mattresses and nice bedding. The kitchen has a good four-burner gas stove, nice refrigerator, a small microwave oven, a toaster, a blender, a small food processor that worked as a spice grinder, an electric water kettle, a coffee machine we didn’t use, and what looked like an electric slow cooker. Good skillets and pots. There’s a record player! And a fireplace with plenty of wood. The nearest store is up the road a few miles at Bear Valley Resort. Thank you to the gracious owner, who replied promptly and considerately to questions."

Communication: Property management will contact tenant by their preferred method of communication (personal email, text, etc.) to send a required rental agreement, check-in instructions, etc.

Payment (where applicable): A 2% surcharge (of the total transaction amount) will be added to your transaction charges when your credit card is charged. Upon booking, $300, plus the c/c fee, is due immediately and is charged to the credit card on file. The balance is due 30 days prior to arrival (if you are booking a stay that is sooner than 30 days from the booking date, the full amount is due immediately & will be charged to your card on file). We will accept payment by check for the final payment, as long as your arrival date is further out than 45 days. If you wish to pay by check, please email our office immediately to advise us NOT to charge your card on file for the final payment. Please note that if your check is not received by the 30 day mark, your credit card on file will be charged, regardless of previous arrangement. We were wonderfully surprised by snow and the cabin was warm and very homey. It has a very nice open concept floor plan, and very family friendly. Sleeping arrangements were comfortable and kitchen was well stocked with cooking items/appliances etc. Also came stocked with board games. Some of us had cell phone services (Verizon/AT&T) others didn’t (T-mobile). But there is wifi which is a plus. Wifi is a little spotty in certain areas of the home but still functions. Only thing that could be improved is for the owners to provide more toilet paper/paper towels when accommodating large parties. When we arrived there was less than half a paper towel roll. And only 1 replacement of toilet paper for each bathroom. For 10 people on a 4-night stay, we went through a lot more toilet paper/paper towels than what was provided and had to make a grocery run. Other than that we had a wonderful time, thank you for hosting!"

Located in the lovely community of Sky High Ranch, this three story home is

five miles from Bear Valley and across the street from the small pond. The

home offers 3 bedrooms plus a sleeping loft over the living area. It also has

2.5 bathrooms. You enter into a generous mudroom, which is nice to have in the

winter for gear and snowy clothes. There are two bedrooms and a bathroom on

this bottom floor. One small bedroom has a queen and the other has a bunk bed

with a double on the bottom and a twin on top. There is also a full bathroom

with a shower. On the main floor is the light filled living room area with

cathedral ceilings and two sliding glass doors to a large deck (may not be

accessible in winter). Between these two sliders is a stone hearth fireplace

(firewood provided). Behind this room is the dining area with a pass through

to the nicely sized kitchen. The kitchen offers a refrigerator with the rare

ice maker, a toaster, coffee maker, and large window over sink with a back

door leading to a small deck. This floor also has another full bathroom with a

shower over tub. This bathroom has a washer and dryer behind closet doors. The

upper level has a loft with a twin bed as well as a queen bed and opens up to

the living room. The back bedroom offers another queen bed, and a twin sized

daybed complete with a trundle and a closet with two more sleeping pads. The

upstairs bathroom is a half bath, which is nice for nighttime. The deck offers

views of the pond, BBQ and lounge chairs.

Our properties always have all beds made, except for the top bunk of bunk

beds, where the linens are provided for guests to make themselves. If the

guest exceeds the number of beds available, there will be an additional charge

$35 per guest and we will need to be notified in advance to ensure proper

accommodations.

Our detached garage guest loft apartment is on a private 3-acre canyon view lot next to the main cabin rental property. The loft/garage is detached and has a separate entrance from the main house. It is two levels with beds, tv, and seating upstairs and a kitchenette, laundry, and bathroom on the main floor. The driveway, parking, and deck area are shared with main house guests.

Guest access
Guests have access to the entire loft apartment, including a loft sleeping area w/ 3 beds (1 double/2 twins), shower, laundry, kitchenette/fridge/microwave/toaster oven/coffee maker.

Other things to note
The apartment is set up for short stays and we do not provide cooking equipment or a dining area. The outdoor deck/entry is shared with other guests.

The main level has a queen bed bedroom, second level has one queen bedroom with an oversized closet and one bedroom with two twin beds, also with an oversized closet. All bedrooms have high quality standing fans, nightstands and dressers for storage. Additional sleeping accommodations can be found on each level - the main floor has a pull out couch and the second level has a futon in the loft.

If you’re a large group on vacation together, having access to multiple bathrooms is important. There are 2 bathrooms - one on each level- to make it easy for guests to unwind from a busy day. The downstairs bathroom has a tub/shower combo and expansive vanity with ample storage, while the upstairs bathroom is cozier with a walk-in shower and shelving for additional storage. High-quality towels and toiletries (shampoo, conditioner, body wash) are provided.

Upstairs you will find an additional living space which can be closed off from the main floor - perfect for kids or remote work! A 24 in. computer monitor is provided to aid any working from "home" that needs to be done.

Guest access
Guests will have private access to the entire property. There is reliable high-speed internet (100 mbps) throughout the entire property. Streaming services are available on flat-screen TVs.

Registered guests will have access to the Blue Lake Springs Community Center. There is a $20 per person, per day fee for use of the Community Center amenities

Parking is available in the driveway of the house with up to 4 cars.

A keypad is located at the front door for a simple keyless entry. The entry code will be provided to you 48 hours before your arrival. The code is changed after every guest.

We provide a complimentary starter pack for guests with hand soap, toilet paper, paper towels, dishwasher pods, and trash can liners. We recommend you bring additional items appropriate for your stay duration

Please note there is a Ring Flood Light security camera located at the front of the house facing the parking and entrance for your security. There are no cameras inside the property.

The cabin is family friendly, with a Pack'n'Play and high chair are available for guest use (please use at your own risk)

☆PETS☆
We love hosting pets! We happily welcome up to two dogs at our home without an added pet fee. If you're planning to bring your furry friends along, please don't hesitate to send me a message! We cannot accommodate other animals at this time.

Just a few other notes! You are expected to clean up after your pet, in the house, and in the yard. We ask that you provide your OWN blanket for them to lay on if your pet prefers that. Dogs are NOT allowed on our furniture/beds/couch/blankets/sheets and an additional cleaning fee will be charged if dog hair is found on these items at check out. If you book and bring more than two dogs, you’ll be subject to additional fees.

☆GARBAGE☆
Due to the location of the cabin and prevalence of wildlife, guests are required to remove all garbage from the cabin at the end of their stay. Garbage can be dropped off at the Avery Transfer Center, a 10 minute drive from the cabin, for no fee. Be sure to verify days and hours of operation prior to your departure to ensure availability.

The wood-burning fireplace is one of the most loved features of this cabin, providing warmth and a cozy ambiance on cool nights. Be sure to bring your own firewood! The local ACE Hardware and Big Trees Market usually have bundles for sale.
