Lake Access: Our home is situated on a street that dead-ends at Lake Combie, just a short quarter-mile walk away. While the lake is private with no public access points unless you own lakefront property, we enjoy walking down to admire the serene views, especially at sunset.

Fireplace Use: Although our home has five fireplaces, only the one in the living room is available for guest use.

Hey there!

I know it looks like a ton of information but I like for my guests to know everything there is to know about my space!

I want to be fully transparent, so I've included information and other helpful tips to make your stay enjoyable.

CONSUMABLES: You'll find a variety of seasonings, cooking oil, coffee (regular and decaf), tea, sweetener, etc.

DINNER GUESTS: We understand some of your family may live nearby. We are open to our guests having family over to share a meal. We love helping folks make memories! The home is NOT to exceed 12 people total and dinner guest requests MUST be pre-approved by the host in advance. This offer is only available to guests with other excellent reviews. Only registered guests (12 total) may stay the night. Unauthorized guests beyond what is stated in the reservation will result in a $100 per guest per night fee.

THE DAY OF CHECK OUT: I don't require much in the way of cleaning. After all, you paid a cleaning fee right? Please do your dishes. Place all trash in the trash cans located throughout the home. Turn off the lights and heater/air conditioner, close and lock any windows you may have opened and return the key back to the lockbox. No need to empty all the trash cans, mop, vacuum, strip the beds or do laundry. We will take care of it! We just want our guests to RELAX!

Additionally, if you move any furniture during your stay, please return it to where you found it. A $100 fee will be charged if furniture is not returned to its original placement by the day of check-out.

HOT TUB: Please refrain from using the hot tub as a cold pool. Doing so prevents the filters from operating correctly, requiring the tub to be drained and deep cleaned after departure. Should this rule be disregarded, a $100 cleaning fee will be applied. We appreciate your understanding and cooperation to ensure the longevity and quality of the hot tub experience for all guests.

SMOKING POLICY: This is a smoke free environment including cigarettes, e-cigarettes, vape, etc. The smell is impossible to remove and could cause disruptions to future guest reservations. If evidence of smoking indoors is discovered, an additional fee of $100 will be charged and potentially the additional cost that is incurred by losing the next guest's reservation because we cannot eliminate the odor in time for the next arrival. Marijuana is legal in California and IS ALLOWED OUTSIDE ONLY.

CLEANING FEE: Our cleaning fee is based on a courteous guest that leaves the home in good condition. If the home is extremely dirty after check out, you will be charged an additional $100 cleaning fee. This fee includes but is not limited to the discovery of blood, vomit, urine, feces or any other biohazard. Please be advised, we will not attempt to clean any bodily fluid stained items due to potential health risks to my family and future guests. Instead, I will throw the item(s) away, forward my purchase receipts to VRBO and bill you to replace the item(s) in question. Thanks for your understanding!

OVERSTAY FEE: If you are still occupying my property at the 10AM check out time, you will automatically be charged the cost of an additional day at the base rate with no discounts. This does not award you possession of the property, this is just a penalty. If the next guest cannot check in because we cannot clean the home in time, you will be charged the cost associated with losing that reservation.

UNDECLARED GUEST FEE: To deter parties, any undeclared guests over the max occupancy of seven that enter our property, will be charged $100 per person, per day.
Only registered guests are allowed on the property. Absolutely no sex offenders, felons or any other criminals are allowed on my property.

SAFETY/CLEANING PRODUCT PLACEMENT: We happily welcome children but please keep in mind our home is not baby proofed.

COMPLAINTS/REFUNDS: We always try to make everything perfect and because this is our home, we rarely have any unexpected issues. All complaints must be made within the first two hours of arrival on check in day. By addressing a complaint about any aspect of the property to VRBO or the host, you are authorizing the host or maintenance person to come to the property to remedy the situation up to the standards you require. Power outages, weather and road conditions, acts of nature, flight cancellations, sightings of insects, malfunctions with the TV's internet service, or other equipment/appliances do not qualify for refunds. We recommend purchasing travel insurance and reviewing VRBO's terms of service. We reserve the right to refuse accommodation or demands from rude, disrespectful and/or discourteous guests.

CAMERAS/SECURITY SYSTEM: The Property has security cameras placed in the front porch / entrance and at the garage facing the driveway. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, guests sneaking in pets, guests disregarding the maximum occupancy allowed, and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. The full deposit will be forfeited if any of the above are found. You will also be asked to leave the property immediately without any money returned.

TERMS AND CONDITIONS: You understand you are renting a short-term rental property and will not have tenant rights, no matter the length of your stay. This is considered written proof to the authorities that you have no rights to the home after your reservation has ended. You will be considered a trespasser. Violate the house rules and your reservation will be terminated immediately and is considered grounds for removal from the property without refund. Private security will be hired at your expense to remove all trespassers. You are entering the host's property at your own risk. The host disclaims any liability and shall not be held responsible for any personal injury, accident, incident, pet injury, death, property damage or loss. The host will not be responsible for damages of any kind or any other liability whatsoever arising from or in conjunction with a reservation made through VRBO. Anyone, including undeclared guests who enter the host's property agrees to the house rules and conditions.

Violation of any of these house rules will result in your reservation being immediately canceled without refund.

For the Apple Hill (Camino) lovers, we are less than ten miles from this special area! In April, there is the Apple Blossom Festival. In the summer, there is the cherry and berry harvest. In the fall months, the traditional harvest season is in full swing. You can enjoy the cornucopia of fruits, ciders, vegetables, wines, baked goods, and homemade preserves. Of course, in winter, you can start your own family traditions as you cut down your own Christmas tree and enjoy the magic in the air! We live in a main road that gets plowed, but at times, the show berm might need to be removed. We do our best to clear the driveway, but the weather and snow accumulation aren't always predictable. Always be prepared by having extra warm clothing, gloves, and snacks. If you do not have a 4WD, bring chains. At times, the electricity may be interrupted in severe weather due to downed power lines. Same in summer. Since we are in a highly wooded area, PGE ma find it necessary to turn the power in the summer for fire safety concerns.

Minutes from Historical Auburn, with easy 5 min access to I80 or Hwy 49. This charming home is nestled in a quiet neighborhood with lots of trees. Once a booking for our property is received, the property is removed from the market for those dates and potential guest renters look elsewhere for their accommodations. We understand the challenges of planning travel during these times with variables we cannot control, however, we are a business and bookings that are cancelled less than 60 days prior to a scheduled stay negatively affect our ability to rebook our property for those dates.

Owners are not responsible or liable for unforeseen circumstances such as: Unfavorable weather, road conditions, catastrophic events, emergency evacuations, Acts of God, disruption of utility services, power outages, disruption of cable and/or internet services, malfunction or breakdown of appliances, boiler, water supply, sewers, hot tub, or other equipment malfunctions such as TVs. There will be no refunds or rebates given to Guest Renters as a result of any unfortunate circumstances that are outside of the Owner’s control within your stay.

If a catastrophe (hurricane, tornado, earthquake, flood, fire, or wild fire etc.) or any situation simply beyond our control impairs the vacation rental stay, Owners are not responsible for finding alternate lodging for the Guest Renters or for the Guest Renters’ financial losses related to transportation or alternate lodging. There will be NO REFUNDS OR CREDITS FOR EMERGENCY EVACUATIONS. GUEST RENTERS ASSUME THE RISK OF LOSS IN THESE SITUATIONS.

ALL CANCELLATIONS MADE PRIOR TO A GUEST’S ARRIVAL DATE, REGARDLESS OF THE DATE WHEN THE CANCELLATION IS MADE, WILL INCUR A $150.00 CANCELLATION FEE. This cancellation fee will be deducted from the Guest Renter’s deposit/rent payment that was made at the time of booking.

Written Cancellation Notices made, regardless of the date the cancellation was made, will receive a 100% refund for the following items that were pre-paid by the Guest:
1) Cleaning Fee

There will be NO REFUNDS if you choose to depart early from your scheduled stay.

Cancellations made within any number of days prior to your confirmed stay due to “COVID SHUTDOWNS” will receive 100% refund. “COVID SHUTDOWNS” are described as shutdowns directed by County, State, and/or Federal officials in these situations:

1) El Dorado County
2) State of Nevada
3) National (USA)
4) GLOBAL

You will NOT receive a refund if you cancel due to the fact that either yourself, or someone else in your party, contracts COVID and needs to cancel within 30 days or less of your confirmed stay dates. In the unlikely event this would happen, the General Cancellation Policies below will apply:

Park in top parking lot and walk down steps if you do not have a 4 wheel drive car. In the winter, you will most likely need a 4wd to get to the home. Be careful in the winter as much of the road will be icy, and the steps may be icy as well.
Parties/Noise: In order to respect the neighbors and our quiet neighborhood, we do not allow parties in the house, and we kindly ask that things are kept on the quieter side after 10:00 pm.

Number of Guests: There will be a fee of $25 for each guest over 6 unless discussed with us, even if the person does not stay the night. This is to prevent parties.

Check-Out: Check-out is before 11:00 am. There will be a fee of $100/hour for late checkouts. Please let us know about the time you plan to check out so we can pass this information on to the housekeepers. We kindly ask that prior to leaving, place any dishes in the dishwasher and take out all the trash. This helps us keep the cleaning cost down. Leave the home basically as you found it when you arrived.

Restrooms: We kindly request that only toilet paper be flushed down the toilet. Wet wipes, including those labeled as flushable, should not be flushed as they can clog the sewer system.

Food Items: Please refrain from disposing of food in the garbage disposal.

Smoking: Our house is a non-smoking home. There will be no smoking of cigarettes or weed inside the house or a $300 charge.

Candles: We do not allow candles in the home, this is a fire hazard.

Damage: We understand that accidents happen. We ask that you please let us know when something is broken so that we can replace or repair it. There is a stain remover under the sink in the kitchen for the carpet and bedding.

Pets: Pets are allowed with a $100 per pet, non-refundable fee. No more than two (2) pets are allowed. Please alert us prior to your stay if you are planning on bringing along your pet. All pets must be fully potty trained, and not track mud or dirt into our home; please clean your pet's feet if they are dirty/muddy prior to allowing them in the home. Pets are NOT allowed on any furniture, including the beds. Keep the bedroom doors closed that are not being used. We shall not be held responsible in any way for anything that may happen to your pet. Please note, there will be an additional $100 fee for any animal waste found on the property after you leave. Please note that the pets are not to be left alone at the home.

Longer Stays: For stays exceeding 30 days, a mandatory cleaning service is required at the guest's expense. This ensures that the accommodation is well-maintained throughout longer stays. The cleaning fee will be charged to the guest.

Lost Items: Please do not forget anything in the home. We can not package and ship things that are left behind.

Cameras: We have a Ring Video Doorbell camera installed at the entrance for safety.

Utilities: We kindly ask that you switch off lights and turn off AC/heater when not in the home.

Trash Removal: Please put trash cans on the curb Tuesday evening for Wednesday morning pickup, and bring them back to the right side of the home Wednesday afternoon.

Please do not unplug anything in the home. It is difficult for the next guest if lamps are unplugged, and there are items in the home that operate the door lock and doorbell. If you don’t know what it is, do not unplug it. Do not unplug the wireless router or modem or it will shut down the door lock and you may get locked out.

- "- There was a gas leak at the furnace requiring heater to be shut off - Hot tub water was green on our arrival - Lights in the outdoor bar weren’t working - Lighting on outdoor staircase werent working (we had to unload our suitcases down dark stairwell) - Owner was quick to respond but only partially addressed issues. He sent someone to clean hot tub but she came after dark and we never saw her. No one checked in with us to explain why water had been green or explain what was done to ensure our safety. On 2nd day of our stay found HVAC contractor working on furnace. 2 hours before I was sent a message in app to inform me he was coming but I hadn’t seen the message so it was a surprise to find a contractor there. Contractor told me someone had complained about gas smell. He said unit would not be safe to run the remainder of my stay until parts to fix it came in. Owner messaged me afterward saying we would need to use the space heaters and stove to heat the house because gas valve was leaking. When I later complained I didn’t feel he took our safety seriously and had let us check in with a suspected gas leak he denied there was a gas leak at all. He never sent anyone to look at the lighting issues and previous review mentions this as well so seems like longstanding issue. He never offered to compensate us. Only offer was a late check out (free for him). We ended up checking out a day early since weather was bad, we had no heater and didn’t feel safe in the hot tub."

Parties/Noise
Parties in a short-term rental are against the law, including birthday parties, and against Airbnb policy. Please be mindful of our neighbors during your stay. The property's quiet hours of 10:00 pm to 8:00 am are in place to ensure that you and our whole community can enjoy a restful night's sleep. Do not hang out in the backyard at all after 10:00 pm. We are dedicated to protecting our guests and neighbors from bothersome levels of noise. In an effort to do so, this property is equipped with Minut noise monitoring. It does not record conversation, it simply measures volume level and sends alerts to us if the sound is over 75 decibels. There are motion sensors and cameras installed on the exterior of the property for the security of the home and to help prevent parties. If you have a party we will call the authorities and have you removed from the home.

Number of Guests
There will be a fee of $25 for each guest over the number booked unless discussed with us, even if the person does not stay the night. This is to prevent parties.

Check-Out/Cleaning
Checkout is no later than 11:00 am. Unfortunately, we can NOT offer late checkouts; any checkouts that occur after 11:00 am will incur a penalty fee of $100/hour. Please let us know the time you plan to check out so we can pass this information on to the housekeepers. We do a thorough cleaning between guests and we kindly ask that prior to leaving, you place any dishes in the dishwasher and start it, start a load of towels in the washing machine, and take out all of the trash. Leave the home basically as you found it when you arrived.

Restrooms
Please do not flush anything other than toilet paper down the toilet, including wet wipes and flushable wet wipes.

Smoking
Our home is a non-smoking home, please only smoke in the backyard. It is dangerous to smoke inside and we can't get the smell out for days. If we find ashes from cigarettes or marijuana or the house smells of it, there will be a $300 fine.

Lost Items
Please do not forget anything in the home. Unfortunately, we cannot package and ship things that are left behind.

Candles
We do not allow candles in the home, this is an extreme fire hazard.

Damage
We understand that accidents happen. We ask that you please let us know when something is broken so that we can replace or repair it. There is stain remover under the sink in the kitchen and in the laundry room for the carpet and bedding.

Utilities: Lights / Heating
We kindly ask that you switch off lights and turn down Heat/AC when leaving the home.

Garbage
Place garbage in bins along the side of the home. Trash, recycling, yard waste.

Pets
Pets are allowed with a $100 per pet, non-refundable fee. No more than two (2) pets are allowed. Please alert us prior to your stay if you are planning on bringing along your pet. All pets must be fully potty trained, and not track mud or dirt into our home; please clean your pet's feet if they are dirty/muddy prior to allowing them in the home. Pets are NOT allowed on any furniture, including the beds. Keep the bedroom doors closed that are not being used. We shall not be held responsible in any way for anything that may happen to your pet. Please note, that there will be an additional $300 fee for any animal waste found on the property or damage created by your pet. Please note that the pets are not to be left alone at the home.

Furniture
Please do not rearrange furniture. We have had guests rearrange and damage the furniture and the flooring. It is also difficult for our housekeeper to put it back where it belongs.

Please do not unplug anything in the home. It is difficult for the next guest if lamps are unplugged, and there are items in the home that operate the door lock and doorbell. If you don’t know what it is, do not unplug it. Do NOT unplug the wireless router or modem or it will shut down the door lock and you may get locked out.

Drive just a few miles to some amazing restaurants and wineries. The private deck gives more living space and will be one of your favorite places to relax and eat. You will hear a bubbling brook from the comfort of your queen sized bed if you open the window. The skylight brings natural light in and also allows you to view the stars from bed.

This one bedroom apartment is a private getaway in the middle of Auburn, CA. Surrounded by nature, you will feel like you’re in the country while being less than 5 minutes from some amazing restaurants and wineries.

The decor is warm, inviting, and a place you want to be. The deck is weatherproof under the deck for the main house. Sit outside in the rain and sip a warm mug from the Kuerig or, after returning from a beautiful hike, enjoy the electric fireplace while watching your favorite show.

Public transportation is available, but can be a challenge, but with some ingenuity, you can get around on weekdays up until 5pm. Very close to Casino pick-ups.

It's a quick walk to anything downtown. Neighborhood overview
Close to HWY 50 so easy access to anywhere. Walking trails close, lots of hills, but very pretty little area. Historic homes with lots of charm. Walk to all of the great shops downtown where you'll always find something going on. Of course, everything has changed since COVID, but there are takeout restaurants still open and plenty of activity out there.
Getting around
Having a car or electric bike is best, otherwise walking is always available. Bus lines are close to get you to Sacramento, SF, SLT and other areas outside of this region. Slow but sure locally.
Other things to note
NO GUIDED LATE CHECK IN's after 5:00P. You are welcome to go to your rented room and figure most things out on your own. You are welcome to ask questions of the host the next morning! Room #’s are posted on the door.

Please use only the towels assigned for your room when you check in. There are decorative towels and the owners’ bath towel hanging in the bathroom – please do not use those towels. (Thank You!)
*Please bring your towels into your room after use and hang on the hooks on the back of the doors to dry. Please do not leave wet towels on wood or upholstered furniture, thank you.
*We recycle. It is the blue container on the back porch.
*A coffee maker is provided in your room. You will need to bring your own coffee.
NOTE: There is also a little drive through coffee shop (right across from KFC across the freeway) opens early every day and makes a really great cup of coffee and they have nice pastries, too.
*TP is all around you in the hallway should a roll need to be replaced. Look up and behind the hallway door. There are a couple of emergency rolls under the sink in the cabinet, too.
*There are always more disinfectant wipes. If we run out, let me know!
*If your stay is less than 14 nights, I will clean and change out linens after you check out. If your stay is longer than 14 nights, I will need to have free access to the room from 10AM – 4 PM on Saturday in order to change out sheets and replace all your used with clean towels.
*DUE TO COVID – please wear a mask while you are in the common spaces. *Please wipe down the sink, toilet seat, lavatory handles, the light switch, doorknobs and pretty much everything you touch when you leave the bathroom or the microwave in the kitchen or any common space. It only takes a minute. We all want to survive this pandemic. We do it each and every time so you can rest assured that it is clean when you need to use it. We really appreciate that assurance in return.
*I am using the closet for storage. There is plenty of space plus 10 hangers and plenty of drawer space.

Please do not knock on the front door. Back/side door code is: last 4 digits of your cell phone number. Punch in the code, press the lock symbol and it will beep and you will hear the cylinder disengage for the deadbolt. Give it one second, it will beep again, and you are in. The door will auto-lock behind you as long as you close it completely. Go straight ahead through the kitchen, you will see the bathroom on your left, your guest room is labeled Room #1 on the door. It is down the short hall on your right.

PLEASE NO GUIDED LATE CHECK IN's after 7:00PM. Please let me know if you need a late check in on the first night and please try to come in by 9:00 PM. I'm sure I'll be asleep, but I’ll be happy to answer any questions you may have the next day.

Sitting high on a hill inside a private gated ranch, you will take in breathtaking mountain views looking out towards Lake Tahoe(just a little over an hour drive time), yet conveniently located within 20 minutes of Folsom and 50 minutes of Sacramento. You won’t want to leave this charming, one-of-a-kind place. Very beautiful and quiet retreat spot for the weekend or a week! The landscaping, orchard, lake and view of the Sierra snow caps is as relaxing as you can get! There is a Meditation Temple in the Kriya Yoga tradition and lots of landscaped paths to walk as well as the lake. This is not just a place to stay but a destination. The kitchen is stocked with all you need to prepare vegetarian meals. There are meditation classes and programs.
