Best of Both Worlds!
Our 2 bedroom guest house, with a rural, idyllic, secluded feel, is only a lovely stroll of less than 3/4 of a mile to the heart of downtown Nevada City. Not just a 'vacation rental'. It is a meticulously maintained 1,100 sf home -- Totally separate, private, sophisticated, quiet, one-of-a-kind, architecturally designed, light filled retreat down a long and private driveway.

Honeycomb Ranch is a non-smoking property located in a 'neighborhood' of 4 ranchettes, each 5 acres apart. It is the perfect retreat/get-away for a couple or a couple of friends or a small family.

The large master bedroom is located at the end of the hall and has a new pillowtop kingsize mattress and a sliding glass door opening onto the deck with meadow and forest views. The second bedroom is smaller but has a very comfortable new pillow-top queen size bed, nightstands and a dresser. There is an additional closet in the entry way if hanging space is needed. (See 'Property Details' for additional information.) The furniture in the living room is extremely comfortable, the kitchen is fully equipped and the views from every window are exquisite.

Added bonuses include wheelchair accessibility, unlimited satellite channels on TV, an electric car hook up,
an expandable dining room table (can seat 6-8) and an antique tool museum located in our barn.

If you are parents or grandparents with family living here you want to visit, it is the perfect spot. If you live in San Francisco and want to make a quick getaway out of the fog, it is just a 2 1/2 hour drive. Reno is only an hour and 15 minutes away and Sacramento is just an hour. Easy drives to come to a 'world away'! Anytime is the right time to make your reservations. Nevada County boasts a gorgeous, eastern style Fall with brilliant color everywhere. You don't even have to leave our property to see an unbelievable display of Fall colors. There are huge crafts faires over Thanksgiving weekend and there are classical music festivals in the Fall and throughout the year. Professional theater and our Center for the Arts concerts and events take place year round. In the winter, the towns of Nevada City and Grass Valley both hold street fairs in the month of December prior to Christmas and the towns are decorated to look like something out of a Victorian fairy tale. Winter brings ski-ing and within an hour, you can be at major ski resorts in Lake Tahoe. In the spring, quince, daffodils and everything else is in bloom, frogs are croaking and the river will be flowing. In the summer, you can swim in our magnificent Yuba River, hike, stroll to Farmers Markets, attend music festivals and just enjoy. Weddings abound in our area from Spring through the Fall so if you are part of the wedding party or a guest coming from out of town, make your reservations now. Staying in our guest house instead of a hotel will make the event that much more memorable.

An adorable and private cottage in downtown Nevada City - just a few minutes walk to the shops, galleries, cafes, bars, restaurants, and events of the charming and historic Nevada City. The Downtown Bungalow features a bedroom with a queen memory foam bed, flat screen HD TV, closet and chair. The bathroom includes organic shampoo, conditioner, shower gel, and lotion, plus a hairdryer and luxurious towels. The kitchen has a full set up including a coffee cone, coffee press, burr coffee grinder, juicer and all the appliances, pans, and dishes you need for your stay (a regular 12-cup coffeemaker is available by request.) A gas grill is on the patio. There is a dining area and lovely outdoor patio under a pergola for your morning coffee or afternoon cocktail. We provide French coffee beans, tea, and sparkling water (+treats!) The Bungalow is a separate building on our property, with owner interaction at a minimum. There is private parking for one car. There is heat and AC (during warm months only) in the Bungalow, + a ceiling fan. Please note that the Bungalow is a small granny unit, appropriate for one person or a couple. This property is located in the heart of Alta in a quiet wooded setting. It is a great base for hiking, fishing and skiing in the Tahoe basin. It is 30 minutes from Boreal Ski resort and 45 min from Truckee. We have a huge deck with a BBQ, great for relaxing while having a cup of coffee, or just visiting with family and friends. Plenty of room around the property for the kids and a fire pit to enjoy at night. There is also access to a community pool in Dutch Flat 5 minutes away. This cabin was built in 2010 as my parents summer home and has all the comfort and conveniences. Owners live on site in the separate main house.

Nice quiet neighborhood nestled in the trees. Just steps to Pioneer Park that holds a multitude of events including concerts, movie nights, dance classes, drum circles etc. This park also has tennis courts, baseball fields, a public pool, horseshoe pits and a jungle gym for the children. Just minutes to downtown. Arguably the best neighborhood in Nevada City.

There is parking in the driveway for 2 vehicles. Just a brief walk through a beautiful trail following Deer Creek or down a cascade of stairs will put you in the center of downtown Nevada City. You can also take the streets (5 min walk) into town. We are very centrally located.

other local, HOA, or property regulations. These rules are detailed in the description section of the Vacation Rental listing, in an Exhibit A attached hereto, or as otherwise delivered to you, and are incorporated into this Agreement. Please review these terms carefully, as violation(s) may result in additional fees or the immediate removal of you and other members of your party from the Vacation Rental without refund. Further, violation of any law or ordinance by any individual at the Vacation Rental during your reservation will result in the immediate removal of you and other members of your party from the Vacation Rental without refund.
4. ARRIVAL DETAILS & CHECK-IN/CHECK-OUT. Once your booking has been paid in full, you will receive contact information for the primary contact for your stay (your “Guest Contact”). Check-in and check-out times will be communicated to you prior to your arrival, unless otherwise set forth in the description of the Vacation Rental. Please confirm your expected arrival time with your Guest Contact. If you or any member of your group fails to vacate the Vacation Rental at the designated check-out time, you grant JC Property Solutions LLC the right to charge the credit card number used to book the Vacation Rental for an additional night. Further, JC Property Solutions LLC or the home owner may initiate any and all proceedings necessary to remove you, your occupants, or your belongings from the Vacation Rental.
5. DAMAGE. Any damage to the Vacation Rental must be reported to JC Property Solutions LLC before check-out. You agree damage is your full responsibility. This may include damage or loss occurring during your stay, violations of house rules or policies, additional cleaning fees, and/or any fines or other costs incurred by the behavior of you or any other occupant during your stay in violation of laws or other regulations. You grant JC Property Solutions LLC the right to charge the credit card number used to book the Vacation Rental for any such damages, including, but not limited too, additional cleaning fees. To ensure that the proper party is held responsible, please notify your Host of any damage found at check-in.

The Love Suite is an adorable 350 sf studio with queen bed, satellite TV, internet, brand new kitchenette fully stocked with dishes and utilities, new bathroom with shower, spilt unit heating and air. One block form Main Street, Walk to everything. One block to Center for the Arts. Adorable small space right in the heart of downtown Grass Valley. A great hide-away or romantic get-a-way. We have a community washer and dryer, and a private fenced in yard.

It also has a small yard. There is NO Oven or dishwasher. There is however a 2 burner stove top and refrigerator, fully stocked with dishes and utensils, toaster, coffee pot, crock pot.

Looking for a romantic weekend for 2 or large family vacation? Watanda Lodge, located 2 miles from downtown Nevada City is the perfect get-away for families or friends who vacation together. Our 10-acre site is a retired resident camp renovated for family enjoyment. Watanda Lodge alone can be rented by your family or a couple for a romantic weekend or both lodge and cabin (VRBO #33191). Watanda Lodge sits on Lake Vera which is shared by 3 seasonal working camps.

The non-smoking lodge contains a large stocked, gourmet kitchen for meal preparation for up to 30 persons. The lodge bathroom one toilet and one tub/shower. Adjacent bath house has 3 toilets and 3 showers. The Great Room has a large ten-foot fireplace with wood burning insert for chasing away the winter chill. Heat and A/C throughout lodge. Direct-TV/DVD & StarLink internet, phone for local calls. Large DVD collection & puzzles for your enjoyment. **Maximum in the lodge is 8 for overnight sleeping, additional guests use the camping Kiosks. Kiosks are not suitable for Fall/Winter use. Day guest use is 30 maximum.

Lodge sleeping accommodations for 8, rest of guests use the Camping Kiosks (not suitable for winter use). The large dorm style Lodge bedroom contains one king bed, (linens provided for king bed only), two twin bunk beds and one twin bunk bed in the great room. Only the king bed will be made up, linen sets will be provided for the bunks depending on the number of guests in your reservation. Additionally, there are 12 pillows. Toiletries and towels are provided for groups of 6 only, larger groups will need to bring own towels. Cabin rents separately from the lodge.

LAKE VERA is a small private lake, there are a variety of watercraft for your use including 5 canoes and 5 kayaks. Life jackets are provided and required for all boaters. No fishing license is needed. A picnic area and large fire ring are located on the waterfront, accommodating 30. There is little shade on the waterfront, we do provide two shade canopies, but you might consider bringing one. The lake is drained from about November 1 (depending on rainy season) to mid-April; water level begins to drop in August and can be quite low in dry summers. There is an ALL-Lake quiet from 9:30 pm-7:00 am in which only quiet activities that do not create a disturbance.

Minimum stay is 3 days from Memorial Day to Labor Day and Holidays, 2-day minimum the rest of the year. Small cabin on the property may be also rented at the same time if the entire site is not rented by your group. Motor Homes can navigate our entrance, but not large Coaches. We do not have RV hook-ups or the capacity to run extension cords.

NEVADA CITY: Nevada City has many year-round events, and the Fall colors and weather are not to be missed. December has Victorian Christmas and Grass Valley has Celtic Christmas; both are weekly events thru December. The fairgrounds are close by with many antique and quilt shows. There are also several wineries in the area and many fine restaurants and antique stores. Grocery stores, consumer services and hospital, are less than 5 miles away.

SUMMER USE: Great for families large or small, or friends who vacation together. The Yuba River is 3 miles away. Equestrian trails and staging areas along Hwy 20. Many developed bike trails in the area. We do not permit motorized biking on our 10 acres.

WINTER USE: Nevada City and Grass Valley both have weekly Christmas Fairs in December offering many local artisans. Great location for Tahoe skiers who do not want to pay resort prices. Cross country skiing 45 minutes away on Hwy 20, snow play less than 20 minutes up Hwy 20. We are at 2500 ft elevation and is located off main road which is plowed but has long driveway that is not plowed. There is parking at the road entrance if snow is a problem but rarely is. Saucer sleds available.

PETS: Well behaved owners with good citizen dogs are welcome, however dogs are not allowed in the kitchen or on furniture. Please help us to remain pet friendly by observing this.

Dogs must have current rabies vaccination. It is recommended that dogs be treated 3 days before your arrival with a topical flea and tick medication.

Dogs are not allowed to roam the property and must be under the direct control of the owner. Any dog showing aggressive behavior or interferes with guest enjoyment will be asked to board the dog(s) off site.

You will be staying in a 27 ft. Prowler travel trailer. It is on a 5-acre lot along with a main house (and some out-buildings) which is about 150 feet away. The nearest neighbor is about 50 feet away. The travel trailer is a 2003, is clean and functional, due to the age we will allow up to 14 nites only. The setting is wooded and serene. Although we've never counted there are probably over 200 trees on the 5 acres, including: Ponderosa pine, Black oak, Canyon live oak, Cedar, Deodar pine, Douglas fir, seasonal flowers and lots of wildlife. The new cleaning protocols are in place for everyone's safety.

Sierra Sunrise is a beautiful 2-story house on our 7 acre property a short drive from historic downtown Grass Valley. There are two other houses on the property (one we live in, one other vacation rental next door).

On the ground level you’ll find the kitchen, dining room, bathroom, living room with a convertible couch (full size mattress + topper), and an outdoor patio with dining table that seats 8.

On the second floor is the master bedroom with 1 queen bed, 1 trundle bed (2 twins that can be separated or combined to create a king bed), 1 convertible couch, an office, and a private deck with incredible views of Tahoe National Forest and the Sierra Nevada mountains.

The house has reliable cell service and dedicated WiFi, as well as a 55” inch flat screen TV with all the standard streaming options.

Guests are encouraged to explore the property! Sit by the pond, try out our makeshift disc golf course (i.e. trees for targets!), utilize the shared outdoor kitchen equipped with sink and bbq, walk the land, play horseshoes, and watch what we like to call "Hummingbird TV". We especially recommend exploring the garden to hang with the chickens, see what's in season, make yourself a bouquet, or pick some fruits and veggies! With over 90+ different flowers, trees, herbs etc growing around the property there is lots to explore. We can also provide binoculars and a bird guide for the bird enthusiasts!

Dogs are welcome, but please note there are other dogs that live on the property that might come say hello! They are friendly, but you can let us know if it's an issue. We advise that you leash your dog while exploring the property if they don’t do well with other dogs - also this can be helpful as pups do like to take off into the forest once they catch a glimpse of a jackrabbit!

The Sierra Sunrise House has its own dedicated parking right in front for at least four cars. We have space for more if you need and can accommodate trailers/RVs.

The House is easy to get to and close to highway 20 and 49. We are 12 minutes from downtown Grass Valley, a few minutes further to Nevada City, and even closer to the Fairgrounds.

We love to host people and are happy to interact as much or as little as you like! We can also help you plan your visit, organize fun activities, arts & crafts, garden tours, wine tasting, piano singalongs, etc. We enjoy creating magical and memorable experiences for people so let us know what your heart desires!

The space
This airbnb adorable Airbnb is mostly on the street level (ground floor), but the crown jewel is the loft -up the stairs- where you can slumber, and see the historic bell tower across the highway! It has its own vintage nook bathroom with a fully restored antique claw foot cast iron bath tub and distressed wood plank look Porcelain tile and pedestal sink! The rest of the loft has Golden Oak flooring, while the downstairs (main floor) is carpeted. Guests should know that there is a downstairs unit under the main floor, no stomping! The bedrooms are cozy and have classy beds with wonderful linens topped with duvet's and multiple pillows, 2 firm and 2 softer! The bath and kitchen are near. The kitchen is small but well appointed and the dining area and front room are ample. The kitchen has most everything you might need to cook with... As you would expect, it has knives, spoons and forks, powerful microwave, pots and pans, spice rack, everything you need to use in a kitchen! The bathroom on the main floor has a washer and dryer and we provide laundry detergent. Some of the art on the walls is from a well known local artist and helps to balance out the rooms and spaces. I personally love the aged Elm shelf that the tv sits above. Of course wifi is available throughout the home. it is xfinity and gets the job done! The front porch has a mosaic compass impression made of hundreds of pieces of granite set against a nice sized slate porch. The ease of using the smart lock is an amenity you would expect. We also have a nest thermostat. You can warm up in the winter or chill during the summer in our comfortable front room and log in to your own favorite streaming service, such as netflix. The bedrooms do not have tvs. Each bedroom has drawers for your belongings and hangers for your clothes and a hardwood chair and a queen size bed and each bed has a foam mattress topper and mattress protector and 4 pillows. Each bedroom has a heat pump / ac unit and a space heater. just select the temperature you want and it makes it happen. The downstairs has a faux wood stove gas fireplace and ductless AC unit that are controlled by the nest thermostat. You will find plenty of space to dine at our large oval oaken table with 6 chairs and place settings. except for the few cupboard doors that are locked, the whole house is for you and your group! There is a downstairs neighbor, so no stomping of feet!

Other things to note
a few things guests should be aware of, the fine print, if you will. For on site parking, go down a narrow driveway where there is shared parking. There is plenty of parking for everyone. There is a steep driveway to walk up to get to the main house.

If you park on the street, you are at nearly the same level as the front door.... just a small step up the curb, two steps down to the porch, one step up to the threshold. Sometimes people choose to park on the street to unload if parking is available. Depending on availability, you can be as close to the front door, as about 12 steps.
Guests should also know that the main bathroom has a shower but no tub and the upstairs vintage nook bathroom has a genuine cast iron claw foot tub, but does not have a shower. It has a ceiling that is on an angle and has limited vertical clearance on one side, about 5 feet and about 7 3/4 feet on the other side. The stove is electric and is 24 inches wide as opposed to the standard 30 inches wide and the kitchen does not have an automatic dishwasher, but it has everything else! Walking around town; A few hot spots are near, you can decide if these distances are walking distance for you. Safeway, Del Oro theatre, Thirsty Barrell Tap House and Grill are all within .4 miles. Maria's Mexican restaurant, the Center for the arts and the nearest church are .6 miles. There is a Chevron .2 miles away.

Colfax is located on Interstate 80, halfway between Sacramento and Truckee. Colfax is also close to Auburn and to Grass Valley and Nevada City.

The space
The cozy downstairs bedroom and the spacious bathroom with shower are totally separated from the rest of the house and accessible from the outside with a numbered lock, allowing you to come and go as you please.
This is an eco-friendly home. The queen-size bed has an electric mattress pad and really soft, natural cotton flannel sheets in the winter months. You'll love to climb into a cozy, warm bed after a day on the slopes, or driving for a long time. In the summer months there are soft bamboo sheets and organic cotton sheets to keep you cool.
You will find a small refrigerator, eating utensils, and an assortment of tea , coffee and chocolate.
You will find a big stack of fluffy towels in the spacious bathroom waiting to spoil you, and most amenities you may need.

Guest access
The rest of the house is not accessible from the guest quarters, and there is no kitchen access. That doesn't mean you have to go hungry. I love to cook, and would like to make breakfast for you. My apple pancakes are very popular, or I can make you a good old American breakfast, or anything between. Just compensate me for the ingredients.

Other things to note
I love animals; I have a very friendly little long-legged dog. You are welcome to bring your pet. I ask that you keep your dog on a leash, because my garden has many precious plants. I prefer them not to be stepped on. You can take your dog to the street to do its thing.

The space
There is plenty of parking in front of the house. The front entry is shared with the owners (your hosts), but the stairs to your private room are just inside the front door. The room is quite large with a queen-sized bed, Wi-Fi, TV monitor, and private bathroom just for you. The kitchenette in the room has a small microwave, mini fridge, bowls, cups, napkins, and utensils. There are also a lot of nice restaurants in the area (plus Door Dash). There is a code to enter the front door of the home. Cleanliness is very important to us, so the room and bathroom are professionally cleaned after each and every use. The bed linens, blankets, towels, and bath mat are washed and replaced after every single guest, no exceptions.

The space

This is a quaint one bedroom apartment. It is attached to the main barn on the property. It is located next to the main house. It is a one bedroom with a propane heater, full kitchen, full baths. The yard is shared with pets and other parking area for residence. It is 3 acres that is fenced with a gate to enter. The driveway is a gravel driveway. There are lots of fruit trees and garden area. We have chickens, so we have fresh eggs if you desire. There are three generations on the property.

Guess we’ll be able to use covered parking in the barn for one car. There is a small patio with chairs. We have a lot of lawn space and picnic tables but that is shared by all. The driveway is shared with the residents. There is a small amount of storage in the garage and a large pantry in the kitchen. We do have a barbecue at the main house, that can be shared upon request.

Other things to note
This property is very private and safe. There are large dogs on the property that are friendly. They are still dogs and do dog things. There are also cats, chickens and goats. We get beautiful sunsets here. It is important that we all respect each other space and respect quiet time at night. We do not want smoking or people who get intoxicated. This is not a party place.

This is a small addition built onto the side of a large, two-story garage. There is a tenant above the garage. The building is located about 75 feet from our house and surrounded by trees. Originally, Tiny Miracle was designed to house a boat. It was recently converted into guest quarters.

Unit is small but comes with all you need for your stay. There is a small table available for eating and working. Comfortable bed and the closet is large so there is extra storage and space. There are no attached walls so there is more privacy and the community is very quiet and private. There is a shared laundry room on site.

Welcome to the Guest Nest, a comfy, clean & bright room for up to two adults w/King bed & private bathroom. Great for people on the go & looking for an economical place to sleep & shower. It’s completely private and has no shared space with the main home. TV, mini-fridge & microwave provided (we do not supply a coffee maker or coffee). Near hiking/bike trails & Scotts Flat lake. 4WD or AWD recommended for snow. Downtown Nevada City & Grass Valley are a 5-10 minute drive. Local market 1/2 mile.

The space
You’ll enter through a private covered entryway. The room is bright with high ceilings. What it lacks in square footage is made up for in economy and efficient use of space. There are tall night stands with drawers and shelves, a small table and stools, a closet area with hangers, and a full length mirror in the entry hall. A small mini refrigerator with tiny freezer and a microwave oven are also provided (we do not supply a coffee maker or coffee). There is a compact fold-up ironing board & steam iron. A private rear patio has a table & two chairs for good weather dining. The back yard is a former maple tree nursery and is now transitioning back to an open natural landscape. The room is separated from the main house by a locked door that goes to our laundry room. There are long term tenants who also reside on the property. During typical working/waking hours, you will hear normal household noises such as people using the staircase or the deck above the unit, delivery people, residents who are going about their daily routines of washing, cooking, entertaining etc. There are also two friendly indoor/fenced-in dogs that reside on the property who may occasionally bark. You may see wildlife in the area such as wild turkey, deer, coyote, squirrel, ravens, and the occasional bear. We use our Verizon cell phones for most of our own online needs but we also offer guest wifi through T-Mobile. We have Dish Network TV with the America’s Top 120 package, MAX, PBS and local channels and you can choose from numerous movies that we recorded on the DVR. We update our bedding for the seasonal temperature changes and keep extra blankets in a bin beneath the bed if needed. We have posted several photos of the bed showing the different linens we use. We do not have air conditioning in the unit but we do have a ceiling fan and temperatures are usually cooler at night. You may see us and/or our tenants outside with our dogs when you are out front or sitting on the back patio. The back patio has a fence so that the dogs cannot enter your area when they are running free.

You’ll have access to your private bedroom and bath,the front covered entry and the back patio. The main house is not shared but we’ll be here if you need anything.

During your stay
We live here and will be readily available if you need anything. The main house is not a shared space, but we’d be happy to meet you and introduce ourselves during your stay if you’d like, just let us know.

Other things to note
The room has a ceiling fan but is not air conditioned. It is well insulated and has a shaded front and back entry. At night the temperatures usually drop due to our elevation and we provide a portable heater to warm the room.

We do get snow in winter and we recommend a 4WD vehicle when snow is in the forecast. Heavy snowfall can cause delays in driveway maneuverability as we rely on snow removal professionals to manage our driveway and their schedules can vary.

PG&E provides us with plenty of notice prior to a planned power outage during wildfire season, however, during inclement weather, our power could be disrupted due to falling branches or trees at any time. Water, heat and other services that depend on electricity will be temporarily disrupted during a power outage.

Forget your worries in this spacious and serene Cabin. Beautiful 12x22ft. Bedroom with large closet. The log bed is bunked. The bottom is a big double and top is a single. 2 people who like to snuggle fit on the bottom bunk well! There is a nice leather lounge chair, smart T.v., & fast internet. Your 1/2 bath is a few steps across the hall and your private shower is upstairs. Your space is on the ground floor of our 3 story house so nice and private!

The space
Our Tahoe esq. cabin sits on 3 acres. There is a small barn that houses our 3 goats and 7 chickens.
There is a double hammock to hang out in or if you want to have a bon fire and make s’mores we have a ring of tree stumps around a designated Weber wood fire pit. You are welcome to come along on a goat walk or watch us milk! If you’re looking for someplace to sit back and enjoy nature- this is the place. You will see wild turkeys, hummingbirds, deer, and different kinds of wildlife here.

You have a ground floor front door that brings you into a hall. On your left is your exclusive 1/2 bath and on your right is your bedroom. The private shower is upstairs that you can access from an inside stairway. The laundry room is next to your private shower/bathroom on the 2nd floor.
There is a grill on the 2nd story deck you are welcome to use. Please let me know and I will provide all the utensils you will need for it.

I love to interact and give lots of great advice for fun historical sites around us like Grass Valley or Nevada City. Great places to eat or jumping off rocks & swimming holes on the American and Yuba Rivers. There is so much to do here in the Gold Country!

The space
This phenomenal 8 garden property, joyfully comes with a house and detached MIL unit. But we actually bought it for the garden!

We're only about 7 minutes from highway 80.

Our warm and relaxed 2+ bedroom, 2 ba home, is on 3 and 3/4 oak covered acres! It's at times, our primary residence, but we're often gone for days at a time, working in the Bay Area. You'll have a lot more privacy than your average single bedroom rental. We also have our mother-in-law unit to which we can retreat, if we want to offer more privacy to you. But that's at our discretion.

Our gardens have an extraordinarily long blooming season, beginning about Valentine's Day. We have more than a hundred different varieties of plants growing, and try to keep it in its best condition. But it's so large, sometimes it's easy to lose control!

We have a moderately open floor plan and a definite country feel.

Dine in the large breakfast nook or dining room.

You may use our charcoal grill - it creates juicier, more flavorful food than the gas grill we have at our other home. It's very easy to use.

You may cook in the large full kitchen with a gas range, including oven. Make sure you clean up though!

The hall bath is available to our guests almost privately. We have a master bath that is almost complete. The shower is not finished yet, so we sometimes shower in the hall bath as well, but will give you some notice. Mostly that will be your bath.

HOT TUB, if you like. It is located off the library. (WE NEED 48 HOUR NOTICE, and there is a separate fee. Discuss prior to booking.)

2200 ft elevation is just low enough that chains are almost never required, but close to serious snow, when it's available. We do get a few dustings of snow in the winter at the ranch, which we call "postcard snow". We've actually had a couple of really serious snow storms too, but they're rare.

Gentle slopes allow for walking in the yard, and recently we cleared about an acre and created a level pad for camping if you like.

We are blessed by a large variety of birds both year round and seasonally.

Here are some of the birds you might encounter:

California Quail: Plump ground-dwelling birds with distinctive topknots

Acorn Woodpecker: Recognizable by their clown-like faces and habit of storing acorns in tree trunks.

Oak Titmouse: Small, gray birds with a crested head, they are a common sight in oak trees.

California Towhee: Large, streaky brown sparrows, often found scratching for food in dense undergrowth.

Western Scrub-Jay: Bold, intelligent blue and gray birds. You may come across a baby on the ground. Mom and dad are probably above you screaming at you. It is normal for them to be on the ground.

American Robin: These are easily spotted due to a prolific plum tree. They rule the backyard and reproduce like bunnies.

Steller's Jay: Large, crested blue and black jays.

Red-tailed Hawk: I often see their shadows more than I see them

Rio grande Turkey: The four homes in our little division host about 15, and you might see them in groups of six or more. There are two toms who like to compete and put on quite the show.

Turkey vultures: generally in groups of three.

Owl: there are as many as eight different types of owls who might be found on our property, but they are hard to see. But you can definitely hear them. I have never heard a screech owl though.

Seasonal visitors
Western Tanager: Strikingly colorful migratory birds with yellow and black plumage and a red head (males) which visit in the summer.

Goldfinch: Most recently I saw several Lesser Goldfinch.

Black-headed Grosbeak: Large songbirds with a bold black and white pattern and a chunky beak. Dummer visitors

Evening Grosbeak: Heavy-billed finches with striking yellow and black markings.

Numerous Warbler Species: Expect to see various warblers, including Yellow Warblers and Wilson's Warblers, during spring and fall migration.

Cedar Waxwing: Sleek, crested birds with a distinctive reddish-brown and gray plumage, they may visit during the winter and feed on berries.

Osprey: Fish-eating raptors often seen near lakes and rivers.

Great Blue Heron: Large wading birds found along shorelines.

We also have bat houses.

If you bring wood into the house in the winter, for the fireplace, you may be bringing other live creatures in as well. So keep that in mind. Mostly insects.

WALK: Our oak and conifer covered hills take a while to walk, featuring deer, quail, and turkey cutting through the property.

RELAX as you sip your coffee in the early morning or enjoy a glass of wine on the deck in the evening. You can barely see the nearest neighbor in any direction! Keep an eye out for those deer and other wildlife, including fox, opossum and coyote. We have on very rare occasions seen fox, skunks and raccoons, but they are there. Respect them all!

BIRDWATCH: SierraFoothillsAudubon period com, list dozens of birds that you can watch from our deck, or while hiking. We have posted videos of 6 known types on our "page"... today I saw two hawks playing right outside my window. Usually there's a hummingbird couple, right outside.

BLACKBERRY PICKING: Blackberries abound in the summer and you can pick them to your hearts content. Same with the cherries if you can beat the birds to them! There are wild grapes, if you are ambitious! We have several Blueberry bushes but not being fans, can't tell you when they ripen.

WIFI is available. BYO subscriptions to cast.

HOTTUBING is only available if we already have it up and running unless you are staying a week or more, and there is a fee associated, depending on how far we have to go to get it ready but no more than $50 a week. For longer stays we will make sure it is available whenever possible.

WHEN present, we are generally in the library, (Jamie), in our MIL unit (Jerry), or working in the yard. You might also find Jerry in the kitchen.

Other things to note
We are in the middle of an OAK forest. All locals do a great deal of fire mitigation which can occasionally be noisy. We are very rural. Use goo gle gps to find us, not apple.

We have wild animals of all sorts in our forest and lots of bugs especially in the spring and fall. Neighbors do target practice. There is almost no outside noise audible when inside the house.

10% taxes which may be due to the county are YOUR responsibility, but we pay them on your behalf. They will be collected via the resolution tool at the end of your stay, since lengths of stay vary from the original plan, and sometimes they are not even required. Plan on discussing this.
