Our guest suite is a home away from home on the beautiful sunshine coast. There are two amazing private decks to soak in the native wildlife, with a treehouse rainforest feel, and all the amenities you would need for a peaceful and comfortable stay. We are about a 5 minute drive to Mooloolaba beach and all the lovely restaurants at the wharf, 10 minutes to Sunshine Plaza, and 5 minutes to Buderim town centre. With easy access to the highway, it’s the perfect location to explore the region!

The space
This is a self contained, one bedroom suite attached to our main home. It has its own full kitchen and bathroom and two decks only accessible by the suite. As it is part of the main home, you may hear footfalls from time to time and minimal general family noise which ceases at 8pm.

- "What a wonderful place to stay, we were able to spend a fantastic holiday with family and friends. Great home with plenty of room to entertain adults and children. Perfect location so close to beach and mountains. Loved it and highly recommend" - "The photos that are on the listing show a panoramic view of the coast and the mountains however the reality is that you are looking at the house next door. The house itself is quite lovely but it is in the middle of 5 properties on a main road. Only 2 rooms air conditioned, main bedroom and downstairs tv room (no smart tv) and no dryer only outside clothes line, not practical in inclement weather. Originally described as king size beds in all rooms, when owners queried they claimed that the site had incorrectly stated that and had always been advertised as queen and suggested that we use separate rooms although only 1 was air conditioned and couldn’t sleep with windows open due to the traffic noise. We tried to give the owners feedback and then they charged us $1000 for damage to a 20 year old AV receiver without any prior discussion or knowledge. When the owner accepted the booking it came with No refund for cancellation and then we were asked for our Covid certificate to be forwarded via email which made us feel a little wary cheers Katherine and Anthony"

We don't want you to do a long list of chores before you check out. We just kindly ask that you put back furniture the way you found it (only if somethings been moved), stack the dishwasher and put the rubbish out. Our cleaners will do the rest.

AGE REQUIREMENT:
We do request that adult guests are over the age of 25 years of age. 18-24 years are welcome if staying with other adults over 25 years of age. Children are welcome.

INFANTS:
For families traveling with infants, please note that you will need to supply linen for the porta cot. Due to the sensitive nature of precious baby skin and the detergents often used by large commercial laundries, it is much better for you to use fabrics that are familiar to your baby's skin to avoid any sensitivities or allergic reactions.

PETS: No pets allowed on the property.

NO SCHOOLIES.
- No noise after 10pm and refrain from causing disturbances to the neighbours to avoid having them complain to local authorities.

- Strictly no parties allowed. Infringement on this rule may result in eviction without refund. Any additional time for the housekeepers to attend or inspect the property outside of their usual cleaning will result in additional administrative fees.

- If there is any damage to the property please inform the host ASAP as additional charges may apply.

- No pets allowed on the property. Additional charges may apply to those who ignore this rule.

- In the event that keys are lost/ damaged/ locked inside the property any time during your stay or check-out, we may need to call a locksmith and additional expenses will be charged to your account. If the cleaner’s or property manager’s schedule is affected by this, further charges may apply.

- Check-out time is 10am. If the cleaner is not able to clean on time, a delayed entry fee may apply. If you require late check-out, please contact the host 72 hours before check-out and we’ll do our best to accommodate your request.

- If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time.

-We provide toiletries to get you started. Feel free to visit the nearest grocery store should you wish to restock for yourself.

- Take care of the property and avoid making a mess within the premises. Leaving dishes unwashed or having food items out in the open tend to attract pests and insects that may require pest control. This may be charged to your account as applicable.

- Smoking inside the property is strictly prohibited. Charges may apply for additional cleaning and deodorisation of the property.

- Where a porta cot is provided, this is used at the guests own risk. The owner and hosts do not accept any liability should anything occur during its use.

- Only guests on the original booking may stay overnight.

- No illegal activity or running a business from the premises.

- "We stayed here for 4 nights and overall we enjoyed it. The place is quite large with plenty of bedrooms, a living room, spacious balcony and a pool - with that being said, the photos make the property look larger than it is. A few cons: The pool table is actually underneath the dining room table which makes it a bit awkward to play pool around meal times. We had 10 people staying but the tables only seated 8. Neighbours are very close. The sofa bed downstairs isn’t comfortable at all, the people staying in that room ended up making a make-shift bed out of the couches. Pros: Communication was great. Meredith, Alli and Michelle provided heaps of information about the property and things to do / places to east in the area. Check in was super easy with a lockbox."

Guests will have access to the entire home excluding the garage. There is space to park one in the carport and another in the driveway. Please note the driveway is shared with the neighbouring property.

*No guests under the age of 20 travelling independently, fine if accompanied by family (ie. young adults apart from a family booking is ok.)

*This home is in a residential area with neighbours in close proximity. We have quiet hours on the Sunshine Coast after 9pm. We ask that you also generally respect our neighbours and keep noise to a minimum generally.

*This property has security cameras which monitor the driveway and external entrance. There are no security cameras inside the home, facing into the home or balcony.

Air-conditioning
The house has ducted aircon throughout and is set to 23 degrees when turned on.

Kitchen
The kitchen is downstairs and is modern and has all appliances and fittings. This includes fridge, freezer, oven, cook top, dishwasher, microwave, crockery, cutlery, pots and pans and all other items that you may need.

Linen
We supply all linen, sheets, bath and beach towels, bath mats, tea towels, hand towels etc.

Consumables
We endeavour to keep the cleaning costs to the minimum fee therefore, tea, coffee, milk, 3 in 1 body wash and hair and 2 rolls of toilet paper (per toilet) are provided for a "start up" to your stay. You are required to purchase your own after that. We do not supply sugar nor laundry detergent, tissue or paper towel etc.

Pool
The property has a glistening salt water pool. The pool is not heated, but is facing the north side of the house allowing it to heat up quickly in the sun. Out of respect for our neighbours, the pool is only to be used between 8AM and 9PM.

Laundry
The laundry has both a washing machine and clothes dryer and a clothes line outside, to dry your clothes with the cooling sea breezes. We do NOT provide laundry detergent.

Internet
We have free NBN internet access for you to use and enjoy. The details for this will be sent to you when you book.

The TV is set up for streaming services with your own account and also has access to all free to air channels.

This high tech device does not record conversations, only the volume of sounds. Located on back verandah If we have reports of a party, event, function and / or complaints from neighbours, we will investigate and if necessary ask you to immediately vacate the premises. I cannot stress HIGHLY ENOUGH this is a high quality, luxury house for families, friends and small groups, who want a quiet peaceful time whilst they are here.
