Set in sunny private gardens on the picturesque Eridge Park Road in Burradoo just 5 minutes drive from Bowral township, Eridge Lodge combines the quiet and peace of the countryside with the convenience of local shops and villages.
Like many of the historical buildings in Bowral, the Lodge dates back to around the 1880's when the area had become a retreat for prominent Sydney families and is regarded as one of the finest Australian examples of Gothic gate lodges. The original cottage has been doubled in size and now comfortably sleeps 10 guests with spacious living and cooking areas in the new section. Quaint details like the undersized door, the window seat and the tiny lighting alcove remain, but it now has the functionality of a modern home. Nestled between the renowned Moidart Gardens and the historic grounds of Hartzer Park Monastery, your outlook is both picturesque and peaceful.

The cottage is available for domestic holiday rental only

The cottage accommodation comprises 3 bedrooms (2 king and 1 queen bed) and three ensuite bathrooms. With its old world charm and warm natural colours, the cottage is instantly welcoming and relaxing. And in winter the wood burning fireplace creates a cosy escape from the outside world.
The modern kitchen has gas oven, microwave, dishwasher, fridge, walk-in pantry and all the necessary appliances for an easy, relaxed visit. There is also a washing machine, dryer, iron and ironing board available.
Entertainment options include a large plasma television and a DVD/CD player along with an ipod connector.
We have three bedrooms in the house - 2 queen bedrooms and 1 king bedroom each with wardrobes, sitting areas and ensuite. Each of the sitting areas includes a sofa bed for extra guests. The third bedroom is made up with a queen sized bed and wardrobe. Two of the bedrooms have flat screen televisions. Modern bathrooms offer all conveniences, two with full baths. Unfortunately due to insurance we do not provide portable cots, clients are asked to supply their own cot.
The upstairs area features reverse cycle air conditioning and in the cooler months the cottage has the choice of wood fire or electric heating.
Under cover parking is available for 4 cars.
Local restaurant menus and information guides and suggestions are included in the guest arrival kit for those wishing to explore the local area.

Terms and Conditions

Check in / Check out time:
The cottage is available from 3pm on the date of your arrival. Check out time is strictly 11am so the cleaners have time to prepare for the next guests check-in at 3pm.
An inventory is checked after your stay and all damage or losses will need to be paid for.
Please leave the cottage as you found it. If our cleaner is required to do significantly more than a standard clean, an additional fee will apply.

Bowral has always beena fashionable holiday destination for Sydneysiders because of its combination of rural charm and comfortable facilities. The town's stunning private gardens, part of grand old estates, are a delight in spring and autumn when they are open to the public. Spring and Summer are quite spectacular due to the many cool climate English style gardens. Bowral is a great place to shop for antiques, home wares, jewellery, arts and crafts. The Sir Donald Bradman Oval is one of the sacred sites of cricket and is well worth a visit.

Bowral History
The Bowral area was first explored by Europeans in 1798, in the very early days of Australia's European settlement. Expeditions to the area continued over the next 20 years, as the hunt was on for new grazing groundsoutside Sydney.
The arrival of the railway in the 1860s encouraged development in the area and Bowral was proclaimed a town in 1863. In the early days, wealthy Sydneysiders built grand country homes with English-style gardens so they could enjoy the cool climate. Today, many of these homes survive, allowing new generations of visitors to enjoy the area.

Newly built home on 10 acre hobby farm.
Fully fenced and secure garden area suitable for dogs.
Goats Chickens Shetland pony Geese and Ducks to enjoy. There is a large vegetable garden that supplies most of our food.
We also have a selection of fruit trees and bees to do the pollinating. If you want to try your luck at catching yabbies there are some nets for you to use just ask me for a few tips. Walk to Cecil Hoskins reserve and maybe spot a pelican or platypus. Go for a bike ride to Bowral along a dedicated bike path. After dark use your torch to go possum and rabbit spotting.

We are close to Moss Vale only 4km or Bowral 7km. Plenty of great places to eat plus wineries galleries and antique shops all close by. At night enjoy the fire with a glass of red wine. When available enjoy our garden produce and fresh eggs from Henrietta and Emily.
In November we should start to see some newly born baby goats playing in the paddocks really cute.

Suitable for children they can ride their bikes around the property in complete safety.

Property sleeps 4 in beds and there is a sofa bed in the living room for an extra person.

The house has a large open living area with fire place leading onto the dining room and beautifully equipped country kitchen. Adjoining the main living area is a games room with billiard table and large plasma TV. An open fire place make this a perfect room to wile away a traditional Southern Highlands winters day. The property is set on an acre of established garden with age old trees. A paved and undercover entertaining area with both stone BBQ & gas BBQ complete the setting.

From the time you drive in the imposing stone gates "One The Avenue" will impress and delight all those looking for their perfect country retreat.

Accommodation

The house can accommodate 8 guests maximum depending on the type of the group. It is not suitable for 4 couples however is often used for a group of single woman having a kids free weekend! If you require extra bedding this must be made clear at the time of booking & there is a small additional charge to cover linen and extra cleaning costs.

The property has 3 bedrooms. The master bedroom has a king size bed and ensuite bathroom (with a bath), it also has a plasma screen TV and large built in wardrobes. The second bedroom has 2 king singles beds (almost double beds) and is very spacious with garden views. The third bedroom has a queen bed. There is a 3 seater sofa (which can be used for one extra person) and large plasma TV making the room an alternate TV viewing room . The second bathroom adjoins this room and there is a powder room off the living areas. All linen, towels and bedding are of the highest quality and supplied at no extra cost.

Easy fix, lock on wheels, you also can't close the ensuite door to the back bedroom because of the washing machine in it very cramp ensuite. The outside courtyard when we arrived was very messy, I didn't think the leaves had been cleaned up for a long time, not a good first appearance. The owners did leave a charged leaf blower to use which is a great idea and we did, I know there are a lot of beautiful trees and will get messy but should have been cleaner on arrival. I was looking for a one level house and there is a step into the kitchen which I didn't know about, which was difficult for my mother and sister to enter looking back on your photos in the corner of one of them you can just see a bit of the step, it would be good to point this out in your description. Overall, it is a beautiful house well-presented and a pleasure to stay. I would stay again but would be aware of my issues if considering my mother coming.Thanks to stays I have delt with them before and they make it very easy with contact if you need to know anything before and during your stay. As a result, the home is kept at a very comfortable, consistent and cozy temperature during cooler months! In summer there are two fans and the home can be opened up to let in fresh air or to catch any available breeze.

In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.
Terms and Conditions: Detailed T&Cs apply for this property and payment warrants your agreement and that of all other guests staying at the property with you. Please share the T&Cs with your other guests.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.

Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.

Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.

Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

Enter the home through the front doors which lead onto the large lounge room. There is one bedroom wing to the left, with 3 bedrooms, one with ensuite, and a shared bathroom. Through the lounge room is another living room with TV and lounge - great for the kids! The kitchen features quality appliances as well as a butler's pantry with wine fridge. The dining table is located next to the kitchen, with large windows capturing the northern sun. Leading off the kitchen area is a library, also with north facing windows, and a gas fireplace - an ideal place to relax and read a book. There is another bedroom area, featuring two bedrooms and a bathroom. One bedroom is has a kitchenette and washing machine. There is also a dedicated work space and European style laundry with washing machine and dryer.

And, a firepit to use at night. There are two BBQs, one timber and one gas. There is also a trampoline for the kids to enjoy! Note that the spa shown in photos is being removed and will not accessible to guests.

Also in this wing is the eating nook with table and chairs, and a lovely double bedroom. The house then leads to an open plan kitchen and dining area surrounded by large glass doors that open to an outdoor terrace. In the right wing of the house is the large master bedroom with King bed, elegant ensuite, flat screen TV and dedicated workspace. Off the hall there are 2 Queen bedrooms, a large bathroom with separate powder room, as well as an additional living area with another flat screen TV and additional workspace. The laundry with washing machine and dryer is also in this area, as well as internal access to the four car garage.

What are the minimum stay rules?

- Summer Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights

Are there any special Summer Season rules?

Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
