Situated on the edge of the quaint English style village of Burrawang and only a short walk to the award winning Burrawang Hotel, the cottage is in a quiet location opposite picturesque farm paddocks.

Thought to be the second oldest home in Burrawang originally built in 1861, this fully insulated and renovated heritage listed romantic cottage is perfect for 1-2 couples and contains every modern accoutrement in a cosy old world ambience.

A slow combustion woodfire warms the house in winter and there is also R/C/ air con. Firewood is supplied during the cooler months.

Two double bedrooms contain a queen size bed and 2 large single beds (king single beds which can be joined on request at the time of booking), furnished with top quality linen and electric blankets for winter.

Free wi-fi is available for guests.

The kitchen is fully equipped with S/S Gas stove /electric oven, microwave, dishwasher and Nespresso coffee machine and pods.

We provide milk and cereals for a light breakfast. The cottage is self catering for all other food supplies (excluding pantry basics listed below).

There are some wonderful cafes nearby for breakfast & lunch. Burrawang General Store Cafe (closed Tuesday & Wednesday), Moonacres Kitchen and Pecora Cheese & Wine, both in Robertson. Burrawang Village Pub is a short walk from the cottage for lunch and dinner.

We provide basic pantry items including: olive oil, sunflower oil, an assortment of vinegars, salt, pepper, sugar, an assortment of Twinings tea bags, Nespresso coffee pods, dish detergents & cloths, serviettes, paper towel, alfoil, cling wrap, baking paper and laundry powder.

There are two separate sitting rooms, one with bi-fold doors opening to a rear north facing timber deck. The bathroom has a deep claw foot bath (more suitable for bathing children), a frameless shower and heated towel rack.

The sun-drenched deck is a perfect spot for a leisurely lunchtime bar-b-q or a late, lazy breakfast looking over the rear garden and lawn. Bar-b-q and gas is supplied.

This is the ideal base for exploring the Highlands or just relaxing in over half an acre of beautiful, quiet and private garden, under a magnificent old Walnut Tree.

No smoking inside the property and no pets. Children are welcome. 2 nights minimum is standard and 3 nights minimum for long weekends.

LOCAL ATTRACTIONS include wineries, the spectacular Illawarra Fly Treetop walk, Fitzroy Falls with lookouts and bush walks and Belmore Falls with picturesque swimming holes for hot days.
Bowral with its many specialty food shops and cafes, cinema, farmers market, antique shops, galleries and excellent boutiques is just a pleasant 15-20 minute drive away.

The Southern Highlands wineries produce excellent cool climate whites and reds, with most of them offering interesting tasting plates if you're feeling peckish.

The country town of Robertson, renowned for its fertile potato farms, is perched at the top of the escarpment 5kms east of Burrawang. Take a trip down to the coast via the picturesque Macquarie Pass with its stunning rainforest and tree ferns and even a waterfall or two by the side of the road.

For the more energetic visitors there are several beautiful golf courses all within a half hour drive and of course the fantastic Bradman Museum and cricket pitch in Bowral. Springtime is the season for the Tulip Festival, with many spectacular gardens open for inspection. There are so many things to see and do whatever the weather in the Highlands.

Burrawang is arguably one of the prettiest villages in the Southern Highlands, and is close enough to also be a base for an event in Bowral, Mittagong or Moss Vale.

Mirrabooka is set on one level, notable for a large, stylish open plan living space that encompasses the dining area, chef's kitchen and two lounge spaces. The casual living area has floor to ceiling windows and glass doors and opens out to a beautiful alfresco BBQ area.

The master king bedroom occupies one wing of the house, complete with en-suite, bay window, freestanding claw foot bath tub and a frameless shower. The second bedroom is a well appointed queen room, and the third bedroom has two single beds. Both bedrooms share a main bathroom and a good sized laundry with Miele washing machine and dryer.

The 4th bedroom / 4th sleeping area is a very good sofa bed in a section of the large living area that can be fully partitioned - with the ability to slide shutters across to give privacy at night.

Please note that due to the nature and location of this property, wildlife may be about including possums, kangaroos, spiders and snakes. We do whatever we can to keep the property safe and do work with a network of wildlife removal experts, however we cannot guarantee that you will not see any wildlife at the property. If you do, we will use our best endeavours to have the animal removed or to make the property safe, however no compensation whatsoever will be paid for any disturbance caused by wildlife. You must book the property knowing that this risk exists, even though very uncommon.

Cooinda is perfectly positioned atop a knoll with panoramic views of gently undulating countryside. It enjoys a northerly aspect basking in sunlight and views from all the living areas. The house itself is fully fenced with a flat grassy area for children to play, including a cubby house and play frame.

Come and enjoy a beautiful sunset with friends and family, sitting on the gorgeous, built deck with views overlooking the vast countryside. The Tor is an older style, casual and comfortable Southern Highlands cottage. It retains many original features including an older style kitchen, and an original, older style bathroom. Please book it on this basis. The home is set on 25 peaceful acres, surrounded by seasonal gardens with many secret pockets! The house is decorated in a period style, and is full of character - true to the photos, yet as already noted, it is a more original, casual and comfortable option, not a luxurious property. Beautiful Burrawang Village, Belmore Falls and Fitzroy Falls are all easy drives from The Tor - making it a great base from which to explore.

Where will I be?

The Tor is located on the Southern Side of Burrawang, in a very pretty rural community - dominated by working potato farms and private weekenders. The property is very well located vis a vis two famous waterfalls in the area: Belmore Falls and Fitzroy Falls. Burrawang and Robertson are also very close by. Burrawang has a lovely country pub, great cafes, a traditional butcher, gentrified general store and the famous Easter Saturday markets!

Indicative distances are:2.5 km to Burrawang General Store, 8km to Robertson, 9 km to Fitzroy Falls, 17km to Moss Vale, 20 km to Bowral, 25 km to Kangaroo Valley, 125 km to Sydney.

Why choose The Tor?

A visit to the Southern Highlands is all about experiencing beautiful countryside, sitting around a cosy fireplace, driving through working farms, and if you are lucky, staying in an older style, traditional home. The Tor is an original, timber cottage, with lovely gardens and wrap around verandahs. It offers therefore a somewhat quintessential Southern Highlands experience!

How is the property laid out?

The house is all on one level. You enter via a small glass conservatory, into the dining area and kitchen - both in a classic, traditional style. The house then has an internal laundry, three bedrooms, a traditional lounge room and one shared bathroom. All three bedrooms open onto the wrap around verandah.

Wifi, internet, Netflix or pay tv- will I have it?

The Tor has Foxtel and a DVD player. Re wifi,The Tor provides complimentary WiFi and a password will be provided in your pre-arrival email, or will be available at the property. Please note however that we cannot guarantee 100% that the Wi-Fi will work, and no compensation will be payable if problematic. If important, please therefore always have a backup plan.

What about outdoors?

The Tor is set amongst lawns and extensive gardens - an ongoing project of love by the current owner. Guests will however mostly only use the lawn areas and the immediately adjacent gardens. For the more adventurous, there are plenty of nooks, hidden gardens and the like to see and explorebut please take care on the property, especially with young children.

Keeping warm or keeping cool?

During the cooler months and winter, the house has a reverse cycle air conditioner in the living area, an open fire place in the lounge, column heaters throughout and electric blankets on the beds. In the warmer months, the house can be opened up to catch any available breeze, or the reverse cycle air conditioner can be used for cooling.

What about sheets, towels and other supplies?

High quality sheets and towels are provided at The Tor.

Toilet paper, kitchen soaps, guest soaps and some other supplies are also provided, but please be prepared to top up during your stay as needed. Regarding food, condiments and the like, please plan to bring everything you need. For safety and hygiene reasons, our houses generally do not supply food items.

Parking for cars, boats etc?

There is ample off street parking for 2 - 3 vehicles. Please park on the gravel, not the lawns, thanks.

Is my dog or cat also welcome to stay?

Yes, your favourite pet is welcome to stay at The Tor, and please note the following:

- the yard is not fully fenced

- please keep your pets off all furniture and beds

- please clean up behind your pet

What are the minimum stay rules?

- Summer Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights

Are there any special Summer Season rules?

Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.

It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.

Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.

Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

The town of Robertson is an easy five minute drive to access groceries, cafes, restaurants, takeaway and other attractions, with the larger villages of Moss Vale and Bowral just 10 and 20 minutes away.

How is the property laid out?

Cherry Tree Cottage is a two storey home. On the ground floor you will find the master bedroom with a queen bed, living area with seating around the fireplace, dining area and the kitchen which is equipped with an oven, stovetop, microwave dishwasher and coffee machine compatible with Nespresso pods. There is also the bathroom with a walk-in shower, toilet and vanity and the laundry with a washing machine and tumble dryer. The sunroom on the ground floor opens onto the large, covered deck.

The second level has two bedrooms, one with a queen bed and the other with a bunk, and a family room with a TV.

Complimentary WiFi is available and a password will be provided in your pre-arrival email.

Enough wood will be supplied for the fireplace/slow-combustion wood heater for the first two nights. After that, guests must purchase top-up wood and kindling from the local petrol stations at their own cost.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.

Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.

Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.

Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

Your piece of the countryside awaits, and it’s under two hours from Sydney. Utterly private, quiet and set amongst the rolling hills of the Southern Highlands, Bramble Cottage is the perfect place to escape with family and friends.

Approaching along a tree-lined drive, you’ll appreciate the manicured lawns, gardens and pebbled driveway even before making it inside. A classic country style home with three bedroom main residence and a separate two-bedroom cottage.

The main home with its multiple living areas is designed to be open to the fresh country air and sunshine. It wraps around the nine-metre pool and features numerous outdoor areas. Inside, the full-length glass doors of the living and dining area are designed to be opened up to the outside world. Needless to say, all the appliances in the entertainer’s farmhouse-style kitchen are brand-new and top of the line.

The bedrooms are spacious and bright, especially the king master, which features a cavernous ensuite with his-and-hers vanities and an impressive soaking tub.

Meanwhile, over at the cottage, couples, kids and additional guests will enjoy the king bedroom, bunkroom, additional lounge space, second kitchen and entertaining areas. All linen (sheets and bath towels) is supplied for your stay and included in the tariff. For the comfort of our guests, we do not triple sheet. All beds have a fitted sheet, a flat sheet and a quilt with a full cover. BYO linen for complimentary portable cot. BYO pool towels for swimming pool/spa.

Property Specific Notes:
Enough wood will be supplied for the fireplace/slow combustion wood heater for the first two nights. After that, guests must purchase top-up wood and kindling from the local petrol stations at their own cost.

This property has external security cameras located at the font, back and side of the main house covering the driveway area and around the house.

There is a noise monitoring device installed at this property. It does NOT record conversations but will alert us if the decibel level gets to an unacceptable level. If we are alerted, we will call you to ask you to turn the noise down in accordance with the NSW Code of Conduct laws regarding noise in Stra properties.

Pets are NOT permitted at this property.

Wi-fi is offered as a complimentary extra. As there is no charge, issues will be dealt with Asap but cannot be guaranteed.

To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.  

Notes
Code of Conduct: Payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed under the Guest Information tab on our website or a link which will be sent to you in your booking confirmation email.

Noise at Properties: NSW Planning has passed laws that affect guests. The Code of Conduct for holiday renting can be found on our website under the Guest Information tab. In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.
Terms and Conditions: Detailed T&Cs apply for this property and payment warrants your agreement and that of all other guests staying at the property with you. Please share the T&Cs with your other guests.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.

Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.

Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.

Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.
