Nestled in the Surrey Hills this beautiful grade 2 listed cottage comes superbly appointed and equipped with everything you need for a comfortable self catering break in the Surrey countryside. Off Street parking and direct access to miles of field and woodland walks. The house is spread over 3 levels, Sleeping 6 in three bedrooms, each with their own bathroom.

Bedroom 3 at The Forge can be offered as a twin or a kingsize. Bedroom one is a suite on the top floor with a spacious dressing room shower room across a tiny landing. Bedrooms 2 (ensuite) and 3 ( bathroom on landing) are on the first floor.
This house works well for families and couples as each bedroom has its own facilities. On the ground floor is a beautiful open plan kitchen dinner with a vaulted ceiling over a grand solid oak dining table. The kitchen has a fridge freezer, two ovens and a large hob. The lounge has a fabulous inglenook fireplace with wood burning stove and sumptuous velvet sofa seating. There is parking at the rear of the house for 3 vehicles . Ockley is a small rural quintessentially English village built around a cricket green with housing dating back centuries. There are miles of beautiful walks on the doorstep, including Leith Hill and we are well located for exploring Surrey and Sussex. The village itself has two pubs within walking distance of the house, and there are many other pubs located in the nearby villages. There are several fabulous farm shops around offering wealth of local produce and food deliveries are available from major supermarkets and "food box" online companies. Nearby there are several vineyards to explore and we are only about 40 minutes form the south coast if you fancy some sea air. London is easily reachable by train. The Surrey Hills has a wealth of things to do and explore from Falconry to hang gliding to sculpture gardens and National trust places to visit. Be as busy or as chilled as you want here in the Surrey countryside.

Space
Dormer Venn has spacious rooms with new carpets or vinyl/Amtico flooring throughout; beautiful curtains and original artwork give a relaxed, elegant and comfortable atmosphere. Optical fibre broadband and a Heating system with 'nest' thermostat, provide guests with hi-tech controls of their environment. The kitchen is equipped with halogen hob, fan oven, dishwasher, washing machine, tumble dryer (also line outside), microwave and lots of china and pans.

Guest access
Each flat is private and self-contained. Dormer Venn has a large private balcony off the sitting room, both with lovely views and guests have access to most of the 3 acres of grounds around the house. We keep the top lawn immediately behind the house private and a small area of garden to the side of the house.

Being a first floor flat, accessed by stairs, with a kitchen on two levels, Dormer Venn is not suitable for those with limited mobility. The Garden Flat, our ground floor accommodation, has one step up and intone on one level - see property code HAUK 8471871 for details.

We respect our guests privacy, but we are always happy to suggest places to eat or visit and recommend walks of varying lengths in the beautiful countryside that surrounds us and are on hand for help or advice if required.

Neighbourhood overview
Westcott nestles in the Surrey Hills Area of Outstanding Natural Beauty (AONB) between the North Downs and Leith Hill. We are surrounded by excellent bike/horse trails and footpaths. Pretty markets towns of Dorking, Guildford, Reigate and Farnham are between 2 & 24 miles away. There are many National Trust properties and short distance away and some outstanding gardens including Wisley. The commercial centres of London, Crawley & Croydon can be reached in about an hour out of the main rush hour and the coast is about an hour away too.
Getting around
Dorking Main station is 2.5 miles away with regular service to London. Dorking Deepdene is on the line that runs between Redhill and Reading. Gatwick is about 1/2 hour away and Heathrow 45 minutes - traffic permitting. There is a bus service 5 minutes walk away to both Guildford and Dorking and beyond.
Other things to note
There are shops 7 mins walk away that supply almost all usual needs, as well as the excellent Kingfisher farm shop in the next village and Waitrose, Sainsburys and Lidl in Dorking 2 miles away. We are hidden on a country road, but provide detailed directions on how find us and supply a mobile number for any extra help. About the Apartment

Spacious, elegant flat with lovely views and garden, in an Area of Outstanding Natural Beauty. Direct access to footpaths and bridleways leading to vast expanses of NT property. Cycling, riding and fishing available locally. Pretty village with a bakers, newsagent & general store and three pubs. Near Dorking, with a 45-minute train journey to London. In light of current COVID-19 please note that we always deep clean between lets, dismantle and clean the fridge, disinfect switches, handles, doors edges and frames and other high touch points. Once clean the flat is further sanitised using a Bio-Vac machine, as used on Covid wards, to capture and kill air and surface borne pathogens.

The flat has a large kitchen/dining room with lovely views across the garden (and lake, Autumn to Spring) to the North Downs. The kitchen is fully equipped and includes a induction hob, electric fan oven, extractor hood, microwave, fridge with freezer box, dishwasher & electronic washer/drier. The floor is polished, old quarry tiles with rush and jute mats.

The kitchen opens on to a verandah also with lovely garden views and is equipped with wellington and walking boot racks, ring for securing bikes and a table and chairs with a pendant lantern.

The bed/sitting room is spacious and sunny. It is furnished with a double bed, large sofa bed, easy chair; gas fired stove in a traditional fireplace, chest of drawers, occasional tables and Freesat television with Humax storage and DVD player. The floor is solid blond oak with large rugs.

There is a small dressing room with a wardrobe, chest of drawers and large mirror. The bathroom has a full-size bath with an Aqualisa shower, low level flush lavatory, basin and Myson towel rail.

Westcott is a pretty historic village with houses dating from the early 1400s. It nestles in the Surrey Hills Area of Outstanding Natural Beauty between the ancient trackways of the North Down ~ Pilgrim Way and the Greensand Way. We are blessed with good village shops and pubs, a lively well attended church, friendly mixed community and easy access to surrounding attractive towns with lovely shops, such as Guildford and Reigate. London is in easy reach by train.

It’s been 28 years since I was last in England and this was exactly the right house to bring my lovely wife, daughter, grandson, and mother-in-law to meet my parents so that we could all stay together. The amazing location was beautiful and central to all the places we visited. The house was really comfortable and had everything we needed. Plenty of room for all to be together and also have individual quiet time. My grandson needed to do a bit of school online and the upstairs nook provided an awesome view to study! Set within 3 acres of private land with grass fields and trees, our property features a serene natural swimming pond.

Please note that our swimming pond is 180 cm deep and is available for use at your own risk. Swimming is only permitted in the deep swimming zone in the middle of the pond. The shallow regeneration zone is designated for plants only and should not be entered by people or animals. We kindly ask parents to supervise their children closely while they are near the pond. Safety is our top priority, and we want everyone to have an enjoyable and safe stay.

The original farmhouse was fully refurbished and extended in 2022. In the summer of 2023, the finishing touch was added with the creation of our beautiful natural swimming pond.

The main living space is so great, plenty of space and so well laid out with beautiful aspects of the garden.
