Clean-up is easy thanks to the full sized dishwasher.

You really can’t find a better location when it comes to easy access to Bear Lake Marina State Park. It’s literally just steps away from the building. Walk across the lawn and down the footpath to a safe crossing area, and you’re there. The main recreation path into Garden City runs right past the grounds; you have walkable access to Mike’s Market grocery store, and all the burgers and shakes you can eat!

Additional amenities include a coin-operated laundry in the main building, grass area between buildings for recreating, and a parking space in the lot just north of the unit.

Tenant desires to rent the Premises from Manager and Manager desires to rent the Premises to Tenant under the following terms and conditions.

1. Premises: Tenant understands that in certain circumstances beyond the control of either party, the Manager may be unable to provide the exact Premises to Tenant. If the Manager is unable to make the premises available to the Tenant, Tenant agrees that his legal remedies will be limited to (1) canceling this Agreement and receiving a full refund of all money paid under this agreement, or (2) occupying a substantially equal substitute property offered by the Manager.

2. Tenant: The “Tenant” of the Premises shall be the name on the reservation unless otherwise specified.

3. Manager: The “Manager” of the Premises is Bear Lake Lodging, LLC.

4. Rental Deposit: The reservation deposit will be 33% of the total cost of the reservation. This Agreement does not become binding and the Tenant’s reservation will not be booked until the reservation deposit has been paid in full. Payment of the entire balance due thirty (30) days prior to the day on which occupancy will first occur.

5. Cancelation Policy: The Manger’s Cancellation Policy differs based on the type of property Tenant rented. It is the responsibility of the Tenant to understand which type of property was rented. See below for cancellation policies:

Cabins & Town houses: A deposit of 33% of the total reservation is due at time of booking. The remaining reservation balance is due 30 days prior to arrival of scheduled reservation(s). A cancellation fee of 10% of total payments made will be charged for any and all cancellations. If Tenant cancels any reservation(s) 30 or more days prior to arrival tenant will receive a refund of paid deposits less the cancellation fee. Reservations cancelled between 30 and 14 days prior to arrival will forfeit the entire 33% of total reservation deposit. If cancelled within 14 days prior to arrival, no refunds will be issued unless state mandated due to Covid 19. Then an internal credit will be issued and must be used within 1 year of booked stay and in the same property that was previously booked.

Condos: A deposit of 33% of the total reservation amount is due at time of booking. The remaining reservation balance is due 30 days prior to arrival of scheduled reservation(s). A cancellation fee of 10% of total payments made will be charged for any and all cancellations. If Tenant cancels any reservation(s) 15 or more days prior to arrival tenant will receive a refund of paid deposits less the 10% cancellation fee. No refunds will be issued for reservations cancelled within 14 days prior to arrival unless property is able to be rebooked.

I understand The Manager’s Cancellation Policy.

6. No adjustments for late check-in or early check-out: No refund of monies paid will be made if the Tenant checks in after the date and time specified above. No refund of monies paid will be made if the Tenant checks out before the date and time specified above. Returned checks are subject to a $25 returned check fee.

7. Check in time: Check in time is after 4:00 p.m. on the first day of occupancy as specified above. Tenant may go directly to the property with the key code to enter unit. Tenant understands and agrees that Manager does not and cannot guarantee exact check in times. Tenant further understands and agrees that Manager is only obligated to make the premises available for check in between 4:00 pm and 8:00 pm on the check in date specified above. Manager promises to exert its best efforts to make the premises available as early as possible during the 4:00 p.m. check-in period. In the event that the Manager is unable to make the premises available for occupancy before 8 pm. on the first day of occupancy, Tenant agrees that his legal remedies will be limited to (1) canceling this Agreement and receiving a full refund of all money paid under this agreement, or (2) occupying a substantially equal substitute property offered by the Manager.

8. Check out time: Check out time is before 10:00 a.m. on the final day of occupancy, as specified above. Tenant agrees that, in the event Tenant and/or his guests fail to vacate the premises by 10:00 a.m. on the final day of occupancy specified above, Manager is authorized to charge to Tenant’s credit card additional charges for the actual costs incurred by Manager due to the late check out, including but not limited to increased labor or cleaning costs and any costs resulting due to the inability to rent the premises to a subsequent renter or any decrease in income from an already-confirmed subsequent renter. In addition, if Tenant fails to vacate the premises by 10:00 a.m. on the final day of occupancy, as specified above, Tenant agrees that Manager may remove Tenant’s baggage and property from the premises and shall have a lien on said items as provided for in section 38-2-2 of the Utah Code and shall have the right to sell said property within 30 days if Tenant does not (a) demand the return of the property and (b) does not satisfy the lien against said property.

9. Maximum Occupancy: The Tenant agrees not to exceed, except for guests who shall not stay overnight, the maximum occupancy of the premises. If Tenant or Tenant’s guests violate this provision,
Tenant agrees that this Agreement and Tenant`s right to occupy the premises may be immediately terminated by Manager. If this Agreement is terminated pursuant to this provision, Tenant agrees that no monies will be refunded to Tenant under any circumstances. Tenant further agrees Manager is authorized to charge to Tenant’s credit card additional charges for the actual costs incurred by Manager due to the violation of this provision. This occupancy limit extends to outdoor areas such as decks and patios. Recreation vehicles (RV’s) tent trailers, trailers, camping equipment may not occupy or park on or near the premises.

10. Self-keeping Unit: The above-described premise is a self-keeping unit. Manager does not provide daily housekeeping service during Tenant’s occupancy. Housekeeping service may be provided for an additional fee if prearranged with Manager. Prior to check-out, Tenant agrees to: a) strip all beds and leave all used linens and towels near the front door, b) place all trash into trash bags (provided by Manager) and take to dumpsters located in vicinity of premises, c) place dirty dishes in dishwasher and begin cleaning cycle, d) close and/or lock all windows and doors, and e) turn off lights. Tenant agrees Manager is authorized to charge to Tenant’s credit card an additional $25 cleaning fee because of the violation of this provision.

11. No Smoking: Smoking is not allowed in or around any portion of the premise’s property. This non-smoking policy extends to outdoor areas such as decks and patios. If Tenant or Tenant’s guests violate this provision, Tenant agrees that this Agreement and Tenant`s right to occupy the premises may be immediately terminated by Manager. If this Agreement is terminated pursuant to this provision, Tenant agrees that no monies will be refunded to Tenant under any circumstances. Tenant further agrees if Tenant or Tenant’s guests violate this provision that Manager is authorized to charge to Tenant’s credit card a minimum of $500.00 for liquidated damages or seek actual damages which may include, but are not limited to, any fines assessed by a homeowner`s association.

12. Pet Policy: Pets are not allowed in

If the Manager is unable to make the premises available to the Tenant, Tenant agrees that his legal remedies will be limited to (1) canceling this Agreement and receiving a full refund of all money paid under this agreement, or (2) occupying a substantially equal substitute property offered by the Manager.

2. Tenant: The “Tenant” of the Premises shall be the name on the reservation unless otherwise specified.

3. Manager: The “Manager” of the Premises is Bear Lake Lodging, LLC.

4. Rental Deposit: The reservation deposit will be 33% of the total cost of the reservation. This Agreement does not become binding and the Tenant’s reservation will not be booked until the reservation deposit has been paid in full. Payment of the entire balance due thirty (30) days prior to the day on which occupancy will first occur.

5. Cancelation Policy: The Manger’s Cancellation Policy differs based on the type of property Tenant rented. It is the responsibility of the Tenant to understand which type of property was rented. See below for cancellation policies:

Cabins & Town houses: A deposit of 33% of the total reservation is due at time of booking. The remaining reservation balance is due 30 days prior to arrival of scheduled reservation(s). A cancellation fee of 10% of total payments made will be charged for any and all cancellations. If Tenant cancels any reservation(s) 30 or more days prior to arrival tenant will receive a refund of paid deposits less the cancellation fee. Reservations cancelled between 30 and 14 days prior to arrival will forfeit the entire 33% of total reservation deposit. If cancelled within 14 days prior to arrival, no refunds will be issued unless state mandated due to Covid 19. Then an internal credit will be issued and must be used within 1 year of booked stay and in the same property that was previously booked.

Condos: A deposit of 33% of the total reservation amount is due at time of booking. The remaining reservation balance is due 30 days prior to arrival of scheduled reservation(s). A cancellation fee of 10% of total payments made will be charged for any and all cancellations. If Tenant cancels any reservation(s) 15 or more days prior to arrival tenant will receive a refund of paid deposits less the 10% cancellation fee. No refunds will be issued for reservations cancelled within 14 days prior to arrival unless property is able to be rebooked.

6. No adjustments for late check-in or early check-out: No refund of monies paid will be made if the Tenant checks in after the date and time specified above. No refund of monies paid will be made if the Tenant checks out before the date and time specified above. Returned checks are subject to a $25 returned check fee.

7. Check in time: Check in time is after 4:00 p.m. on the first day of occupancy as specified above. Tenant may go directly to the property with the key code to enter unit. Tenant understands and agrees that Manager does not and cannot guarantee exact check in times. Tenant further understands and agrees that Manager is only obligated to make the premises available for check in between 4:00 pm and 8:00 pm on the check in date specified above. Manager promises to exert its best efforts to make the premises available as early as possible during the 4:00 p.m. check-in period. In the event that the Manager is unable to make the premises available for occupancy before 8 pm. on the first day of occupancy, Tenant agrees that his legal remedies will be limited to (1) canceling this Agreement and receiving a full refund of all money paid under this agreement, or (2) occupying a substantially equal substitute property offered by the Manager.

8. Check out time: Check out time is before 10:00 a.m. on the final day of occupancy, as specified above. Tenant agrees that, in the event Tenant and/or his guests fail to vacate the premises by 10:00 a.m. on the final day of occupancy specified above, Manager is authorized to charge to Tenant’s credit card additional charges for the actual costs incurred by Manager due to the late check out, including but not limited to increased labor or cleaning costs and any costs resulting due to the inability to rent the premises to a subsequent renter or any decrease in income from an already-confirmed subsequent renter. In addition, if Tenant fails to vacate the premises by 10:00 a.m. on the final day of occupancy, as specified above, Tenant agrees that Manager may remove Tenant’s baggage and property from the premises and shall have a lien on said items as provided for in section 38-2-2 of the Utah Code and shall have the right to sell said property within 30 days if Tenant does not (a) demand the return of the property and (b) does not satisfy the lien against said property.

9. Maximum Occupancy: The Tenant agrees not to exceed, except for guests who shall not stay overnight, the maximum occupancy of the premises. If Tenant or Tenant’s guests violate this provision,
Tenant agrees that this Agreement and Tenant`s right to occupy the premises may be immediately terminated by Manager. If this Agreement is terminated pursuant to this provision, Tenant agrees that no monies will be refunded to Tenant under any circumstances. Tenant further agrees Manager is authorized to charge to Tenant’s credit card additional charges for the actual costs incurred by Manager due to the violation of this provision. This occupancy limit extends to outdoor areas such as decks and patios. Recreation vehicles (RV’s) tent trailers, trailers, camping equipment may not occupy or park on or near the premises.

10. Self-keeping Unit: The above-described premise is a self-keeping unit. Manager does not provide daily housekeeping service during Tenant’s occupancy. Housekeeping service may be provided for an additional fee if prearranged with Manager. Prior to check-out, Tenant agrees to: a) strip all beds and leave all used linens and towels near the front door, b) place all trash into trash bags (provided by Manager) and take to dumpsters located in vicinity of premises, c) place dirty dishes in dishwasher and begin cleaning cycle, d) close and/or lock all windows and doors, and e) turn off lights. Tenant agrees Manager is authorized to charge to Tenant’s credit card an additional $25 cleaning fee because of the violation of this provision.

11. No Smoking: Smoking is not allowed in or around any portion of the premise’s property. This non-smoking policy extends to outdoor areas such as decks and patios. If Tenant or Tenant’s guests violate this provision, Tenant agrees that this Agreement and Tenant`s right to occupy the premises may be immediately terminated by Manager. If this Agreement is terminated pursuant to this provision, Tenant agrees that no monies will be refunded to Tenant under any circumstances. Tenant further agrees if Tenant or Tenant’s guests violate this provision that Manager is authorized to charge to Tenant’s credit card a minimum of $500.00 for liquidated damages or seek actual damages which may include, but are not limited to, any fines assessed by a homeowner`s association.

12. Pet Policy: Pets are not allowed in any property except the following units: Studio A, 108, 110, 212 and 213. Do not disregard this policy, as it will result in an additional fee never less than $500.

Ideal Beach Resort has private beach access (only available to those with a pass), pools, hot tubs, tennis/pickleball courts, basketball courts, a large grassy area, plenty of shade, water sport rentals, mini golf, playgrounds, ice cream shop, and many activities suited for children, teens, and families!

Located in an idyllic setting overlooking beautiful Bear Lake, this home has amenities to satisfy your adventurous side while also offering relaxation. `White Pines Cabin` was renovated in 2022, complete with new appliances, new furniture, and LVP flooring throughout!

Main Level
The kitchen includes everything you will need to prepare and serve meals, a counter with bar stools, and a round dining table. You will find several kitchen appliances available including a Keurig Coffee maker (a limited amount K-pods are provided).

Connected to the kitchen/dining area is a living room so everyone can hang out together. This room has large vaulted ceilings, a TV, and an electric fireplace to enjoy. The deck is adjacent to the living room and offers a beautiful view of the Bear Lake Valley.

During the warmer months, the large deck is the perfect place to finish eating your raspberry shake after spending the day in the sun. There is a picnic table, BBQ grill and additional seating outside for guests to spread out. The living room has large windows all around to invite the sunshine and gorgeous turquoise lake color in.

Each bedroom was designed with guests in mind; the rooms are spacious to accommodate luggage, portable cribs, and to avoid feeling crammed. Each room has new furniture that is very comfortable. The two private bedrooms in the home are conveniently located on the main level. The first bedroom has a king bed with a smart TV and a full en-suite bathroom. This bathroom also connects to the hallway for other guests to access easily. There is a fully functioning washer and dryer in this bathroom. The next bedroom also has an en-suite bathroom and a large closet. A queen bed is located in this room. A pack-and-play is available.

Upstairs
A short walk up the carpeted stairs is a fun and spacious loft with four built-in snug beds. There is also a TV, futon, bean bag and coffee table to enjoy games with your friends or family. The futon in the loft folds down for an extra place to sleep. After an eventful day at the beach, send the kids upstairs to play and relax on the deck with a Bear Lake raspberry shake!

The Property
Trees surround the entire home so there is plenty of shade and privacy. It is not uncommon to have deer or moose visit the yard! Don`t miss out on the new private hot tub that overlooks the lake! It is located just a few steps from the deck. A paddleboard is available at the home for guest enjoyment.

Plenty of parking space for everyone`s vehicles, trailers, ATVs, etc in the pull-through driveway. For winter guests: 4WD or AWD is strongly recommended in the winter. This driveway and surrounding roads will be plowed after a snow storm but driving conditions can be unpredictable so guests are encouraged to drive with caution. No camping, including RV camping, allowed in this HOA.

This home is located near the lake (5 mins), Bear Lake Golf Course (5 mins), Ideal Beach (5 mins), Pickleville Playhouse (5 mins), raspberry shakes/favorite food options (10 mins), marina (15 mins), Minnetonka Caves (45 mins). Beaver Mountain Ski Resort (30 mins), and snowmobiling in the Logan Canyon (30 mins). A new grocery store, hardware store, and gas station were recently built in Garden City to better serve visitors.

Private hot tub and Pergola on our huge deck, close to Bear Lake Marina, KOA campground, inside Harbor Village. Beaver Mountain Ski Resort, Logan Canyon, Cache National Forest, ATV trails near by. Incredible views, the location, the ambiance, vaulted ceilings, easy access to ATV trails. My place is good for couples, solo adventurers, business travelers, and families with kids. The space

Quiet tucked away cabin at the end of the street! 2 Huge trex decks with amazing views of the marina, bbq on the deck, full kitchen and a washer/dryer. A nice family room space with queen sleeper sofa, and 65" Smart tv. Each bedroom has a queen sized bed. One bedroom also includes a twin sized bunk bed. Each bedroom has access to a second upper deck which overlooks the lake and marina with the beautiful mountains in the backdrop. Extra bedding in the closet in one of the bedrooms. Large yard with trampoline, plenty of parking.

Guest access

Guests will have a private access to two bedrooms and a full bathroom and the full kitchen space with living room, yard and both decks. Keep in mind that the large driveway connects two houses and can be booked together if both are available.
