- "Lighted outside Christmas lights welcomed us to this spacious, clean and very well furnished and decorated home. The home is located in a nicely kept neighborhood close to the downtown area. The warmth from the electric fireplace in the family room was appreciated on the colder nights. The beds and bedding were comfortable and the large spa-sized bath towels made us feel pampered, especially in the main bath with the spa tub. Such a beautiful property! The only comments we would make is that the listing shows air conditioning as an amenity, but there is only one window unit in one of the bedrooms. I was grateful we had cooler weather when we stayed so it wasn't a problem for us. The other comment we had is in regards to the beds, couch and love seat. They all seem well worn and there isn't much support to them left. The bed was very soft, which my mom couldn't handle, and so she ended up sleeping on the couch, which wasn't much better for her because of how worn they are. The bed I had felt very soft and kind of saggy. I didn't sleep well as a result of it. Other than those things, we really did adore the place. It was such a great oasis! The owners were so great and even checked in on us to make sure we didn't need anything. We are truly grateful we were able to stay here! I highly recommend it!"

Built in 1908, The Farmhouse sits on two acres of breathtaking property. The heavily wooded yard around the house gives the impression of being very secluded but in reality is just blocks away from the charming town square. Situated behind The Farmhouse is the idyllic orchard with over 250 apple trees.

The Farmhouse has three bedrooms and two bathrooms, which makes it ideal for a family with kids, couples retreat, or friend getaway. The three bedrooms and one of the bathrooms are located on the second floor, while the living room, kitchen, dining, and second bathroom are located on the ground floor. *The bathrooms are not attached to any of the rooms. **The bedroom with the three twin beds has a bunkbed and a trundle underneath it. Unwind around the fireplace and dinner table by playing with the provided board games. Spend an evening cooking in the intimate, brand new kitchen. Enjoy a relaxing soak in the classic clawfoot bathtub.

Mendon is an ideal location for exploring the mountains and taking advantage of everything Cache Valley has to offer. You will be blocks away from the town center with a library, playground, baseball diamond and soccer fields, as well as a seasonal food stand, soda stand, and shave ice stand. Mendon is famous for its annual May Day and 24th of July celebrations and The Farmhouse is close enough to walk to all of the festivities. You will be just two miles from Deep Canyon trailhead where you can hike to the top of Mendon Peak. You are a short drive from Cutler Marsh and Benson Marina, both popular places to canoe and kayak. In nearby Logan there are countless delicious restaurant options, entertainment, and grocery stores. You are a 15 minute drive to Utah State University (Aggie ice cream anyone?) and the mouth of stunning Logan Canyon where the options for hiking, fishing, climbing, and more are endless.

Mendon is a charming small town where you can enjoy walking or biking around as well as driving. Street parking is free, but please be considerate of the residents and obey all traffic laws. This is a great place for kids to roam and families to enjoy walks, so please be cautious when driving to keep everyone safe!

GAME ROOM/SLUMBER PARTY ROOM:
Large game room has pool, ping pong, BB game, and safe velcro bullseye target. You will also find a 65" tv in the game room that you can cast to from your phone or computer

At night this room can be turned into a cousins/kids slumber party (with sleeping bags) OR 2 separate sleeping spaces by using the room divider to provide privacy and 2 twin frames with mattresses.

EXTRA BEDS: 1 floater futon (ideal for kids!) can be used in any room as needed, 2 queen size air mattresses (one self-inflating) and 9 twin size air mattresses (one self-inflating).

FOR LITTLE ONES (available by request):
A pack and play, 2 baby booster seats, stroller, kiddie step stool, changing pad, night light and white noise machine.

The family room flows into the KITCHEN and small DINING room with seating for 4 (& extra stools if needed to fit 8). 2 additional tables can be set-up in the living area if needed. Each offers additional seating for 6.

Kitchen is fully stocked: waffle maker, smoothie machine, fondue pot, crepe grill and cookie cutters, the basics-microwave, toaster, regular grill. There is Keurig cocoa/coffee maker- be sure to bring your own pods

BATHROOM:
In addition to essentials (toilet & sink), the bathroom has a separate shower and tub and a very large mirror.

GROUP FEES & PRICING (4+ guests)

→Additional $20/person per night on all bookings over 4

→Any group using 5+ beds is required to reserve The Bonus Room ($50/stay)

→Any group of 10+ is required to pay a $250 mostly refundable deposit ($50 will be non-refundable to cover large group insurance).

Following fees also apply to groups of 4+, using 3+ beds or using the game room or living room for sleeping:

→Add'l $50 cleaning fee for every 5 people (after 16)

→$20/person per night (+ tax and service fee) over the 1st 4. VRBO will figure this into the amount charged for 5th through 16th guest

→3 Night minimum stay on basic room cost and the add'l per person fee ($60) per guest. (May be waived, check with host as soon after booking as possible)

→Any person in the home during quiet hours (10p - 8a) included as an add'l guest for the entire stay. Any person in the home during a period of time that looks and/or sounds like a party included as an add'l guest the day of the party/celebration

→ $50 change fee (+add'l applicable fees) if size of the group increases or decreases within 14 days of arrival. We plan available hosting dates around the # of people/beds already booked. We will accommodate changes in the group size if schedule permits, but it does lead to add'l expenses to ensure enough manpower for proper clean-up between groups

→ $15/hour for time spent working out details and explaining the group fees, if caused by not reading the listing

→ $500 Unauthorized Visitor Fee if guests who have not been pre-approved are in the home or on the property at any time during your stay OR Smoking/Drinking Damage Fee (+ applicable per person and group fees). All applicable ‘guest’ fees will be added in addition for any un-approved guest in the home at any time during quiet hours (10p-8a). If these fees come into play, any group fees waived by the host will be reinstated and due immediately. Fees will be enforced by Property Management Company (zero tolerance policy) and host will no longer have an option to waive fees. These fees are easy to avoid by simply keeping your on-site host informed about any extra guests you plan to invite. Inviting additional people to stay may incur additional fees since it increases the cost of hosting you in addition to wear and tear to the home

PARTY/CELEBRATION:
Small family/friend gatherings, parties and celebrations may be allowed during your stay by request and pre-approval ONLY. However:

→ Must be pre-approved. No alcohol allowed.

→ $250 mostly refundable deposit. Deposit will be refunded after clean-up is completed if rules were followed and no more than normal cleaning is required. $50 will be kept to cover the cost of large group insurance

→ People visiting but not sleeping over on any night during the stay not subject to the 3-day minimum stay; $15/person fee applies for day of party

→ Having more people than arranged in advance and approved incurs a $250 fee

We are close to many parks, and plenty to see within a one hour radius of the location from skiing and hiking to Crystal Hot Springs and Willard Bay; pickleball courts, golf and swimming just minutes away. The Big Blue Barn is 1/3 condo and 2/3 indoor gym. It has every game you can think of to play, including indoor pickleball, badminton, basketball, ping pong, dodgeball, corn hole, and even 9-square!
It also has a huge awning and a big Blackstone barbeque where you can sit, eat & enjoy the beautiful valley.
At night everyone can gather around the large firepit and roast smores, powered by natural gas so there's no smoke!
The space
It has enough room to seat 11 in the kitchen with additional seating outside under the awning.
It also has enough beds to sleep 12 in the condo.
There is a large living room with a big screen
TV to watch movies.
It includes 2 bedrooms with queen beds, a bunkroom that sleeps 3, a queen-size murphy bed, and a foldable queen mattress.
The gym is perfect for summer or winter use.
There's plenty of space to play tons of different indoor games, and we have all the equipment ready to go!

You will be renting the entire barn and all the amenities.

The barn and firepit are completed, but we are currently working on putting in the yard. Just something to keep in mind.

We lived in this home for 10 years and recently moved into the house next door. We run a Preschool on the main floor during the week, but its empty on the weekends (Usually available pm on Thursday, through Sunday Afternoon). There are 3 bedrooms and 1 bathroom upstairs, which is the main living space. Kitchen, bathroom and a futon in the preschool. Great for kids, lots of toys and children's books available to use. Cat friendly inside and a 4 foot fenced back yard that can be used for dogs.
The space
The main floor is a Preschool. If you have kids they will love it. Also a fenced in backyard with a sand box and play equipment.

Other things to note
No dogs in the house due to a family member who has allergies to dog dander, but there is a 4 foot fenced in back yard you are welcome to put your dog in.

Cats have lived in this house and are welcome as long as you provide a litter box.

The rental rate is outstanding for unique setting, comfort and location this place offers. While staying here we have been to Lagoon Amusement park, Bear Lake, Crystal Hot Springs, nearby parks, hiking, biking, bird refuge, tons of fun small town restaurants. Read the whole listing! It mentions there are cats. If you are allergic or just don’t like cats this won’t be a good fit. The cats will want your attention in or out of the house. You will stay in a Very Nice 2021 RV trailer that is perfect for families or groups. We are nestled in a little country town that is surrounded by fruit orchards and on the foothills of the Rocky Mountains. We are pet and kid friendly. You will have your own space that fits 6 comfortably or 8 with kids. No need to get two hotel rooms.

Besides being surgically clean, the house was very well decorated and furnished. It had all the things a family needs to make meals and relax. The host was incredibly generous and had decor set out for celebrating my niece’s graduation (reason for the trip). Fresh farm raised eggs and homemade cookies that were a hit with everyone.
