The house is perfect for families or small groups and is located just five minutes from the Spooky Nook and Hamilton’s Downtown Outdoor Refreshment Area (DORA), with some of the city’s best restaurants, breweries, shops, and attractions. Millikin Woods park is just a few blocks away. Miami University is only 20 minutes away, and it is a convenient drive to Kings Island, the Cincinnati Zoo, and downtown Cincinnati.

The house offers two bedrooms and one bathroom, with a fully-equipped kitchen and a dining room with a table for four, with additional chairs in the closet. One bedroom has an office desk and chair.

The home includes free, off-street parking in the driveway (the garage is not available). House keys will be located in a lock box on the front porch (code will be provided the day before arrival). Two steps are required to enter the first floor of the home. The house is equipped with three outdoor security cameras: #1 front entrance upper right, #2 apex of garage overlooking driveway, #3 backyard entrance upper left.

Dirty towels should be placed in hamper located in the back bedroom before leaving. All trash and recycling should be taken out to the cans (the recycling can is green, trash can is blue) in driveway before leaving. All dirty dishes should be placed in dishwasher. This home is perfect for large groups who want to stay together. There are 6 bedrooms and 4 full bathrooms for your group to share. The dining room and extra large kitchen island offers seating for 14+. During seasonal stays, enjoy hours of outdoor entertainment by the inground pool, shooting hoops on the basketball court or cozying up by the outdoor fireplace after making dinner on the grill. Those who prefer to stay inside have plenty to do whether it’s spending some time on the two arcade machines, playing a fun round of air hockey, playstation or board games with family and friends, working out in the gym or even vegging out on the plethora of smart tv’s available throughout the home.

The second floor offers a total of 4 bedrooms. Steps away from Main Street, this property is close to everything making it easy to plan your visit. It's located on one of Hamilton’s most beautiful streets in the Rossville Historic District, is the oldest rental property in Butler County, and is the on the historic registry. However, the unit is completely remodeled and updated with stainless steel appliances, subway tiled kitchen, ceramic tile shower surround, laminate vinyl plank throughout, and a washer/dryer combo. A cool, quaint place!

This is a single family home that is two stories. On the first floor you'll have a spacious living area that has a sleeper sofa and reclining leather chair. The kitchen is fully stocked if you want to cook a meal or just enjoy a cup of coffee. Upstairs is a large bedroom with a queen bed and a bean bag that converts to a full bed. The bathroom has a spacious shower! Off the bathroom there is a washer/dryer combo if you find you need to do a quick load while you're visiting (don't worry, there's detergent too!).

You will have access to the entire house and off street parking.

- "We loved our short stay. Perfect location. Walkable coffee and dinner sites. Close to Miami U. Very comfortable and cozy. Had everything we needed and will definitely stay again." - "We stayed at the property for a tournament at Spooky Nook. It was a 2-3 minute drive from the apartment to the Spooky Nook parking lot. The apartment was exactly as described. Nice, clean and well stocked. The beds were super comfortable and it was nice to have so many things in walking distance. You do have to walk up to the third floor, so keep that in mind. Parking was close nearby but we were able to pull up to unload and load right by the entrance. You do get some road noise from the street in the master bedroom but it wouldn’t stop me from returning. Highly recommend Billy Yanks downstairs for food and drink! We hope to stay again next time we are in town."

BECAUSE WE LOVE OUR GUESTS AND NEIGHBORS, WE WANT EVERYONE TO HAVE A GREAT TIME. THESE RULES ARE FOR THE COMFORT AND SAFETY OF ALL OUR GUESTS.
1) No smoking of ANY kind allowed inside the property, out of windows or close by the entrances. Penalty $250 FEE, asked to leave immediately and no refunds will be issued.
2) Only ONE pet is allowed at the property. $90 Pet fee and $250 refundable deposit required. Pets are not allowed on furniture or beds. Pet poop must be cleaned up.
3) No parties or events allowed. Please note there is an exterior camera recording sound and movement. Quiet time outside on weekdays / weeknights is 9pm-9am and on weekends 10pm-10am.
4) Arrival & departure Check in time is any time after 4pm and check out is anytime prior to 10am.
5) No eating allowed in the bedrooms.
6) No parking or driving on the grass
7) Please remove shoes when inside the home (Unless there is a health issue that prevents this)
8) Be transparent. We ask that you provide the names of all guests that will be staying at the home as part of reservation. Should there be any changes to this list please advise as soon as they are known. We can add additional people to the reservation prior to check in at a rate of $15 pp per night. >>STRICT RULE you are not to have more people in the home than indicated on your reservation. >>We do not allow extra people beyond the people listed on the reservation. - "Had a very comfortable 3 night stay with my daughter and her friend for their basketball tournament. (There was significant train noise the first night, but we didn't notice any the other two) The house was very clean and had everything we needed. The house seems to be an upgrade relative to the neighborhood it's in. Although some of the buildings and houses in the area are in need of some care, we loved the proximity to downtown Hamilton and enjoyed walking around downtown. Great architecture and highly recommend True West Coffee Shop / Cafe."

Absolutely stunning! Absolute gem in the Rossville Historical District. This home is on the Ohio Historical Registry as the oldest rental property in the county. Private parking in the rear. Steps to Main Street with a plethora of restaurant and bar options. This property is three blocks from Spookynook Sports Complex and a 20 minute drive to Miami University. Everything in the home has been redone and has very modern amenities. We have added portable AC units to the second floor bedrooms.

The space
Open floor plan with warm colors as soon as you walk in. Tall bar stools overlooking the kitchen area. Small dining nook that seats up to six. A private master bedroom on the main floor, directly across from the bathroom. Upstairs sleeps up to 4. Wide open layout, with bohemian style seating area directly in front of the TV stand. The seating area is adjustable, and the pillows are endless, so comfort is guaranteed!

Whole space is accessible. There are a few crawl spaces that are locked for safety reasons and some used for storage.

BECAUSE WE LOVE OUR GUESTS AND NEIGHBORS, WE WANT EVERYONE TO HAVE A GREAT TIME. THESE RULES ARE FOR THE COMFORT AND SAFETY OF ALL OUR GUESTS.
1) No smoking of ANY kind allowed inside the property, out of windows or close by the entrances. Penalty $250 FEE, asked to leave immediately and no refunds will be issued.
2) No pets allowed. $250 fee per pet, asked to leave immediately and no refunds will be issued.
3) No parties or events allowed. Please note there is an exterior camera recording sound and movement. Quiet time outside on weekdays / weeknights is 9pm-9am and on weekends 10pm-10am.
4) Arrival & departure Check in time is any time after 4pm and check out is anytime prior to 10am.
5) No eating allowed in the bedrooms.
6) No parking or driving on the grass
7) Please remove shoes when inside the home (Unless there is a health issue that prevents this)
8) Be transparent. We ask that you provide the names of all guests that will be staying at the home as part of reservation. Should there be any changes to this list please advise as soon as they are known. We can add additional people to the reservation prior to check in at a rate of $15 pp per night. >>STRICT RULE you are not to have more people in the home than indicated on your reservation. >>We do not allow extra people beyond the people listed on the reservation. If we find that you have broken this rule you will be asked to leave immediately with no refunds issued and or charged a fine of $55 per person per night. This rule is nonnegotiable. You will not miss this stunning workmans victorian when you pull onto the street. This stunning home is lovingly named the dollhouse because of her pinky beige exterior. This home is perfect for large families or groups of people that each want their own privacy and space. I specialize in longer stays whether here for business or if you need a place to call home while your home gets back together, this home is perfect.

There is wonderful off street parking in the alley behind the home. You are welcome to park on the dedicated parking pad that will hold 2 vehicles and even welcome to park in front of the garage as well.

The master bedroom on the main floor features a mattress firm King memory foam bed. We provided an extra blanket and firm and soft pillows.
Luggage rack, hangers, and chest of drawers for your clothes.
This room is also equipped with a 50' smart tv for you to watch all of your streaming subscriptions.

The second bedroom on the main floor also features a memory foam mattress on the queen size bed and a 50' smart TV. Feel free to use the additional blankets provided to stay warm.

Upstairs you will find 2 more almost identical rooms and a half bath. Both of these rooms feature a full size bed and also a twin size bed. One room also features the work station. It is tucked nicely next to a window nook making it a peaceful place to get away.

There are plenty of main living spaces on the main floor. In the living room it features a 58" Roku TV with a couch and additional chairs as well. My most favorite living space is the parlor room. It boasts an air hockey table and sofa. It makes for hours of fun while everyone takes their turn playing.
The dining room is a beautiful room with seating for 8 people.

The fully equipped kitchen has all the space you'll need and all the regular amenities featuring a drip coffee maker with all the extras you'll need for a cup of coffee or tea (although I would highly suggest giving the local coffee shops (true west, the fringe, and the farmers collective) a try.

We do provide the simple stuff as well like salt, pepper and vegetable oil.

We offer high-speed wi-fi throughout the house.
In-unit washer/dryer with enough supplies for 3 loads.

2 full bathrooms. There is a main bathroom off of the kitchen with a traditional shower tub combo. The bathroom that connects to the king bedroom is a period appropriate bathroom. It has the original clawfoot bath tub and circle shower curtain. Both bathrooms are fully equipped with shampoo/conditioner/body wash, hairdryer and towels.

I have remodeled a lot of homes and the dollhouse is my shining star. I am proud of all the extra touches this house has that you wont find in most homes. Please love and enjoy it as much as i do but be respectful of all the effort put into restoring her.
