The space
This luxurious cottage makes a wonderful holiday home for up to eight guests. On the ground floor, there is a large fully-fitted kitchen/dining area finished to an extremely high standard, complete with a range of quality fitted units, integrated appliances. Adjoining the kitchen is bright conservatory with a dining table for eight guests and patio doors opening into a good-sized enclosed garden with a hot tub, sauna and garden furniture.

Meanwhile, the cosy lounge area is complete with a crackling wood-burner and a large corner sofa, perfect for sitting down to relax after a day of adventure.

Two of the bedrooms are located on the ground floor. The master bedrooms has a super-king-size bed, luxury linens, Smart TV and ample wardrobe and drawer space. The space
Estate Lodge comprises two cottages, The Byre and Steward's Cottage. The finish is of the highest standard throughout and there are multiple car parking spaces at the property.

The Byre

The Byre is a newly built cottage with a private pool and has been designed to offer a high level of comfort. On the ground floor, there is a large open-plan kitchen/dining/living area with flagstone flooring that offers a hint of rustic, farmhouse charm. The kitchen is well equipped with quality fitted units and Smeg appliances, while the dining table seats six guests. The living area is tastefully furnished with large leather sofas, oak furniture and a log-burning stove.

There is a ground-floor bathroom with a shower, while the three bedrooms each have a king-size bed and an en-suite.

There is also a private indoor heated swimming pool along with bi-fold doors opening out onto the enclosed garden which features sun loungers and a BBQ.

Steward's Cottage

Steward's Cottage is an attractive brick-built cottage that features a hot tub. On the ground floor, there is a fully fitted kitchen/dining area with porcelain tiled floors, quality fitted units, an island, integrated appliances and a dining table with seating for eight guests. In the lounge, there's comfy sofa seating, a cosy wood burner and a TV.

Two of the bedrooms are located on the ground floor. The master has a super-king-size bed, a Smart TV and ample wardrobe and drawer space. The double room has a Smart TV, ample wardrobe and drawer space and a luxury fitted en-suite comprising a bath with an overhead shower.

- "We had a lovely week in this ancient, but brilliantly renovated cottage. Clean, cosy, but spacious, with a lovely log burner. Nothing about it was poky, and although there was only one room downstairs it was modern, and open plan, and we felt that we had masses of space - a family of four, plus dogs ! Perfect, sheltered garden, wonderful views, and within 5 mins of Leominster, and Bromyard - not much further to Hereford and Ludlow, although we headed to the hills of Kington, and Offas Dyke. Good beds, linen, and a comprehensive hamper with lots of local bits and bobs. Pub doing takaway food just up the road was great as our rescue dogs are very nervous and reactive, and the garden was ideal for eating. We had super walks from the door, and the boys had a huge amount of fun fishing, canoeing, and splashing about in the lakes. Lots of foodie farm shops, and cider nearby. This was a great place to rest, and enjoy a quiet few days away from it all, and we were made very welcome."

With ample space to join together, along with separate accommodation to enjoy your own space and privacy. The main house, Bearwood House is adjacent to but entirely separate from Bearwood Cottage.

Inside the main house there's plenty of room to spread out with a large L-shaped sitting room divided by beams, giving separate areas to relax whilst still being together. A large open fire warms the space and plenty of comfy seating is provided to enjoy it. Perfect for catering for large groups, the farmhouse kitchen has both an Aga and an electric oven and hob, and a small breakfast table. The room spills through into an enormous dining room, large enough to seat all 15 guests. One of the five bedrooms is downstairs, along with a shower room. The remaining four bedrooms are upstairs on the first floor; bedroom one enjoys its own en-suite, with a family bathroom servicing the remaining bedrooms.

Wander across the large driveway to the cottage with its roaring open fire in the sitting room and warming Rayburn oven in the farmhouse kitchen/dining room. Upstairs, bedroom one is welcoming, spacious and luxuriously comfortable with a super-king size zip and link bed framed by the characterful timber beams. This room offers flexible accommodation with the option for young families to utilise the day bed if required. Bedroom two is equally charming, with more exposed beams and a comfy king-size bed. Both bedrooms have use of the spacious family bathroom and there is plenty of storage on the landing.

Endless entertainment is provided. The house is set in grounds of more than an acre with an arboretum, sunken garden and loggia and there is a luxury outdoor hot tub for six people. The games barn provides a pool table, air hockey table, tennis table and darts board. Six bicycles plus a tandem, croquet, badminton, boules and many other garden games are provided. There is an Xbox One S in both properties, Bose SoundLink and a good selection of board games. Tennis is also available at the owner's house nearby.

Just a mile away in the "black and white" village of Pembridge is the 15th century New Inn where you can be sure of a warm welcome and a hearty meal; a super village shop, cafe and farm shop too; and, less than a mile from Bearwood House is the excellent Cider Barn restaurant, an absolute must for a special lunch or dinner during your stay (gourmet frozen meals can also be picked up to warm up in the Aga at Bearwood House). Or for a really special occasion, catering can be arranged at the house.

Hardwick Barn available to hire: If you are thinking of having a celebratory lunch; drinks; dinner; or surprise party - for a crowd or just a few, Hardwick Barn is available to hire separately and is the perfect venue. A beautifully restored half timbered barn within 1.5 miles of Bearwood House and Cottage, the Barn is situated on the owner's family farm and has been lovingly renovated, keeping all the original timbers, with sensitive lighting accentuating the beams up to the rafters or disco lights also available if required. The mezzanine level seats up to 30 people for dinner with a glass balcony enabling a view over the barn. Downstairs are two glass, circular tables providing additional seating for a further 16 people. A long bar with bar stools sits along one wall with sofas which can be pushed back to create a dance floor area, and a wood burning stove provides warmth and ambience from the heart of the barn. There is a pool table at one end, with the kitchen and cloakroom located beneath the mezzanine level. Original sliding doors provide entry on two sides of the building, along with a terrace overlooking the fields to the hills in the distance. Caterers and bar staff can be provided who can be directly liaised with to organise the perfect event, and only a stone's throw from Bearwood House and Cottage. The Barn is also ideal for demonstrations, craft making courses and similar as the mezzanine level has large tables with sheepskin covered benches. The space
Paving the way with farmhouse flagstone flooring, this striking property begins with a beautiful country-style living room, complete with three leather sofas, a Smart TV and a cosy wood-burning stove.

Meanwhile, the bespoke, fully fitted kitchen is a fabulous area to be with friends and family. You will have access to a range cooker, American fridge/freezer and a wine cooler, along with all the other mod cons you can think of. There is a large oak dining table, perfect for delicious banquets prepared by a professional chef if you don't feel like cooking.

The ground floor is complete with a wet room with rain shower, wash hand basin and WC.

There are three bedrooms on the ground floor, two are en-suite and one is next to a bathroom (wet room). The other three bedrooms are upstairs and comprise one double with an en-suite, one double with zip link beds and an en-suite and the master bedroom which also has an en-suite. All rooms are finished with quality linens and furnishings, TV and designer bathrooms, while pool towels and adult dressing gowns are also provided.

The property is accessed via a private entrance and a member of the estate staff will be on hand to meet and greet guest on arrival. We request that you call 15 minutes prior to arrival and you will be met at the gates.

Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £500 prior to their stay. An advance payment as detailed in the booking summary can be made to waive this requirement.
