Right on the Willowemoc, our cabin is the ultimate outdoor getaway. Perfect for anglers, families, friends looking for a get away. Two bedrooms with double beds, a futon in the sun-room along with a table and chairs overlooking the river, grills, 2 fire pits, full kitchen, updated bathroom stocked with toiletries. 2 hours from NYC, 3 miles from Livingston Manor with shops, breweries & eateries, you are going to love it! The cabin is steps away from the river. The river is visible from all areas of the cabin. The river is deeper at times depending on the weather. Central a/c in the main room. Ceiling fans in every room and a the cabin is heated for the winter months.
The sun-room is our favorite room, as it has french doors with a beautiful view of the river. The futon serves as an extra sleeping space in there.
There is a mudroom with a dryer and extra blankets, high chair, and board games. There is smart TV and internet.

Dock is in the lake during summer months, from June 15 - September 15.

A long tree-lined driveway takes you to this sun drenched, open format country house on 8 acres of land, offering all the amenities of home in a secluded mountain setting for your perfect vacation getaway any time of year.

We are located just 12 minutes from adorable Livingston Manor Main Street and only 2 hours from NYC.

Bedrooms: There are 2 bedrooms, both upstairs. The extra large primary, with its own private deck, has a king sized bed and air conditioning unit. 2nd bedroom has a queen bed, a window air conditioning unit and that gorgeous view. There is also a queen sized pull out couch in the sunken living room so the house sleeps 6 very comfortably. Clean, comfortable linens are provided and beds are made fresh for each guest’s arrival. Extra linens and blankets are provided. Both bedrooms have ceiling fans.

Kitchen: Fully equipped with full sized fridge, microwave, gas stove, dishwasher, coffee maker, Vitamix, toaster and all the equipment and tools you need to prepare meals. Paper towels, dish soap, dish towels, and trash bags provided.

Dining Area: Long, 10 foot reclaimed wood dining table seats 8. Floor to ceiling windows allow for diners to enjoy the view year round. A working wood burning stove sits as a beautiful centerpiece to the kitchen and dining area, while also supplying great heat in the winter months.

Bathrooms: There are 2 full bathrooms, one downstairs with a shower/jacuzzi bath and one upstairs with a stand up shower. All bath towels and hand towels are provided. Additional amenities include soap, shampoo, conditioner and blow dryers.

Living Room: Large floor-to-ceiling windows wrap this unique living room, which is actually two living rooms in one. The main, 30-foot high ceilinged living room has a huge L shaped cozy couch and 2 vintage chairs for relaxing or playing games. A projector with Apple TV and Jackbox games is yours for rainy days and colder nights. Ceiling fan keeps the living room very cool in the summer.

The cozy, sunken living room area is a special place, perfect for sitting by the fire with an after dinner drink, chatting and just hanging out. The wood burning fireplace is in great condition and wood is provided for all the fireplaces and outdoor fire ball.

Deck: large wraparound deck overlooking a gorgeous, 40 mile, unobstructed view. The upper deck has a L-shaped couch and circular dining table and chairs plus large gas grill. The lower side deck has a long rectangular dining table that seats 6-8 comfortably with umbrella alongside sitting chairs for optimal sunset viewing.

Outside: Nestled on a rock just steps from the house is a fire pit with 6 Adirondack chairs for campfires, s’mores and more fun after dark. Nearby, a cozy hammock sits underneath a canopy of trees. The property is quite secluded and surrounded by woods so you do not see or hear any neighbors. Bocce Ball set and Croquet set included with the house. We also have 3 sets of snow shoes to be used only on property.

Basement: The unfinished basement houses a large washer and dryer. Detergent & dryer balls provided.

Additional: Non-smoking house, additional guests not allowed to stay over, pets are possible but must be cleared with owner, no parties or events.

Location: The area has so much to offer all year long! Restaurants and breweries abound with new ones opening up every month. There’s hiking, biking, swimming, kayaking, paddle boarding and of course you are in the Trout Fishing capital of the world! In winter, you can snowshoe, cross country ski and ski mountains are within 45 mins from home.

Because they have a composting toilet, because they’re heated with wood, because the property is accessed via a chip path not an asphalt one, invariably sawdust, wood flecks, and the occasional spider web make their way inside. The country will follow you indoors. Please visit expecting that. In the interest of keeping the place tidy we ask that guests remove their shoes before entering. You’ll have to walk about 75 yards from your car so… make sure those shoes are comfortable. Both the cabin and yurt sleep two couples each. House broken, well-mannered pets welcome. Expect a location that’s off the beaten path and, consequently, not super easy to find. But for ours, there are no houses in sight. Relevantly, our house is next door. (See photos.) We are quiet folks and you’ll likely hear little but the rustling trees and nearby spring.

what to bring: if you’re planning to pick blueberries or go hiking, bring clothes you don’t mind getting a bit dirty. A headlamp is recommended for enjoying the grounds at night and hiking up from your car at night. Speaking of cars, the shale road that leads to our cabin and yurt does NOT require a 4wd drive vehicle. However, you should drive cautiously if you arrive in a Prius or any other car that’s low to the ground. Whatever you’re driving, please do so slowly as the road is one way.

A standard release is required. Must be comfortable with a composting toilet and should know how to light a fire in a woodstove.

- "Such a pretty spot! It’s rustic enough to make it feel like a true get-away. We booked this when rain interfered with camping plans. There is much to do within driving distance including fishing and hiking. We brought our pups who enjoyed the deck and yard. There were two other structures right there, so if the owner happens to rent those out too (unknown to me), then you’ll have neighbors. Hopefully owner will correct this review if that’s not the case. Things to know: Bring bug spray and do tick checks on yourself and your dogs before coming inside. The yard is not maintained so the tall grass is tick haven. There is a porcupine out back near the stone wall there. It will spike the dogs if they harass it! The fire pit doesn’t appear to be maintained, as it is surrounded by knee deep grass. It’s next to what appears to be utility lines on the ground and we didn’t want to chance melting them if we started a campfire. Kitchen and bathroom are tiny. Which is fine, but just be aware. My guy is 6’2” and could barely get up and down the ladder from the bathroom to the loft upstairs. The composting toilet was getting full and the smell wafted up to the loft. We didn’t meet the host but in all contact with him, he was kind, responsive and welcoming. His listing is 100% accurate. With a few improvements to this super cute property, it would definitely be a five star from me! The view makes it all worth it! Thanks for the getaway!"

This peaceful cabin in Livingston Manor in a great place to get away in the southern Catskills. Private, lots of fun, and with a cool 60s/70s retro-theme it's a great place for privacy or to explore the southern towns in the Catskills like Livingston Manor, Jeffersonville, Roscoe, or Narrowsburg. It's located on a gated, semi-private road in wooded clearing on a few acres.

Kitchen is well-equipped for cooking and baking. Cozy space with two sleeping lofts, living room, kitchen and bathroom (with small shower, no tub). Queen bed in one loft; single in the other. Livingroom has double-size convertible couch. Single daybed as well. Bed linens and towels are provided.

Relax and enjoy morning coffee and meals on the large, sunny deck listening to the many songbirds. In the evening sit around the fire-pit under a star-filled sky (no city light to obscure them), toasting marshmallows and s’mores. Firewood is provided. There’s a charcoal gril, ready for grilling up some burgers and veggies.

Take walks on the 4+ private acres at the cabin or take a short drive to Mongaup Pond for picnicking, swimming, fishing, boating, hiking and bicycling.

It’s a quick, 13-minute drive to the thriving village of Livingston Manor for great shops, restaurants, gas & groceries. Main Street Farm store and cafe has locally grown produce, specialty foods and gifts. Check out the village online; it’s been dubbed “The Catskills’ Newest Hotspot”.

One of our larger cabins, Orchard's Edge can accommodate up to three guests.

The cabin features a king-size bed adjacent to a sitting area with a twin sleeper sofa and a fully-equipped kitchenette with distressed wood cabinets, as well as a screened sleeping porch and a full-size tiled bath. Fern Hollow is less than 2.5 hours from New York City, and you'll definitely want a car to get to and around the area. In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads.

The Stone Cottage is the original house on the property, built with stones from the surrounding land. While retaining the charm of its origins in 1915, it has been updated with all the modern conveniences our guests expect. This is our only pet-friendly accommodation.

Inside this two bedroom, one bath vacation cottage you’ll find everything you need for a comfortable stay. It features a queen-size bed and two twins, a fully appointed kitchen, dining table, and living area with a leather, queen sleeping sofa, leather swivel chairs and smart TV. The Stone Cottage is ADA Compliant, featuring a ramp to the doorway and no stairs inside. The bathroom is spacious, but it does not have a roll-in shower.

Outside, sit back and unwind on one of the two decks with electric retractable awnings, as your dog runs free in the enclosed animal pen. At night, light the classic stone fire pit to grill dinner or roast marshmallows. Guests may also enjoy the outbuilding that can be used as an artist’s studio, playhouse, or whatever you choose.
