Apt needs a deep clean and dusting. The night stand in the bedroom does not reach the bed height. Only 1 tv but we moved it and it worked fine in the bedroom. The queen size bed was very comfortable. Close to supermarket, CVS, restaurants, shops and of course skiing."

Everything is as shown in pictures, except that the plants backing up to the deck could stand to be trimmed down a bit. It’s been rainy, so things grow fast! - "Lovely and spacious (more spacious than the pictures make it look) loft apartment in downtown Margaretville overlooking the stream (with many, many ducks). Several different areas to hang out in, all outfitted with comfortable furniture. AC is super-efficient -- the window unit in the loft (bedroom) cools the whole place with ease. Property manager is very solicitous and responsive. Location is great -- all of Margaretville is walkable, with close access to trails and well-located between other attractive town areas (within half an hour you have Arkville, Fleischmanns, Andes, Roxbury, Prattsville, and Shandaken and a bit more than that but still not too far you have Phoenicia, Delhi, Windham, Hunter, and Tannersville). Between all those places, there are a lot of hikes and eats! Apt is on the creekside of the building, not main street -- noise was infrequent and not excessive. Will definitely stay again!"

This full, mid-century chalet-like apartment is its own separate unit. It is attached to a larger 2700 sq ft.house, yet has plenty of privacy.

The house is 10 minutes to the village of Margaretville, and less than 15 minutes to Belleayre Ski Mountain (8.9 miles) and Plattekill Ski Mountain (9.6 miles).

Roast marshmallows at the fire on our massive deck which has spaces for dining and lounging. The covered porch provides cover from the midday sun with both dining and sitting areas. The property also has a fruit tree orchard and a basketball hoop in the driveway.

The fully stocked game room has a 55-inch tv and retro pacman arcade game. Newly renovated chef’s kitchen has everything you need with all new appliances - make yourself a frothy cappuccino and stare into the vastness of the western catskills or enjoy a glass of wine on a chaise lounge as you watch the sun set behind the mountains. The house includes a two-car garage complete with Tesla charger and a mud room to drop your skis. A wood burning stove and pellet stove to keep cozy on those chilly mountain nights. Got kids? We have 2 washers and 2 dryers for all your laundry needs, a pack n’ play, booster seat, kids toys and books are also available.

The house is located off of a private road, about 10 minutes from the charming mountain village of Margaretville and 15 minutes from Roxbury. Both villages have cute shops, restaurants, antique stores, art galleries, markets and growing art communities. Margaretville has a large grocery store and CVS. No groups under the age of 25. Please remove your shoes when entering the house. Only registered guests are allowed to stay over night at the house. Quiet hours are 10 pm - 10 am. Do not move furniture, if you do put it back before you leave. Be sure to use caution not to damage the floors. Only use appliances for their intended uses. We are on a septic and well. Do not flush anything other than toilet paper down the toilets and do not put grease or food down the drains. Be sure to not leave the water running as a well can be run dry. Garbage and recycling should be put in the attached garage. Never put garbage outside where animals can get it.

- "Tucked away near the end of a mountain road was the perfect location for our weekend getaway. The property is lovely with some room to roam. It is a bit rustic, but we expected that. The beds were comfy, and linens were provided. The living room just had a couch and 1 chair, so we sat on the front porch which had lovely views. The kitchen was adequate, but did lack some items you may find in a better stocked home. Cleanliness was decent for being a rustic cabin, but some deep cleaning to get the cobwebs out of the corners would help. We had one issue with the sink that was very quickly resolved with the owner. We would definitely return for another weekend in the Catskills!"

The space

It’s hard to describe how special The Pines is! Newly renovated, soaring ceilings, unique design, open plan living, surrounded by nature and wildlife, with beautiful views of the forest. We're in the heart of the Catskill Mountains.

There are multiple areas to hang out in, reading nooks, board games, a movie theatre loft, ample seating, a well-stocked "chef's" kitchen, and an enormous deck looking out into the forest. The Pines is secluded but just a short drive to so many wonderful places to explore: hiking, skiing, swimming, waterfalls, farms, live music, breweries and wineries, local restaurants, and farmer's markets. If you are looking for the perfect escape from the city, this is it. We promise you'll have the ultimate Catskills getaway.

THE HOUSE:

The airy bedroom has soaring ceilings, a "movie theatre" loft complete with projector screen, bean bags, and the most comfortable couch, and a working space for two with forest views.

The kitchen, dining, and living area is one open space with light streaming in from skylights in every corner. The kitchen has new appliances and is stocked with all the equipment needed to cook a feast. We supply olive oil, salt, pepper, sugar, paper towel, and a large selection of spices. We have a Chemex and a drip coffee machine. We supply ground coffee but also have a coffee grinder in case you'd like to pick up some local beans on the way.

The living room has a cosy fireplace, TV (with complimentary Netflix), bluetooth speakers, and a record player with a selection of vintage records to play.

The bathroom—our favorite room in the house—is built floor to ceiling with stone. Soak in the deep tub or in the open rain shower and look up to the pines towering above. We supply bubble bath, soap, body wash, shampoo and conditioner, and toilet paper.

The large deck has a dining set, gas BBQ, and chaise lounges and looks out onto the forest. A large hammock is tucked around the back.

SLEEPING ARRANGEMENTS:

The one-bedroom house sleeps four people, but it is more suited to a couple, friends, or a family. There is a king bed in in the bedroom, a twin pull out sofa bed in the living room, and a twin air mattress that can be assembled in the loft or bedroom. There is a queen bed cabin available on request. If you wish to book for 6 people, please send an inquiry first as we can only accommodate this seasonally and with the use of the cabin.

There is no cell service, but we have reliable fast-speed Wi-Fi.

We have mini-split HVAC air-conditioning and heating, fans, and a fireplace.

Please be respectful of our house and our belongings. We have put so much time, energy, and love into making this space perfect, and we want to continue to be able to share it with guests.

AREA:
The Catskills are simply beautiful. You'll be surrounded by incredible nature, wildlife, local farms, amazing restaurants and breweries, hiking, swimming, skiing .... After booking, we'll give you access to our online guest guide and area guide that has details of our favorite places nearby. We’re 15 minutes from Margaretville and Andes, 30 from Phoenicia, Bovina, Delhi, Roxbury, and Stamford, and less than an hour to Livingston Manor, Roscoe, West Kill, Hunter, and Woodstock.

WINTER:
We get lots of snow in the winter. From November until April, a 4WD or AWD SUV are essential. Our driveway is steep—if there is a lot of snow on the ground you might have to walk through some snow to reach the house.

We currently are requiring a 28 NIGHT MINIMUM at a 45% discount.
Normally we offer a 20% discount for full 7 day weeks. We have been renting this cottage for nearly 20 years with rave reviews, but are new to VRBO.

Skiing and snowboarding is just 10-15 minute drive to Bellaeyre Ski Area or Plattekill Ski area, as well as many cross-country trails.

There is access to local swimming in the East Branch of the Delaware River right outside the village of Margaretville and at Belleayre mountain.

I had a dream to build a Catskill Mountain modern log home that was drenched with light, had vaulted ceilings and expansive views. And here it is! Completed in October 2023, this home has everything you could look for in a vacation get-away. Total privacy on 5.7 acres with open fields, stone wall framed woods, and a babbling stream at the bottom of the property. In the summertime it is a resting place for thousands of Monarch butterflies who come for the milkweed preserved in the field.

Inside there are two guest rooms downstairs, with a full shared bath, as well as a primary bedroom upstairs with a large ensuite bathroom with a beam framed shower. All the bedrooms have brand-new queen-size beds. The kitchen is open to enjoy guests while cooking up a lovely meal. The dining table is a solid oak piece I got from my builder—a homemade table like many you will find in the house. If it’s cold outside enjoy the wood burning stove which warms the whole house. The large wrap around deck with gas grill and picnic table is where most people want to be when the weather is warm!

The home is located only 15 minutes from Belleayre Ski Resort and Plattekill for anyone looking to hit the slopes, hiking, fishing, kayaking, and a nearby gym (that offers day passes) with an Olympic size indoor pool. It is also just under 10 minutes to the quaint yet vibrant village of Margaretville. There you will find a large grocery store (that meets any dietary needs), drug store, restaurants, bars, and some of the cutest shops around.

If you want to enjoy the beautiful Catskills, then I offer you my dream home! I will insist this is not a party home though. It is for people who are there to relax and enjoy both the nature surrounding you and the beautiful interior. And for dog owners--it really is a dogs dream place to run:)

Nestled among Hemlock trees & steps from a 30 ft waterfall is our cozy A-frame cabin. Sitting on 33 private acres connected to state land, enjoy waterfall views while sipping coffee in front of the fireplace. The casita was intentionally designed to feel like a home away from home. In summer, cool off in the waterfalls & private streams, in autumn take in the stunning foliage & in winter ski/snowboard at Belleayre (25 mins away). Alder Lake & the Pepacton Reservoir fishing are a 10 min drive.

The space
The Casita is a classic A-frame design with floor to ceiling windows in the living area. The cozy bedroom loft is accessed through a handmade spiral staircase.(Please view photos to ensure you feel comfortable climbing up and down) The Queen Bed is equipped with an organic Avocado Mattress and organic bedding/linens by Coyuchi. Fall asleep stargazing through the bedroom window and upon waking up, take in the beauty of the forest, stream and waterfall. Our 100 year old Jøtul stove is the heart of the home in winter. We provide a rack full of firewood.

The kitchen is fully stocked with everything you need to cook or bake your favorite meal. We provide spices, olive oil and vinegar. Please note, we have a mini-fridge with small freezer so plan accordingly.

We provide you with toiletries we purchase from a zero waste shop: shampoo, conditioner, body wash, toothpaste, face wash, and body lotion. IMPORTANT NOTE RE: SHOWER: The Casita has a 10 gallon water heater, the water gets hot right away so no need to run the water to warm up. Hot showers will last 10-15 mins with a refill time of 10-15 mins so unfortunately, long hot showers are not possible.

The Parking Area is aprx 125 feet from the Casita and requires walking up & down a slope. In the Catskills it can be muddy, icy, slippery and snowy during certain times of the year so come prepared with appropriate footwear.

To explore the multiple streams & waterfalls on the property you’ll have to navigate moderate terrain or climb over the occasional fallen tree … we’re in the woods! All though it is an ongoing project there are currently no manicured trails. Please be mindful as you explore the land.

Welcome to our cozy cabin nestled in the mountainside of the great western Catskills. The vaulted ceilings and floor to ceiling windows provide forest and mountain views that make you feel like you’re in a tree house! Our MCM japandi-inspired cabin is thoughtfully designed and curated—perfect for adventurers, romantics, artists, writers, or anyone seeking inspiration and rejuvenation amidst the tranquility of nature. Yet still just 5 min to town for shops, restaurants, and everything else!

- Only around 2.5hrs from NYC and 5 min to the town of Margaretville, our cabin is centrally located to other destination mountain towns like Arkville, Andes, and Fleischmanns!

- Less than 20min to Belleayre for skiing and snowboarding! And close to trailheads, trout streams, distilleries/breweries, bowling, golf, shopping, and restaurants. There is truly something for everyone! Due to the proximity to route 3 and route 30, travel around the area is convenient. However, occasionally you may hear road noise from across the river.

- With two bedrooms and two full bathrooms, there is plenty of space to spread out or cozy up.

- Recently renovated and equipped with amenities like high speed wifi, smart TV, smart projector, electric fireplace, game room with pool table, and lots of board games, you can work hard and play hard too!

Bedroom 1 has a king bed with premium Siena memory foam mattress and Bedroom 2 has a queen bed with a hybrid Allswell mattress. Both are fiberglass free! The two sofas in the cabin are cozy enough to sleep on as well—and if that’s not enough, we also have a self inflating queen sized airbed available to use in the living room.

Note: The bedrooms do not have AC as they usually stay a comfortable 70-75 degrees at night in the summer. There are fans if you need to cool down, and baseboard heating if you get chilly. The main living area and the game room have mini split AC/heat.

The highlight of our game room is the restored 8' Brunswick slate pool table with new bumpers and burgundy Centennial tournament cloth. You can also challenge friends to a game of foosball on a full size Classic Sport foosball table. In the other corner of the game room, there is a regulation sized Viper dart board, life size Connect 4, giant Jenga, and ring toss. And if the weather is good, set up the cornhole outside for a few rounds! For a more low-key night, choose from one of our many board games and puzzles located in the credenza under the living room TV.

The kitchen is fully stocked with pots, pans, utensils, dinnerware, and basic cooking ingredients. Fridge, stove, microwave, drip coffee maker, rice cooker, toaster, electric and stovetop kettles, and a Lavazza Blue espresso machine are available for use as well. A small assortment of ground coffee, espresso pods, and various teas are included.

For those who would rather dine outside, there is a grill, fire pit, and dining area on the back patio lit by string lights! You are welcome to forage for firewood, or purchase some at gas stations or supermarkets nearby. Note on the grill: If used, please clean the grate and oil catch after to prevent attracting bears and other animals. If the propane tank runs out, there is an extra tank by the side of the house, next to the larger propane tank. Please leave the empty tank there as well.

From the thoughtful architectural design to the finishes and details, our cabin aims to be energy efficient and eco-friendly. We try to minimize our carbon footprint through energy saving appliances, natural and sustainable resources like bamboo flooring, and reclaimed/recycled materials. The well and newly-designed septic system further lessens our ecological impact, rendering the cabin nearly self-sufficient. We take pride in our commitment to green practices and kindly encourage you to help reduce our carbon footprint by conserving water and energy for a greener future.

Important notes:
Due to the well water, the water may smell slightly of sulfur depending on the season and local water table. It is completely natural for the Catskill region and we have dual stage whole house filters that will help reduce the smell.

We provide a few bottles of water for your stay but please be aware that while the water supply at our cabin is safe for general use such as showering, washing dishes, and cooking, it is not suitable for drinking. We kindly ask that you purchase bottled water for your drinking needs during your stay.

Cell service is spotty in the country, especially in the mountains. There is no cell network in this area but service is available less than 2 miles toward the village of Margaretville. However, wifi is strong and fast and signal is available throughout the house. All phone calls can be made over wifi calling. **Please make a note of the wifi details before you arrive for your stay in case you need to reach us.

Outdoor areas:
When using outdoor amenities like the deck, grill, fire pit, and patio, please be aware of fire hazards and wildlife safety. We ask that you bring any food or garbage inside after you are done. There are bears in the Catskills and they will be attracted to food left out. For the fire pit, we do not provide logs but you are welcome to forage for firewood or purchase from nearby gas stations/the supermarket. Please be sure to put out any fires before ending the night. The woods can get dry and fire hazards are common.

And because the cabin is in the forest, we are not responsible for bugs, critters, and/or wildlife on/inside the property. While we have active pest control treatments and try our best to minimize bugs and critters inside, there may still be some that get through once in a while. But on the positive, don't be surprised if you see a family of deer trotting by while enjoying your morning coffee!

Note: We welcome guests of all ages but please keep in mind that the cabin is not baby/childproofed. There is a standalone electric fireplace, steep stairs, and a glass table along with delicate plants and decor. The cabin is also on the side of a mountain and can have wildlife and steep dropoffs at certain points. Please always make sure to watch little ones for their own safety! Thank you.

Accessibility: There are two entrances to the cabin. The main entrance is up a stone pathway with a couple steps up to the porch. The garage has a flat entrance for accessibility, however the doors in the house are older and can be 24 inches or less. Standard wheelchairs and walkers may not fit through doors unless folded. If you require use of a wheelchair or walker, please note that you may not be able to fit it through the bedroom/bathroom doors unless it is folded up. The hallways on the lower floor are also narrow and there is a set of stairs up to the second level.

Winter weather: The cabin is up a steep gravel/dirt driveway so an AWD/4WD vehicle with winter tires is strongly recommended to get around the area. The weather in the Catskills can be unpredictable so plan accordingly and drive safe!

While infrequent, this area is prone to country occurrences like power outages during windy rain and snowstorms. There are flashlights, lanterns, and propane heaters available for emergencies.
