The night sky is also perfect for stargazing. Located near Hallstead, this house is a dream with a spectacular panoramic view of seven mountains that fold into one another. With 3 bedrooms, including 2 queen beds and 2 twin beds, our pleasant property offers a superb stay for guests. The upstairs bathroom is equipped with a shower and bathtub, downstairs BR with a shower. You'll find all the essentials like WiFi, a washer and dryer, and AC. Our place will help you feel at home while you're traveling near Binghamton or the Endless Mountains.
Enjoy the 2 acre property that includes a charming old stone milk house which adjoins the entry to the house. You can experience nature on the porch, and enjoying the flora and fauna.

If you are looking to escape to the woods and a lake this is your place. We are 25 minutes from Binghamton, NY and 35 minutes to Elk Mountain PA. Our place is comfortable and is your home for the time you are here. Complete house with lake access from the yard, kayaks, canoe, paddle boats, row boat and more. There is a pavilion, firepit and BBQ grill at your disposal. Peace and quiet with no motors allowed on the lake. NO PARTIES OR EVENTS ALLOWED DUE TO COVID CONCERNS.

The stunning great room features a vaulted 28-foot timber frame with barn board ceiling, open grand staircase with catwalk, gas fireplace and 55" smart TV and Blue Ray DVD player. This is a perfect room to accommodate the whole family for movie marathons or memorable board game challenges.
The gourmet kitchen features a Sub-Zero glass refrigerator and freezer with a 48" Wolf 4 gas burner stove and double flat top & double oven, cook for an intimate affair or the whole crowd. An added bonus is the herb garden off the back deck, please use in your specialty drinks and cooking. The kitchen, separate bar, and full pantry boast granite counter tops; 3 sinks and 2 dishwashers. There is a 10-person elevated bar seating area that surrounds the kitchen so the cook is never alone. A full-service wet bar off the main lodge room.
There is a large dining room off the kitchen that will seat 12. Off the kitchen is a Pool Table with 60 Classic Arcade Video Game console and a Golden Tee Golf Arcade console. Lower level has a Ping Ping Table and a Tornado Foosball Table.
There is an attached large outdoor deck that will seat 14 where you can dine enjoying the lake view. Spacious deck offers a gas grill and covered gas fireplace seating area. The covered porch is one of our favorite rooms in the house. There is a 7-person Bull Frog Hot Tub off the other deck next to the enclosed outdoor shower.
For the working vacation member of the family there is a fully furnished private office equipped with reliable, strong WiFi connection.

The first master bedroom has a king bed, large bathroom with 2 sinks, wraparound shower with 4 shower heads and the washer and dryer in the walk-in closet. There is a private porch off this master with an enclosed outdoor shower and the hot tub.
The second master bedroom has a king bed and private bath with a walk-in tile shower.
The third bedroom has 2 queen beds, a twin bed and a private bath with walk-in tile shower.
The fourth bedroom has a queen bed and a princess loft; large crib alcove which has a permanent full-size crib as well as the option to set-up a pack-n-play or travel crib, and private bathroom with a tile shower and claw foot tub.
The fifth bedroom has 2 queen beds one being in a unique hunting lodge loft setting.
The sixth bedroom has a queen bed and couch.
There is also a 7th room which is used as a children's playroom which has a sofabed that you are welcome to use.
All bedrooms have space available to set-up pack-n-play or travel crib. Several spaces could also accommodate queen size air mattresses. We have air mattresses and quite a bit of additional infant/toddler gear available upon request to make your stay as comfortable and carefree as possible (and save you trunk space)!
Also, for the fitness buffs there is a Body Solid 3 stack home gym and an open space for yoga, Pilates, or aerobics.
Outdoors:
The lake house is a wonderful year-round stay. Heart Lake is bountiful with bass, pickerel, catfish, sunfish as well as perch for summer or winter fishing (PA fishing license required - can acquire in town at sporting goods, 4 miles). Kayaks are provided for your personal use during warm weather months. Come for fall foliage and enjoy nature hiking or mountain biking on any of the back dirt roads or the rails to trails access that is at the end of the driveway. In the winter, the lake house makes a warm, welcoming retreat to return to with a hot tub soak after some prime local skiing at Elk Mountain Resort only 35 minutes away.

Large ranch home on 53 acres in the Endless Mountains. This 5-bedroom home has 2 bathrooms, a fabulous sunroom, wood fireplace, huge game room, 2 family rooms, dining table for 10, and a spacious deck overlooking the pond. Relax and unwind, swim or fish in the pond, take a snooze on the hammock or walk the trails through the woods and enjoy nature. Visit the local farms, wineries and antique stores. 50-minute drive to Elk Mountain for skiing, 35 minutes to golf course. Lots to do in the area or just enjoy the family at the house. Plenty of games and puzzles. Game room has pool table, shuffleboard, foosball and dartboard. Pet-friendly.

Plenty of beautiful space especially with the downstairs suite with the variety of games tables and two very comfortable bedrooms. We all basically stayed at the home for our entire stay because it was so relaxing with the pond, fire pit, covered porch, hiking the trails etc… I could go on and on. Our 5 year old grandson caught 86 fish!! Honestly 86 FISH!!! He won the family fish trophy that has now become a new family tradition lol. The guys did go to the River one day to do some night fishing which was within 10 min of the home. Great stories to tell there too! Total relaxation for us all. We honestly didn’t want to leave and highly recommend this home for beautiful family bonding and memories.. we loved it!"

You may also catch a glimpse or our resident bald eagle, blue herons or beavers! The lake is small (46 acres) so no motor boats are allowed, keeping it nice and quiet. Fishermen tout the wide-mouth bass, perch, pickerel, grouper and more. There are so many ways to enjoy the outdoors--swim from the float, lounge on the shore or enjoy the fire pit at night.
• All told, the cottage can hold up to 4 adults comfortably with 2 extra mattresses for children. There is an additional pull-out sofa as well. See cottage diagram image for more info.
• There is a private dock and rowboat for your use only. A raft for swimming is shared with the owner cottage next door.
• Playset with swings, slide and climbing equipment.
• Two bedrooms: Bedroom 1 has a full-sized bed; Bedroom 2 has a queen-sized bed.
• This is a humble cottage, the furnishings are worn but clean. Kitchen has plenty of cooking supplies, T.V. has basic cable. GUESTS MUST BRING SHEETS AND TOWELS. We provide blankets and pillows.
• Additional sleeping is in a loft over the great room. The sleeping loft has two regular twin-sized mattresses plus two additional sleeping mats. The loft ceiling is low so it is best suited for children. It is accessed via pull-down attic stairs.
• The cottage is at the end of a dead-end, dirt road. There is a farm across the lake. This is a rural area, nearest grocery store is 9 miles away.

Fortunately, the nights were cool so we really didn't need AC. In the summertime enjoy your private dock and wrap around porch. Fishing and swimming from the dock. Kayaking and boating also permitted. Second story is accessed with ships ladder. Wake up in the master bedroom to breathtaking views from your private second story balcony.
In the winter enjoy ice fishing and cross country skiing trails. Also there are many nearby snowmobile trails.

Our lake house combines the simplicity of country living with all the comforts of a sprawling city apartment. We welcome you to almost 6,000 square feet of open space, spanning a 110 feet wide house overlooking 150 feet of your own lake frontage, all on almost an acre of manicured grounds.
The lake house contains a North and a South Wing, connected by a breezeway, making it an ideal house for multiple families who may enjoy some independence. The ceilings are high and the space is light and airy. Windows abound, filling the house with beautiful light and a lake breeze. In the warm days of summer, you will remain cool in the house as we are fully air conditioned.
You can effortlessly transition between swimming in the lake, sun-bathing on your own dock, rolling around on the manicured lawn, kayaking or paddle-boarding, fishing from the kayak or from the dock. And, when you are finished swimming and boating, you will enjoy a hot outdoor shower, in a private shower cabin under the sun.
At your disposal, you will find 2 paddleboards, 2 adult kayas and 1 child’s kayak, along with life vests in various sizes. The lake is generously stocked with bass, pickerel, catfish, perch and sunfish (with an easily obtainable license).
For kids, there is a great natural wood play-ground on our property.
For indoor rest and entertainment, you have at your disposal numerous cool spacious living and dining areas. In the North Wing, you will find a great room with two separate sitting areas comfortably seating your entire party, both directed towards a gas fireplace and a 55” Samsung smart TV. In the South Wing, you will find a cavernous playroom housing a professional pool table and foosball table, with breathtaking views of the lake. The South Wing also boasts a third sitting area comfortably seating 8-10 people in front of a 55” Samsung smart TV. We have a fine selection of classic board games, kids books and toys as well. And if there are piano players among you, you will find a finely tuned Baldwin piano in the great room, ready for an impromptu concert or kids’ recital.
Back in the North Wing, you will find our cavernous country kitchen with a double height ceiling. A large island custom-made of repurposed barnwood comfortably sits eight. Our modern kitchen has two back-to-back Bosch dishwashers, two refrigerators, a stove/oven and a second oven, a microwave, a garbage disposal, a Nespresso Lattissima Pro machine, a Nespresso Vertuo Plus machine, a coffee maker, a coffee grinder, a blender, a popcorn maker, a mixer, a food chopper and all the dishes, glasses, barware and kitchen supplies you may need to host 20 guests for dinner (although we have more than double the dishes to allow for maximum convenience). We even have a restaurant-grade ice machine for those outdoor parties on hot summer days. In the dining room you will entertain all 20 guests around two custom-made farm tables made from glorious repurposed barnwood. We stock the kitchen with a supply of oil, vinegar, spices, coffee and other staple pantry items to get you started.
Do not worry about parking for all of your guests, since our property can easily accommodate 10 cars. And no one will ever wait for a bathroom as we have 7 (5 full baths, and 2 half-baths) as well as and an outdoor shower, all stocked with hotel-style toiletries.
In case some of your guests are peckish at night, the South Wing boasts a full mini kitchen with a microwave, fridge and wet bar.
In case your party has persons who find it difficult to climb stairs, do not worry! On the ground floor we have two bedrooms in close proximity to a full bath (with a walk in shower) and a half bath. And next to the kitchen and great room, you will find a half bath.
If outdoor dining is more your style, your party of up to 20 guests can dine on the covered deck with breathtaking views of the lake on three wooden picnic tables. With a Weber Genesis II gas grill, cooking for 20 will be a joy. And for dessert, you can gather around a large fire-pit with s’mores and custom cocktails made with mint from your own mint patch.
We wanted to introduce you to your own herb garden at the lake. On the right of the outdoor shower you will find a large bush of mojito mint. In front of the shower you will also find twelve planters with herbs of all sorts for all of your salad and cooking needs. Please feel free to use at your convenience. And on your departure please feel free to take a ziplock of mint as mint keeps very well in the fridge and will hopefully remind you of a wonderful stay at Heart Lake.
Our wood shed is stocked with cured firewood. And for simple rest and relaxation in the outdoor breeze, our deck boasts a rattan sectional sofa set. We even have a pair of sling chairs to relax in the sun.
When the time comes to rest for the night after a day of lake fun, you will find 12 bedrooms (with 7 bedrooms in the North Wing and 5 in the South Wing), each with unique personality and almost all with lake views. The cupola bedroom on the third floor of the North Wing boasts 360 degree views. Each of the 12 bedrooms offers a smart TV connected to the house WiFi, which is lightning fast (ten of which are 43” Samsung smart TVs).
On the ground floor, you will find a kids’ bedroom with a bunk bed. The bedroom also has a large desk for those of you wishing to work.
For those of you with children, you will love a cozy bonus bedroom with a full size bed with windows onto the lake, directly connected to the master bedroom for maximum privacy.And if you do not have children, this is a perfect reading room.
We provide all linens and towels (we even have a supply of beach towels).
If you ever need to do laundry, each of the North and South wings has a large washer and dryer.
Never worry about the power going out; we have a new powerful generator that will keep you worry-free during your stay.
If you decide to venture out from the lake, you will find the town of Montrose full of wonderful adventures, including a historical center with local museums. Within a 5 minute drive, you will have access to free tennis courts, soccer fields, basketball and pickle courts. You could visit a golf course in the middle of town, as well as several golf courses a short drive away. In town, you will also find two large supermarkets and smaller country stores, a national pharmacy, as well as two 24 hour minimarts. Another 5-10 minute drive and you will find yourself hiking in the stunning Salt Spring Park among 500 year-old hemlock trees. If you would like a leisurely walk or a jog, you will love the 1.25 mile country road loop around Heart Lake. For hiking and mountainbiking, we are several yards away from the start of a converted railbed that runs for miles. If paintball and combat is your game, you will find EMR Paintball within a mile or two of the house. There are several shooting ranges and horseback riding stables several miles away. And Binghamton is under 20 miles, with all the restaurants and entertainment you would expect from a university town.

Other close places of interest include trails for hiking (Florence Shelley Nature Preserve, Salt Springs State Park, D&H Rail Trail), Susquehanna River, Montrose, PA, Binghamton, NY, golf courses, and more. The Susquehanna River is within a quick drive. The closest airport is the Binghamton, NY airport (BGM) and is perfect for arriving guests as its small and very easy to get in/out of. Montrose, PA is also a charming town with local shops and restaurants that's not too far.

Garage Loft - HUGE King Bed with Full bath. Kids will love their own elevated sleeping area within the loft.

Guest access
Regardless of whether you rent the Main Cottage or all three...You'll have the complete privacy of the entire property. If you rent the Main Cottage, we will not rent the other two during your stay. We feel your privacy and exclusive access to the amenities would be preferred.
Other things to note
Wifi - We just upgraded our wifi so that you can be anywhere on our property and have coverage...even while floating in the middle of the lake!
Cell Coverage - ATT you should have full coverage. You can see the ATT tower from the front yard of the cottage.
There are two paddle boats, 1/2 person canoes, 4/1 person kayaks, 4/1 person youth kayaks, and a yellow floating dock about 20 feet from the permanent dock. We also have a significant number of life jackets.
There is a Horse Stable 1.8 miles from the cottage, they cater to children and adults.
We have both BBQ Grill and a Griddle. Each comes with a tank of propane installed and a spare for each should you run out... no extra cost.
We also have two firepits - one in the front yard and the other at dock level. We provide the firewood that has (to date) been more than enough for our guest's stay. Should you run out there are places around the lake that sell bundles of firewood.
Also, we just purchased another full-size refrigerator/freezer so there are now 3 of them.

- Tenants agree to abide by the following Rental Rules at all times while at the property:
- 1. Check-In: 3pm, unless it's not currently occupied. If unoccupied then you can check-in as early as 10am.
- 2. Check out: 10AM, there are no guests arriving that day then you can check out as late as 4pm.
- 3. Smoking is NOT allowed on the property.
- 4. Pets are NOT allowed
- 5. Housekeeping: There is no daily housekeeping service. Bedding and bath towels are included in the unit. We also provide one lake towel per person. We do not permit towels or bedding to be taken from the units
- 6.We do NOT charge a cleaning fee for normal usage. However, excessive need for cleaning will be charged to your security deposit. We do ask that you strip all beds and place Sheets, Pillow Cases and Towels in the laundry room (garage). Please leave Quilts and Blankets on the beds.
- 7. Rental Condition: Keep the property and all furnishings in good order and tidy, both inside and out. The tenants shall be responsible for any loss or damage to the property and its fixtures or personal property of the owner during the term of this lease unless caused by an act of God. Upon arrival, Tenants will inspect the property and report any damage or issues to the Homeowners. An inspection will also be done at Checkout by both the Guest and the Homeowner. The property MUST be left in the same condition it was at Check-in, or part or all of the security deposit will be forfeited. Excessive wear and tear will result in part or all of the security deposit to be forfeited. Any damaged items will be charged to the Guest at replacement value.
- 8. No Excessive Boisterous parties, NO College Parties, NO Bachelor Parties, NO Prom Parties, NO Illegal Drugs – you will be asked to leave the property immediately with NO refund.
- 9. Homeowner is not responsible for any accidents, injuries, illness, or death that occurs while on the premises or its facilities, nor responsible for the losses and/or damages of vehicles, personal belongings, or valuables. All guests are expressly assuming the risk of any harm arising from their use of the premise or others whom they invite to use the premise, including, but not limited to, injury or loss of life due to acts of God, wildlife, weather, or use of bikes, tools, or other facilities on the property. Owner is not responsible for any legal infractions, penalties, fees, or incarcerations including but not limited to noise, neighbor complaints, outdoor fires, firearms, fireworks, or illegal drug use.
- 10. People other than those in the Guest party set forth above may not stay overnight on the property. All persons in the Guest's party are the sole responsibility of Guest, and the Guest is responsible for any damages resulting from anyone in the party.
- 11. Homeowners are not responsible for the loss of personal belongings or valuables of the Tenants and their guests.
- 12. All trash must be disposed of properly in trash cans (provided) at all times.
- 13. Fireworks are not permitted.
- 14. Only use appliances for their intended uses.
- 15. Water and Sewer: The property is on a well and sewer system. The sewer system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the sewer system, you will be charged damages for repair of the system.
- 16. Storms: No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are maintained. We do not refund due to road conditions.
- 17. Lake Water Quality: Many factors can have an effect on the quality of the lake water. The Lake Association has a contract with a company to treat the water should an algae bloom occur as well as for weed control. We DO NOT offer refunds or discounts should there be an algae bloom or any other condition affecting the quality of the lake. In the years that we have listed our cottages for vacation rentals, there has only been on occurrence of an algae bloom while we’ve had guests. It was treated and guests were able to enjoy the lake as usual within a couple hours of treatment.
- 18. Internet use: The use of the Internet during the Guest's stay is the sole
responsibility of the Guest. The Internet must not be used for any illegal purpose or criminal prosecution will result. File sharing, or downloading copywrited material, without the permission of the rightful owner of such material, is strictly prohibited.
- 19. Firewood: I've always told our guests, to use as much firewood as they like and we'll bring you more if you run out. After an experience with a guest recently, I no longer provide that service. When we went to do the post-check-out inspection, I thought wow...not a single piece of firewood ash or sign of any wood being used BUT it's all gone. The neighbors told me they saw them loading all the firewood into the trunk of their cars. That's not what it's for...it's to be used at the cottage. If they used that same logic, why not just take all the furniture as well!! So, we will provide you with the same amount we always do…which usually lasts our guests a week with plenty left over. If you run out there are places along the paved road that will sell you bundles of 4 pieces of firewood for $8.00. At that price, we're providing a few hundred dollars’ worth of firewood and I really don't care if you burn it all...I do care that someone would be so selfish as not to use it and then take it home.
- 20. Cancellation / Moderate - Canceling up to 5 days prior to arrival = full refund.
- 21. Access: Tenants shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
- 22. Default: If any rent is unpaid, this lease will be in default and subject to cancellation.
- 23. Execution of booking shall be deemed a valid acceptance of house rules and rental agreement.
- 24. We reserve the right to do a non-judicial lockout of any tenant who refuses to check out at the end of the agreed rental period.

We stayed in mid-May so the water is a bit too chilly for us to use the lake activities: we hope to book more into July next time so the lake is nice and warm. Lake Lily Pad is the sweetest spot for your family getaway. This Lakehouse is located on a small private lake back on a dirt road. There are a few neighbors around this property but you will rarely (if ever) see them.

The Lake house is a peaceful, private, relaxing space that will allow you to make so many fun memories with you loved ones. You will have access to the entire property except for the small closet underneath the steps that lead to the second floor. This is the owners property please do not open it.

Small cottage located in the heart of the country on an Equestrian Farm. Horses and farm animals to meet, or walk quietly around the 141 acres of country woods and pastures, or stay in your clean quiet cottage. The cottage has recently been renovated. Hypo allergenic duvet comforters, new mattresses, gas fireplace that warms the whole cottage. Modern meets country cottage. Located close to the town on Montrose with its quaint country stores, chocolate and wine festivals, blueberry festival and huge July 4th Parade. Outdoor table with gas grill available. Sit outside and enjoy the fire pit. Located on an equestrian farm opposite the horse arena. The cottage is located opposite the equestrian barn and horse arena, which has a large parking lot.

Cell coverage - ATT you should have full coverage. Verizon has coverage but not as strong as ATT. You can see the ATT tower from the house on the hill. Sprint coverage is spotty
Parking - there are spots for 3cars
There are 5 kayaks, 1 double and 1 youth, 3 single. 1 stand-up paddle board and a floating water pad. We have multiple PFD ranging from youth to adult. NOTE: a PFD MUST be in the kayak or on the stand-up board anytime in use. Additionally, a whistle must be either on the person or on kayak or stand-up board when in use. A PFD must be worn by children 12yrs and under while on the kayak or stand-up board.
Fire Pit provided along with firewood. The fire pit is to be used on the stone patio down by the lake only.
Two gas grills are provided. 1 on upper deck and 1 griddle on lower porch.
Two refrigerators 1 located in kitchen the other is down below in the lake side area. Lake side refrigerator provides ice/water. Additionally, there is a half bathroom and a mini food prep and workstation with sink in the lower level. We request that you do not touch any of the items in the lower level covered by white curtains. This is our main summer residence and we store our personal items in the lower level.

Place all bath and lake towels inside shower(s).
Collect all garbage and recycling and place in garbage area in front of house.
Unwanted food is to be cleared out of both refrigerators and placed in trash. Dry or canned goods may be left and will be donated to the food pantry.

Don't miss the perfect lake house! This cozy space offers a full kitchen with new stainless steel appliances, a small kitchen dining area, and a comfortable living space with a fireplace. The three furnished bedrooms provide queen beds - perfect for a family getaway or small group retreat. Just feet away from Tingley Lake, you won't find a better location to enjoy waterfront activities all day long.

- "Location was great and loved being on the lake other than that we had issues. The floors were not swept or mopped. We swept and mopped. Baseboards were dirty as well as the mantel. Smoke detectors were beeping. Someone dropped off batteries at 4am so we had to replace. Air was very musty so we pulled the a/c filters out and they were filthy. We cleaned. Clean comforters were on the floor in the closet. Washer and dryer were in the basement which was very creepy, cluttered and damp with poor lighting. Probably the cause of the bad odor (mold/mildew). Dryer worked but not the washer. The washer had standing water with clothes still inside. Gross. There were a few more issues but these were the worst. I feel that a partial refund or credit is in order."

Summer lake house retreat! This home features 4 bedrooms (sleeps 11), 2 full baths, 1 half bath, living room upstairs and rec room downstairs. TV's in both living rooms. Fully furnished kitchen, outdoor grill, outdoor firepit, deck with views of the lake, swing set for kids in the back yard and woods to explore! 50 feet of lakefront with large dock, chairs, 2 kayaks, 1 paddle board, a floating dock and more! - "I didn't use the boats ,or get in the water, I chose to relax on the dock and deck instead. Clean house. Easy stay. Everything I needed. No problems. Good Hosts." - "Had a wonderful time at this great little cabin. Fished right off the dock (caught large mouth bass, yellow perch, catfish, and a sunny). The cabin was immaculate. Not a speck of dust anywhere. The beds were very comfortable. We cooked most meals indoors with no problem. The host was quick with replies. Reminder to other guests...have the pin for the keypad ready in advance because you will most likely not have reception to grab it out of your phone! Once inside it's easy to connect to the cabins Wi-Fi."

Lakeside cottage on Laurel Lake in Brackney PA. Friendly community, conveniently located 15 minutes from Binghamton NY and 25 minutes to SUNY Binghamton but in the heart of nature. Great swimming in a warm lake with fishing , kayaking, paddle boating and hiking are all activities available. There is a fire pit available for campfires and s”mores.

If you are wanting to escape to the middle of no where & soak up some Lake Life, then this is the place for you!
Enjoy the back deck that overlooks the peaceful lake morning- evening. Enjoy meals made on the BBQ, dogs at the fire or chill on the hammock. A great place to unwind and reset.
Take a kayak, canoe, row boat or paddle board and soak in the view. Bird watching and all the nature to enjoy around you.
About 30 minutes from Binghamton and Scranton. Salt Springs State Park is only 25 minutes from our home. Nice dining and night life right in our town of New Milford.
