To the east of the chalet is a five minute walk to Avon Beach, with its beach shop, bakery, ice cream shop, fish & chip bar as well as the renowned Noisy Lobster Restaurant. Views are directly over to the Isle of Wight and further along there is Highcliffe and walk along the sea wall.
Stroll west from the chalet onto the well known Mudeford Quay, famous for traditional crab fishing off the Quay, you can also buy fresh fish in its small shop. The RNLI launches from here and there is a coffee shop as well The Haven House Inn.
The quay is a bustling area particularly at weekends where you can learn to kayak or windsurf as well as join short sea excursions round the local coast. Take the ferry across to the Run on Mudeford famous Spit, home to many beach huts and nature reserves. From the Spit you can catch the Land Train along to Hengistbury Head and walk over the cliffs and open space with the wind in your hair , before returning back to watch the boats come in as the sun sets in front of the entrance to Christchurch Harbour.
We are situated on Dorsets Jurassic coast line with a wealth of natural history to explore and enjoy, as well as a short drive into The New Forest.
Great & convenient shopping can be found locally in Christchurch and Bournemouth with further restaurants , shopping and facilities in Poole & Southampton a further drive away.
We offer a private lodge holiday located on Sandhills Coastal Retreat, one of the UK's premier Holiday Parks. As we are ocean fronted we are situated slightly further away from the amenities which are available to park patrons.
Please feel free to visit the Parks reception on site for more information regarding access to these facilities which include an outdoor heated swimming pool, a Bar , live action Sport TV, a small equipped gym and a Billiard table .
Our chalet is strictly no smoking and no vaping and also as plastic and synthetically chemical free as possible . Our minimum rental age is 25 and we are unable to accommodate pets or children.

Inside The Old Customs House:
The Old Customs House occupies a unique position actually on Mudeford Quay, Christchurch. One of only seven cottages on the quay, it is a 2 bedroom 16th century Grade 2 listed cottage over two floors that has been totally modernised throughout and furnished to the highest standards.
It comfortably sleeps 4 with a luxury modern main bathroom with a walk in wet room shower. It has a washer dryer, microwave, fridge freezer, oven, hob and all the comforts of a 5* hotel with a large TV in the lounge, with DVD player, and TVs in both bedrooms. It is perfect for families or cosy for friends.
Mudeford Quay is a working quay leading on to the sandy Avon Beach and just across the run from Hengistbury Head, it is the perfect spot for those who love the water, beach or partake in the many watersports available in the harbour.
The Old Customs House has it's own safe picket post fenced patio area with outdoor seating and views over to Hengistbury Head.
Outside The Old Customs House:
A white picket post fence surrounds a patio that runs the length of the cottage. Why not eat alfresco and watch the sun set over the harbour?
The cottage has one parking permit allowing you to park right outside the property. If you have more than one vehicle then extra parking could not be easier with a large public car park within a very short walk of the cottage.

We would like to welcome you to Seascape our little box by the sea!
Seascape is situated in Mudeford at Sandhills Park, a small but perfectly appointed holiday home site that has everything within easy reach to make your holiday a breeze!
After parking your car in the private car park 15 yards away and unpacking, you can start exploring.
Seascape comes equipped with a large fridge freezer so there is plenty of room for your provisions, which you can pick up on your way from nearby Christchurch should you wish. You will find Waitrose, Sainsburys, Lidl and Aldi in the supermarket department. A TK Maxx and a Matalan for any last minute t-shirts or jumpers and a Wickes for anything else!! There is also a small shop on site and a launderette.
Seascape has two bedrooms (a double and a twin), shower etc open plan living, dining, kitchen area and decking that enjoys sunshine all morning and welcome shade in the afternoon. The decking has a lockable gate and from the corner you can see The Needles and the sea.
The kitchen area has plenty of storage, comes well equipped and has washing up liquid and a new sponge and a scourer provided. All bed linen is professionally laundered and each guest has their own bath and hand towel.
We do ask that you bring your own beach/pool towels.
The TV has an integral DVD player and Freeview.
The bedrooms have wardrobe storage and the master has plenty of room for a travel cot.
Sandhills has a very pleasant lounge bar where you can purchase light snacks and drinks. There is a small games room and live entertainment at weekends.
The outdoor heated swimming pool and toddler pool is a hop, skip and a jump from the caravan and has changing facilities. There is also a small gym which you are welcome to use and outside play area.
There are so many places to eat you will be spoiled for choice! To the left along the beach is the Noisy Lobster and beach side takeaway. A seaside shop which holds an artisan bakery and ice cream kiosk. A little further up amongst the beach huts is a super little café too. Turning right to the end of the quay you will find The Haven pub, which is very reasonable and doubles up as a café during the day. You will also find all the usual fast food outlets in Christchurch.
The beach is a flat 50 metre walk away…close enough to nip to in the morning to test the weather and watch the glorious sunrise over the Isle of Wight, something I thoroughly recommend. With the constant changing of the tides there is a different seascape to welcome you every day. Equally, don't miss the stunning sunsets over Christchurch Priory from the harbour… two of my favourite things to do. You will find paddle boarders, kayakers and swimmers whatever the season and photographers catching the sunset.
The Quay at Mudeford is bustling with families catching crabs and the ferry across to the beautiful Hengistbury Head. A trip well worth taking. Pretty beach huts, a lovely restaurant, soft sand and the most wonderful views will give you a day to remember. You can catch a further ferry onwards to Tuckton gardens where you can walk into Christchurch to visit the Priory and explore the shops.
There are many lovely places to visit and things to do… A couple of miles walk along Avon beach to the left is Highcliffe Castle once home to Mr Selfridge.
Bournemouth for beaches, shopping and entertainment. Poole for the historic Quay and its famous Poole Pottery. Lymington is well worth a visit if only to see the boats in the harbour or to catch the IOW ferry for a day trip. The New Forest with its famous ponies, quaint villages and wonderful scenery.
Equally you may wish to just stay close to Seascape …lock the car and BREATHE!

The New Forest, Christchurch, Bournemouth, Lymington (with ferry to the Isle of Wight), Dorset and Hampshire, all in easy driving distance. Local buses, and Beryl Bikes hire scheme.
The flat is at a high first floor level, accessed by external stairs, and there is a narrow open internal staircase to the mezzanine floor (see photo), so it will not suit those who have difficulty climbing stairs, or small children, apologies.
Supermarkets are a short trip by car, or distance is walkable.
Sometimes you may hear traffic noise, or sounds from the shop below.

The Beach House is a spacious corner house, enviably situated a stone’s throw from Avon Beach and enjoys sea breezes and lovely views of the sea, particularly from the master bedroom.
It was extensively remodelled some years ago and at that time, so we were told, featured in a national glossy magazine as an “inspiring house by the sea”.
The Beach House has been well maintained and used as a holiday home by the current owners and can now be very comfortably enjoyed by up to 6 individuals.
Downstairs comprises a large kitchen/diner, utility room, living room, reading room, study and downstairs cloakroom/shower room.
Upstairs comprises, 3 bedrooms, 2 of which have king size beds and en-suite shower rooms and the third has 2 single beds. There is also a family bathroom which could be for the sole use of the twin bedroom if needed. The master bedroom has a balcony on which is a small table and 2 chairs which is a lovely place to sit with a coffee or glass or wine to enjoy the sea view and watch the world go by.
There are three TVs at the property: one in the kitchen/diner, one in the living room and one in the master bedroom. The first two are Virgin Cable TVs. The TV lounge also has a CD player. There is also free Wi-Fi throughout the property.
The Beach House has a well laid out private garden to the rear, ideal for outside living, with quality Bridgeman dining table and 6 chairs, 2 sun-loungers, a small sofa and 2 armchairs. In addition, there is a small pretty garden to the front.
The garage can be found to the rear of the property and has space for the storage of water sport equipment, bikes etc.
There is parking for at least 2 cars, possibly 4 depending on vehicle size. Parking is in front of the garage where with care two smaller cars can park alongside each other, or one car comfortably. There is also parking for another car (possibly two if the first car reverses as far back as the bin store), in the drive immediately to the side of the house.
Well behaved dogs are welcome by prior arrangement. Owners should bring their own bowls, bedding and towels for their dogs as we believe pooches like the familiarity of home smells.
We regret that the Beach House is not suitable for hen parties, stag dos or other riotous gatherings as we would not wish to upset the tranquillity of the area for our neighbours.
Smoking is not allowed in The Beach House.

This is lovely and spacious, with multiple reception rooms; as we were a family of five plus dog it meant we could all come together or have our own space when it was needed. The dining table and kitchen set up or also plenty big enough for cooking and entertaining. The wraparound garden is fenced in and gated at different points, along with multiple access doors from the house. Mudeford itself has a nice long beach to walk along, and there are various pubs and restaurants in the area. Whether it be a simple roast at the Nelson, or we went for a lovely birthday meal at The Jetty."

Beach Retreat is a lovely modern bungalow, providing accommodation located over one floor, just around the corner from Avon beach, Mudeford quay and Christchurch harbour (all 5 minutes level walk away)
Please note that the upper floor of this chalet bungalow is the owners' private area, however they will not be living there during the rental period.
Offering a calm, quiet retreat after a busy day by the sea or harbour, its kitchen, dining and soft seating area overlooks a secluded, fully enclosed, sunny garden with sun loungers and plenty of space for Al Fresco dining.
The well-equipped kitchen has a dishwasher, microwave, double oven, fridge freezer and Induction hob. A separate utility room houses the washing machine and tumble drier. We even have a highchair for little ones.
In the separate, cosy lounge you will find a TV (with BT TV box), DVD player and CD player together with a selection of DVDs, CDs and board games.
There are 2 comfortable bedrooms, one with a king-size bed the other with 3ft wide twin single beds. Both rooms have plenty of wardrobe space, with a hairdryer in each
The family bathroom includes a bath and separate shower, please note there is a step up to the shower and toilet.
There is plenty of off road parking and secure storage for bikes if needed. Beach and crab fishing essentials are also provided!
We are family friendly and also welcome well-behaved dogs. Local beaches have year round dog friendly sections and there is a small woodland walk about 200metres away.
We like to encourage wildlife and have made a small ‘home for nature' in part of our garden. You may spot a variety of birds visiting the feeders and the pond.

The local area has attractions and activities to suit all ages and tastes. Why not try your hand at crabbing on Mudeford quay or take a stroll on Avon beach along to Highcliffe beach? Or head over to Mudeford Sand Spit (famous for its expensive beach huts) and Hengisbury Head which can be reached via the ferry from Mudeford quay. Our 3 local nature reserves (Stanpit Marsh, Steamer Point and Hengisbury Head) are worth exploring, with the free visitor centre at Hengisbury Head providing a wealth of information around the history of the headland together with regular activities for children and adults. For those interested in longer walks or cycling, there is a classic walk/cycle from the doorstep to Sandbanks (via 1 ferry) or further afield to Studland (via 2 ferries).
For those interested in water sports, you can hire paddle-boarding, kayaking and wind surfing equipment just 5 minutes' walk away. Lessons in these activities are also available. Fishing trips are available from the quay, where you will also find a well-stocked fish stall. There is a small children's play park on the quay.
You are spoilt for choice when it comes to eating out locally with an abundance of pubs, cafes and restaurants. There are a number of traditional pubs including The Haven on Mudeford quay. Coastal restaurants include The Noisy Lobster and The Jetty (part of the Harbour Hotel and Spa) and cafes include The Beach Hut Cafe which serves its award-winning hearty breakfast together with lunches, cakes and ice cream. There is a Deli just around the corner which is also a cafe.

As soon as you enter this waterfront apartment, you are immediately drawn to the calming tidal waters of Mudeford Harbour and the panoramic views to the Isle of Wight and Needles. Casting your eyes over the lovely garden where you can relax with a book or just soak up the summer sun, you realise you are a stone’s throw from the water. On the horizon is the dramatic headland known as Hengistbury Head, once owned by Harry Selfridge. This is an outstanding site for wildlife and archaeology, free of cars, which offers beautiful beaches and the Mudeford sand spit with its quirky café, famous beach huts and the popular transport links of the Noddy train and ferry.
As you look to your right you see Stanpit Marsh, a 160 acre nature reserve home to many endangered plants and an ornithologist's dream. In the evening you often hear the calming bird chorus!
‘The View’ offers two double bedrooms, one with a super king bed. Flip Flops:
Flip Flops is a luxury lodge, located on Sandhills Holiday Park in Mudeford, that looks out on Christchurch Harbour. It includes one double en-suite bedroom and one twin bedroom, both with plenty of storage space, and a family bathroom with a bath and overhead shower. The sizable kitchen is well equipped, including gas hob and oven, under counter fridge, freezer, washing machine and dishwasher. Facing the harbour are full, room width bi-fold doors which open out onto a spacious deck. When the bi-fold doors are open the living space is vastly extended and there is a suite of outdoor lounge furniture plus a table and four chairs. It is perfectly positioned for catching the afternoon sun or watching the sun set.
Bed linen and bathroom towels are included, however, please bring your own beach/pool towels. There is free Wi-Fi, a flat screen TV, DVD player in the lounge and wall mounted televisions in both bedrooms.
There is private parking adjacent to the lodge.
Sandhills Holiday Park:
Sandhills Holiday Park is a relatively small boutique site with a lounge, bar, and small gym in the main reception building. There are heated swimming and paddling pools and a children's play area. It is a five minute walk to Avon Beach or Mudeford Quay.
Whether it is water sports (equipment to hire and lessons near Mudeford Quay), relaxing on Avon Beach, crabbing from the quay, walking to Highcliffe Castle, hiking around Hengistbury Head (crossing via ferry from Mudeford Quay), or loosing oneself in a good book lounging on the deck at Flip Flops, there is plenty to do.
Mudeford:
Mudeford was once a fishing village and is still home to working fishing boats. Pleasure fishing trips are available, including the Bay Blast rib ride.
Eating out is an easy walk to either The Haven House Inn on Mudeford Quay or The Noisy Lobster on Avon Beach. There are numerous takeaways and shops close by.

The Property:
Heathfield - This luxury appointed property is based on Sandhills Holiday Park in Mudeford, as soon as you enter, you have a feeling of space and luxury. The décor is stylish and the lodge is equipped to a very high standard. It even includes an inbuilt surround system which can be attached via Bluetooth to your phone.
In the kitchen there is a full size fridge and freezer, a washing machine/dryer and a dishwasher along with a full size cooker and separate microwave.
The lodge has two bedrooms, the master with a double bed and ensuite shower room and the second bedroom has two good size single beds. There is a second family shower room. Both bedrooms have TV's installed with HDMI leads and there is a large smart TV in the lounge.
The property is set on the second row back from the front, facing the Isle of Wight – it has a large decking area with patio table and chairs and the sea can be seen from either side of the decking.
There is a private car parking space alongside the lodge which makes it easy for unloading/loading and heading out for day trips.
About the Local area:
Just outside Sandhills Holiday Park is a promenade giving access to the beautiful Avon beach - take a stroll along to your left and you will come to the Noisy Lobster restaurant and shop where you can purchase fresh bread from the bakery and a morning paper. The shop also sells gifts and a selection of clothing. There is a coffee hut and fish and chips takeaway as well. If you walk to your right, you are just a short walk from the historic Mudeford Quay where in 1784 smugglers skirmished with Customs and Excise officers.
It is still a working quay today with fishing boats venturing out most days so why not say hello to Pete on boat Deja Vu (SU21) and see how his day has been, or wave to him from your decking as he heads back from another successful day out. If you fancy testing your skills out and bringing the catch home yourself, pleasure fishing trips are available directly from the quay, or we can help you organise in advance. There are many pleasure trips to be had or if you fancy a thrill then why not hang on to your seats on the Bay Blast rib ride.
The Quay is also famous for its crabbing from the quayside (crabbers quay!) and has a children's play park, fish stall, cafe, The Haven House Inn and a large green area which is perfect for picnics, ball games and kite flying. You can catch the ferry to Hengistbury Head directly from the Quay and visit its fantastic beaches and beach huts.
Christchurch harbour is a great place for water sports from windsurfing to sailing and the Highcliffe sailing club is based on the Quay. There is also an active RNLI lifeboat station which practices launching weekly so you are almost bound to see their rather unusual lifeboat launch and recovery system in action!
If walking or bird watching is your thing then you can do both without even getting in the car. Within an easy stroll you will find a nature reserve on the cliff top adjacent to Highcliffe Castle. If you fancy a little longer out, then why not try the circular walk through Stanpit Marshes and on to Christchurch for a spot of lunch. Then take the Tuckton ferry from outside the Captains Club to cross the river or walk over Tuckton bridge a little further on if the ferry is not running, and head across more picturesque marshes to the back of Hengistbury Head. From there you can skirt the inside shoreline, head up and over the top or use the beach as your route back to the beach huts and ferry home at the tip of the Head. Who knows, the Haven House Inn may tempt you with a thirst quencher before heading back to the luxuries of the chalet.
If you head out in the car then the walks available to you are endless with The New Forest on your doorstep and The Purbecks within easy reach. Easily missed and of particular note is the area around Keyhaven and Lymington and, in particular, the sea wall walk past the now disused salt works and the spit and Hurst Castle, which in itself is worth entry but make sure you have a few hours to spare.
Historically sailing and fishing are all part of the local heritage with such famous local sailing clubs as Christchurch and Lymington to hand. More recently wind and kite surfing have become extremely popular along with kayaking and paddle boarding. Don't worry if you have never tried any of these or do not have any equipment as Shore Sports base themselves in the harbour and are more than happy to help out.
About the area in general:
Christchurch - the sign says 'Where Time is Pleasant' and it's right. From the lively Monday market to the great shops and restaurants along the high street it is a great coastal town. It is a short trip in the car or by the Ferry that leaves from Mudeford Quay. Christchurch Priory is the longest parish church in the country and is surrounded by beautiful grounds, riverside walks and Christchurch Quay. The Priory is a must see and is steeped in history. The Priory contains the 'miraculous beam' said to be placed there by a carpenter locals believed was Christ himself.
The New Forest - a National Park situated on the south coast of England. The landscape is a mix of heathland, grassland, bogs and woods. Domestic animals are permitted to roam freely throughout the Forest. Visit Beaulieu Motor Museum, catch a ferry from the pretty town of Lymington to the Isle of Wight or just enjoy the many cycle trails, walks and forest villages.
Bournemouth - the famous seaside resort with miles of beaches, loads of restaurants, bars, clubs and great shopping. Just 9 miles away, it has so much to see and do.
Other Attractions - Alice in Wonderland maze Theme Park, Serendipity Sam's, Go Ape at Moors Valley, Tower Park with its Multiplex Bowling and Splashdown Indoor Water Park, Paulton's theme park on the edge of the New Forest, the Bournemouth Oceanarium, Compton Acres, Poole Old Town & Harbour, Sandbanks and Brownsea Island to name but a few.

Serendipity:
Serendipity is our spacious lodge on Sandhills Holiday Park in Mudeford, under two minutes' walk from the seafront promenade overlooking the beach. The property is well equipped to a high standard with everything you will need for comfortable stay by the sea.
The lodge has two bedrooms. The master is a good size with a memory foam mattress double bed, storage shelves with mirror above, bedside tables and a flat-screen wall-mounted TV. There is an adjoining dressing/drying room with plenty of storage space for clothes, this leads to a spacious en-suite bathroom with a shower enclosure, WC and wash basin. The second bedroom has two 2ft 3ins wide beds and a central wardrobe/storage unit. There is a second family bathroom with full-sized bath, over-bath shower, WC and wash basin. Bedding is included and beds will be made up ready for your arrival. Bathroom towels are also provided.
The lounge has 2 double seat sofas, a large wall-mounted HD smart TV and DVD player, a glass-fronted flame effect electric fire, dining table and 4 chairs. A patio style door opens out onto the decking area that surrounds two sides of the lodge, with a large patio table with 4 chairs and two reclining chairs. There are glimpses of Christchurch Harbour from one side of the decking.
In the colder months, the lodge is warm and cosy with double glazed windows and central heating throughout. The property has free unlimited high-speed Wi-Fi (50Mbps), so you can connect TV sticks to watch your favourite programmes or connect games consoles via HDMI. Great for when you just want to relax indoors.
The kitchen has a large American style fridge and freezer, including water and ice dispenser. There is a washing machine/dryer and dishwasher, full-size gas cooker, gas hob, extractor fan and separate microwave. It is well equipped with plenty of pans, cooking utensils, cutlery, and crockery.
The property is in a quiet area of the park but close to the main reception building, clubhouse, and pool area. There is a private car parking space a few metres away, with further parking available outside the main reception building.
Sandhills Park and Mudeford Area
Sandhills park hosts a clubhouse/bar available for guests with free Wi-Fi and large TV screens. There is an outdoor heated pool with a pool attendant, which is open March to October, weather permitting. There is also a small toddlers' pool, children's play area, small gym and laundry room. Across the road from the park's main entrance, there is a small parade of shops that includes a deli with a good range of groceries and delicious cakes. There is a newsagent a few minutes further along the road.
The location of Serendipity is great, with so much being on the doorstep and avoiding the need for the car. Sandhills Holiday Park overlooks the seafront with access via two gates directly onto the promenade. Turn left for lovely Avon Beach, less than 5 minutes' walk away. The beach has lifeguards during high season and part of the beach is dog free between May and September. The Noisy Lobster restaurant with seating that overlooks the beach is open for breakfast, lunch and dinner (fantastic seafood) and there is a shop next door where you can purchase fresh bread, pastries and cakes from the bakery and a morning paper. The shop also sells gifts and a selection of clothing. There is a coffee hut, fish and chips takeaway and ice cream parlour as well. Watch out for the seals that sometimes visit the bay.
If you turn right along the promenade, you are less than 5 minutes' walk from the historic Mudeford Quay, where in 1784 smugglers skirmished with Customs and Excise Officers. It is still a working quay today with fishing boats venturing out most days. If you fancy testing your skills out and bringing the catch home yourself, pleasure fishing trips are available directly from the quay, or we can help you organise in advance. There are many pleasure trips to be had, or if you fancy a thrill then why not hang on to your seats on the Bay Blast rib ride.
The Quay is also famous for its crabbing from the quayside and there is a fish stall open daily that sells a great variety of fresh fish and shellfish. There is also a children's play park, café and gift shop. The Haven House Inn has a large outdoor seating area overlooking the Quay and the Sundowners Terrace at the rear is a great place for watching the sunset over Christchurch Harbour. Watching the tide rush out past the Quay down “The Run” or fighting its way back into the harbour is great natural spectacle. Watch out for the crazy swans surfing in and out of the harbour on the tide. The large green bordering the east of the harbour is perfect for picnics/BBQ's, ball games and kite flying. You can catch the ferry to Mudeford Spit & Hengistbury Head directly from the Quay and visit its fantastic beaches and beach huts. The Beach House café has a great lunch menu and serves cold drinks and ice creams to cool you down on a hot day.
Christchurch Harbour is a great place for sailing and the Highcliffe Sailing Club is based on the Quay. There is also an active RNLI lifeboat station which practices launching weekly, so you are almost bound to see their rather unusual lifeboat launch and recovery system in action!
If walking or bird watching is your thing then you can do both without even getting in the car. Within an easy stroll, you will find a nature reserve on the cliff top adjacent to Highcliffe Castle, walk on the coastal path a little further for lunch or afternoon tea at Cliffhanger restaurant. If you fancy a little longer out, then why not try the circular walk through Stanpit Marshes and on to Christchurch for a spot of lunch. Then take the Tuckton ferry from outside the Captain's Club to cross the river or walk over Tuckton bridge a little further on if the ferry is not running, and head across more picturesque marshes to the back of Hengistbury Head. From there you can skirt the inside shoreline, head up and over the top or use the beach as your route back to the beach huts and ferry home at the tip of the Head.
If you head out in the car then the walks available to you are endless with The New Forest on your doorstep and The Purbecks within easy reach. Easily missed and of particular note is the area around Keyhaven and Lymington and, in particular, the sea wall walk past the now disused salt works and the spit towards Hurst Castle, which in itself is worth entry but make sure you have a few hours to spare.
Historically sailing and fishing are all part of the local heritage with such famous local sailing clubs as Christchurch and Lymington to hand. More recently wind and kite surfing have become extremely popular along with kayaking and paddle boarding. Do not worry if you have never tried any of these or do not have any equipment as Shore Sports, based in the Harbour, happily provide taster sessions and rentals.
In addition to the Haven House Inn on the quay, the Nelson Tavern and Ship In Distress pubs are 10 and 20 minutes stroll from Sandhills. Both serve food and attract a mix of locals and visitors so there is always a cheery welcome. The Harbour Hotel is slightly nearer and is a great venue for a special meal or afternoon tea in one of its two restaurants that overlook the harbour. There is also a luxury spa on site with heated swimming pool, sauna, gym and beauty treatments available.
About the area in general:
Christchurch - the sign says, 'Where Time is Pleasant', and it's right. From the lively Monday market to the great shops and restaurants along the high street it is a great coastal town. It is a short trip in the car or by the Ferry that leaves from Mudeford Quay. Christchurch Priory is the longest parish church in the country and is surrounded by beautiful grounds, riverside walks, and Christchurch Quay. The Priory is a must-see and is steeped in history. The Priory contains the 'miraculous beam' said to be placed there by a carpenter, locals believed was Christ himself.
The New Forest - a National Park situated on the south coast of England. The landscape is a mix of heathland, grassland, bogs and woods. Domestic animals are permitted to roam freely throughout the Forest. Visit Beaulieu Motor Museum, catch a ferry from the pretty town of Lymington to the Isle of Wight or just enjoy the many cycle trails, walks and forest villages.
Bournemouth - the famous seaside resort with miles of beaches, loads of restaurants, bars, clubs, and great shopping. Just 9 miles away, it has so much to see and do.

Sandpiper is a new property situated on the boutique Sandhills Holiday Park in Mudeford. This property is in a quiet, sunny area of the park but within a minute's walk to the promenade, giving easy access to Avon Beach and Mudeford Quay.
The property has a light airy feel as you enter and is decorated in soft colours, giving it a feeling of luxury.
The master bedroom has a double bed with a nice array of wardrobes, a large dressing table unit and an ensuite toilet. The second bedroom has two small single beds.
The kitchen is spacious and well equipped with a gas cooker, fridge & freezer, microwave, toaster and Bosch coffee machine.
The lounge has plenty of fixed seating and patio doors lead out to the decking area, where there is a table and chairs for al fresco dining or just simply having a morning coffee or evening glass of wine.
The family bathroom has a step in shower, toilet and basin.
Bed linen and bathroom towels are included, however, please bring your own beach/pool towels. There is free WiFi, a flat screen TV, DVD player in the lounge and the main bedroom has a small TV.
Sandpiper welcomes one well behaved adult dog and the local beach adjacent to Sandhills Park allows dogs all year round and other neighbouring beaches from October to April.
There is lots to do in the local area and many places to visit to eat or for a drink. As you come out of the park onto the promenade, you turn left for Avon Beach. The Harris Hut is a new property for 2023 on Sandhills Holiday Park. It boasts amazing sea views from the extra-large decking and also from the comfort of the lounge through the French doors. The decking is a perfect entertaining space to dine ‘al fresco’ or to just sit and watch the world go by with a glass of wine.
The location of this property is second row from the front and close to the gate that leads to the promenade, which gives access to both Avon Beach and Mudeford Quay (famous for crabbing). The Quay has great access for all paddleboarders, kitesurfers and surfboarders.
There is a modern, fully equipped kitchen with all you need to make your stay comfortable. A dishwasher, fridge/freezer, microwave and a breakfast bar for two people, along with a dining area with a round table that seats four.
This is a larger than average property with two bathrooms; one ensuite off the master bedroom, which has a bath with shower over. The main bathroom has a separate shower unit.
The property can sleep four guests – there is a king size bed and then two twins in the second bedroom. Both bedrooms have TVs with integral DVDs.
The Harris Hut has its own parking space situated just a short walk away.
It is close to local annual activities such as the Royal National Lifeboat Association fun day held on Mudeford Quay in August time. There is also easy access to the ferry that goes over to Hengistbury Head - it is an ideal spot to base yourselves for a fantastic holiday in this area.

Drop Anchor is a light and airy holiday home decorated in cream and sea green colours. It sleeps 5 guests and can easily accommodate a baby in a travel cot, which can be supplied on request, together with highchair, baby changing mat and also a toddler bed guard. The two bedrooms are both a good size and this property boast two bathrooms, one of which has a bath with shower above. The main bedroom has a king sized bed with ensuite bathroom and flat screen 32 inch TV with DVD player. There is plenty of wardrobe and storage space. The second bedroom has a single plus children’s bunk beds, so sleeps 3, with the family shower room and toilet opposite.
There is a fully equipped kitchen with microwave oven and washing machine. The lounge area has a comfortable L-shaped corner sofa and footstool facing a 40 inch Smart TV - there is WiFi available.
The property has gas central heating and is double glazed with French doors leading to a large wraparound terrace. Here you will find rattan patio furniture, a great place to watch the world go by with a cold drink or for alfresco dining. There is parking for one car adjacent to the property.
Sandhills Coastal Retreat has a fabulous heated outdoor pool and separate heated children's pool. These are situated outside a family-friendly Manor Clubhouse with a fully stocked bar and also served are hot beverages and snacks and a small selection of hot food. Entertainment is provided periodically throughout the year. There is also a gym and a large children’s play area on site.
Sandhills is set in a peaceful, beautifully maintained park. It has two gates that open directly onto the promenade that links Mudeford Quay with Avon Beach. To the right is Mudeford Quay, famous for crabbing, the Haven House Inn and Cafe, local freshly caught fish stall and where you can take the Mudeford Ferry across to Mudeford Beach to explore the famous Hengistbury Head and nature reserve. To the left is the lovely Avon Beach where the reputable Noisy Lobster Restaurant can be found with its adjacent takeaway food bar, together with the Coffee Cabin and an ice cream kiosk serving the most mouth watering flavours. There you will also find a bakery/gift shop for your everyday needs.
MUDEFORD AND SURROUNDING AREA
Mudeford is well situated in Dorset. It has two rivers, the Avon and Stour and it is close to beaches and the New Forest National Park with many places of interest to visit. Very near Mudeford is the fabulous Highcliffe Castle where you can have a tour of the castle, wander around it’s beautiful grounds or be tempted to just visit the tea rooms for lunch or perhaps a delicious cream tea. A couple of miles away is the town of Christchurch with its famous Christchurch Priory, relaxing riverside walks, many shops and tea rooms. A few miles from here are the larger towns of Bournemouth and Poole.
The New Forest has some wonderful little villages such as Burley, Brockenhurst, Lymington and many more. From Lymington you can take a ferry to Yarmouth and have a day out on the Isle of Wight! A few miles beyond Christchurch are the larger towns of Bournemouth and Poole to explore, full of shops, gardens and fabulous beaches. You can take the chain ferry from Poole over to Studland Bay to visit Swanage, Corfe Castle and Wareham.

Raggleswood is a spacious family home in a prime location just a few minutes stroll to the beach with wonderful views out to sea from the large terrace on the first floor. This property has a light and airy feel to it with plenty of interlinking living spaces, making it an ideal property for a family or group of friends.
There is a desk in the hallway which is ideal for those that need to work whilst away or for children who may have to catch up on homework.
The lounge is traditional in design, and you can access the conservatory and garden through double doors. There is a dining area that leads off the kitchen. The kitchen is large and well equipped.
Upstairs, there are four bedrooms, the first, which is the master suite enjoys amazing views out towards the sea and has its own large balcony with a table and chairs. The room also has its own small kitchenette area, where there is a kettle and fridge.
There is a king size bed and plenty of wardrobe space. The bedroom offers an ensuite bathroom with bath and overhead shower.
The second bedroom also enjoys views across the sea and has a super king size bed. The king and single bedrooms enjoy views over the garden.
At the front of the house are two parking spaces and a seating area and the back garden is secure, so ideal if your four-legged friends are joining you!
Raggleswood is in a quiet cul-de-sac of five detached houses, with no passing traffic and a lovely green with mature trees which lead down a path to the beach. It has a lovely secluded front garden which is a real sun trap or the back garden which is another quiet little oasis. The terrace leading off the master bedroom is large and spacious with magnificent views out to sea. Enjoy your morning coffee, yoga or a glass of wine watching the sunset in the evening.
Raggleswood is in the perfect location to enjoy so many areas of natural beauty and interest. With the beach on your doorstep, you may not want to leave the immediate vicinity with all it has to offer. Beautiful walks, trips on the ferry to Hengistbury Head, crabbing at Mudeford Quay or just playing beach games and making sandcastles on the beach in front. The two beach cafes just 5 minutes from the house are great if you don’t fancy cooking and don’t want to drive. However, there is plenty more to explore on the doorstep including the New Forest and Christchurch which are both a 10-minute drive away as well as the villages of Lyndhurst and Lymington which make a nice day out browsing the shops and stopping for tea and cake. Most of the big supermarkets are within a 10-minute drive including Sainsburys, Marks and Spencer Food Hall, Waitrose and Aldi.

Sea Dreams is a brand new property replacing Bel Endroit on Plot 28 at Sandhills.
It has an open plan lounge, dining and kitchen with patio doors leading out onto the glass fronted decking. From the deck you can see the Isle of Wight and The Needles; there are no trees near the property, so you get the sun on the decking for a good part of the day.
The kitchen is well equipped with a cooker, fridge/freezer, full size dishwasher, microwave and air fryer.
The master bedroom has a King size bed, a Smart TV on the wall and a small walk-in wardrobe to hang all your clothes.
The second bedroom has two 2' 3" wide beds and is really more suitable for children.
There is a family shower room.
The property welcomes up to two well behaved dogs and there are dog bowls and towel, to dry your furry friends before coming inside.
The allocated parking space is close to the property.
Towels and linen are provided but please bring your own towels for the beach/pool.
Mudeford
This stunning area has everything you could want to make your holiday enjoyable and memorable.
Bournemouth is a half hour drive away and has plenty of shops for those wanting to do some retail therapy. Poole is a little further on with its historic quay. The New Forest is not far away with its stunning scenery, ponies and gorgeous villages to explore. Lymington is also half an hour away in the other direction (one of my favourite places) and here you can take a ferry over to the Isle of Wight or saunter around the Saturday market.
The surrounding area
Mudeford is a gorgeous place to stay, with the hustle and bustle of the Quay where the children can go fishing for crabs, Avon Beach right outside and a short ferry ride to Hengistbury Head, which is ideal for walking or cycling. Christchurch is only a few miles away with plenty of shops and, of course, the beautiful Priory and the river.
There is something for everyone to enjoy in this stunning place; water sports for the energetic or just sit and relax and read a book.

Curlew is located in a quiet, sunny area of the park, within a minute's walk from both the outdoor heated pool and clubhouse, and the promenade leading to the wonderful Avon beach.
We chose the name 'Curlew' for our property after hearing the bird's unmistakable display call ('cur-lee'), whilst walking through the nearby Hengistbury Head Nature Reserve.
Light and airy, Curlew is decorated in soft colours with local pictures and paintings of the New Forest.
There is a large double bedroom with a wardrobe, dressing table and ensuite toilet. Along the corridor is a small twin room with two single beds and further storage, whilst the separate family bathroom has a step-in shower, toilet and basin. The kitchen is well equipped with a gas cooker, fridge & freezer, microwave, toaster and washing machine.
The bright, spacious open plan living area includes a 40" Smart TV, ideal for those cosy nights in, utilising the free high-speed WiFi. The living room opens out onto the front deck, which enjoys sun from early morning until late afternoon, making it the perfect place for al fresco dining, or simply a relaxing drink.
Towels and linen are provided but we ask that you bring your own beach/pool towels. We welcome two well behaved adult dogs. Parking is available outside the main Reception building.
The local area:
You really are spoilt for choice in the Dorset and New Forest area. Avon Beach stretches out across the front of the Holiday Park, and the combination of the quay and endless sandy beach means you can do anything from crabbing to windsurfing. Both the Noisy Lobster and the Haven House Inn are fantastic places, no further than 10 minutes' walk and ideal for a bite to eat or a larger meal. Christchurch itself is an historical town with an abundance of bars and restaurants.
The beautiful New Forest is just a short drive away. Walk through forest enclosures or across beautiful heathland. For cyclists there are 100 miles of way-marked cycle tracks across the Crown Lands of the Forest. There are various family activities; horse riding, New Forest Tours, wildlife spotting and wild play to mention but a few. The historic Georgian market town of Lymington is also a must visit.
Bournemouth is a half hour drive and has plenty of shops for those wanting to do some retail therapy. Poole is a little further on with its historic quay and its famous Poole Pottery.

Captain's Lodge
This is a fully equipped lodge with double glazing and gas central heating. It is spacious, light with high ceilings. Vertical blinds are installed to cut out glare and help to keep the interior cool on very sunny days. The single bedroom is particularly roomy and is equipped with two 3 ft beds and a walk-in wardrobe and storage. The wrap-around decking has a table, 4 folding chairs (with cushions), a parasol and is more than ample for four people. The steps leading up to the decking are ‘low rise' making them easier to navigate for anyone with limited mobility.
Mudeford
Mudeford is so well situated in Dorset and I have always thought how lucky we are to have two rivers – the Avon and the Stour – and the historic New Forest (a national park). Sandhills has small gates that open directly onto the promenade that links Mudeford Quay with Avon Beach. To the left is Avon Beach with the Noisy Lobster and a lovely beach. To the right is a short walk to Mudeford Quay, Haven House Inn and Café, Local Fish Stall and Ferry.
Name of the lodge links to my son's previous career as a Captain with P & 0 Cruise Line. He is now owner of the Mudeford Ferry which takes you across to the Mudeford Beach where you can explore the famous Hengistbury Head and nature reserve. On a sunny day, see if you can find the path that runs beside the lily pond! One of my favourite walks on the Head.
Christchurch
From the Mudeford Beach pontoon you can also take the River Ferry up to Tuckton Bridge towards the historic town of Christchurch. Lots to explore there from the Priory, river-side walks, shops and the many tea rooms. Christchurch is also only a couple of miles away by car.
Further afield there is the New Forest with little villages such as Lymington, Burley, Brockenhurst and many more. I have lived in this area most of my life and I still find new roads I have not been down before. From Lymington you can take a ferry to Yarmouth and have a day out on the Isle of Wight, either as a foot passenger or take the car.
Bournemouth and Poole
A few more miles beyond Christchurch are the largest towns in the area, full of shops, gardens and beaches. Beyond these towns there is the rest of Dorset to explore with its little villages and lovely countryside.

MUDEFORD ESCAPE is a five bedroom chalet bungalow, in Mudeford, recently renovated and modernised whilst retaining its characteristics which is ideal for family getaways. It has a modern contemporary feel throughout and boasts a spacious lounge/diner, modern kitchen and generous sized rear garden. The property is situated in the charming and historical Mudeford, with it's harbour and beach. It is conveniently located near the recreation ground and is ideal for walks and bike rides to Stanpit Marsh, the beach and quay. A good location to explore the surrounding area by car or bus with Christchurch just 2 miles, Bournemouth 7 miles and the New Forest, famous for it's deer and ponies, 6 miles.

The Property:
The Shed is named somewhat tongue in cheek by the owners' family as it is about as far from a shed as you can get. Whether sitting out on the decking with its clear view glass balustrade or in the comfort of the lounge you have stunning views across Avon Beach and the Solent to the Isle of Wight and The Needles; there is always something to watch at any time of year. When you talk about a property one of the most important factors is location. New for 2015, the chalet has it all from its prime sea front position to its proximity to such places as the beautiful New Forest, Bournemouth, Lymington and Christchurch. There is so much to do right on your doorstep or within a very short drive.
The Shed is fully equipped to a high standard with all you need to make your stay one of comfort and luxury. There is a dishwasher "so no arguments over the washing up!", separate fridge and freezer, microwave and extra touches like a built in coffee maker, Bose Sounddock and TVs in both bedrooms. You have private parking adjacent to the chalet so you do not have to haul your luggage and shopping far.
The Shed is based within the boutique Sandhills Holiday Park. With its historic main house and leafy grounds the whole ambience is one of relaxing in the country but with the sights and sounds of the sea. The park facilities are available to all guests and include an adventure playground, family bar with Sky TV, heated outdoor pool, small gymnasium, pool table, launderette and mini mart store. Additionally there is free WiFi in the lounge and bar areas.
About the Local area:
Christchurch was a renowned smuggling town and 'The Shed' is just a short walk from the historic Mudeford Quay where in 1784 smugglers skirmished with Customs and Excise officers. So kids bring those cutlasses, eye patches and skull and crossbones, oh and a parrot if you have one!
It is still a working quay today with fishing boats venturing out most days so why not say hello to Pete on boat Deja Vu (SU21) and see how his day has been, or wave to him from your decking as he heads back from another successful day out. If you fancy testing your skills out and bringing the catch home yourself pleasure fishing trips are available directly from the quay, or we can help you organise in advance. There are many pleasure trips to be had or if you fancy a thrill then why not hang on to your seats on the Bay Blast rib ride.
The Quay is also famous for its crabbing from the quayside (crabbers quay!) and has a children's play park, fish stall, cafe, The Haven House Inn and a large green area which is perfect for picnics, ball games and kite flying. You can catch the ferry to Hengistbury Head directly from the Quay and visit its fantastic beaches and beach huts.
Christchurch harbour is a great place for watersports from windsurfing to sailing and the Highcliffe sailing club is based on the Quay. There is also an active RNLI lifeboat station which practices launching weekly so you are almost bound to see their rather unusual lifeboat launch and recovery system in action!
If walking or bird watching is your thing then you can do both without even getting in the car. Within an easy stroll you will find a nature reserve on the cliff top adjacent to Highcliffe Castle. If you fancy a little longer out then why not try the circular walk through Stanpit Marshes and on to Christchurch for a spot of lunch. Then take the Tuckton ferry from outside the Captains Club to cross the river, or walk over Tuckton bridge a little further on if the ferry is not running, and head across more picturesque marshes to the back of Hengistbury Head. From there you can skirt the inside shoreline, head up and over the top or use the beach as your route back to the beach huts and ferry home at the tip of the Head. Who knows, the Haven House Inn may tempt you with a thirst quencher before heading back to the luxuries of the chalet.
Down at Avon beach, there is a café/restaurant, the Noisy Lobster, and kiosks serving fish and chips, coffee and ice cream. There is a shop selling anything from local/national papers to clothes and holiday souvenirs and even a bakery on site.
If you head out in the car then the walks available to you are endless with The New Forest on your doorstep and The Purbecks within easy reach. Easily missed and of particular note is the area around Keyhaven and Lymington and, in particular, the sea wall walk past the now disused salt works and the spit and Hurst Castle, which in itself is worth entry but make sure you have a few hours to spare.
Historically sailing and fishing are all part of the local heritage with such famous local sailing clubs as Christchurch and Lymington to hand. More recently wind and kite surfing have become extremely popular along with kayaking and paddle boarding. Don't worry if you have never tried any of these or do not have any equipment as Shore Sports base themselves in the harbour and are more than happy to help out.
About the area in general:
Christchurch - the sign says 'Where Time is Pleasant' and it's right. From the lively Monday market to the great shops and restaurants along the high street it is a great coastal town. It is a short trip in the car or by the Ferry that leaves from Mudeford Quay. Christchurch Priory is the longest parish church in the country and is surrounded by beautiful grounds, riverside walks and Christchurch Quay. The Priory is a must see and is steeped in history. The Priory contains the 'miraculous beam' said to be placed there by a carpenter locals believed was Christ himself.
The New Forest - a National Park situated on the south coast of England. The landscape is a mix of heathland, grassland, bogs and woods. Domestic animals are permitted to roam freely throughout the Forest. Visit Beaulieu Motor Museum, catch a ferry from the pretty town of Lymington to the Isle of Wight or just enjoy the many cycle trails, walks and forest villages.
Bournemouth - the famous seaside resort with miles of beaches, loads of restaurants, bars, clubs and great shopping. Just 9 miles away, it has so much to see and do.
Other Attractions - Alice in Wonderland maze Theme Park, Serendipity Sams, Go Ape at Moors Valley, TowerPark with its Multiplex Bowling and Splashdown Indoor Water Park, Paulton's theme park on the edge of the New Forest, the Bournemouth Oceanarium, Compton Acres, Poole Old Town & Harbour, Sandbanks and Brownsea Island to name but a few.

Have fun, step in and spoil yourself. This is a home to live it up and chill yourself out. Located on the edge of Stanpit Marsh this stylish home awaits for town, coast and country adventures. The Bolthole is a stylish coastal family home situated on the edge of Christchurch Town with Mudeford Quay moments away. Sleek and chic inside and out, it abuts Stanpit Marsh Nature Reserve with stunning views from the balcony over Christchurch Harbour towards Hengistbury Head.
The space
The Bolthole is a stylish property and home to a young local family who love to travel whenever possible. They love to open up their home for others to enjoy when not living there themselves.
The space on the ground floor is light and bright with all rooms leading into each other, but each can easily be closed off to provide a cosy feel. The family snug is a great place for all to watch TV and chill whilst the inner sitting room provides a wood burning stove, great for cosy adult chats, a good book and a glass of wine!
The stylish kitchen/diner provides ample space to cook and eat for six people with a further seating area and TV for entertainment. This leads out via bi-fold doors onto a raised decked area and down to the garden and patio. Further down the garden you will find a pond leading onto the reed marshes with another seating area, garden swing and garden room.
The first floor provides four bedrooms and two bathrooms (one en-suite). The main bedroom has a Kingsize bed, plenty of storage and stunning views across the marsh and harbour from its private balcony. The sunsets from here are amazing ! The guest bedroom sleeps two adults in a Kingsize bed with the two additional bedrooms having a single child size bed each.
There is a separate utility room off the kitchen and a cloakroom off the hallway on the ground floor.
To the front of the property is space for one large family car to park off road, whilst immediately adjacent is a free car-park to the Marsh for any other guest cars. An EV charger is also provided to the property.
Guest access
The entire house is available to guests except for the ground floor office which will be locked. The outbuildings will also be locked except for the garden room (no heating).
Other things to note
We wish to advise guests that there is a wildlife pond at the bottom of the garden which is not fenced off. This area is also open to the reed marsh. All children will need to be supervised at all times. The raised balcony has safety glass around the edge but has steps down to the garden.
