- "The house was very spacious for our visits with family that had small children who enjoyed playing games spread out on the floor in the main living area while older adults enjoyed watching football in a second living area without distractions. The kitchen was very functional for 8 adults staying there to share along with a larger refrigerator. Everything was comfortably arranged and spacious, and the large washer & dryer were used daily. Having a garage to use was also great. Only downside was the sound of loud traffic outside at night due to being located at a busier intersection however there's really not anything the owner can do to address this - ear plugs helped. I believe the host is in a different time zone, but we did not receive the lock code until almost an hour after arriving that evening and I had to reach out to customer service in order to get a hold of him." - "Short exposure to the Beaumont area " - "The host is unresponsive. He did call back after I called him for details on how to get into the house. The house was not cleaned from the previous guests. Was unable to check in about 8pm vs 3pm. Carpet in master bedroom was wet from, I suppose, a leak in the restroom. The baseboards in the master restroom are severely water logged. The master restroom shower is extremely tiny, but gets the job done. This location sleeps 4, not 6. To fit 6, your guests will need to sleep on the couch and loveseat. I had to go to the Target down the street to purchase towels, washcloths and hand towels for our stay. I also had to purchase toilet paper. Gnats will get into your food. There is a dead animal outside the side door. It is already just bones and fur. Looks like someone tried to cover with a blanket, but it was partially uncovered. In all fairness, the AC unit works really well, and the house is cute. I wasn’t expecting luxury, but I didn’t know I had to spend additional money on towel purchases and toilet paper. "

Guests are welcome to use all areas of the house and yard. This includes three private bedrooms, one full bathroom, a fully equipped kitchen, and a comfortable office space. You'll also have access to amenities such as air conditioning, laundry facilities, and free parking on the premises.

For transportation, a personal vehicle is highly recommended due to the potential for limited ride-sharing options.

Other Things to Note:
This property welcomes business travelers for extended stays. Check-in time is 4:00 PM, and check-out is 11:00 AM. For early check-in, please request before 10:00 AM, which is subject to availability and a $35 fee. Late check-out requests until 2:00 PM require prior notification before 5:00 PM the day before departure and incur a $35 fee if approved. Unauthorized late check-out will result in a $75 fee, and departure after 2:00 PM will be charged a full night's stay.

Comfortably accommodating up to 12 guests, we're minutes away from local attractions like the Dutch Windmill Museum, MaxBowl, and Tex Ritter Park. Our home in Texas embraces the warm weather, humidity, and abundant woodlands, seamlessly blending into the natural landscape. It is a haven for various species of wildlife, including foxes, deer, coyotes, armadillos, raccoons, opossums, squirrels, ducks, woodpeckers, Cardinals, Blue Jays, and more.
Additionally, our surroundings teem with smaller critters like lizards, frogs, honeybees, and other insects. It's important to note that encounters with Mother Nature's creatures are part of the experience, and therefore, we do not provide refunds for such encounters. As a playful nod to Texas, it's often said that the flying cockroach is the state bird. We invite you to revel in the natural beauty that surrounds us.

House Rules
Guests will be required to read and honor the House Rules and rental agreement.

Parties/Gatherings
No gatherings or parties are permitted. Only booked guests may be on-site at the property at any time unless arrangements have been discussed and approved, and additional fees paid in advance.

Security Deposit
A $250 security deposit is required for each booking, as stated under the House Rules. This is separate from the booking payment. Booking this property implies your agreement to pay the deposit and honor the House Rules. No deposit means no entry.

Pet Policy
We welcome well-behaved pets and charge a small additional fee of $25 per pet, per night, to cover cleaning costs. Strictly no pets allowed on any of the beds or couches.

Additional Amenities
A crib is available upon request. We currently have 14 listings and two cribs, so please let us know in advance if you need one and we will ensure a crib is made available for your arrival.

If you need additional bedding such as extra pillows, air mattresses, or electric (heated) blankets, please feel free to make a request. A walker is also available upon request.
