Guest agrees to defend and indemnify Management to the fullest extent permitted by law from any and all claims, damages, disputes, suits, and judgments relating to this provision made by any person, including without limitation Owners, future renters, property homeowner’s association, and property neighbors. If smoking is discovered during this Agreement’s reservation, the Guest’s breach of this provision will result in the eviction of the Guest, Guest’s visitors, and licensees from the residential rental unit, and forfeiture of the entire rental amount and security deposit if one was required, and a $500 smoking fee.
CONDITION OF PREMISES: The guest shall, on arrival, examine the premises, including all furniture, furnishings, appliances, fixtures, and landscaping. Guest shall immediately report in writing to Management of anything that is not in operating condition or is in disrepair. The presence of non-operating conditions or disrepair and any reports of such do not give Guest the right to cancel this Agreement or receive a refund of any payments made.
LOST ITEMS OR LEFT ITEMS: Guest is solely responsible for any lost, stolen, or abandoned possessions or items. Management assumes no responsibility for lost, stolen or abandoned items. Upon discovery of possessions or items not originally in the rental unit, Management will make a reasonable effort to contact the Guest for a return. Guest is responsible to pay for shipping costs in addition to a $25.00 handling fee. At no point does Management assume liability for any possessions or items or for the condition of said possessions or items. Any items not claimed for longer than 30 days may be donated or sold. If any firearms or illegal substances are found in the property upon departure, local authorities will be notified to remove the items.
NO PARTIES: All of Management’s rental units are in residential areas and may NOT be used for weddings, receptions, parties, or any other large gatherings. Any disruptive events could result in the immediate termination of this Agreement, eviction of Guest, Guest’s visitors, and licensees, and forfeiture of the entire rental amount and security deposit.
FIREWORKS: Fireworks are prohibited on the premises. If fireworks are utilized within the property, Guest will be held liable to any and all damages that occur to the property itself and/or surrounding areas.
ILLEGAL SUBSTANCES: No illegal substances are allowed on the premises, including, without limitation, minors possessing alcoholic beverages. Violations will result in the eviction of Guest, Guest’s visitors, and licensees from the residential rental unit, and forfeiture of entire rental amount and security deposit.
TV/CABLE/INTERNET/SATELLITE: Any internet, TV, cable, or satellite subscription services are provided as a convenience only and are not integral to this Agreement. Management will not be in breach for any service disruption and Guest will not receive a refund for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to said subscription services.
OUTDOOR SHOWER: There is one outdoor shower located at the rear of the property. Please be considerate of other renters and knock before entering and keep showers reasonable in time as the water heater is shared with the rear cottage.
CRUISER BIKES: There are four cruiser bikes for any tenant’s use. There are helmets, air pumps and locks available as well. These are for your enjoyment. Owner/manager is NOT responsible for any injury as a result of using these bicycles. Ride at your own risk. Please lock bikes when leaving them anywhere along your ride.
COOLERS/BEACH CHAIRS/BEACH UMBRELLAS: There are many beach chairs, umbrellas and coolers available for your personal use. Please be considerate of other guests when using these items. They must be returned to the storage area after each use. Coolers must be emptied and cleaned at the end of each day.

Guests will be responsible for any damages caused by a service animal, including any additional cleaning fees required at the end of the stay to prepare the property for incoming guests. Emotional support animals are not permitted.
NO SMOKING: No smoking is allowed on the premises. If smoking occurs on the premises, the Guest is responsible for any and all damage caused by the smoking including but not limited to, stains, burns, odors, and removal of debris. Guest acknowledges and consents to the credit card on Guest’s account being charged for any excess amount required to remedy any and all damages resulting from smoking that exceeds the Damage Waiver or deposit. Guest also acknowledges and consents to the credit card on Guest’s account being charged for any future cancellations to the property due to complaints of smoke or restoration associated with smoking. Guest agrees to defend and indemnify Management to the fullest extent permitted by law from any and all claims, damages, disputes, suits, and judgments relating to this provision made by any person, including without limitation Owners, future renters, property homeowner’s association, and property neighbors. If smoking is discovered during this Agreement’s reservation, the Guest’s breach of this provision will result in the eviction of the Guest, Guest’s visitors, and licensees from the residential rental unit, and forfeiture of the entire rental amount and security deposit if one was required, and a $500 smoking fee.
CONDITION OF PREMISES: The guest shall, on arrival, examine the premises, including all furniture, furnishings, appliances, fixtures, and landscaping. Guest shall immediately report in writing to Management of anything that is not in operating condition or is in disrepair. The presence of non-operating conditions or disrepair and any reports of such do not give Guest the right to cancel this Agreement or receive a refund of any payments made.
LOST ITEMS OR LEFT ITEMS: Guest is solely responsible for any lost, stolen, or abandoned possessions or items. Management assumes no responsibility for lost, stolen or abandoned items. Upon discovery of possessions or items not originally in the rental unit, Management will make a reasonable effort to contact the Guest for a return. Guest is responsible to pay for shipping costs in addition to a $25.00 handling fee. At no point does Management assume liability for any possessions or items or for the condition of said possessions or items. Any items not claimed for longer than 30 days may be donated or sold. If any firearms or illegal substances are found in the property upon departure, local authorities will be notified to remove the items.
MAXIMUM OCCUPANCY: The residential rental unit is for the sole use as a personal vacation residence for only approved guests. Guest is responsible for any visitors that use the property during the term of this Agreement. No guests in excess of the maximum occupancy specified in the Rental Agreement shall occupy the property. A charge of $500.00 per person per night will be assessed for each unapproved guest. Guest may be charged without notice for additional persons staying in the property who are not disclosed to Management. In addition, breach of this provision will result in immediate termination of the Rental Agreement, eviction of Guest, Guest’s visitors, and licensees from the residential rental unit, forfeiture of the entire rental amount and security deposit, and Guest may incur additional charges.
NO PARTIES: All of Management’s rental units are in residential areas and may NOT be used for weddings, receptions, parties, or any other large gatherings. Any disruptive events could result in the immediate termination of this Agreement, eviction of Guest, Guest’s visitors, and licensees, and forfeiture of the entire rental amount and security deposit.
FIREWORKS: Fireworks are prohibited by the state of Massachusetts. If fireworks are utilized within the property, Guest will be held liable to any and all damages that occur to the property itself and/or surrounding areas.
ILLEGAL SUBSTANCES: No illegal substances are allowed on the premises, including, without limitation, minors possessing alcoholic beverages. Violations will result in the eviction of Guest, Guest’s visitors, and licensees from the residential rental unit, and forfeiture of entire rental amount and security deposit.
TV/CABLE/INTERNET/SATELLITE: Any internet, TV, cable, or satellite subscription services are provided as a convenience only and are not integral to this Agreement. Management will not be in breach for any service disruption and Guest will not receive a refund for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to said subscription services.
OUTDOOR SHOWER: There is one outdoor shower located at the rear of the property. Please be considerate of other renters and knock before entering and keep showers reasonable in time as the water heater is shared with the rear cottage.
CRUISER BIKES: There are four cruiser bikes for any tenant’s use. There are helmets, air pumps and locks available as well. These are for your enjoyment. Owner/manager is NOT responsible for any injury as a result of using these bicycles. Ride at your own risk. Please lock bikes when leaving them anywhere along your ride.
COOLERS/BEACH CHAIRS/BEACH UMBRELLAS: There are many beach chairs, umbrellas and coolers available for your personal use. Please be considerate of other guests when using these items. They must be returned to the storage area after each use. Coolers must be emptied and cleaned at the end of each day.

This charming home was built in 2004 (upgraded in 2024) with a lot of attention to detail. The Atlantic Ocean is just steps from the door of this upscale seaside cottage located on Plum Island Beach. All rooms have large windows that face the ocean that allow in the gentle sea breezes and ocean sounds-- there is nothing like ocean waves providing the soundtrack for your vacation! The house is equipped with central air, a cooks kitchen, and sectional sleep sofa all blend quite well in the open concept on the first floor. The entertainment center includes a DVD player & receiver. First floor also includes a bedroom with a queen size bed, and a 3/4th bathroom. Upstairs is a master suite concept with full size laundry.
Enjoy the panoramic views or soak up the sun from the skylights. The master bath includes a 3 person whirlpool tub and walk in shower. Steps from the king size bed is a private deck that is perfect for morning coffee. There is also a small office nook/ area on the backside of the upstairs bathroom that has a queen air mattress if needed. One step outside the door and off the porch there is a large private sanded area that allows for any beach games, relaxing or cooking out that you desire. Walk right out the front door to the public beach where you are free to embark in more beach activity or take a swim! If Stairs are Not available and there is no access there is is a public beach access a few houses to the left as well as another access a little further to the right. The house is designed for 6 adults. It can hold more. But there are 2 real beds 1 sofa bed and a queen air mattress. Well behaved dogs upon request but no other house pets will be allowed.

The ocean and beach are literally across the street - the beach access path is 3 houses away. The house has 360 degree ocean and marsh views that can be enjoyed from the roof top deck and house.

ABOUT PLUM ISLAND. Plum Island is an 11 mile long barrier island just off the shore of Newburyport, Mass. The island faces the Atlantic Ocean and is separated from the mainland by a causeway that crosses spectacular tidal marshes and the Parker and Merrimac Rivers. Most of Plum Island is part of the 4,600 acre Parker River Wildlife Refuge.
The remaining part, the northern end of the island is populated with an eclectic mix of cottages, 'architectural mistakes' and trophy homes that truly make it movie set worthy! Just steps away from any home is the beach, ten gorgeous, pristine, unspoiled miles of it. The sunrises, the sunsets, and the stargazing are stunning.
Plum Island has one small, very luxurious beach front hotel, a handful of shops and 3 restaurants, all within walking distance from the cottage. The historic town of Newburyport is the quintessential New England town with a very sophisticated selection of shops, restaurants, galleries and theaters. Day trips abound, as does anything else you would want to do; golf, tennis, boating, kayaking, whale watching, horseback riding, yoga, spas and spa treatments, antiquing, outlet shopping etc.
Legend says that Plum Island is a one of a very few Native American sacred sites in North American for healing. I choose to believe this is true. To those that feel it, Plum Island has a very seductive charm and allure.
