Guest agrees to defend and indemnify Management to the fullest extent permitted by law from any and all claims, damages, disputes, suits, and judgments relating to this provision made by any person, including without limitation Owners, future renters, property homeowner’s association, and property neighbors. If smoking is discovered during this Agreement’s reservation, the Guest’s breach of this provision will result in the eviction of the Guest, Guest’s visitors, and licensees from the residential rental unit, and forfeiture of the entire rental amount and security deposit if one was required, and a $500 smoking fee.
CONDITION OF PREMISES: The guest shall, on arrival, examine the premises, including all furniture, furnishings, appliances, fixtures, and landscaping. Guest shall immediately report in writing to Management of anything that is not in operating condition or is in disrepair. The presence of non-operating conditions or disrepair and any reports of such do not give Guest the right to cancel this Agreement or receive a refund of any payments made.
LOST ITEMS OR LEFT ITEMS: Guest is solely responsible for any lost, stolen, or abandoned possessions or items. Management assumes no responsibility for lost, stolen or abandoned items. Upon discovery of possessions or items not originally in the rental unit, Management will make a reasonable effort to contact the Guest for a return. Guest is responsible to pay for shipping costs in addition to a $25.00 handling fee. At no point does Management assume liability for any possessions or items or for the condition of said possessions or items. Any items not claimed for longer than 30 days may be donated or sold. If any firearms or illegal substances are found in the property upon departure, local authorities will be notified to remove the items.
NO PARTIES: All of Management’s rental units are in residential areas and may NOT be used for weddings, receptions, parties, or any other large gatherings. Any disruptive events could result in the immediate termination of this Agreement, eviction of Guest, Guest’s visitors, and licensees, and forfeiture of the entire rental amount and security deposit.
FIREWORKS: Fireworks are prohibited on the premises. If fireworks are utilized within the property, Guest will be held liable to any and all damages that occur to the property itself and/or surrounding areas.
ILLEGAL SUBSTANCES: No illegal substances are allowed on the premises, including, without limitation, minors possessing alcoholic beverages. Violations will result in the eviction of Guest, Guest’s visitors, and licensees from the residential rental unit, and forfeiture of entire rental amount and security deposit.
TV/CABLE/INTERNET/SATELLITE: Any internet, TV, cable, or satellite subscription services are provided as a convenience only and are not integral to this Agreement. Management will not be in breach for any service disruption and Guest will not receive a refund for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to said subscription services.
OUTDOOR SHOWER: There is one outdoor shower located at the rear of the property. Please be considerate of other renters and knock before entering and keep showers reasonable in time as the water heater is shared with the rear cottage.
CRUISER BIKES: There are four cruiser bikes for any tenant’s use. There are helmets, air pumps and locks available as well. These are for your enjoyment. Owner/manager is NOT responsible for any injury as a result of using these bicycles. Ride at your own risk. Please lock bikes when leaving them anywhere along your ride.
COOLERS/BEACH CHAIRS/BEACH UMBRELLAS: There are many beach chairs, umbrellas and coolers available for your personal use. Please be considerate of other guests when using these items. They must be returned to the storage area after each use. Coolers must be emptied and cleaned at the end of each day.

Guests will be responsible for any damages caused by a service animal, including any additional cleaning fees required at the end of the stay to prepare the property for incoming guests. Emotional support animals are not permitted.
NO SMOKING: No smoking is allowed on the premises. If smoking occurs on the premises, the Guest is responsible for any and all damage caused by the smoking including but not limited to, stains, burns, odors, and removal of debris. Guest acknowledges and consents to the credit card on Guest’s account being charged for any excess amount required to remedy any and all damages resulting from smoking that exceeds the Damage Waiver or deposit. Guest also acknowledges and consents to the credit card on Guest’s account being charged for any future cancellations to the property due to complaints of smoke or restoration associated with smoking. Guest agrees to defend and indemnify Management to the fullest extent permitted by law from any and all claims, damages, disputes, suits, and judgments relating to this provision made by any person, including without limitation Owners, future renters, property homeowner’s association, and property neighbors. If smoking is discovered during this Agreement’s reservation, the Guest’s breach of this provision will result in the eviction of the Guest, Guest’s visitors, and licensees from the residential rental unit, and forfeiture of the entire rental amount and security deposit if one was required, and a $500 smoking fee.
CONDITION OF PREMISES: The guest shall, on arrival, examine the premises, including all furniture, furnishings, appliances, fixtures, and landscaping. Guest shall immediately report in writing to Management of anything that is not in operating condition or is in disrepair. The presence of non-operating conditions or disrepair and any reports of such do not give Guest the right to cancel this Agreement or receive a refund of any payments made.
LOST ITEMS OR LEFT ITEMS: Guest is solely responsible for any lost, stolen, or abandoned possessions or items. Management assumes no responsibility for lost, stolen or abandoned items. Upon discovery of possessions or items not originally in the rental unit, Management will make a reasonable effort to contact the Guest for a return. Guest is responsible to pay for shipping costs in addition to a $25.00 handling fee. At no point does Management assume liability for any possessions or items or for the condition of said possessions or items. Any items not claimed for longer than 30 days may be donated or sold. If any firearms or illegal substances are found in the property upon departure, local authorities will be notified to remove the items.
MAXIMUM OCCUPANCY: The residential rental unit is for the sole use as a personal vacation residence for only approved guests. Guest is responsible for any visitors that use the property during the term of this Agreement. No guests in excess of the maximum occupancy specified in the Rental Agreement shall occupy the property. A charge of $500.00 per person per night will be assessed for each unapproved guest. Guest may be charged without notice for additional persons staying in the property who are not disclosed to Management. In addition, breach of this provision will result in immediate termination of the Rental Agreement, eviction of Guest, Guest’s visitors, and licensees from the residential rental unit, forfeiture of the entire rental amount and security deposit, and Guest may incur additional charges.
NO PARTIES: All of Management’s rental units are in residential areas and may NOT be used for weddings, receptions, parties, or any other large gatherings. Any disruptive events could result in the immediate termination of this Agreement, eviction of Guest, Guest’s visitors, and licensees, and forfeiture of the entire rental amount and security deposit.
FIREWORKS: Fireworks are prohibited by the state of Massachusetts. If fireworks are utilized within the property, Guest will be held liable to any and all damages that occur to the property itself and/or surrounding areas.
ILLEGAL SUBSTANCES: No illegal substances are allowed on the premises, including, without limitation, minors possessing alcoholic beverages. Violations will result in the eviction of Guest, Guest’s visitors, and licensees from the residential rental unit, and forfeiture of entire rental amount and security deposit.
TV/CABLE/INTERNET/SATELLITE: Any internet, TV, cable, or satellite subscription services are provided as a convenience only and are not integral to this Agreement. Management will not be in breach for any service disruption and Guest will not receive a refund for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to said subscription services.
OUTDOOR SHOWER: There is one outdoor shower located at the rear of the property. Please be considerate of other renters and knock before entering and keep showers reasonable in time as the water heater is shared with the rear cottage.
CRUISER BIKES: There are four cruiser bikes for any tenant’s use. There are helmets, air pumps and locks available as well. These are for your enjoyment. Owner/manager is NOT responsible for any injury as a result of using these bicycles. Ride at your own risk. Please lock bikes when leaving them anywhere along your ride.
COOLERS/BEACH CHAIRS/BEACH UMBRELLAS: There are many beach chairs, umbrellas and coolers available for your personal use. Please be considerate of other guests when using these items. They must be returned to the storage area after each use. Coolers must be emptied and cleaned at the end of each day.

This charming home was built in 2004 (upgraded in 2024) with a lot of attention to detail. The Atlantic Ocean is just steps from the door of this upscale seaside cottage located on Plum Island Beach. All rooms have large windows that face the ocean that allow in the gentle sea breezes and ocean sounds-- there is nothing like ocean waves providing the soundtrack for your vacation! The house is equipped with central air, a cooks kitchen, and sectional sleep sofa all blend quite well in the open concept on the first floor. The entertainment center includes a DVD player & receiver. First floor also includes a bedroom with a queen size bed, and a 3/4th bathroom. Upstairs is a master suite concept with full size laundry.
Enjoy the panoramic views or soak up the sun from the skylights. The master bath includes a 3 person whirlpool tub and walk in shower. Steps from the king size bed is a private deck that is perfect for morning coffee. There is also a small office nook/ area on the backside of the upstairs bathroom that has a queen air mattress if needed. One step outside the door and off the porch there is a large private sanded area that allows for any beach games, relaxing or cooking out that you desire. Walk right out the front door to the public beach where you are free to embark in more beach activity or take a swim! If Stairs are Not available and there is no access there is is a public beach access a few houses to the left as well as another access a little further to the right. The house is designed for 6 adults. It can hold more. But there are 2 real beds 1 sofa bed and a queen air mattress. Well behaved dogs upon request but no other house pets will be allowed.

ABOUT PLUM ISLAND. Plum Island is an 11 mile long barrier island just off the shore of Newburyport, Mass. The island faces the Atlantic Ocean and is separated from the mainland by a causeway that crosses spectacular tidal marshes and the Parker and Merrimac Rivers. Most of Plum Island is part of the 4,600 acre Parker River Wildlife Refuge.
The remaining part, the northern end of the island is populated with an eclectic mix of cottages, 'architectural mistakes' and trophy homes that truly make it movie set worthy! Just steps away from any home is the beach, ten gorgeous, pristine, unspoiled miles of it. The sunrises, the sunsets, and the stargazing are stunning.

Come stay at my quiet and tranquil Guest cottage. This unique House is on a dead end street located on the west side of Plum Island Basin. The cottage is located in a small wooded area overlooking the basin and my home with pristine gardens. Plum Island is a unique place with some of the best beaches in New England. It's Just steps away from the a tidal basin, enjoy watching the tide come in and out twice a day. Bring your Kayak for two 6 hour windows of High tide. Awesome Paddle Boarding location! Breath in the cool salt air breeze. It's a small house with a big feel. Vaulted ceilings all around. A nice size open kitchen, with everything you need and a Gorgeous Cherry Wood bar. Seating comfortable for four people. Washer and dryer. Queen Size Bed with a walk in closet. The bedroom is open concept with no door (Similar to a hotel suit). There is a queen pullout bed in the living room. Bamboo flooring. There is an HDTV and a stereo. Wifi provided. You can drive a few miles into beautiful downtown Newburyport where there are many great restaurants, bars and shopping. Just one Mile south is a 9 mile long National Wildlife Reservation with gorgeous beaches and boardwalk trails. Beyond that is State owned Sandy Point Beach overlooking Cranes Castle. This beach is stunning as well ! Plum Island beaches are about a ten minute walk away. Bring your bike for some fantastic biking. You won't want to leave. It is truly a special place.

Get to know Plum Island with your own PRIVATE BEACH area.
Stays are booked Saturday to Saturday, in 7 day increments. We are on the beach with miles of oceanfront to explore in either direction.
We are located just a 7 minute drive from shopping, restaurants, and activities in downtown Newburyport. Salisbury and Salisbury Beach are approximately a 15 minute drive. The house is on the beach side of the street steps away from your private beach access, lots of natural light inside, calming sounds of the waves breaking on the beach, and island restaurants and stores all within 2-15 minutes walking distance! This includes Plum Island Grille, Plum Island Kitchen, Plum Island Beach Coma, Plum Island Provisions, and The Cottage! We hope that you love it so much you will come back every summer!
The space itself is one of 3 separate units on the property and has 2 parking spots. This is unit B and it is the first floor of a building that has unit A above it (unit A occupies the 2 floors above it and unit C is to the south just above the garages). Since unit B is at street level and below the level of the dunes, it does not have any beach views from inside the unit. Most of the windows are facing the street. It does not have any private decks or a grill. But the property is on the beach side of the street and has access to the private beach area that lets you walk onto the public beach. Unit B shares that private beach area with units A and C, and a shared open-air, cold water outdoor shower for rinsing sand and salt water, and cooling off on hot days.
The unit is 732 Sq feet inside with washer/dryer, dishwasher, 2 queen bedrooms, one bathroom, and a pullout couch with a queen mattress.
There is access to a private beach area about 30 paces from your front door. This unit does not have a view of the beach from inside as it Is below the dune level.
The private beach access space is shared with unit 6A, above (Plum Royale).
Plum Island is not traditionally known for having ample parking :). There are 2 private parking spots on the property, but there are a number of public lots nearby for any additional cars, including one directly across the street with an automated pay station.
** There is a $200 security deposit that will be taken in addition to the reservation amount. This is fully refundable.

Our cottage offers a warm and inviting atmosphere, making it an ideal retreat for couples, families, or a small group of friends.
There are two bedrooms, each with one full bed, and one full bathroom. The TV room has 2 pull out couches that each have a full sized bed, newly replaced windows that let in a nice breeze and lots of light and an Apple TV. There is newly installed central AC for those hot summer days. You have options for outdoor relaxing - there is a front deck with chairs and a coffee table and a large backyard with tables, lounge chairs, a grill and yard games for you to enjoy.
You will have access to the entire house but note that there is another unit in the basement you will not have access to. This unit will not be rented out while you are staying here. We may pop into this unit (never your unit) on occasions but not without advance notice and confirmation from guests.

Our cozy retreat is a rustic, classic Plum Island cottage that sits on The Basin, with a private beach and stunning west facing sunset views over the water. The ocean trail is a block away, and you can be sitting on the beach in 5 minutes. For a fun bit of city life, downtown Newburyport is a 10 minute drive. Our home is fully furnished with Fire TV televisions in the living room and in the master bedroom, a well stocked kitchen, two bedrooms and a screened in wrap around porch facing the basin. All linens and towels, and 4 beach chairs are provided. The indoor bathroom has toilet, shower and sink, and there is another shower located outside. Newly installed heat pumps (living room and each bedroom) provide year-round heating and air conditioning. There is parking for four vehicles.

- "We enjoyed the property with the acceptation if the smoke detector going off for no apparent reason after we were in bed. Could not shut off alarm without destroying detector. Called the emergency number and no one answered so left message. someone eventually returned the call. Never heard from anyone else about the issue until I reached out again the next day. The second bedroom had no mini split so had to sleep with door open in order to get the benefit of the mini split in the main living area. Ideal for 4 people, but would be very tight for any more than that."

This recently Updated Cozy all Season cottage in Newbury with 2 bedrooms updated over Winter 24/25 including new furnishings and more to follow is your perfect Escape. Inside, you'll find a terrific mix of sleeping arrangements - a twin bed, bunk bed, and a king bed. Enjoy the superb updated bathroom with a shower and hair dryer. Plus, there's a living room with a queen bed and an additional fold out full bed in the back porch for extra space. Lofty Views is a lovely cottage situated in a quiet neighborhood, overlooking the marsh. It's a wonderful home base for those looking to enjoy the best of Plum Island and Newburyport, with it's beaches, a multitude of free festivals and events, fine dining, art galleries and antique shops, boating, and more.
Offering all the comforts of home (maybe even more!) the house has an open-plan ground floor with soaring ceilings that includes the living area and full kitchen. There are also two bedrooms and a full bathroom on the main level. The large picture windows let in an abundance of natural light. Up a flight of stairs is a loft that overlooks the living room and kitchen, in addition to offering stunning views of the marsh.
Your Plum Island vacation isn’t complete without spending time in the fresh sea air. Relax and enjoy the cool Atlantic breezes from one of the two decks, then leave the car at home and walk to the beach or to local restaurants.
Dogs allowed. No smoking. No events or parties.

Newly renovated, stunning views. Free Wifi and Cable. Great spot for families with private and safe basin beach area that offers swimming , sail, wind-surfing, kayaking at high tide, or take a short-cut to the main beach (10 min walk).
Only 1 hour from Boston, on the commuter rail line. 10 min to Historic Newburyport.

Lovely One bedroom 500 square foot condo located directly across the street from beautiful Plum Island Beach Access! Nicely appointed beach decor clean and spacious. This condo has a light airy feel that will welcome you to exhale and enjoy your stay! It is also located behind the iconic Mad Marthas breakfast cafe serving delicious brunch items :). There is a sleeper sofa AND a twin daybed with a twin trundle in the open concept living room area for 2-4 extra guests to sleep comfortably. There is a well appointed galley kitchen complete with granite countertops, stove, microwave, and refrigerator. The kitchen includes a high top dinette seating for two. There is a new composite deck with intimate dining & parking for two vehicles.

We traveled with our two kids and enjoyed the great proximity to the beach (just across the street). Very clean, nice setup and decor. Beds and couches were very comfortable! Quiet neighborhood, and everyone we met was very friendly. We would definitely return :)" - "Nice location to access to beach across the street was about the only good thing it was a small 510 apt. We shared our kitchen with a door of a resturant that was located on the other side before we arrived we did not realize we would sharing a door there was noise etc., however the resturant was great they were closed for 1 week while we were renting this place 2 weeks there due to Covid. otherwise we would have had to put up with 2 weeks of noise from 7-2 pm when the breakfast/ lunch place was open. We were also very disappointed in the following: The whole place needed to be painted, the Bathroom floor was uneven and not finished. The AC was moldy and dirty in the bedroom. There was no washer & dryer on site or nearby. The vacuums and mop onsite we’re old and did not work well when trying to clean up. There was no broom even though a dustpan was available. Front door stripping was falling off and screen was ripped on door. In the Bathroom the shower rod had a sticker on it should have been removed and the original shower mark from where the shower was should have been painted and should have a sturdier connection with current showers that are there now. The tub was not that clean and I had to clean it when I arrived. The bedroom had unsafe plugs, loose wiring and a TV that did not work. When this issue was brought to the owner’s attention she stated have not been there and should have been removed. The bed was to close to the bedroom door when opening it. The closet in the bedroom had a sheet as a door it had falling off when we arrived. The carpet was dirty in bedroom. In the kitchen the following items were issues we identified: the kitchen rug was dirty, there were no plastic or metal bowls bowls, Cookie sheets, pans. There was only 1 ice cube tray, and there was nothing to put ice cubes. The kitchen cabinets did not close and need cleaning. The oven did not work and took a long time to cook chicken. The grills were dirty and needed cleaning so we did not use either the gas or charcoal one. There were no beach chairs, beach towels, bathroom towels and bedsheets. The owner insisted she has cable connected to TV in The Living-room, however it was not working when we rented the apt. Overall for the price was not worth it! I asked for a small refund for my inconvenience and received nothing.."
